Broken gate (fell off after rusting over during the winter). Reported in April, it's June and it still hasn't been fixed.
    Ayla B.

This property management is extremely organized, or at least it appears so because they have a TON of hoops you have to jump through to get anything done - but they are TERRIBLE to work with. Hard to get a hold of, if anything happens and you need maintenance, be ready for a wait - and to follow up A LOT. You will be ignored. Since moving in, we've had a number of issues. First, when we moved in, the property was clearly not cleaned. There were bugs everywhere, piles of pet hair and dirt in all the corners and underneath appliances. When we contacted RPM to have them clean the property (we believe it's only fair to move into a CLEAN property when renting), they told us it wasn't their responsibility to clean the property before move in so we were just SOL. Then, there were two wooden boards that were completely loose (unattached) on the front deck. It took us two weeks and a LOT of arguing to get them to agree to come out and fix it. I was actually just told yesterday by our neighbor that when the previous tenant was here, several of the railings on the second story deck of our house were rotted through and/or broken so he submitted a work order to have them replaced. (Having a deck that high without stable/steady railings is just a straight up safety hazard!) He said he waited MONTHS for them to do it, so he finally bought the materials to replace the railings himself and did it, and RPM never reimbursed him for it! Not to mention, they never finished the job... the previous tenant replaced the railings but didn't paint them (I don't blame him, that's not his job!) - and since we moved in, they didn't even bother to paint it. So basically the second story deck looks janky as hell. Also, the harsh winter has completely rusted the gate to our stairway and the gate door fell off. We have a dog so having that door is pertinent. We reported it two months ago and they have yet to fix it. Now, four days ago a tree fell on the house ripping the outdoor staircase apart (fortunately not the actual house!), and they still have not scheduled a time for someone to come fix it. Seriously, walking down out stairs in the dark is a death trap right now and no one seems to care. We actually LOVE this house and the neighborhood but HATE this property management company so we are moving as soon as our lease is over!

These pictures are after the maintenance man "fixed" the door

I have rented thru Rpm for a little over 6 months now and I hate it. I moved into a unit that has accumulated mice, roaches, and almost anything else that could enter the home due to the doors not fitting on the frames when I moved in. After about 5 months the maintenance man finally did a job ok enough to resolve the issue but now I still have pest. I left out the other day to go to work and locked my doors and came home to my back door wide open. I called the police because I was afraid that a person had broken in and I had my 1 year old son with me. While waiting for the cops I watched a possum walk in thru my back door and I was not about to go bother it I waited for the police to come with their dog. The police told me that the door was locked so they aren't sure how it opened and they didn't find anything. Now I've come home with my blinds chewed and destroyed and possum feces everywhere and my belongings constantly not where I leave them. Now the property management company has called the wildlife removal service. The issue is that a possum shouldn't have been able to walk in and the door shouldn't have been able to open while being locked. I also shouldn't have pest. Pest control has told me that I am not the reason for the pest control that's why they continue to spray for the roaches for free. They told me they aren't sure if it's due to the basement or what but I was told it's not due to me. I am very unsatisfied. This unit has stressed me beyond completion.

We found Premier City Properties 10 years ago and it was such a pleasure to work with Iva (the leasing consultant) she was so friendly and accommodating, making the process of securing short term, furnished housing painless. Aiden, the (property maintenance manager) was also very kind and took great care of the building. The apartment was close to the city, very clean, modern and furnished with all the essentials needed for living comfortably. Recently he was assigned another work project in the Cincinnati area, we were so happy to see Premier City Properties were still in business and we rented with them again. Iva went above and beyond to help us to get him into an apartment on short notice. Selflessly assisting us on Mothers Day to make sure he had a place to stay for a late Sunday night arrival. She is an absolute gem of a woman and top notch professional. I highly recommend this company for short- or long-term corporate/ furnished housing. We have had nothing but positive experiences both times renting with this company. I wish every state he worked in had this outstanding accommodation option!! 5 stars !!!

I bought a security camera for my living room due to 4 men showing up unannounced at my apartment, saying they were going to come in to "inspect" after living there for only 2 weeks. When I called the office for clarification, the property manager was unaware of this team but after a brief hold, told me it was their "executive team" and per the lease agreement, they can enter whenever they want, to do whatever they want. Well... Ohio law requires a 24 hour notice unless in cases of emergency (which there has never been one) -- so clearly they believe their company supersedes the law! That was two years ago though -- Beyond the QUARTERLY inspections (where they take a picture of the air filter and flip a light switch or two), maintenance has now entered my apartment 4 times within the last 3 months and done absolutely nothing each time. Only twice did I receive proper notice or an explanation as to why they were coming -- the only reason I know they came was because of my security camera that I turn on while at work. I have expensive electronics and jewelry in my apartment and it feels like I am being cased. Overall, their methods of property management are suspicious and make me feel extremely unsafe as a young woman living alone.

We have had constant problems at our unit since we moved in. We were told that everything would be clean including the carpet, appliances, floors, etc upon move in. It was absolutely disgusting when we moved in and it looked like nothing had been cleaned. Bathrooms had urine on the walls surrounding the toilet and mold in the shower. Continuing on, our air conditioning in the summer never worked properly, it would be set to 68-69 and would only the cool the house down to around 72-73 degrees. We requested service multiple times and were told it was fine and it was in fact, not. We have had animals between the floors that my roommates in the basement can hear in their ceiling. Eventually they died and made the house smell for 1-3 months because Uptown would do nothing about it. Recently, we have had flies that will not go away that have infested the house, even though Uptown says they exterminated them. My car had been broken into in the parking lot that we paid $1200 for as well as recently, my roommates car now has a bullet hole in the door. We had a shooting outside our house with one person injured less than 20 feet away from our front door. A couple months before the event booked one of their properties to for my siblings, husband, and I to stay in after our small legal ceremony. Most of our family is in Dayton/Cincinnati so we were having a small gathering at a restaurant Mt Adams. I noticed there was a max capacity set for people to stay over but asked if a couple family members could meet there before walking up the restaurant. They said no, they regulate with a camera the people coming in and out. This was fine, we made other arrangements. ONE WEEK before our wedding they cancelled our stay. They were completely aware it was our wedding and we had even discussed possibly booking other properties with them for the weekend. When I inquired about why the stay had been cancelled they simply said they needed to make more money off of longer stays and were only offering long term stays. Cleary they only care about themselves and their personal profit. They couldn't even wait one week until after our wedding to open it up to long term stays. I understand COVID was a hard, especially for small businesses like them. However, COVID had already ruined our original wedding and then they left my out of town siblings with no where to stay. At that point ONE WEEK before the wedding there no other rentals available in Cincinnati for 6+ people. If you value people over profit like us, don't use Red Whale Rentals.
