My place is great, with none of the typical skeezball hidden problems that are typical of rental units. When I have had problems, they've been small, and my maintenance requests have always been addressed in less than 24 hrs. When renovation issues delayed my move in date, they offered to put me up at one of their other properties. Minus one star for the delay, but all in all I can't complain. In the Mt. Adam's area, the company goes as far as putting out a bi-monthly newsletter with things to do in town, and they hold a quarterly resident party at one of the local bars. Great place to live, especially if you are an out-of-towner looking for a no hassle place to stay.

Parking was a little difficult for the first couple months we were there because we did not want to pay the extra hundred dollars plus to have an indoor parking space but we ended up finding street parking very easily. But often dealt with many of the neighbors down there that were extremely rude and do not want an apartment building in this area! Rent was reasonable for how close we were to the city but we ended up paying a lot more for just a loft when most people would get a one or two bedroom for what we paid with the rent also increasing yearly! The property managers were very easy to get a hold of at first when we had issues but our favorite person ended up leaving when we had about three months left in our lease. After she left the person that replaced her was not as communicative and we often struggled the last couple months trying to get someone to answer the phone. The only major issues that we really had was in the winter because of the old windows that were so beautiful to look out of were not insulated. The apartment would often drop to the 50° area and we would have ice growing inside of the windows. This did cause our electric and heating bill to go up because we were trying to not freeze and there would be days where we would just try to stay in the loft just so we wouldn't get cold down in the kitchen. There were not many families in the building, this was definitely a younger group of people that resided here and I think for our first apartment when we wanted to be closer to the city this was great for us but now that we have expanded and we need more space it was not fitting for us anymore!

I'm writing this review of Josh House and Realiant's services after 3 years of using them to manage…read moremy rental property in Burlington, KY. In that time he let my property go to a Sheriff's tax sale. My property now has a tax lien against it because Josh failed to pay my property taxes, three years in a row. Josh claims he never agreed to pay my taxes, even though I have an email from his office manager saying that they would (and I had a phone conversation with him about it). Josh claims he never received the tax bill and would've paid it if he had, even though somebody in his office forwarded the tax bill to me with a fresh stamp and label with my address (an address that the Boone County real estate department does not have). The original bill had his office's address on it and was sent pre-sorted first class. I sent him a picture of the bill with a new stamp and label, and his original address, and he still said that it couldn't have been his office. When I asked him to pay my late tax bill, he refused to pay the late fees for with the tax bill that he failed to pay. Then he said he would not pay the tax bill at all unless I wired him money to cover it, because it was more than the income from a single month's rent could cover. I now have several hundred dollars in fees from the tax lien holder who has the right to foreclose on my property if I don't pay his fees. I have fired them without another property manager in place because I simply cannot trust them at all. I'm now spending my vacation fixing Josh's mistakes. I have to pay off this tax lien, then find a new property manager. Also, he charged below market rents for my property. The absolute worst mistake I've ever made in real estate is working with Josh House and Realiant. Never, ever hire this clown.

To start I moved into a dirty apartment (I made them aware to which they told me to remove all my items from the floor so they could come clean TOMORROW -a weekday the day after I moved in) -dead flies throughout apartment including fridge and freezer -light fixture in kitchen was covered in a weird substance -cat litter throughout apartment I had to scrap it off the floors in certain areas including closets (previous tenant had 2 cats) Dirty hallways and staircases (dead bugs spider webs general outside debris) -they "clean" every tuesday or so. Dirty laundry area bugs & large fly sticky traps with tons of dead flies left them up for three months Showers has obviously previous water damage that was badly patched Front security door does not work so it stays open and free for anyone to enter Had to make management office aware that our building had no hot water (wasn't fixed until the next day - gave them notice @7am) Roaches have now been a problem - had a 2YRS stay first year flies and gnats second year roaches and small beetles Shower began peeling was told to not get it wet or set anything in cutout Walls are badly and unevenly painted and patched finger prints left behind in paint - also the paint supplies (made them aware never made a attempt to remove items) A lot of package theft They do not ice driveway or shovel snow from walkways They will cancel or call for maintenance appointments last minute - after 4 mos of asking to get my tub fixed they requested I leave my apt for three days / I came to the apt after work to check what was done to find nothing had been done when I reached out at that point I was told appointment was cancelled and they could reschedule

Prestige Property Management is a greedy organization with buildings that they do the bare minimum…read moreto upkeep. Do not expect your deposit back, despite proper documentation they will fine you for damage done by prior tenants (even if documented) as well as expecting unreasonable cleaning at move out when the apartment was dirty at move in. I had the displeasure of living at the Camelot court apartments for two years. Building B, at the very least, has a roach infestation. Upon moving in and opening the dishwasher for the first time we found many dead german cockroaches and we spent the next year fighting an active infestation in the whole apartment. They showed up in both bedrooms and bathrooms and we had to booby trap tables with packaging tape to keep them out of our pets food and our electronics. Most importantly if you live in a garden apartment in building B you may be in the apartment with unsafe levels of mold in it. Due to a damaged gutter that was left unfixed for at least 6 months, the window well and subsequently the apartment would flood during storms. Over the time frame of two months the apartment flooded 6 times. They were notified of at the time of the first flood and due to their lack of urgency the apartment flooded five more times. Over all I lost around $500 worth of stuff and was only given a $200 discount on rent. This also does not include the two weeks of living with two to five industrial dehumidifiers and active construction that tripled my electricity bill, which was not reimbursed. Despite the inconvenience they did not actually make the apartment safe. Two different remediation companies stated that all the walls and floors in the front half of the apartment/wall into the shared hallway needed to be removed. Testing showed that the walls up to the kitchen were sodden. They ignored this recommendation and only removed the walls in the front bedroom and closet not even the flooring. You can see the water damage in the shared hallway (it should be noted that the hallway carpet was flooded as well and was not remediated nor replaced). We spent the last two months in that apartment sick due to mold, migraines, fatigue, sinus/ear infections, and chronic cough. For your safety do not move into this apartment and for your sanity do not rent from Prestige Property. Other issues we had while living here are issues with maintenance coming to fix issues and doing a bad job. I had to schedule around my work five times to finally have a working kitchen sink that wouldn't flood the kitchen. They are incredibly overworked, understaffed, and lack training. If you live on the bottom floor, you should note that they had to install radon mitigation system due to the apartments testing way over the EPAs recommended levels. We also had our car broken into. All love to Leslie, she really seemed to try her best.

While in Cincinnati, I lived in an apartment on Clifton Avenue near MLK for 3 years. My three roommates and I often noted how lucky we felt for finding the place. The staff at Urban Sites is warm and helpful, and maintenance issues are always quickly addressed. We always felt cared for under their management. This past winter, when conditions could not have been more brutal, Urban Sites had a crew of guys salting, shoveling, and clearing ice from our driveway, front steps, and sidewalk frequently. On almost every occasion, our maintenance requests were addressed the same day we reported them, sometimes the following day if the matter wasn't pressing. I'd recommend Urban Sites to anyone and will definitely be looking them up again if I move back to Cincy.

Hands down the worst company I have ever leased from…read more Before we moved in they failed to inform us major construction would be going below us for 6 months. They were constantly drilling into the concrete ceiling i.e our floor. The sound was so loud and intense we had to leave our apartment or wear noise cancelling headphones. Urban sites did absolutely zero as consolation. We had neighbors on both sides who violated quite hours deep into the night like 3am partying and blasting music. The walls are so thin when you lay in bed you can hear conversations clear as day. We addressed this for over a year and they were zero help. I had requested to be present for the final walk through to address any issues they may have that i could address before move out. They refused me to attend and I was ultimately charged $180 for "cleaning fees". I took photos after I had cleaned the apartment, but I guess they were expecting me to have it professionally cleaned... I understand having the tenant leaving clean to a reasonable amount and then have the apartment professionally cleaned, but I guess they are too cheap. Zero help. Does not care about you at all. Just looking to sign a lease and be done with you. Good luck if you pick to live here.
