Although I do see that there are a handful of reviews by family members in the mix. From start to finish of the application process it has been one of the worst home rental experiences for myself to date, which is saying something as I have lived in several states in the US and a couple of countries abroad. Apparently, the company is relying heavily on AI to do the job of human employees, which is a disservice to the homeowners as well as potential renters. Our experience started with an AI bot setting up a fake tour during the middle of the week. I received a text and an email confirmation for the property tour after negotiating a time over the phone with the bot. My partner and I then showed up at the appointed time to find that nobody was there to meet us. I called Spear and left a message asking if there was someone coming to the property. While doing so, the homeowner came home to find us waiting for a tour that he had no knowledge of. After an incredibly awkward initial interaction, the owner very graciously offered to tour us himself. At this point, staff from Spear did call to apologize, stating that the AI system was new. That was the only instance we  had a real time interaction with Spear staff when needed, but the error was already made. We actually ended up having a positive interaction with the homeowner despite the mix up, and we let him know that we would be putting in an application. He said he would put in a good word, and we said our goodbyes. That was the only bright spot in the process. My partner and I then put in our applications, and began to receive a series of auto-generated emails prompting us to nudge anyone who we would be relying on for information and references, sometimes multiple emails a day. After a few days we were told via these auto-generated emails that we were accepted (we had to enter a portal to open the acceptance letter). This notification came to us at the end of a particular day. The next day when opening the email, we saw that a deposit was posted as due the day before, even though we hadn't been told yet that we were accepted or how payment would need to be made. I called several times asking clarifying questions, and never received a live person, leaving voicemails each time. Desperate to talk to a real person before having to hand over thousands of dollars and having time to read the lease and ask relevant questions, I drove an hour round-trip on my lunch break to their "office". I found that their office address is nothing more than a mailbox at a circulation desk within a building.  On my way back to work that day, I did receive a phone call from a staff member who said that Mackenzi Spear was out of town and when he returned, he would address our questions. My partner also had questions, as this particular property had additional HOA rules and regulations that we needed to review, but were not provided. The process to get answers was laborious, and days would go by intermittently as we gained partial information from Mackenzi only via email, and never a personable phone call where we could have a normal conversation. I asked both in email and via text messages with staff for instructions on next steps in the process, but received no answers. We then received an ultimatum from Mackenzi to sign the lease or lose the house, before we had been supplied with all the information requested and reasonable time to review it so that we could make an informed decision. Unfortunately, Spear's ultimatum fell on a day when I was on a scheduled trip out of state (which I had told his staff I was making prior), and I was literally airborne when his imposed deadline passed. But ultimately, my partner and I were feeling like we dodged a bullet with this company. If this was how the application process went, we couldn't imagine that dealing with them for the duration of the lease would be any better. We were quite disappointed because we loved the property and felt the owner and ourselves deserved better. I cannot recommend.

Anytime something came up in the unit, they got back to me right away and actually fixed it, not just a "we'll get to it" kind of thing. Hiring Descansa PDX was the worst financial decision we have ever made in our lives. Working with…read morethem left us feeling embarrassed for ourselves and wondering how we could have been so stupid to hire them in the first place. For those who don't want to read the whole review, here is the summary: we trusted this company to manage our rental property in St. Johns for just under 2 years. During that time, they did nothing except let a tenant vape in our house to the point where our walls were covered in grease and allow her 3 dogs (none of which were on the lease) to urinate and defecate throughout the bedrooms. They were incapable of solving basic maintenance issues, and they (self-admittedly) allowed the tenant to deny them access to the unit. We hired this company at the end of 2023 to manage our 2 bed/1.5 bath townhouse. They placed a tenant shortly after, and everything seemed fine. We didn't hear much for the first year; we figured they were doing what we hired them to do - take care of our property. We started having issues after we never received the annual walk through. We were notified of and charged for an annual inspection in July 2025. However, the report never showed up in our owner's portal, even after reaching out for the results. At the same time, our neighbors reached out directly to us to complain of a strong dog poop smell coming from the backyard, and sent us pictures of a massive amount of dog poop that had obviously never been cleaned up. We reached out to Descansa and asked them rectify the issue immediately (we had verbally agreed to allow one pet in the unit; there were no pets annotated on the lease agreement). It took them 3 weeks to send the email to the tenants telling them to clean up the dog poop, but not before their office staff somehow mistook us for the tenants and sent us an email about it first... In early October, 2025 and we had an electrical issue on the exterior of the home. Descansa proved incapable of being useful in this situation too. Luckily, our family in the area works with an electrician on a daily basis and was able to get to our property to take care of it. While they were there, our family member learned there were 3 dogs in the house, and told us the inside was effectively destroyed by pets. We finally received the annual inspection report from July, 2025 in October. The report (which was a scanned copy of a wet piece of paper) had an inspection item called "Pet Friendly?", where the inspector annotated "DOGS ON PREMISE." In other words, they new this tenant was in violation of the lease and did nothing about it. They also failed to mention the fact that these dogs had been trapped upstairs by the tenant and had been urinating and defecating in the bedrooms (probably since they moved in). We decided (stupidly) to give this company another chance and allow them to work through the issues. In addition to everything listed above, they also failed to perform basic requested maintenance, such as replace a microwave. Come to find out, it's because the tenant was not allowing them in the property after the required notice in the lease... and they rolled over and allowed that to happen multiple times without ever telling us. We fired them in early 2026. We hired a new property management company who attempted to assume responsibilities from them, but after learning how poorly this property was managed, our new company refused to take control until the current lease expired and the tenant moved out. My husband and I had take over for the last 3 months of the lease. Descansa's CEO Kate Simer exchanged emails with us several times in the lead up to us terminating our agreement with them. Here are a few direct quotes: - "Multiple appointments were scheduled and rescheduled due to (tenant) canceling or refusing access." Refusing access to the unit was a direct violation of the lease. They never documented or alerted us to any of these issues. - "What made this situation more complex was the combination of restricted maintenance access, escalating tension with the tenant, and growing strain in communication overall." Again, how could access be restricted and not annotated as a lease violation? The "growing strain" in communication was caused by Descansa's inability to communicate and their 2-3 week email response time. - "We were not aware there were more than two dogs in the home." Clear sign of their ineptitude given their "inspection" that they performed. Also, we agreed to only allow one pet in the home. This saga ended with about $20k in repair expenses as my husband and I flew across the country to tear out all flooring in the unit, wash the walls clean of vape residue, scrub dog feces off the baseboards, roll the urine-soaked subfloors with Kilz primer in an attempt to neutralize the staggering smell, and shovel ~2 years worth of dog poop out of the backyard (that was never taken of). Their introduction letter named the company but no individual property manager contact -- a potential violation of ORS 90.305. Multiple residents called Sterling repeatedly for weeks with no callbacks and no responses. When I called their Vancouver, WA office requesting our property manager's contact information, the receptionist refused to provide a last name and was shockingly rude. June & August rent statements arrived with zero Sterling contact information -- no address, phone, email, or website -- despite their introduction letter devoting an entire page to payment instructions. July rent statement included a page with contact information, but only after I sent Scott Hess a copy of my MMCRC complaint. After I cited ORS 90.305 in writing and contacted their licensed property manager Scott Hess directly, Sterling responded promptly and provided individual contacts and park rules. Prior to that: weeks of silence. Our community consists largely of working class residents, many non-English speaking, elderly, and disabled. Sterling's responsiveness appears directly proportional to how much leverage a resident has. Documentation exists. MMCRC has been notified." For context: our previous management company, Pure Property Management & owner property management people, were responsive, professional, and respectful ~ unlike Sterling.
