The technician, Richard, noted some issues, including some plumbing concerns--but completely failed to identify a major leak in the guest bathroom tub drain. After closing escrow, we discovered that when the tub is used, water pours out from the drain. This is not a subtle or hidden issue--it's very obvious and would have been caught if basic due diligence had been done (simply running water through the drain). I have video evidence of the leak. When I contacted the company to address this, Richard was extremely rude and dismissive. Instead of acknowledging the oversight, he hid behind a disclaimer that they are "not plumbers." That response is unacceptable. This wasn't a complex plumbing diagnosis--it was a clear, visible defect that should have been identified during any reasonable inspection. Between the missed issue and the unprofessional, disrespectful response, I have zero confidence in their services. Save yourself the stress and hire a company that stands behind their work.
