We found Premier City Properties 10 years ago and it was such a pleasure to work with Iva (the leasing consultant) she was so friendly and accommodating, making the process of securing short term, furnished housing painless. Aiden, the (property maintenance manager) was also very kind and took great care of the building. The apartment was close to the city, very clean, modern and furnished with all the essentials needed for living comfortably. Recently he was assigned another work project in the Cincinnati area, we were so happy to see Premier City Properties were still in business and we rented with them again. Iva went above and beyond to help us to get him into an apartment on short notice. Selflessly assisting us on Mothers Day to make sure he had a place to stay for a late Sunday night arrival. She is an absolute gem of a woman and top notch professional. I highly recommend this company for short- or long-term corporate/ furnished housing. We have had nothing but positive experiences both times renting with this company. I wish every state he worked in had this outstanding accommodation option!! 5 stars !!!

Horrible communication from the start. We agreed on the rent to charge, I found the tenant and did all of the heavy lifting for them. I find out almost 3 years into it that they've been charging my tenant an extra 2% for "payment processing", which is absurd. They also refuse to put this on the monthly statement; I see that to be pretty sketch and I speculate there is something shady going on there. They find every excuse under the sun to delay sending me the money they owe me every month, which they failed to mention in the beginning that the absolute earliest I will see the money is on the tenth of every month (which is okay, I've adjusted my budget accordingly, but I sometimes won't see it until the last week of the month with no heads up at all). It has taken them about 2 years to figure out how to send email notifications when a statement is available, so for a while I had to keep guessing on when to check the online owners portal (which is not user friendly at all) for statement and walk through reports. Glad they are finally caught up there at least. I've had countless issues over the last 3 years with them specifically, and every time I reach out to ask them a question it is a draining process for one reason or another. I'm glad we get a resolution, but most of the time the issue stems from them and it is me that is paying for it with my time.

I bought a security camera for my living room due to 4 men showing up unannounced at my apartment, saying they were going to come in to "inspect" after living there for only 2 weeks. When I called the office for clarification, the property manager was unaware of this team but after a brief hold, told me it was their "executive team" and per the lease agreement, they can enter whenever they want, to do whatever they want. Well... Ohio law requires a 24 hour notice unless in cases of emergency (which there has never been one) -- so clearly they believe their company supersedes the law! That was two years ago though -- Beyond the QUARTERLY inspections (where they take a picture of the air filter and flip a light switch or two), maintenance has now entered my apartment 4 times within the last 3 months and done absolutely nothing each time. Only twice did I receive proper notice or an explanation as to why they were coming -- the only reason I know they came was because of my security camera that I turn on while at work. I have expensive electronics and jewelry in my apartment and it feels like I am being cased. Overall, their methods of property management are suspicious and make me feel extremely unsafe as a young woman living alone.

We have had constant problems at our unit since we moved in. We were told that everything would be clean including the carpet, appliances, floors, etc upon move in. It was absolutely disgusting when we moved in and it looked like nothing had been cleaned. Bathrooms had urine on the walls surrounding the toilet and mold in the shower. Continuing on, our air conditioning in the summer never worked properly, it would be set to 68-69 and would only the cool the house down to around 72-73 degrees. We requested service multiple times and were told it was fine and it was in fact, not. We have had animals between the floors that my roommates in the basement can hear in their ceiling. Eventually they died and made the house smell for 1-3 months because Uptown would do nothing about it. Recently, we have had flies that will not go away that have infested the house, even though Uptown says they exterminated them. My car had been broken into in the parking lot that we paid $1200 for as well as recently, my roommates car now has a bullet hole in the door. We had a shooting outside our house with one person injured less than 20 feet away from our front door. It was a great way to bring black women together. The space is spacious and decorated with cute up-to-date decor. The space is perfect for a bridal shower, girls meet up, baby shower, celebration party and much more. It has plenty of room for enough guest. There are multiple areas/rooms perfect for setting up products or food. They event host uses multiple tables and rooms to showcase different products. You can also have food catered and brought to the location. From the outside it does not look to be so amazing inside but it is. It looks small from the outside and is actually a little hard to find. It is located on Mt. Adams. I would highly recommend hosting your next event here!

A couple months before the event booked one of their properties to for my siblings, husband, and I to stay in after our small legal ceremony. Most of our family is in Dayton/Cincinnati so we were having a small gathering at a restaurant Mt Adams. I noticed there was a max capacity set for people to stay over but asked if a couple family members could meet there before walking up the restaurant. They said no, they regulate with a camera the people coming in and out. This was fine, we made other arrangements. ONE WEEK before our wedding they cancelled our stay. They were completely aware it was our wedding and we had even discussed possibly booking other properties with them for the weekend. When I inquired about why the stay had been cancelled they simply said they needed to make more money off of longer stays and were only offering long term stays. Cleary they only care about themselves and their personal profit. They couldn't even wait one week until after our wedding to open it up to long term stays. I understand COVID was a hard, especially for small businesses like them. However, COVID had already ruined our original wedding and then they left my out of town siblings with no where to stay. At that point ONE WEEK before the wedding there no other rentals available in Cincinnati for 6+ people. If you value people over profit like us, don't use Red Whale Rentals.

At no point did management make a genuine effort to provide solutions or address concerns professionally. I would strongly advise against renting here. Beyond the poor management, the utility costs are outrageously misleading. I paid more in monthly utilities for this apartment than I did for an entire single-family home--approximately $270/month here versus $160/month in a house--due to the way they categorize and present utility charges. Their explanations around these costs felt intentionally misleading and deceptive. Between the dishonest leasing practices, combative management, and inflated hidden expenses, this has been one of the worst rental experiences I've had. Rent here if you enjoy being misled, overcharged, and treated like your concerns are an inconvenience.
