As a homebuyer, I feel that the seller who used this company for an inspection and report was severely mislead. Pertinent information regarding their home was not included in their inspection report. Had we, the buyers, based our purchase on the seller's inspection report, we would have been ready and willing to buy the house with the understanding that we would have needed to put about $5,000 - $10,000 of work into the home. Based on our separate buyer's inspection, we likely would have needed to have significant repairs to the foundation, starting at $20,000 in addition the previous range. In addition to these repairs, the foundation repair would potentially cause other issues with the floor, drywall, and windows, expenses that would be nearly impossible to predict or budget for. This was downplayed on the seller's inspection report, as if age of a home has no factor upon future ramifications. There were numerous other issues such as exposed wires, window repairs and gutter repairs that were not identified at all on the seller's inspection report. It is one thing to instill a sense that home issues may not require immediate attention and can ultimately be resolved with quality repairs and sufficient funds. It is another thing to dismiss information in regard to the health, safety, and salability of what is many people's largest lifetime investment. We were fortunate enough to have a buyer's agent and inspector that provided us with a much more comprehensive report and were willing to tell us that this home would have been a significant financial burden. I worry that the sellers have not been provided with similar clarity while working hard to sell their home. read more

His inspection was routine, I guess, but he refused to talk to me after we received our emailed report. I had several questions about photos and comments he made, and I needed ten minutes of his time to discuss the report. Three messages and an email were left unanswered - he refused to call me back. I even left specific questions on my voicemails that clearly needed answers. Apparently, Luke wants to exchange $800 for an emailed generic report, but will not speak to you afterwards. He does realize I'll buy another house in Eugene at some point, right? read more

Incredibly happy with my experience with Luke. I'm purchasing from out of state and needed the inspection done in a couple days. He was able to fit me in AND I got my report that day! The report is very detailed, color coded text was easy to understand and pictures of any issues... which was a ton of help for me to show the seller what I needed fixed. He spent time after the inspection going over what he found with my Aunt and Uncle who live in the area and me the phone. I am incredibly happy with my home inspection from Oregon Home Inspections LLC. Luke was great to work with and was able to help me with an inspection on incredibly short notice as I was from out of town. I feel like the inspection was very thorough and he was sure to mention to me items he said that he didn't normally include on the report (i.e.: cosmetic issues). The pricing was fair and was great for the service he provided. I was incredibly grateful that he took nearly another hour to review his inspection with me at the end -- including adding and addressing a few concerns that I had. A nice bonus was it was very easy to understand -- like talking to a family member instead of a technical contractor. I was very happy with Luke's work during my home inspection. He was very responsive to calls, texts, and emails. He showed up on time, was professional, and gave a very detailed report (color-coded PDF with photos) the same day. He offered thermal scanning (to detect moisture inside walls) which was a plus. We recently acquired a property in Eugene and live in Portland. That left us scrambling to google a company to use for inspection. A quick search for Eugene Home Inspectors returns Luke and Oregon Home Inspections as the TOP search result for a reason. A quick call to Luke had us squared away and in great hands. When I arrived at the inspection Luke was flying a drone over the top of the house and inspecting roof/downspouts/gutters. He conducted an infrared inspection of the interior to check for water/leaks. We could not have had a better experience. Luke Rabun recently inspected our home. We left the house for a couple hours so not to be in his way. When we returned, our front door was wide open. We live on a very busy street with a lot of foot traffic & our door is just a few feet from the sidewalk--anyone could have walked in & ripped off our laptops & other electronic devices! He was in the backyard at the time, so he was totally oblivious to the rest of the world around him. Also, he made mention of our lath & plaster walls--what?? We don't have lath & plaster walls. . . . He left every light on in the house; they are all on dimmers, so that went unnoticed by us for a few days. He couldn't figure out how the outside lights turn on/off, so he said they didn't work. Luke said that our dryer vent was not installed properly; it was installed by a licensed electrician & the city building inspector said it was fine. Lastly, he came into the house with dirty feet--footprints everywhere. Needless to say, I am not impressed with this guy nor do I ever want him in my house again. read more
