From the start, the communication has been poor, and the management--particularly Judy--has been unprofessional and unresponsive. I've received years' worth of nitpicky complaints about minor issues like slightly dry patches of grass, which I've managed to shrug off. But this year has truly been the tipping point. After accidentally making a double payment, I contacted Judy immediately with instructions not to deposit the check if it arrived after I paid online. Despite our email exchange, the check was deposited the very next day. It took weeks of back and forth just to get my own money refunded. Now, there's an unapproved above-ground pool installed in a neighbor's backyard that is damaging my fence. I've sent multiple emails with photos, and after weeks, I've yet to receive any response or acknowledgment. This company is a joke. They operate out of their home, and the lack of transparency and accountability is staggering. I strongly believe this management group should be replaced by a professional company that actually communicates, enforces rules fairly, and provides transparency about where our dues are going. I would happily pay more for proper management that takes the responsibilities of an HOA seriously.

Owner Review: Shady Tactics, Misleading Auto-Renewals, and Broken Promises…read more I am writing this from the perspective of a property owner to warn others about the poor experience I had with TMG. While they have a very convincing sales team that promises a "partnership" where you as the owner are able to be hands-off while your home is well-cared for, the reality is quite different. They don't follow through with what they promise from a property management perspective and use predatory contracts with high early termination fees that are designed to lock you in, regardless of your property rental goals. Property Owners, beware: Maintenance Neglect: While the maintenance crew does decent work, getting them to actually come out to your property is a struggle. While living abroad, it took my manager, Elijah B., 60 days to tell me he couldn't turn on my Wi-Fi-enabled sprinkler system because it was "too difficult." By then, my lawn was already damaged. Even when I offered to pay the hourly maintenance rate to fix it, he couldn't coordinate it. I had to hire an outside contractor myself. Poor Inspections: They charge 10% of the rent but offer very little oversight. During the mid-year inspection, they failed to notice, follow-up on, or replace a filthy air filter that I had pre-arranged and provided a replacement filter for free. More importantly, they missed the fact that the tenants had repainted multiple rooms. Because they didn't compare old photos with new ones - as a result, we "missed the window" to charge the tenants for the unauthorized painting on one of the rooms. High turnover and shuffling between different account mangers: I was constantly passed around between new property managers, accountants, and business development reps. No one talked to each other, which resulted in more work for me and more damage to my home. My second manager, Heather K., gave me several contradictory statements regarding basic tasks like scheduling AC maintenance. Predatory Billing: Despite telling the sales team from the start that I was only going to be renting my property for a year, they "didn't have this in their notes" and charged me a $1,700 early termination fee. When I pushed back, their response was essentially: "You signed the contract and didn't read the fine print; pay us or go to collections." The "partnership" the sales team promised vanished the moment there was a billing dispute. I even reached out to the President, Carmen Villarma, and the COO to ask if this is truly how they want to do business. They didn't even bother to respond. The Bottom Line: My opinion is TMG spends a lot on Ads to appear first in your search, but that money comes directly out of the pockets of the owners they neglect. Save yourself the stress and the money--find a company that actually values your property. There are tons of property managers you can google that are actually going to give your property attention and dont rely on charging you thousands of dollars when they fail to renew a client.

We transitioned from another management company approximately 18 months ago and have been extremely pleased with both the company and our community management team, Corey D. and Nancy L. This year, our HOA board is almost entirely new, and we have relied heavily on their guidance and support during our transition. We have likely made more calls and sent more emails than the average board, yet Corey and Nancy have consistently responded promptly to every question and concern. Their professionalism, responsiveness, and willingness to go above and beyond have helped us successfully navigate the inevitable challenges that come with a new board. In addition to the exceptional support they provide to our Board, several homeowners in our community have commented on how refreshing it is to finally have community managers who respond quickly to calls and emails. Their level of communication and customer service has made a noticeable difference within our community. I highly recommend IWM and their wonderful team.

They are communicative and responsive plus they are actually logical when it comes to issues at the house. Right when I moved in I discovered the sink was leaking because the garbage disposal had a crack. They came and swapped it out very quickly. After about 2 months we had a pipe burst and flood the upstairs bathroom and into the kitchen (no fault of owner, Zenith, or mine). They made all the arrangements to have the owners insurance take care of repairs. Zenith worked around our schedules and didn't have lots of pressure to do things. Moving out was just as smooth. I hired a maid service to clean and gave them the receipt. They have in the contract that a professional carpet cleaning will be done and taken from the security deposit. I got my final papers and it was a very detailed and organized line by line of all payments and move out expenses plus my check for what they owed back. They also had copies or receipts for cleanings and minor repairs. They didn't nickel and dime for wear and tear either. I was blown away by how friendly and thorough they were. Overall I highly recommend them. They are friendly and work like they care, not like you are a number and they are a corporation.
