I'm writing this review of Josh House and Realiant's services after 3 years of using them to manage…read moremy rental property in Burlington, KY. In that time he let my property go to a Sheriff's tax sale. My property now has a tax lien against it because Josh failed to pay my property taxes, three years in a row. Josh claims he never agreed to pay my taxes, even though I have an email from his office manager saying that they would (and I had a phone conversation with him about it). Josh claims he never received the tax bill and would've paid it if he had, even though somebody in his office forwarded the tax bill to me with a fresh stamp and label with my address (an address that the Boone County real estate department does not have). The original bill had his office's address on it and was sent pre-sorted first class. I sent him a picture of the bill with a new stamp and label, and his original address, and he still said that it couldn't have been his office. When I asked him to pay my late tax bill, he refused to pay the late fees for with the tax bill that he failed to pay. Then he said he would not pay the tax bill at all unless I wired him money to cover it, because it was more than the income from a single month's rent could cover. I now have several hundred dollars in fees from the tax lien holder who has the right to foreclose on my property if I don't pay his fees. I have fired them without another property manager in place because I simply cannot trust them at all. I'm now spending my vacation fixing Josh's mistakes. I have to pay off this tax lien, then find a new property manager. Also, he charged below market rents for my property. The absolute worst mistake I've ever made in real estate is working with Josh House and Realiant. Never, ever hire this clown.

My experience at EquityTeam blew my the other experiences (which were good experiences!) out of the water. John returned my online inquiry within about 15 minutes. He was personable and easy to talk to. I had a hundred questions and explained everything was new to me. He answered everything in detail; you just get the sense from talking to him that he's an expert in his field. ET is local, which is huge for us. Some of the other companies are regional with offices in Michigan. We worked with John through the on-boarding process. He is awesome to work with. Always ahead of the problem. He had the house up and listed quickly and the property was rented within a couple of weeks. The high-level of service hasn't stopped there. John is available to answer all of my questions (I'm still new... so I still have a ton) and provides the same helpful detail that he did when I was still shopping for management companies. I honestly couldn't think of a better scenario if I tried. Simply exceptional managerial work from top to bottom for about 5 months now.

Andrea decided the first day we spoke that I as a single mother would not be leasing a home, she made disparaging comments about me being the only one on the application and blamed decisions she made on John when questioned and refused to answer simple questions regarding the leasing criteria and denied my application. It seems she has no oversight on approvals and denials and it is all decided at her bias. John played completely clueless and neither of them responded to my questions. This is my second time working with this company and I do not advise it.i have heard that even the homeowners as well as residents renting from them have a very difficult time getting ahold of anyone... Update: As of this morning 10/22/25 immediately after my public review I have received a private response that is still wildly inaccurate and lacking proper documentation. If you're an investor, I would stay very far away from this company. They managed 3 of my…read moreproperties for several years, It was fine in the beginning but lately it had issue after issue. These people are real scam artists. Every property I have seems to have some repair come up almost every month in what I perceive as an attempt to not pay me any money. They are outstanding at charging you money but try to avoid paying you at all cost. One month I got a charge of $150 for changing toilet seat which only costs about $20 and it takes about 10 minutes to install a new toilet seat as it only needs 2 bolts and nuts to be put on. When I complained then they only agreed to drop the charge by $50. If you don't pay attention then they keep overcharging you like that. When I purchased one property with them, they put in a new roof. After 3 years, they came back saying that we need a new roof again and so I questioned them about the warranty as they selected the roofer for the first installation. They said he went out of business. What kind of vendors do they bring in? So, I had to get a new roof after 3 years with an additional cost. Then one month they kicked out the tenant to one of their other property without notifying the owner and forced me a vacancy. Then they started rehab and charged me more than $9,000 saying it has mold. They didn't ask for my approval and spent the money like I provided them a blank check. When I complained about this, they gave me notice to terminate their property management contract. I had to make an emergency trip to find a new property manager and take over all 3 properties from them. My new company was able to help me get all the repairs done and help me sell all my properties in the an open market getting more price then what BBRents offers for their Rent Resale program. So owner, don't fall for that when you want to sell your property. Find a local agent and list the property in the open MLS market to get a good value for your investment. This company is a SCAM, they try to do everything in their power to not pay you, spend money without your authorization and then kick you out. PLEASE STAY AWAY
