    PUTTING LIPSTICK ON A PIG The only good thing about prestige is Steve the maintenance- the rent office is very nonchalant when it comes to fixing problems or even being aware of issues. To start I moved into a dirty apartment (I made them aware to which they told me to remove all my items from the floor so they could come clean TOMORROW -a weekday the day after I moved in) -dead flies throughout apartment including fridge and freezer -light fixture in kitchen was covered in a weird substance -cat litter throughout apartment I had to scrap it off the floors in certain areas including closets (previous tenant had 2 cats) Dirty hallways and staircases (dead bugs spider webs general outside debris) -they "clean" every tuesday or so. Dirty laundry area bugs & large fly sticky traps with tons of dead flies left them up for three months Showers has obviously previous water damage that was badly patched Front security door does not work so it stays open and free for anyone to enter Had to make management office aware that our building had no hot water (wasn't fixed until the next day - gave them notice @7am) Roaches have now been a problem - had a 2YRS stay first year flies and gnats second year roaches and small beetles Shower began peeling was told to not get it wet or set anything in cutout Walls are badly and unevenly painted and patched finger prints left behind in paint - also the paint supplies (made them aware never made a attempt to remove items) A lot of package theft They do not ice driveway or shovel snow from walkways They will cancel or call for maintenance appointments last minute - after 4 mos of asking to get my tub fixed they requested I leave my apt for three days / I came to the apt after work to check what was done to find nothing had been done when I reached out at that point I was told appointment was cancelled and they could reschedule

    Roaches, rats, and lost deposit... My apt was not very clean when I moved. I took pictures of everything before I recleaned everything myself. They never gave me a parking pass with my key so I had to drive to the other side of Cincy to get that. The walls/floor/ceilings are super thin and you can hear ever little conversation. I had some issues with mice under the sink and leaving poop. At night outside there were always cockroaches everywhere. Had two come into my apt. One alive by the doorway. The other was dead in a folded shirt. They had a recycling bin that never got put at the curb. I put it out a few times cause I was tired of not being able to use it. When I moved out I had a video on how clean the place was. They didn't give me my whole deposit back even through I had dated documents and pictures of it being that way when I moved it. After being asked for the pictures and me sending them multiple times I just gave up because they just stopped responding. They agreed to send a check for tub damages that were already there but I yet to see a check a month later.

    documentation for court made today; "04-12-2021, 1515 hours PST…read moreAs a follow up, we contacted Duke Energy @ 1-800-644-6900 at 1455 hours, the number and address stated in the welcome letter provided UNSIGNED by Sunset Property Solution for the apartments located in Little Rock, AR, SPS manages. Spoke to C/S Morgan.  we related the letter we received to establish electricity at 1016 McGowan Street Little Rock , AR property for establishing eclectic account and to transfer service into tenants name as required in the email regarding the lease start date of 07-01-2021. Morgan related to me, Duke Energy does not provide electric service at all to the State of Arkansas and could not even look up the service address as it's not within thier contract for electrical services. Thus, from a preponderance of evidence provided above by Duke Energy, the letter received by Sunset Property Solutions, subject to a chargeback fee of up to $250 would be considered false and defective upon it's face as the contents within are in accurate and false. This is to establish a paper trail for civil redress later to show the contents of the letter, (now twice is incorrect) and in fact would be considered false and a threat to access a $250 "chargeback fee" to the tenant of record; for the effective tendency date. As such, we are hereby notifying your firm, SPS partners aka: SPS management group LLIC of our thirty (30) day notice to sue notice for false and misleading advertising to wit, forcing tenant to succumb to false tactics by such entity to force such tenant to purchase Electricity by such trick and device when in fact such "electric" service is not even deemed necessary in the written contract as electricity at said location is "included" in rental contract.  Thus the threat of a chargeback fee is also deemed threatening due to such trick and device. By incurring time, and effort to counter such false claim(s), one can reasonably conclude tenant can be said to incur out of pocket  costs to defend herself/himself which will amount to nominal damages (nevertheless damages to perfect a valid tort claim) incurred to prove the elements of a tort claim against the corporation, management, and it's officers of SPS." Thus, to all prospective tenants, beware of SPS corporation, as this example shows that SPS management and its corporate officers, presidents BOB GURR and JOSH SILONI, co-presidents of SPS Management Group LLC are absolutely clueless and have no idea what is going on below thier belt in terms of operations management supervised by MORGAN WRIGHT, who plays cleanup on isle 5, being the Director of Marketing at the 3051 Corporate HQ located in Cincinnati. Therefore, I contend that prospective renters and tenants be advised, as the first rule of investigations is that for every 1 complaint file, there are usually 10 others that are swept under the rug by "gatekeepers" so that corporate officers do not have knowledge and/are insolated from such incompectance. Being a previous law enforcement officer and investigator for the State of California, and moving to go to law school back east, I do not take such incompectance lightly, even BEFORE I even move into a property managed by SPS. Thus prospective tenants be forewarned. Frankly, I did not want to have to right this, but the incompectance and being lied too (twice) saying this was an accident, gives me no alternative but to sue for redress against such incompectance and act(s) for alleged false and misleading information that can lead to "damages" a requirement to show a valid tort claim, thus as ABA Paralegal and I have personally have filed over 500 criminal and administrative actions, so know what elements to prove and can successfully show such damages if needed to do so, a required element for tortious conduct by said corporation.

Horrible communication from the start. We agreed on the rent to charge, I found the tenant and did all of the heavy lifting for them. I find out almost 3 years into it that they've been charging my tenant an extra 2% for "payment processing", which is absurd. They also refuse to put this on the monthly statement; I see that to be pretty sketch and I speculate there is something shady going on there. They find every excuse under the sun to delay sending me the money they owe me every month, which they failed to mention in the beginning that the absolute earliest I will see the money is on the tenth of every month (which is okay, I've adjusted my budget accordingly, but I sometimes won't see it until the last week of the month with no heads up at all). It has taken them about 2 years to figure out how to send email notifications when a statement is available, so for a while I had to keep guessing on when to check the online owners portal (which is not user friendly at all) for statement and walk through reports. Glad they are finally caught up there at least. I've had countless issues over the last 3 years with them specifically, and every time I reach out to ask them a question it is a draining process for one reason or another. I'm glad we get a resolution, but most of the time the issue stems from them and it is me that is paying for it with my time.
