I am very much looking forward to finding someone else to manage my property; if you work for another property management company and would like my business, please contact me. Horrible communication from the start. We agreed on the rent to charge, I found the tenant and did all of the heavy lifting for them. I find out almost 3 years into it that they've been charging my tenant an extra 2% for "payment processing", which is absurd. They also refuse to put this on the monthly statement; I see that to be pretty sketch and I speculate there is something shady going on there. They find every excuse under the sun to delay sending me the money they owe me every month, which they failed to mention in the beginning that the absolute earliest I will see the money is on the tenth of every month (which is okay, I've adjusted my budget accordingly, but I sometimes won't see it until the last week of the month with no heads up at all). It has taken them about 2 years to figure out how to send email notifications when a statement is available, so for a while I had to keep guessing on when to check the online owners portal (which is not user friendly at all) for statement and walk through reports. Glad they are finally caught up there at least. I've had countless issues over the last 3 years with them specifically, and every time I reach out to ask them a question it is a draining process for one reason or another. I'm glad we get a resolution, but most of the time the issue stems from them and it is me that is paying for it with my time. read more

I am an investor with 10 single family homes in Cincinnati. We started property management services with RPM for two homes in early Sept 2019. Services with RPM were ended for both homes early November 2019 with neither home being rented. While they might have an excuse or two for lack of performance, one of the homes was rented to a qualified tenant within 1 week of transfer from RPM to another management company. Property owners: I learned about 35 days into the arrangement that they do not actually show your property in person. They give an access code to prospective tenants and hope the door is locked and everything is ok afterwards. Total bill from PRM for "services rendered" was $1,101. The line items on the invoice include management fees, lock replacement at a house for $245, and $300 per house cancellation fee. To be clear, the invoice for "services" has been paid in full and the check has been cashed by RPM prior to writing this review. At this writing RPM's ratings are: 3.7 stars on Google out of 126 reviews 2.0 stars on Yelp out of 26 reviews 1.6 starts on Better Business Bureau out of 7 reviews. Tenants and home owners beware! I have been waiting for over five months to receive my security deposit ($1,995) with no explanation other than "Accounting is looking into this and will get back to you." As a current landlord and experience managing a 21 unit apartment complex I have a good understanding and expectation of how a management company should function. I can say from years of experience, RPM Cincinnati is terrible on all fronts for both tenant and property owner. My family of five moved from California to Cincinnati with a very limited amount of time to find a rental. Upon identifying a great property we sent emails, called, and submitted the $75 application but did not receive any contact back for days. Communication was nonexistent with the RPM staff from day one. Moving across the country is hard enough and RPM made the experience extremely stressful as we did not know if we would have a home to live in. We finally received an email back indicating we successfully acquired the rental property on a one-year lease. That was just the beginning of a year long nightmare! Maintenance was slow and the lack of communication required us to contact the owner on several occasions. We moved out after a year of frustration. We have been waiting for over 5 months to receive our security deposit without any explanation. Ohio law states very clearly "Any deduction from the security deposit shall be itemized and identified by the landlord in a written notice delivered to the tenant together with the amount due, within thirty days after termination of the rental agreement and delivery of possession." We have received neither a written accounting of our security deposit nor our deposit itself. I am now reporting RPM to the BBB, writing to the Ohio Attorney General and contacting Real Property Management headquarters while pursuing legal action. This has been a nightmare! I encourage others to contact Real Property Management headquarters (RPM Midwest Cincinnati is franchised through RPM headquarters) and file the appropriate feedback with other agencies as well. The WORSE management company! My daughter lives in one of their properties and it is infested with mold. She has been sick since she moved in with a sore throat and a runny nose. They did come cut out the drywall with the mold but never came back and the basement floods every time it rains. We have left them 4 messages with no return phone call. This property management is extremely organized, or at least it appears so because they have a TON of hoops you have to jump through to get anything done - but they are TERRIBLE to work with. Hard to get a hold of, if anything happens and you need maintenance, be ready for a wait - and to follow up A LOT. You will be ignored. Since moving in, we've had a number of issues. First, when we moved in, the property was clearly not cleaned. There were bugs everywhere, piles of pet hair and dirt in all the corners and underneath appliances. When we contacted RPM to have them clean the property (we believe it's only fair to move into a CLEAN property when renting), they told us it wasn't their responsibility to clean the property before move in so we were just SOL. Then, there were two wooden boards that were completely loose (unattached) on the front deck. It took us two weeks and a LOT of arguing to get them to agree to come out and fix it. I was actually just told yesterday by our neighbor that when the previous tenant was here, several of the railings on the second story deck of our house were rotted through and/or broken so he submitted a work order to have them replaced. (Having a deck that high without stable/steady railings is just a straight up safety hazard!) He said he waited MONTHS for them to do it, so he finally bought the materials to replace the railings himself and did it, and RPM never reimbursed him for it! Not to mention, they never finished the job... the previous tenant replaced the railings but didn't paint them (I don't blame him, that's not his job!) - and since we moved in, they didn't even bother to paint it. So basically the second story deck looks janky as hell. Also, the harsh winter has completely rusted the gate to our stairway and the gate door fell off. We have a dog so having that door is pertinent. We reported it two months ago and they have yet to fix it. Now, four days ago a tree fell on the house ripping the outdoor staircase apart (fortunately not the actual house!), and they still have not scheduled a time for someone to come fix it. Seriously, walking down out stairs in the dark is a death trap right now and no one seems to care. We actually LOVE this house and the neighborhood but HATE this property management company so we are moving as soon as our lease is over! read more

I have rented thru Rpm for a little over 6 months now and I hate it. I moved into a unit that has accumulated mice, roaches, and almost anything else that could enter the home due to the doors not fitting on the frames when I moved in. After about 5 months the maintenance man finally did a job ok enough to resolve the issue but now I still have pest. I left out the other day to go to work and locked my doors and came home to my back door wide open. I called the police because I was afraid that a person had broken in and I had my 1 year old son with me. While waiting for the cops I watched a possum walk in thru my back door and I was not about to go bother it I waited for the police to come with their dog. The police told me that the door was locked so they aren't sure how it opened and they didn't find anything. Now I've come home with my blinds chewed and destroyed and possum feces everywhere and my belongings constantly not where I leave them. Now the property management company has called the wildlife removal service. The issue is that a possum shouldn't have been able to walk in and the door shouldn't have been able to open while being locked. I also shouldn't have pest. Pest control has told me that I am not the reason for the pest control that's why they continue to spray for the roaches for free. They told me they aren't sure if it's due to the basement or what but I was told it's not due to me. I am very unsatisfied. This unit has stressed me beyond completion. read more

We paid the ridiculous amount needed for rent, deposit, maintenance fee and a prorated sum to move in 2 days early. Well, the 2 days were spent cleaning and removing junk that was left behind after they had their "Professional Cleaners" cleanup. When we originally looked at the place we were told the cat smell will be taken care of. Nope, still smells like cat. We were given 2 garage clickers and only one works plus no garage key. The "care taker" did not reply back in a timely manner so I had to install a deadbolt myself so we could both have access to the garage. Now the garage overhead door is stuck closed.I believe the weak frame on one end might've caused it to go off track. I also contacted the "care taker" regarding that issue as well. We received confirmation that someone will be out to fix it just like we didn't about the garage remote which is still not functioning. Hopefully since we paid over 3 grand to move into the place they could at least keep up their end of the bargain. read more

When we first signed up with RPM Midwest as owners of a 2 family home looking for tenants and PM services, I was hopeful that they would be a great company. The sales manager spent some time on the phone with me reviewing their services and what the process would be. Once we signed the contract, the leasing agent went to the property and gave us a list of things that our contractor had to fix which was appreciated and ended up being fine. From there, everything went downhill. They had 2 of our properties listed for 72 days and showed them a total of maybe 2 or 3 times. I kept on reaching out to them to see what was going on and they kept blaming the lack of interest on the home being on a "main road". I was never contacted to discuss what we should do moving forward, it was always asking me if there was any interest, asking if we should lower prices, and asking about what was going wrong. Finally, I ended the contract and asked for them to waive the cancellation fee which luckily, they did. Our new company showed both units over 30 times in less than 48hrs from being listed and had both units rented with qualified renters within 1 week. We listed at the same exact price point so not sure how RPM had no interest but another management company had so much interest. We paid monthly for services that were non-existent. I also came across a bill about a bath tub backing up into the sink (which was supposedly seen by the cleaning crew that they suggested we used to clean up the units) but yet, nobody called me to escalate this further, to ask if I would like a plumber to go to the property and further investigate, nothing, just a note saying "it needed to be looked at because snaking it didn't work". They also "winterized" the house which we later learned someone had literally cut the main water line while doing this (we were never notified, we discovered this ourselves). Really Really bad. Do not work with them. They're very difficult to get a hold of on both the tenant and owner sides. They also nickle and dime both owner and tenant to make money. Specific examples... I wasn't signed up for direct deposit, they charged a higher fee to send me a check. Annoying, but not a big deal. However, on my tenant side, they were charging late fees and interest when he wasn't late. He disputed them and they accumulated. I had to find out from my tenant that they had started eviction proceedings on my behalf. And no, none of those dollars were being passed on to me. I ended up having to pay the dollars for my tenant just to finish the whole thing and avoid having to look for another tenant. Meanwhile, neither one of us could get a hold of them to do repairs my tenant needed. I ended up going around them and hiring my own vendors to do the work directly. Horrible. They don't work on your behalf or for your best interest. My life is much easier without them as an in between and I live 5 hours away from my property. Well, they aren' t the worse property management company in the entire world. Dislikes: 1) $300 termination fee if you dont want there services any longer 2) If they take 6 months to fill your beautiful house, it doesnt matter, they charge for all those empty months... 3) If they take an inordinate amount of time because a) the contractor takes 3 weeks to schedule a turnover b) They don't return possible renter's phone calls c) They don't list your property for advertising until 1.5 months into the contract, IT COSTS $300 to terminate 4) If you have to CC the office managers in order to get any communication, you can't just leave their company to find someone better, you have to pay $300. 5) The contractor likes to all of a sudden change the work order you approve to cheaper materials, less labor for the same price...yeah...you heard me. When challenged, they back down (I rehab houses so I know the labor involved), but the fact that they do that is amazing low down. Likes 1) When they actually ANSWER the phones, they are helpful 2) When they actually return tenant's phone calls, they do show the property rather well (3 tenants a week...too bad I had to wait 4 months for this level of effort. However, before I had all the issues, I did not google this company. This is my first Property manager I've dealt with. i thought I did my research when I chose them. They seemed like a large reputable company. While I haven't had the contact issue that others have had, I have most definitely had some fairly major billing issues with this company. I can currently prove $124 in fraudulent charges to me, but that's because of a system update that they've done that doesn't let me access the previous year's statements to check for inaccuracy. The employees are not the most pleasant people to deal with either. If not outright rude, they are not cordial. I wish I had read through their BBB (Better Business Bureau [http://www.bbb.org/cincinnati/business-reviews/property-management/real-property-management-in-cincinnati-oh-10005486/]) profile beforehand. They currently have a D+ rating. Whomever it is that fighting the company's side of the BBB complaints gets very unprofessional in some of these complaints. Read through them. He/She actually resorts to name calling in some of them and trying to personally attack the person who is lodging a complaint against them. The BBB is as reputable as they come. If I had known about this, there's no way I ever would have begun a business relationship with this company. If you read some of the BBB complaints and can still deal with them, I don't know. They have three pending complaints against them in January of 2014 and will have one more if I have problems dealing with them. They even "settled" a BBB review by telling the claimant that they must amend their review to a positive review in order to receive their rightfully due money. Ugly. How are they still in Business? My recommendation is if you can help it, steer clear of this Rental Company. Unless you want to "fix" on your own and you can afford handing over your Security Deposit at end of your time of Rent. I lived in Rental house for 5 years (Paid every month with no lapse during Pandemic). As soon as I notified that I would be vacating my rental house (Jul 2022), the responsiveness to my needs was almost non existent (had a repair guy contact me a month after I left asking if he "can stop by to finish the work..."). BUT, the biggest problem is after a month(Oct 22) of my vacancy, I received an itemized list of "charges" that magically matched up to my Security Deposit. I reached out 5 times (beginning Oct 16,Nov 07, Nov 23, Dec 05, Dec 20) with my expenses to clean and prepare for my vacancy detailing what was done (with receipts). I understand the we live in difficult times now but it took several months for them to rent a property for me. From Nov. 2019 until May of 2020 the property stayed empty. When they rented the property they new I had a contract for maintenance on it. I kept getting bills for items fixed in the townhouse. I called every time to discuss it with them and remind them that I had a outside contract. Nevertheless they still did the same thing the very next time. I finally had to distant myself from them. I sent out an inquiry for property management companies through a search company, allpropertymanagement.com. Real Property Management (realpropertymanagement.com) was quick to respond with what seemed like a genuine response to my inquiry and lots of information to get me started. I didn't have time to respond just then, but from April 15-May 1, I received 7 emails from them with what I figured out to be auto-generated emails with no human behind them (4/15, 4/17, 4/18, 4/20, 4/22, 4/24, 5/1). However, they each had a signature line that made it seem like there was someone who cared and was reaching out. When I had some time free up, I responded to the last email with some information about myself and what I was looking for. No response. After waiting for 4 days with no response, I sent a follow-up email again asking for further information with some details about my property. Still no response. Red flags all over the place. No way was I going to pursue a property management company that fronts like they are responsive and informative, but only through automation. When you want to speak to a real person, no one responds. I think most of these people on these negative reviews are just idiot disgruntled tenants whining that they actually had to pay for the damages that they caused. I have no sympathy for them and I actually get enjoyment from reading about it. I am a multiple home owner, a landlord, a property manager for 20+ years myself so I know what the deal is. I was moving out of state from Ludlow KY and needed a property looked after while I am gone. Let me tell you about my experience. Getting started with RPM is a slow go at first but when I got to meet Matt the meeting went very well, professional and was right on time. Emails were always answered same day and same hour in a lot of instances. All my questions were answered and I liked everything I heard of their no nonsense approach and their Zero Tolerance approach. After 2 or so months before using RPM I was getting nothing but junkie looking deadbeats that looked like they slept in the park down the street. A week later I met Bonnie to go over the property and get it listed for rent. Bonnie found decent applicants within a week which was incredible. In total we had something like 3 showings within a week and we chose 1 out of the 3. So needless to say I was very pleased. I also received decent market price for my rental as well which is great that I did not have to drop the price. After the tenants have moved in, any email so far I have I sent to support for future quarterly inspections or just a basic question, once again gets answered same day or same hour. From a renter's perspective, RPM Midwest is a great company to work with to find your new home. Needing to downsize, and having only a month or so to move after the sale of my old home, I searched for rental properties online and made inquiries about several different homes from various rental companies. RPM was the only rental agency to actually contact me back, and they reached out to me in less than a day after sending my initial inquiry. Rental Agent Bonnie Louis did a great job in finding the time to show us the house and to work out the details of the lease within the necessary timeframe. And, it's a beautiful house in a fantastic subdivision too! I've had to use RPM's online maintenance request portal just one time due to a furnace issue, and the response time and follow-up to the problem was fantastic. No more dealing with landlords who ignore problems and take weeks to fix things. A furnace repairman was there within hours. Good job RPM Midwest team! read more

The good: fairly responsive to emergency maintenance. The bad: The leasing agent concealed flaws in the unit which I found out after I moved in. I even asked about issues within the unit prior to moving in and was misled. Perhaps I should know to ask if the unit had a severed cable line that was unfixable, even though there are clearly cable wires coming out of the wall. She rarely answers an email either, so don't wait around for a response. Accounting department seems to be poorly run. Every year after renewing my lease I would be charged a ledger fee with my first month of the contract. On multiple occasions, this fee would show up every month afterward which I only found out when my checking account was overdrawn. No apology from them. Customer service only seemed available online since nobody ever answered a phone. General maintenance is hit or miss. Had a sink issue and the maintenance guy didn't fix it properly after I waited over a month for a part to come in which was told would be much less time. The day I called it was coincidentally the day the part came in. Trivial issues were fine. I relet my unit when I moved out to a nice girl whom I'm thankful for not changing her mind because she had cited some of the issues of working with the leasing agent prior to moving out. If she had changed her mine, that would have been $700 out of pocket to me because they simply are either bad at communication, or simply don't care. RPM take laziness and excuses to a new level. If you are a property owner STAY AWAY. They ARE NOT advocates for the property owner. Their whole entire mission is to get tenants to renew leases which at first pass sounds great but not at the cost in the long run. They will side with the tenant on every single issue. Broken light fixtures, shattered range glass, destroyed brand new in-sinkerator. There is no concept of tenant abuse here. IF there is something that is clearly an issue, like say for instance a tenant burns up the deck with a gas grill they will not press them to fix it unless you demand them to, and even then they will do it under protest that the tenant may get disgruntled and bail. RPM is horrible. HORRIBLE. Billing mistakes, scheduling mistakes ZERO follow up or follow through. The only thing reliable is the excuses from the owner on how they are fixing their process and instituting new billing and phone systems etc.... Here's a suggestion RPM. Fire every single person in the Cincinnati/NKY office and hire chimpanzees who would do a far better job than your current staff. DEPLORABLE read more

RPM is terrible! They don't answer the phone, they don't return calls. They send 1 email every 24 hours instead of returning calls. I complained that if I cannot contact them, how can potential tenants contact them. There were no showings in three months. They charged us $800 for advertising a duplex. After 3 months, I placed a craigslist ad and now our place is rented. They will not do the honorable thing by refunding any part of their fee. We only had half a day to look for places to rent while we were in town for a job interview from Texas. We contacted Bonnie at RPM last minute to see if she could show us a house that we really were interested in. With a full day and while fighting a cold Bonnie still made time to come across town and show us the house. We loved it and were so thankful to Bonnie for going out of her way to help a customer. We've not had to contact them with any concerns or repairs on the house yet but I'm sure (if they are anything like Bonnie) they will be on top of things really quick! read more

To keep it short: 1. Contacted RPM several times via email and phone calls to have gas turned on as I live out in CA. The maintenance manager Clint assured me it would be done. 2. A week later, they still hadn't turned it on, contacted again to make sure it would be done as it was a cold winter and it was Dec. They said it would be done. 3. Fast forward to Jan it was still not done, they even had repair people working on the house in Dec so a new tenant could move in and DIDN'T BOTHER TO CHECK THE GAS. 4. PIPES BURST, cost me $3500 in repairs, which they performed and profited from. 5. I never authorized the $3500 in repairs!!!!! When I contacted them I sent them my emails, phone logs, etc. and I couldn't get anyone with any authority to contact me. A nice girl named Heather emailed me a two liner telling me they blame the gas co and it's not their problem. THEY DIDN'T FEEL THAT MANAGING MY PROPERTY FIT UNDER THE DUTIES OF A PROPERTY MANAGER. We all make mistakes, that's not what I'm mad about, it's how they remedied and handled the situation that makes me angry. If I were you I'd stay clear from this company unless you like fixing things yourself and don't mind giving them a full deposit and then keeping it. They charged $360 for cleaning carpet of a two bedroom apartment for carpet that clearly needed to be replaced and was at least 6 years old. I was also charged $244 for a shower door replacement that was asked to be fixed for an entire year. Once I vacated, they happily fixed it and on my expense. This company is a scam. We rented from RPM for over a year. As a property owner I would not want them to manage my property since they were not doing the regular property maintenance that they claim to do. As a renter, they were very slow to respond to any problems that we had with the property. They also made a large number of bogus charges that they tried to take out of our deposit, and they kept our deposit for longer than mandated under OH law. Furthermore, they failed to provide keys for the property that we rented, and we actually had to obtain keys directly from the homeowner. In summary, I would not use RPM to manage my property, and as I renter I would not us RPM as a rental agency. They are bad for both sides of a tenant landlord relationship. read more

We transferred 7 properties to RPM in August. We did have a bad experience with a previous property management company and did have some nonpaying tenants that we needed to evict. Moreover, we did have 1 unit that we were told was ready to rent. The nature of this complaint is as follows: *RPM collected management fees from August- November without ever filing for an eviction or collecting ANY rent on 3 seperate units * RPM never collected any rent for one of these units, never went by or bothered to contact the tenant or previous management. RPM even had us paying uitilities from August through the beginning of Nov for this unit-( this was not part of the contract). As an owner we got the number for the tenant and gave it to RPM- they had the tenants move out without going to eviction and then proceeded to leave the unit OPEN for 3 days as it was over a weekend! *Failure to rent- RPM did not put up our open unit until October despite getting the unit in August. They did charge management fees which we were told would be taken off- which they were. Moreover, no one went into this unit! This unit was not rent ready and when we asked about a 200$ water bill they had no answers nor did they ever look into it. This was a badly leaking toilet- The property as of Jan 1 remained unrented by RPM. *Several calls were made during our time to RPM to improve communication. Promises for billing clarification were made but never honored. Returned phone calls by Brian and Heather were never done despite repeated requests and a number of messages. *Locks were changed after evictions, but on 3 properties after over 2 weeks RPM was never able to find our keys- we were still charged for rekeying and yet, never got keys despite daily calls and 3 times being sent keys that did not fit any of our properties! read more

This group has: -A Slow/unmotivated leasing process -A failure to communicate on even the most basic level with property owners; Their inability to return emails and phone calls is criminal. -A Terrible maintenance group that is unresponsive to issues that may pop up -A company culture that, from the outside, seems more about driving ancillary revenue through charging tenants/owners questionable fees, then about actually managing your property for you. I have had nothing but issues from the start with this group, and as soon as my tenants moved out, i terminated our agreement. At first, i was really impressed by how professional, eager, and quick to answer questions RPM was. This process gave me supreme confidence i was making the correct choice. I quickly found out that these traits extend only to their sales staff; once you sign your management agreement, the real truth emerges. ABSOLUTELY THE WORST PROPERTY MANAGEMENT COMPANY I HAVE EVER DEALT WITH. STAY AWAY AT ALL COSTS!!! RPM conducts a "routine inspection" and photographs all of your property halfway through your lease. During my routine inspection, it was discovered that I own a cat (given to me as a present months after moving in). Days later, I received a very passive-aggressive letter from RPM stating that I have 30 days to remedy the violation or I WILL BE EVICTED.... FOR A CAT. They did not even bother to suggest that I pay an additional fee for owning an animal, despite the fact that the neighbors above me in my duplex have 2 dogs. While I understand their point, RPM did not give me any option aside from removing the cat. THIS IS BECAUSE THEY DON'T CARE. A SMART AND/OR CARING BUSINESS WOULD UNDERSTAND THAT THIS IS A WIN-WIN FOR BOTH PARTIES, THEY GET MORE MONEY AND I GET TO KEEP MY PET. They did not bother to provide information for me to contact them regarding the lease violation notice; whoever wrote the letter simply scribbled their name illegibly at the bottom without printing their name (or phone number, or email, NOTHING!). Clearly it is RPM's standard operating procedure to evict anyone in violation of their lease regardless of the violation. They do not want to talk with you or deal with you, so if you need to talk with them I suggest driving to their location downtown where you can't be ignored, as I plan to tomorrow. Besides the lease violation I have had multiple issues with the property. Firstly, the house is not even remotely sealed, meaning heating bills in the winter were sky high just to keep the apartment bearable. The washer/dryer combo in my basement have been backed up several times due to plumbing issues, and I have already dealt with 3 leaks in my kitchen and living room area. In the event you experience a leak, do not expect to be reimbursed for any property that is damaged or ruined because they will not even respond to your inquiry. I STRONGLY URGE ANYONE WHO IS READING THIS TO STAY AWAY FROM RPM. THEY CURRENTLY HAVE A D+ RATING ON THE BETTER BUSINESS BUREAU WEBSITE AND THEY EARNED IT. I've been a renter pretty much my entire adult life. In the past 25 years, I have moved 13 times as far west as Colorado, as far south as Arkansas, and as far north as Minnesota. I've rented through property management companies, professional landlords, and displaced homeowners. After so many relocations, I have come to the conclusion that security deposits should really be called move-in fees. I can count on one hand the number of times I have gotten any of my security deposit back, and, with the exception of my sudden move from Arkansas, the properties were cleaner than when I moved in. I was thrilled to receive a check from RPM yesterday for 80% of my security deposit! Why the 2-star rating? With the exception of non-functioning garbage disposal soon after moving in, and a non-functioning AC in July, every single maintenance request was ignored. Some of them pretty severe: clogged downspouts, roof leak, and cracked outside water faucet, just to mention a few. I got in the habit of resubmitting every 6 months or so. Despite the poor repair record, they had no qualms about raising the rent every year. They are now listing the house for rent at what I first rented the house over 2 years ago. The monthly ledger fee and the annual lease fee are an unexpected surprise. I honestly do not know what RPM actually does besides funneling rent money to the home owner. They aren't the worst renting experience I have ever had, but far from the best. RPM beats the displaced homeowner for renting experience, but that is about it. read more

Been a while since I've rented, but my experience with this management company has certainly been better than previous ones. I am renting a house they manage for a private owner. I have two Dobermans, which makes finding a decent rental property a challenge. If the property accepts large dogs, they usually don't accept my "aggressive" (eye roll) dogs. RPM worked with the owner to ensure that the lease was amended to specifically allow two Dobermans, which I appreciated. There was a minor issue with the hot water tank when I moved in, that left me without hot water. They got someone out on a Sunday morning (twice) to get it fixed, so I didn't have to take cold showers until a normal business day. The only negative, which really isn't, is that there is a $4 charge to pay your monthly rent electronically through their system and a $15 charge if you pay it electronically through your bank. With a nice online portal and central maintenance system, I would think they would be a little more tuned to this century where most people won't be walking a check into their office. read more

I cannot say enough good things about RPM. We found a few listings on Zillow/Trulia that were managed by RPM, and Bonnie was the agent we coincidentally dealt with for all of our showings. I could not disagree more with the negative comments below. We toured the homes in January, moved in February and the customer service has been amazing. I cannot say enough positive things about Bonnie--from her professionalism and assistance, to understanding a complicated schedule and working with us for showings that aligned with our schedules. She even put up with our two little ones (under 3) being so busy during all of our showings. After moving a few months back, we have had two maintenance requests on the home we are renting. Both requests were responded to within 48hrs, and fixed within a few days. Easy tenant portal to navigate! We previously rented from American Homes for Rent in Cincinnati, and this is a breath of fresh air. A huge thank you to Bonnie for all of her help and time for finding us our home! I needed a company that would keep my property in great shape and make sure that rents were collected on time. I did a lot of research and after looking at local property management companies and what they had to offer a homeowner that was renting for the first time, I chose RPM. I made a bad choice. RPM placed horrendous tenants in my property. The house was left in terrible shape and it costs me thousands of dollars to rehab it for the next tenants. A property management company is paid to safeguard property and collect rents in a timely manner. RPM cannot do this. read more
