The house was located in Vancouver, Washington and I live in California so we needed a realtor we could trust and who was capable of making this happen since we live remote from the property. She made the entire process easy and used excellent judgement to make the home sell after only being on the market for 4 days. Her experience with staging homes was obvious from the start. She is also very knowledgeable with the mortgage side of buying and selling property. She knows every side of the business. Dineve helped us get the house cleared out and was able to help us get an estate sale completed at the Vancouver property while we were in California. She made the stress of the situation as easy as possible. If I wanted to buy or sell a property she would be my only choice.

    I could give you so many reasons why you shouldn't even consider Eric Pelkey as your realtor but I…read morewill just name a few. First of all, Eric will say anything and agree to everything in order to get the listing. Once we signed, he stopped listening to any suggestions or any questions we had. He does not like checking in and is not big on communication. We had him for approx 2 weeks and by the end of that, he was so incredibly rude and hurtful that I fired him and he acted infantile by firing me back. He made one of life's 5 worst stressors that much more stressful. I told him that if I knew he had a power washing company and wouldn't be putting his full attention into selling our home, I would've thought twice about hiring him. His response: "I made more money power washing this past week than I'll ever make selling your little trailer (up until that point he had been referring to our home as a manufactured home). #1 reason why I know Eric to be the worst Realtor ever is that we hired Maisie from Evergreen Real Estate Group and the difference is night and day. By proactively reaching out to the brokerage community via a Coming Soon listing, April had the ultimate buyers of our home raring to go as soon as the listing went active. We were in contract three days later, and the super-smooth transaction closed early. April not only sold our home quickly and at the price we wanted, but she even sold our adjacent parcel that we hadn't even listed yet! :) It's my nature to obsess on the details of a transaction, and April made that a feature rather than a flaw in this transaction. Although there were almost no occasions for worry, April was great at reassuring me when I'd try to find something to fret over. April's transaction assistant Tiffany was always responsive and effective too. They make a great team! If we ever were to move back to SW Washington, April would definitely be our agent of choice. Ok,In regards L.A's -Two of the biggest mistakes home sellers make when choosing a listing agent are selecting an agent solely based on: 1.Highest List Price for Your Home 2.Lowest Commission, Just Remember that agents can't guarantee your sales price, the listing agent who suggests the highest price is probably untruthful. Ask this agent to show you numbers supporting that suggested list price. She probably won't have them or the home sales will be located in a different neighborhood. Trust me I've been there ,She did That! But Before contacting Maple Realty you better have some tips to consider : Beyond the expensive car or fancy clothing appearance , if she's a good listing agent , then she will live and die by marketing. Because marketing sells homes. Ask to review a complete copy of this agent's marketing plan before making the Important Decision to choose her. Precisely, what is the agent going to do to sell your home? Here is the bare-bones minimum you should expect: *Professional signage, including agent's cell phone number. *Lockbox. *Daily electronic monitoring of lockbox access. *Follow-up reports on buyer showings / feedback to the seller. *Broker or Agents Reviews & previews. *Incentives for broker / office previews. *Staging advice. *Weekly advertising in major newspapers. *Advertising in local newspapers. *MLS exposure with 8 to 12 professional photographs. *Virtual tour. *Distribution to major Web sites. *Four-color flyers. *Financing flyers for buyers. *Minimum of 2 open houses, providing its location is a candidate. *Direct mail to surrounding neighbors, out-of-area buyers / brokers. *Exposure at Board of Realtor meetings. *Feedback to sellers on buyer sign calls and buyer showings. *Updated CMAs after 30 days. *E-mail feeds of new listings that compete. *Updates on neighborhood facts, trends and recent sales. *Ask for discounts or Percentages according to the Deal you're in Remember, no single tactic sells homes. It's a combination of all those methods that sell homes. another Tip: If your home is located in a hard-to-sell neighborhood, hire an agent who lives in the neighborhood / sells homes in that neighborhood. Her Listings are very difficult to target and extremely Overpriced!, So expect to pay This Agent 5-6% for the Listing, because she's extremely expensive to deal with! Look for a listing agent who gives you a range. and Not someone who will take advantage of you There is always a price range. It might be apart $10,000 on the low-end versus the high, or the spread might be greater. Many factors determine the range, among which are location, temperature of the market and improvements. Maple Realty Inc and Maple LLc are the same company managed by the same person.

    I took care of a new property at 12803 NE 54th Way 98682 for 4 years and was a solid tenant with…read moreexcellent sub-renters. Had some drama with a guy's girlfriend moving from another state with their dog -- uninvited -- even though he told me upon move-in that he was moving in alone with no one else. She claimed to have all kinds of health problems and the guys in the house believed her lies hook, line, and sinker. There were no animals ever there on the property and she and the dog squatted without even asking permission even though I was the only one on the lease. The property manager, John Werbowski, and Leigh Golson, were absolutely useless in getting her much less all of them out of the house and their 'company' literally went from writing a document that says they were on the property illegally to ADDING THEM ALL TO THE LEASE. This was ONLY agreed to by me reluctantly since it was a pandemic and I knew that we would not be able to go to court. These are the most useless, spineless property managers I have ever worked with. John's Mom started the company and he literally has zero experience building something from scratch as nepotism runs deep there. If you go in to talk to them there, the ladies at the front will not smile or say hello to you. They truly know the business they're in: being scummy, spineless property managers who will do anything to make a buck and they do not care if you're a good renter or landlord or not. They will turn on you in two seconds if it means another month of fees. They didn't even call me back when I was having challenges with the squatters. I showed up and told them to please don't add them to the lease and they looked at me like I was an alien. John even had the nerve to say "we'll talk about this later" when they came in to take photos of the place and add them ALL to the lease (probably the dog too) when in reality he was ignoring my phone calls the entire time I was trying to get the squatters out of the house. I highly recommend you do NOT go with these people. This is not a 'company.' It is a rag-tag team of slimy unprofessional people who don't care if you're classy or hard-working or a good caretaker of a home. They truly look down on 'renters' and they are selfish and conniving and dim. This was one of the worst experiences of my life and it ruined my 2020 well beyond the pandemic. Oh, they also took my entire ~$2000 deposit and had ZERO interest in being classy with all the drama that went down with squatters in this home and me leaving because of it. If you don't care about being treated with class, respect, or dignity and if you don't care about getting your deposit back (even if the place is in solid condition when you leave), I suggest you give them a call.
