I'm writing this review of Josh House and Realiant's services after 3 years of using them to manage…read moremy rental property in Burlington, KY. In that time he let my property go to a Sheriff's tax sale. My property now has a tax lien against it because Josh failed to pay my property taxes, three years in a row. Josh claims he never agreed to pay my taxes, even though I have an email from his office manager saying that they would (and I had a phone conversation with him about it). Josh claims he never received the tax bill and would've paid it if he had, even though somebody in his office forwarded the tax bill to me with a fresh stamp and label with my address (an address that the Boone County real estate department does not have). The original bill had his office's address on it and was sent pre-sorted first class. I sent him a picture of the bill with a new stamp and label, and his original address, and he still said that it couldn't have been his office. When I asked him to pay my late tax bill, he refused to pay the late fees for with the tax bill that he failed to pay. Then he said he would not pay the tax bill at all unless I wired him money to cover it, because it was more than the income from a single month's rent could cover. I now have several hundred dollars in fees from the tax lien holder who has the right to foreclose on my property if I don't pay his fees. I have fired them without another property manager in place because I simply cannot trust them at all. I'm now spending my vacation fixing Josh's mistakes. I have to pay off this tax lien, then find a new property manager. Also, he charged below market rents for my property. The absolute worst mistake I've ever made in real estate is working with Josh House and Realiant. Never, ever hire this clown.

When you call, you are routed to a third party call center or receptionist and have to request a callback instead of speaking directly with management. Their main method of communication is texting, which only adds to the frustration. The biggest issue is their lack of responsiveness when real problems come up. Difficult conversations are avoided, messages go unanswered, and requests are ignored. Work orders can remain unresolved for months, which shows a serious lack of urgency and concern for residents. Professionalism is clearly lacking.

One person was moving out as she had recently gotten engaged. The apartment manager knew her name and even introduced us.. she said nothing negative about staying there at the apartments after living there for 4 years. That is impressive. I got all the paperwork I needed. The hours have changed.. Tuesday through Saturday 10am - 6pm.

Oh, and it was closed all day one day a week because... who knows. You had to mail in your rent check instead of dropping it off at the office. I guess that meant not having to see all the sourpusses every month, but still. Inconvenient. We chose this BNB because the pictures showed a CLEAN, minimally decorated space, modern yet had the foosball and basketball set up which would offer additional sibling fun on our family vacation AND A KING SIZE bed for my 6'6" husband; perfect! Upon the drive up to this destination, I felt the pictures were a little misleading. The property itself seemed smaller than the pictures and so did the landscape, which seemed bigger for our kids to play around on. The basketball hoop is on the driveway where it is easiest to enter the home, so we couldn't park near the entrance at all (not great for transporting kids or groceries easily, loading or unloading). So we enter through the basement even though we have to have someone go through the front to open the basement door each time. This place was SO small...the 2nd bathroom was downstairs next to the foosball table near the backdoor, nowhere near the bedrooms. I have to admit I never thought I would have to check and see if the master bedroom with a king size bed had its own bathroom...learned a hard lesson here, but I will definitely check from now on! One SMALL bathroom with a SMALL bathtub for all 7 of us. The sheets were not soft to touch, all starchy/scratchy and the thinnest comforter, while all the pillows were huge and firm. We flew to our destination so we couldn't bring preferential home comforts at all. No rugs anywhere but under the couch, and when I moved the rug slightly there were ants and more dirt. Creaking floors upon every step, the stairs being the worst. There was so much dust and dirt everywhere in every corner and under every bed and table and nightstand, and our headboard was filthy...trash was left on the floor in random places. Trash bags were laid across one can, the others had trash bags in the bottom of the cans for us to do ourselves I guess...the kitchen was the worst. We cook on vacation so in each place of the home, as I made my rounds to 'live in' the space for the next few days, there were just worse and worse discoveries. Seriously, NO ONE CLEANED THIS PLACE. Food on dishes already put away in cabinets and drawers, the appliances were dirty with food...I was disgusted. The one small bathroom had pee around the toilet and all I did was take a damp cloth and wipe down the bathroom and clean it...I sent the host pictures and videos. The host, Jeremiah, wanted to send someone that night so for a couple hours I left the messes, but no one came. I made up my mind to clean up a bit and then they apologized and wanted to send someone the next day while we were out. Reluctantly, I agreed but I did want a CLEAN place to have my family. That evening when we got back NOTHING was cleaned AGAIN, only two trash cans had bags in them now. I couldn't believe it. It really ruined my stay. I regretted having chosen a 'company' (Neat Suits) to have an AirBNB with. The personal pride and personal touches of AirBNB individually owned and curated for the experience was BELOW zero here. That night I spoke with the host on the phone, completely upset and he apologized AGAIN and said the cleaners they hired were new, even though he knew that was not an excuse. All in all, he refunded the cleaning cost and one night stay. I did disclose that there was no way I could give him a good review for his place, and he said he understood and left it at that, nonchalauntly.

This condo complex is located in picturesque Devou Park. Formerly apartments, they have been…read morerenovated for the most part into contemporary condo units, although some units still may be rental properties. We visited inside one unit in early 2007. It was beautifully decorated and had a great view from a smallish deck. Although it had two bedrooms, the living space was rather limited and we decided too close for comfort for us. The complex amenities include a nice pool and fitness area. Detached garages are available, but primary parking is in lots.
