In the meantime they are charging late fees and sending me foreclosure threats. It's absolutely insane and such terrible customer service. I am clearly not the only person who has experienced this with your company. I vacated the home on 10/31 and received a so-called "final" deposit disposition on 11/21 with over $7,000 in charges. A licensed private investigator subsequently entered the home and confirmed that none of the repairs listed in your charges had been completed. Coincidentally, Sheila removed over $4,000 in charges. I know a scam when I see one. This management company is manipulating the law to your advantage and abusing the system. I have full documentation and evidence to support my claims. This matter will now be resolved in court, and I will make sure others are aware of these practices so they do not experience the same situation. read more

This is the worst management company from a tenant's point of view. They refuse to repair issues. I had an emergency maintenance concern and no one would answer the phone or their emergency line. High turnover and terrible communication. Recently, they had me sign a new contract. They snuck in a clause that will now charge me $10/month for them to make a payment to the properties' HOA--something they've been doing before without the fee. They were not transparent about this change, and when I questioned it, said it was necessary to maintain their service standards. They need to either raise their rates or not provide services requested. They have nickel and dimed me for 3 years on different issues. They will not refund 8 months worth of paying the fee ($80). Put simply, it's a money grab. This is the kind of business you must read every single line in the document before you sign and question everything. DO NOT RENT FROM THIS COMPANY! I worked with Troy Korum. We were told we needed to pay the security deposit plus half more and the rent and all their fees. Their screening company is AWFUL! You can never get a hold of someone. They didn't even take all our income into account. The same day we were offered the house and put the $600 deposit down I was given a job opportunity out of state, was told they would give me my $600 back, I have yet to see it two weeks later. Luckily I have emails so I can dispute the charge with my bank. I'll 100% be reporting this company to the BBB and disputing with my bank for fraud. Stay far away from this place. My neighborhood uses Invest West Management for our HOA. I have been a resident in the neighborhood since 2020 and I own my home. I have never had a great interaction with this company. They continuously harass me and send me inaccurate photos of what they say is my property. They took a photo of my garbage cans at the curb at one point and then repeatedly used the same photo to claim that I was in violation of their rules. Their latest complaint is about my yard. I take care of my property. I informed them that the weeds they spoke of were not on my property. I recieved a very rude response from a Pam Halseth. She still didn't seem to understand that the weeds were not on my property. Perhaps they should research where the property lines are before they start harassing people? I have also had one complaint about parking and the person that responded clearly was unable to comprehend my complaint or the CC and R's. Needless to say, the problem was never resolved. I despise this company and strongly recommend you stay as far away from them as possible. read more

Their accounting department and office managers are so inept at their jobs that they made a 3 year long mistake resulting in trying to make us both for 3 years of garbage for BOTH sides of the duplex. They tried to argue with us for over a week about how it wasn't both sides, but we had already talked to waste management. I know housing is tough right now, but avoid this company. Let's start small. When we moved in, the back door didn't lock and there weren't GFCI outlets in the bathroom or kitchen. The outside of the house is the managements job. gutters may have been cleaned 2 times in 3.5 years. The refrigerator was leaking and they told us we just didn't close the door correctly. As if we'd made it to adulthood without learning how to close a door. A tree fell last year. We needed help removing it. It took over a month before they said "we're closing the ticket but don't worry about it" we ended up removing most of it ourselves but there's still some under the carport And to top it off the bathroom ceiling poured water from it when we ran the tub. It was never fixed before we moved out so we weren't able to properly clean the shower. Document everything if you have to use this company. read more

We can't get any communications, they ignore everything, our properties are falling apart -our decks are literally rotting through and we can't even get them to acknowledge our emails; and don't get me started on the other two dozen problems. Invest west owned properties seem to be very well maintained. However, DO NOT RENT FROM invest west properties owned by Jason Ericson. This property owner does not care about the tenants or the upkeep of his properties. Multiple Maintainence requests have gone in completed. Management does not frequent this location and has zero checks and balance in place. Work orders are submitted and frequently "completed" without actually being completed. I've had to manage the Rat infestation on my own, as have my neighbors. The laundry room has NOT been cleaned. They added an unexpired fire extinguisher and called it good. Gutters haven't been touched and are still disconnected from drainage and the actual building, fireplace and chimney untouched, landscaping is a joke because I've had to trim and upkeep the hedge out back and the Rhododendrums on the side of my house independently. If I don't maintain them then they grow over the small walking path. All the landscapers do is mow and blow the leaves around. Jason Erickson keeps this place looking like trash and treats his residence as trash. Bottom line-don't rent here. You can get your moneys worth at any other rental unit. They even increased rent from ~$1200 to $1500 but did absolutely nothing to improve the state of these buildings. There was a shooting two doors down a few months back. The family's front door wasn't functional after being shot through several times. Jason Erickson did nothing. The door stood there for months until it was replaced. read more

I do like the the tennis court. I appreciate the quick attention that was given to a stolen vehicle that was left on the street. I do find the agency easy to contact or responsive to e-mails. They send out chastising photos of discrepancies on homes. This can include leaving your gate open or your recycling out. This has occurred while the home owner is actually taking the recycling in. They are not considerate to aging homeowners or ones with health or emergency concerns. They require written approval for home improvement projects but are difficult to contact to submit the request. They demand expensive restoration projects that are beyond reason considering the financial capabilities of the home owner. read more

Living at the Main Street Village in Washougal for about 2.5 years now. Here is a list of things that have broken or went out in my apt. 1)A/C - Out of Service for 2 weeks during July while the person went on vacation and didn't tell us. 2) Also in July, the refrigerator went out, we had to get ice coolers to keep our food cold. That was almost a week 3) Microwave - had to get new one 4) Oven Door - fell off 5) Kitchen Faucet sprouted holes in the faucet spraying water to ceiling 6) Dishwasher still not working - doesn't even add water, never drained 7) Garbage disposal, breaker went out and needed replaced 8) Washing Machine - Leak inside the walls that dripped down below 9) Flooding in the Master Bathroom that soaked the entire bathroom, bedroom, closet. I called them right away at 8am when I woke up and they did not come until 2pm to start soaking water up even though I told them I need a wet-vac. I soaked up like 30 container's from my carpet shampooer which did not make a dent. I lost access to my room, my closet, and the bathroom for over 2 months. My electricity bill was 3 times the amount that it normally was due to having the Industrial heaters on 24/7 per their instructions, there were 4 of them. Very bad communication about the whole thing. When I asked if I would get any compensation for being put out they told me that I have another bedroom and bathroom. For one thing, the 2nd bedroom was housing all the things from the 1st bedroom so literally could not walk in there. 2nd, my closet access was gone due to a long heater that looked somewhat like a large flat grill. They then said they would submit to the insurance company and that was a few months ago. They do not respond, do not tell me anything and now they want to raise my rent $320.00/month unless I sign another lease, because I am only on a Month to Month now. This is a big one! Does anyone know where I can get some help on this? 10) The office is NEVER open! The Mgr lives on site but you can't go to her apt. if something is wrong, she never answers and there is a sign on the office door that says it is closed. It is always closed. Don't believe me, swing by anytime during the day and you will see. I never even got to see my appt. before moving in. I was also told by the electrician that he has had to replace many breakers in the complex as they were faulty. These places look nice, they are fairly new, but they are cheap, everything falls apart and they do nothing to look out for the tenant. When the bathroom flooded, they tried to blame us and the Plumber told them that it was not the toilet, it was impossible for the toilet to do so because it has a stopper... Stay Clear - they have many fees and don't like explaining much. They had 2 sisters on contract in my home and upon my return, found was a man and woman who occupied it (man with bullet hole vehicle). They do not stay up to date with invoices - had landscaping do lawn work at my home, yet after 4 no show invoices, didn't even question if work was being performed. All of a sudden, 519.36 was subtracted from my monthly payment. Which, there was only one issue with my home that I should have been responsible for - leaky bathtub faucet that I was charged for - which I may add was still leaky upon my return - yet, there was only 1 month after a year's time that was an accurate monthly payment to my account - all the rest were inconsistent and to this day, not really sure why. Last payment was almost half and no explanation for it being so low. Most employees work remotely so good luck trying to get with someone to explain things. Also, was on website, was told someone would get back with me few weeks back, haven't heard a thing. Final thought - BEWARE of this company - go somewhere else to get your property managed!! read more

I originally sent them an email 12/13/18 after months of unresolved parking issues and garbage being outside of our neighbor's house. I was informed they are working on it. I sent another email to follow-up on the garbage and parking situation on 8/3/19 as we received a letter regarding trash outside our home. (We have absolutely none- that would be the next door neighbor's trash) Nearly, another month later has passed and nothing has changed! We are in the process of listing our house on the market, our biggest investment and unfortunately, this may deter people from wanting to buy our house. I mean, I don't know about you but I don't want to live next to a house with garbage all over the side of their house and yard.. not to mention, cars that don't get driven and are all parked in different places of the neighborhood. I just would like to know where my money goes as they clearly don't do a dang thing except respond via email since they can't ever manage to give a call back. read more

I have an aggressive work schedule, limiting my time for viewing/paperwork/office visit/etc. I worked with Sunday over a two week period, she was prompt, flexible, and professional. I was so pleased and frankly impressed with the service they provided me. She let me view the property after hours (maybe specific locations only) She also let me in early to take measurements making sure all my furniture would fit. I asked a hundred questions, no exaggeration, she answered everyone as specific as I asked with a response time unheard of. I applied for one of two available townhouses in a complex, someone else was already in line for the first one so she transferred my application for me. No need to re apply, no new fees. Very professional and in my best interest. Other companies will push you and trick you in to renting a unit, Invest West was polite and not pushy at all. I am now in my new home, my dog and I couldn't be happier. If our experience continues as it has, I may never move. Thank you Sunday and Invest West Management. read more

Worst management company I've ever dealt with, and I'm a real estate broker for over 20 years. I had them manage several of my properties seemingly OK for a number of years, but in the last year or two their service has been incompetent. They are unresponsive, promise repeatedly to do things they don't do, provide shabby repairs when needed, weren't even able to get a small condo ready for occupancy in over a month, and amazingly (after I told them I was leaving them) did not forward bills to me. I'm supposed to pay 250 a month for hoas through invest west management. They put an extra balance on my account so they could could charge me late fees for 8 months. When I finally was made aware of this problem I paid the balance to zero. The next month they decided to raise my hoa dues $284 without letting me know. Whenever I contact them with questions or concerns they are very unhelpful and some employees are unprofessional and disrespectful with their responses. Additionally, the yardwork and outside maintenance that they are supposed to be responsible for is completely nonexistent. IWM was crucial to this project. They had the vendor, experience, and support staff available for me to execute the process, which would have been a much more daunting task without their support. We rented a property that came under their management for about a year, and they do not have much of a concept of what it takes to effectively run/manage a business. There is little to no communication between the office workers who field calls, so if you call with an issue one day and then call again to follow up the next person working knows nothing about it. We put in a work order to replace the dishwasher in our unit and it was a three-week-long process of the maintenance team setting appointments to install the new one and no-showing for the times that THEY had set as convenient. Next, during the installation process, the technician managed to knock the water pipe under the sink which resulted in flooding the under-sink area which we stopped up with towels and called in the next day. Later that day the technician showed up in his maintenance vehicle to the apartment adjacent to ours, worked there for a couple hours, then departed apparently without ever being aware that there was a maintenance emergency in our unit, due to the failure of the office staff to communicate with the technician. We have been moved out for weeks now and up until today were still receiving emails as if we still lived there, addressed to both me and the new tenant, even though the addendum paperwork to remove us from the lease and replace us with the new tenant is on file both physically and electronically with them. If you have an option, try to avoid this company! read more
