I was at a studio with Pine for an entire year until the landlords forced me to move out by raising by rent a THOUSAND dollars. It's really inconvenient to move in NYC. Be careful if they give you a rent preferential unit for a very affordable price because they will rack it up and you'll have to spend all the fees to move out again. That being said, I love Karen from Pine management. She is always so lovely. This management company is responsive - every time I have a problem they will send a super to come look at it. But I did have a persisting bug problem and they never did anything productive to fix it. I got my full security deposit back. read more

Just worked with Dillon for the potential leasing of apartment 2A at 78 manhattan ave. Dillon and the Pine team were extremely professional, particularly because we were applying from a different city altogether. They made the application and approval process completely straightforward and worked in an impressively timely manner! We felt we were in great hands, and highly recommend this building and management company, at least from the applicant perspective. My girlfriend and I ended up going with a different apartment, but not through any fault of Dillon or Pine's, just the fast-paced nature of the NYC apartment hunt. Applying for apartments in NYC, especially as an out-of-towner can feel like a massive uphill battle, where many management companies meet you with apathy (if not downright antipathy). This cannot be said about Dillon and the Pine team, who were amazing every step of the way. UNRESOLVED COCKROACH INFESTATION FOR ALMOST 2 YEARS -- FUTURE TENANTS SAVE YOURSELVES! (540 photos of cockroaches from September 2023 - April 2024) We alerted Pine of the severity of this issue and despite several professional treatments and hundreds of my own home remedies, the cockroaches continued to persist. It got to the point where COCKROACHES WERE FALLING ON ME WHILE IN THE SHOWER, or crawling on my foot while eating dinner or doing the dishes or in between my folded clothes. I have documented 540 INDIVIDUAL PHOTOS OF INSTANCES OF ROACHES IN THE APT in the span of 6 months (and these are just the ones we see out and about while at home!). Some of these photos are attached below, unfortunately it does not allow me to add more. Save yourselves the emotional and physical toll on your health and wellbeing - it is absolutely not worth it as clearly they cannot seem to get it under control. These guys really fell downhill once COVID started, the building was never cleaned until I complained that my asthma was being affected by all the dust and hair on the floors, I'd find metal screws in the hallways that were there for months! They came to repair a leak in my ceiling from the apt above mine and instead of accessing it from below, they drilled from ABOVE causing huge chunks of concrete to come crashing down without warning. If someone had been in the shower they literally would have been killed! The pieces of concrete chipped and cracked my sink and my mirror/vanity was completely smashed into pieces and knocked off the wall, it was a huge mess and incredibly unsafe. I finally moved out 5/6/23, my lease was until 5/31/23. I left some cleaning supplies in my apt to come back the next weekend to clean before fully moving out, I notified the management company and building manager of this. The next weekend I was sick and in the hospital so I emailed/texted and rescheduled to the following weekend. I also hired a cleaning lady to help us and she was set to show up a half hour after us. We walk in to a clean apartment (the apt was still mine until 5/31/23 and they did not ask for my permission to enter)! Turns out they had cleaners already come, my cleaning lady showed up and I had to pay her $200 because she traveled from Queens to do absolutely nothing! THE BEST PART?! Their cleaning staff STOLE my cleaning supplies, including a $300 Dyson vacuum that was left in the wall charging. You think someone would just move out leaving that charging in the wall?! They stole the vacuum, a bunch of really expensive cleaning supplies and my garbage! When I complained immediately they said they "found" the vacuum and returned it, but nothing else! Of course I complained about this many times and when my security deposit came, it was $450 less because of items left in an uncleaned apt!!! Do you know the hoops I had to jump through to get the rest of my deposit back? These people are scumbags! read more

Pine Management is the absolute pits of the UWS. We had heat issues the entire 4 years we were there. Slow response to water not being hot enough. They had lied to us about a pending renovation that took over a year to complete. It was just one of the worse experiences we've had in NYC in the last 20 years of living here. At the end, they wanted to kick us out after only 1.5 years because they wanted to convert to a two bedroom. They gear many of their apartments for students, so if you're actually new to NYC and want a place more long term, avoid renting from this management company because you'll never know when they'll want you out or when they'll want to raise your rent disproportionally. They did have a few employees at the office that were good at their jobs, and it's not their fault, but as a management company, I am so glad that we moved on from them. Even seeing their logo around the city gives me PTSD. read more

I just wanted to express my appreciation for the staff members at Pine Management, for being so friendly and helpful to me in the 12 years I lived at 1224 St. Nicholas Avenue. Clogged sinks were promptly fixed, and my bathroom was beautifully renovated -- thanks to Cyrus Sassaouni being so accommodating to my needs (regarding scheduling, and other things). The property manager, Dillon Adwar, patiently helped me in my annual lease renewal process -- and handled all the details when I recently moved from my apartment to a senior residence. My heart goes out to the dedicated maintenance staff -- such as Eduardo, who always manages to be there when you need him, and to Evan, who was so helpful and supportive (with his good attitude) when I was moving out. I lived in Apartment 946 and the quality of service Ivan provided was the sole reason we decided to renew. The unit itself was in great shape, and maintenance team definitely tried their best to fix what was needed with what they had. Jay with Pinemangement was also a great help throughout the renewal process as well as finalizing things towards the end of our stay. Comfortable with our stay and would recommend others to do their research as I know not everyone has the same experience but good location in the UWS. read more

I have lived on a property owned by PINERIDGE PROPERTY MANAGEMENT INC & CHANDLER INVESTMENTS (Pine Management) for 30 years, but they have never had any regard for me. I always have problems when something gets damaged over the years. They take a long time to fix and the service is done in the worst possible way. They don't hire professionals and the workers, when they finish the job, they leave the house as a garbage dump. Right now I'm about to go crazy because I sent my rent payment, 6 days in advance and, up to today no one knows where the check is. I don't know where else to go to press charges. There is a first part, a second part, and a third party taking care of the rent money. What do I do and what is this? It's not the first time my check has disappeared. From the moment I moved into a Pine Management apartment he's been nothing but helpful and always offers to go above and beyond! MIke has helped me with things well beyond his job - like installing my AC unit, helping bring my couch up to my 3rd floor apartment, and installing a very large and difficult double-decker clothing rack in my "glam room". If I had to honestly give the management company any stars, it would be none at all. The workers and the super are the people that deserve the stars (4 stars), because every worker that I have met has been so accommodating whenever I have a maintenance request. It is the management company, the people on the "top" that make this place an embarrassment and why a lot of residents left. They have many buildings throughout the Westside and many that are have updated buildings but in old buildings. It is a shame that management runs the workers back and forth and does not know how to manage the worker's and the tenant's requests. To have a request, even if it's an emergency issue such as a leak or heat that is harmful to the tenant, I have experienced "band-aid" solutions. It will take how many emails and phone calls just to get someone's attention to fix a leak, and I don't mean a small leak, I mean like Niagara Falls type of a leak coming through the ceiling from the upstairs apartment. It is frustrating how they manage it and how they don't allow the workers to do anything else unless they are authorized to do something even if they are in the unit and can just do it quickly. Management, I would say, you need a bit of soul searching and appreciation to your workers who have been working so hard in maintaining the units, but you need to do a better job in treating your tenants with respect including your workers. For anyone that is new to NYC, I would stay away from any of their units and renting from them-PERIOD! Even if you have a great super, renovated apartment and building, you might be experiencing a lot of frustration for any requests and inconveniences such as having gas off for months, lack of heat, and the lack of respect to get the job done for the safety and for your health. I would look elsewhere and get your money's worth as paying for their expensive units, is not worth the stress of constantly having so many issues, sending so many emails, and having a lot of people come in and out of your apartments especially if there are renovations and gas being worked on in your building...not worth it. read more

Have rented from several NYC companies and this is hands down the worst. Please save your sanity and don't rent from them. 1. Will continue to find excuses to enter your apartment ("leak checks," "need to post a sticker on front door") and want you to be available from 9 AM-4 PM for this each time. If you work from home, will destroy your sense of a schedule and autonomy over your own space with constant intrusions despite you telling them that you have work obligations (building manager came and rang my doorbell and knocked on door repeatedly during an important virtual job interview I had made them aware of) 2. Will not turn on the heat all winter despite it being 10 degrees outside. Check HPD online for a history of all heat complaints before you sign a lease. Will gaslight you and claim it is 68 degrees in all units at all times of the day despite the radiators being off (they have "sensors" on the walls that tell them this) 3. Started drilling and demolishing the walls in the entryway hallway, releasing dust and debris into apartments, exposing pipes and wires to do electrical and piping work with NO permit and zero advanced notice. Immediately covered up the illegal construction work when a NYC buildings inspector came to inspect 4. Badly managed buildings with several apartments having nonfunctional fridges and other plumbing issues. Repair request requires you to contact them numerous times and be available for several days when they don't show up to their appointments. Have zero respect for their tenants or their time Believe all the negative reviews and don't do it. Also have a history of not giving back security deposits as they send emails with no subject heading (that goes to your spam inbox) and then claim you did not respond to the email so you are not entitled to your deposit. If possible, avoid Pine Management. We used to live at 618 W. 164th st. The Super, Victor, was completely unresponsive to any issues. He ignored texts, and we rarely saw him around the building. Several times, we had leaks from upstairs. I would email Mike with pictures, but he didn't respond, especially in the months leading up to the end of our 1-year lease, when we were notified that Pine wouldn't renew. It turned out the landlords wanted to do a gut renovation. I knew that there were several tenants in the building who had rent controlled apartments, so I went to the NYCHR to get the building's rent history. It seemed to meet the criteria for rent stabilization, but we were not given a rent stabilization rider on our lease. The people in Pine's office were generally unfriendly and unhelpful. There was a lack of professionalism in all things, and it was evident that the landlords and Pine mgmt itself were doing something disingenuous at best and possibly illegal by charging us the amount that they did, and then doing a gut renovation in order to hike up rent above $2,700 (which is now the case in the apartments listed) so that they would not longer qualify as a rent stabilized building. I know there were several holdouts who stayed in the building through the demolition of most of the apartments. At least one of my former neighbors had lived in the building for three decades, and his wife had lived there for even longer. When we were asked to leave, my wife was nine months pregnant, so we asked Pine if we could possibly stay for another couple of months until we could find another place. Margret allowed us to stay on the condition that we write a positive Yelp review, which I am currently updating in order to convey the truth about my experience. My two year rental with Pine Management (mostly during the pandemic) went pretty smoothly - especially the initial interactions as a prospective tenant applicant and then when I was leaving as my lease ended. My deposit was returned on time and without any games, which I appreciated. Taking all things into consideration, I enjoyed my apartment on West 80th Street. Pine Management would do itself a favor by hiring much better building maintenance staff, although during a pandemic this issue was a challenge for every organization in the world. I had keys to the front door cut and delivered next business day, with a very kind, knowledgeable man. And the very next day, 2 gentlemen came and dealt with my backed up tub. I've been discriminated by Pine Management, for years and I don't even know why. I have lived in this apartment 5... at East. 108 St. for 28 years and, when I rented it, the property was already in the rental stabilized condition. I didn't ask anyone for favors and that's why I don't accept being treated like garbage because I'm not the author of the stabilized rent law, as you well know. I've been sending emails and calling Mr. Cyrus for over a month, but he insists on playing with me, even when I sent him videos of the necessary repairs, he still asked me; What's the problem? And now I have one more aggravating factor, the refrigerator has problems in the freezer. The rubber is coming off. I don't think it's fair to be treated like an idiot, a dumb and, very much like a retard person. Is this the company's policy for tenants with stabilized rents? I am aware of my rights, as a tenant, who pays the rent ahead of schedule, keeps the property in excellent condition ~ on my own ~ because Pine Management does nothing, and they have never even painted the apartment, when the law says it must be painted every 5 years. When we have problems with the property and we call your dep. of repairs, I have to call a thousand times. Only after much insistence Pine Management sends one of its handy-persons to fix it, but they are not professionals, they do an amateur job and they have already given me huge financial losses. So I don't accept anyone from Pine Management, enter in the apt. without me being at home. And finally, I need to know precisely and in writing whether or not Pine Management is going to make the necessary repairs and also send someone to check the fridge. I need to know this answer ASAP because I'm paying $30.00 for someone to move furniture back and forth unnecessarily. I am ready to call 311 if I don't get answer. read more

Out of 5 nyc management companies I've dealt with in nyc, Pine management is the worst. The people in charge were handed their positions from family and are not fit for property management. Just because their grandparents knew how to manage property, doesn't mean snobbish, uneducated, low class, incompetent, angry at the world characters are deserving of these positions. They need to give you 24 hours notice before entering your apartment, but I come home to find Mike Medford fiddling with my kitchen cabinets and he gave some lies about why he's there, and he never notified me he was coming... Janet Liu, who you'll more than likely contact, is a miserable and heartless individual. Her name is mentioned in several other posts for a reason. Granted, she's only a minion on a payroll, but she's the last person anyone needs to communicate with. Imagine the gait keeper to Hell. Yeah, that's her. It's a shame she represents Pine Management as I'm sure she has good intentions, but no matter how you try to work with her, she comes barking back at you like a feral animal...probably because her boss is the devil. From emails to calls to in-person interactions, she's just a nasty lil b-word + c-word x 5000. There are too many examples to list so just use your imagination. Regarding the property we lived in, if the management were better I'm sure there would be fewer problems. The HEAT WILL NEVER EVER BE ON!!! It doesn't matter how cold it is, your toes can turn purple and your breath will crystallize, don't expect to have heat. You'll be forced to purchase space heaters and run up your Con-Ed bill. The bathroom was perpetually in decay. Every time something happens, which was frequent - ceiling paint chipping, hot water not running, caulk falling out, black water running out, etc - expect someone to come "fix" it only to have to complain several days/weeks later about the same issue. And when you do call, you'd have to deal with Janet. What a vicious cycle of insanity. If you have a medical condition that requires a stress-free environment, you really should look elsewhere. A good story to scare anyone off: The upstairs neighbor had an exploding toilet once and since they were away for the weekend, the water kept running. It eventually seeped through the lighting, ceiling, and walls, and into our apartment. Gross poop and pee water coursing through the outdated construction. We called and complained only to have Mike say "You'll need to call us back tomorrow morning, it's too late to come in." This happened right around Christmas 2013 when our baby was still a newborn. I'm sure Mike was comfortable in his heated apartment, taking a nice dump on his working toilet, and not wanting to fix anything during the holidays but this goes to show you how well their management style is. sPINEless Management should be their real name. read more

My husband and I learned about pine management from our broker Ahmad almost a year ago. Service is good for the most part employees on site are professional and care about the tenants. For us, things have become out of sorts as we attempt to renew our lease or choose some place else. After the one year period preferential rent was revoked and the price was raised above 3200 dollars. Senior managers sent word to onsite managers that there was no wiggle room, the apartment was recently remodeled and therefore the price was firm. Again, I reached out to senior management who put his middle managers in the awkward position of answering the email and conduction follow-up; which caused them to become frustrated and say if we didn't like the terms we didn't have to sign. That may not be the best way to speak with customers. We had valid concerns about the rate increase, key among them was proximity to NYCHA property, recent police patrols concerning shots fired, and leadership of onsite staff not addressing cleanliness, and vector, vermin issues. I bet these issues via email to the office and I was passed from one person to another. No one wanted to take ownership and address my concerns or they were quickly discounted. So why pay more if I am am not receiving premium service? I was offered to view a two bedroom that is cheaper in price than this apartment will be should I accept the offer. It makes one wonder if I was funneled in here so that the price could be raised later under the guise of legality. They really care about each and every one of their current residents and prospective ones as well. I have lived in NYC for over six years and have moved several times within that timeframe, working with different management companies. I recently signed a lease with Pine Management for an apartment in Brooklyn. Finding a place and moving in NYC is very stressful in its own right, however working with Pine Management has made the experience rather pleasant. For starters, they have been incredibly responsive with ALL my questions. All emails were answered within an hour or two and responses were very clear and thorough. The approval process was also super quick and hassle free. I worked with Margret who was a pleasure to work with and was incredibly patient with me as I tried to work out a move out date with my current landlord. Once I signed the lease, they gave me a renter's handbook explaining specifics about the building and paying rent, etc. Overall probably the best client experience I've had with a management company to date!!!! If you're new to NYC, or contemplating moving into one of their properties, do yourself a favor--and don't. Anyone who is giving them five-stars must be related to the company somehow... I've live here for 11 months. It's a really nice living experience. My apartment is at 56 W 106th St. with 4000$ a month, we get a big 3b1b apartment. There are washer and dryer in the unit! The living room is huge! And the super is warm and helpful! And the lady who rent the place to us KAREN is really nice and helpful. Karen Obamas was somewhat responsive, unfortunately she doesn't work at Pine Management anymore. Stay away from this company, we did everything with them by the book, we where exemplary tenants and we left behind a pristine unit when we vacated it for the new tenant. Unfortunately we feel cheated by them! It's been 3 months of chasing them for the return money of our security deposit, and nothing, zero, nada - no response to emails, no response to phone calls, nothing. Whenever we are lucky enough to get one of their admins in the phone - Aida Gashi - the response is always the same: the check is with their accounting / finance team and they don't know more.
