    Window track stuck sticking out preventing window from opening.

    Edited as of 9/4/2020: increased stars to 3 John M came out last week to look at what was missed on my previous inspection. John was very courteous and understanding with my frustrations. He reviewed the virtual walk through that was done with the original inspection and acknowledged that the windows absolutely should not have been marked as operational and the instant hot water dispenser also should have been noted as non-functional. They were very quick to address my concerns and own their employee's mistake. We came to a mutually acceptable resolution and I am very happy with how they have addressed the issue. I feel this was a one-off on their part and they were very nice to work with. We used Pillar to Post at the recommendation of our realtor back in June 2020. We were moving from out of state and were really relying on our inspection to be our eyes for problems in the house we were under contract. They caught little things: dry rot on a post on the back porch, trees too close to the house and some caulking missing on sinks to name a few. However big things like 4 of the 7 living room windows on broken tracks, leaking sink, hot water dispenser nonfunctional, were ALL MISSED ON THE INSPECTION! These are just some of the things that we're not found during the home inspection. When our realtor reached out to them their response was that it was noted in the report that the windows seemed operational however there were personal items in front of some of the windows so the inspector did not check them. Four out of the 7 windows are NON-FUNCTIONAL! I cannot believe that if one window was blocked then all windows are off limits for inspection? Now I will either have to eat the cost of repairing the windows or take the seller to small claims court and try to prove they must have known the windows were broken. I cannot believe the unprofessionalism that Pillar to Post has displayed during this process. I would highly recommend anyone considering them for a home inspection to keep looking. This is an industry people rely on when making such a large purchase and this company will take your money and do a very shoddy job.

    Yes some were mentioned in the report but not nearly all of the things we found that needed to be fixed, that should have been mentioned.

Pertinent information regarding their home was not included in their inspection report. Had we, the buyers, based our purchase on the seller's inspection report, we would have been ready and willing to buy the house with the understanding that we would have needed to put about $5,000 - $10,000 of work into the home. Based on our separate buyer's inspection, we likely would have needed to have significant repairs to the foundation, starting at $20,000 in addition the previous range. In addition to these repairs, the foundation repair would potentially cause other issues with the floor, drywall, and windows, expenses that would be nearly impossible to predict or budget for. This was downplayed on the seller's inspection report, as if age of a home has no factor upon future ramifications. There were numerous other issues such as exposed wires, window repairs and gutter repairs that were not identified at all on the seller's inspection report. It is one thing to instill a sense that home issues may not require immediate attention and can ultimately be resolved with quality repairs and sufficient funds. It is another thing to dismiss information in regard to the health, safety, and salability of what is many people's largest lifetime investment. We were fortunate enough to have a buyer's agent and inspector that provided us with a much more comprehensive report and were willing to tell us that this home would have been a significant financial burden. I worry that the sellers have not been provided with similar clarity while working hard to sell their home.

I had several questions about photos and comments he made, and I needed ten minutes of his time to discuss the report. Three messages and an email were left unanswered - he refused to call me back. I even left specific questions on my voicemails that clearly needed answers. Apparently, Luke wants to exchange $800 for an emailed generic report, but will not speak to you afterwards. He does realize I'll buy another house in Eugene at some point, right?

Tod had the most flexible schedule and competitive rates - it was a no brainer that we should go with him. On the day of the inspection we arrived early for the appointment and he was already there! He was very prepared and ready to start immediately. The inspection took about 3 hours for our 1600 sqft home. He let us tag along so we could learn more about the home and ask questions. We really appreciated his candor. He delivered news in an unbiased manner - even less good news was easy to take. He was super thorough and even went back to double check on things. Reports are normally delivered on the next business day, but since it was a Friday and we were eager to get the report sooner he got us the report in less than 24 hours. The report was AMAZING. He had photographs of all the critical issues and explained the issue. Our report was 34 pages long - which was much bigger than I was expecting (in a good way). Without question I would use SightLine Inspections again. I would highly recommend him.

He is incredibly organized and responsive and his background in construction management makes him extremely knowledgeable about both commercial and residential properties. We booked an inspection online and followed his payment instructions (you can pay in advance online or in person the day of the appointment). His work isn't cheap, but you get what you pay for. He does general inspections and can also do certain add on inspection services, some of which he subs out to qualified specialty inspectors. He was on time and thorough and had us meet with him at the property afterward to go over the report, which was detailed with photos. I'm super impressed with his skills and his professionalism. We trust his work and opinion and will definitely use him again when the time comes. The only caveat here is that he's very popular and performs only one full inspection per day, so it's hard to get a quick appointment if you're under a crunch. We felt very fortunate.
