If I could give zero stars I would. Passadore is a fraud. I live in one of their units that I own. It was freshly painted with the lowest quality and peeling. When notified he said I could do it myself or hire a handyman... I have new roof that is leaking. In the repair portal he deferred it. I pay $222 a month for this joker to nothing but drive around once a year. There was a lawsuit regarding him and defrauding an elderly. From what we all can gather the old HOA president who hired him most likely got some sort of a financial benefit. These people should be out of business not running a huge townhouse subdivision. I'm lucky, my place is pending. Will probably sue him of the roof isn't fixed and I had to pay to have it done. read more

One of the most frustrating companies I've ever had to deal with. This company is supposed to manage a number of homes that I am on the HOA Board of. They are impossible to get a hold of. To get them to take action on urgent matters/items would be a miracle. And there will be months where they simply don't reply to tenants, anyone on the board, or home owners. They have been working on the same urgent projects for us for over 2 years now and there has been zero movement, they had the audacity to blame the ice storms a couple weeks ago for a 2 year delay. Currently our properties are blocked from emergency vehicles being able to gain access and it's only a matter of time before something tragic happens. We've asked them to paint and post the fire lanes and have a tow company monitor them...ITS BEEN 2 YEARS and they haven't even painted the fire lanes or sent out any communication the the tenants/owners. They've also made a mess of our utilities and there's no end in sight. If I did not own a home and live here I would understand your defensive response. As a business you are always going to be critiqued both good and bad. Instead of taking the time to understand my concerns whether I am right or wrong you unprofessionally responded with "fact checks". Till this day when a concern is brought to Passadore Properties attention it is either dismissed, ignored, or told it's not their issue to deal with. My wife and I had a horrible time getting them to make repairs. We had black mold in several locations throughout the home. When we did the walk thru with Eddie we were told it wouldn't be a big deal and the repairs would be made ASAP. Long story short we were forced to call the city and have them cited. He sincerely cared about being detailed and transparent about cause, solution, and proposed next steps. The team didn't start any new tasks until I approved. End result - problem solved beyond expectations (the team took the time to install a solid long-term solution rather than a cheap quick fix. The work areas were left clean. I have personally been a tenant at a Passadore Property for the last five years and have had nothing but a great experience when dealing with the team at Passadore Properties. Lease renewal was always a very simple process, maintenance requests were addressed with urgency and fixed promptly. They utilize an easy to use online tenant portal which made rent payment, requests, and lease agreements very straightforward and easy to use. The move out experience was also extremely easy as well. Could not have been happier; My family and I stayed for a simple, yet magical weekend in one of their properties on the coast. Very speedy and easy booking with Eddie and his management company, even with all my questions Eddie always has a speedy and helpful response. The property was on a dead end road laid back off the road with lots of privacy. Easy and short walk to the bay, dock and trails. The home was so warm and welcoming, with everything needed for a family or even romantic couple getaway. During the weekend I was even able to text the caretakers about adventure ideas in the area; they were always willing to give me lots of helpful responses. We have been renting a sub-divided house in Washington through Passadore since the beginning of 2020, and overall our experience has been a good one with a caveat. The pros: Eddie is a very friendly guy. I have never felt like I was bothering him, even if I have hounded him for something. I don't think he has ever failed to answer the phone when I have called him directly. I enjoy speaking with him. Every time I have had an issue it has been competently taken care of. Most recently we had a plumbing issue, and as Eddie's team wasn't available due to COVID he paid for us to hire a plumber to fix it. Before that, they installed a cat door to our specification upon request. They have been very flexible with us. We had to move upstairs from the basement unit as there was some renovation that needed to be done for the city. Because of the inconvenience, we received a generous rent credit. Early on I had some trouble setting up my bank account through their website to pay rent, and wasn't able to pay for about two weeks after rent was due. Eddie's team agreed to forgive the usual late rent fee that would have accumulated. The cons: The main and really only issue I have had with Passadore is communication. Their website has a space to submit maintenance tickets and ask questions. These have often gone unanswered until I have prodded several times for updates, sometimes having to text or call him directly. (As mentioned, calling him has been a very reliable way to get ahold of him, though.) I think it's quite understandable that COVID and the recent disastrous wildfires in the Pacific Northwest have left him stretched, but older reviews lead me to believe that the communication challenge has been an ongoing problem for years. A related issue is needing to actively seek out important updates. For example, our lease elapsed at the beginning of the year, and I had previously reached out to ask about renewal without response. Today I called Eddie to discuss it and learned that they are moving everyone to month-to-month, with no rent increases. This works fine for us, but it was peculiar that I had to initiate the conversation rather than the company sending out a mass email or something. Overall, our experience has been that Passadore is a company that is disorganized but otherwise easy to work with and very flexible. If you can tolerate that downside, I think it's a fine place to rent from. read more

Coburn Crossing is a horrible place to live. The manager Jeff P does not care about his tenants. This property is supposed to be environmentally friendly, yet it has such a poor hot water heating system, that we must run the shower for 10-15 minutes before the water gets warm. We have told the manager about this, as not only is it bad practice to waste the water, but it is also costly. Jeff has not fixed the problem. We were guaranteed WIFI in our lease, and after 2 1/2 months, we still do not have it. Jeff just keeps saying he will have it set up next week. For those of us who work from home, this is making it impossible to complete our work. There are so many problems with the buildings that are completed, and Jeff is not trying to fix any of them. Beware, this home is borderline uninhabitable, and the manager does not seem to want to address the problems. read more

We just moved out of a townhome we rented in the orenco area for 2 years through Passadore Properties. They were easy to work with and my family had a great experience. Their website, specifically the maintenance request page was effective and managed well: when our Washer broke, they had a replacement delivered within a few days. Eddie was personable and caring, and made our move-out as smooth and stress free as possible. In general the company is hands-off, but we always knew we could get a hold of someone if a problem arose...which was a comfort after years of dealing with large apartment complexes. I rented a property through Passadore when I moved to Seattle last year. We signed the lease without ever seeing the house because we were still living in FL and needed a place secured before we packed a moving van for 3k miles. Eddie Passadore said that he'd buy us a drink for signing the lease so soon since it saved them from having to do an open house (they are based in Portland, but have some properties in Seattle). I figured it was just an empty gesture that wouldn't be followed through on, but he actually showed up with a case of local beer! He drove to personally meet us on move in day to give us the keys and he even helped move a heavy trailer. Regarding the actual property, we only ever had one issue with the house and it was resolved within the day. Jason & co at Passadore were very fast to respond and hired a good company to do the repair. Their payment system is easy and convenient. Lastly, Eddie is a really good guy and operates his business the way that businesses should be run. He does the right thing and makes sure that his clients are happy and isn't just about making a buck. I highly recommend these guys. read more

I too thought they were very 'nice' and accommodating when I leased from them 2 years ago. I was an excellent tenant, paid my rent, and only contacted them once in 2 years because the furnace stopped working. As a 25 year homeowner, and now in a position where I was living it someone else's home, I treated it with the upmost respect. And yes, I am someone who was taught to leave a place in better condition than when you arrive, whether it's a campsite, a friends kitchen, or a leased property. During my 2 years there, I planted flowers in the no existent garden. I maintained the house as if it were my own. When I was preparing to move, I had the carpets professionally cleaned. The home professionally cleaned - you could eat off the light fixtures, the baseboards, the shelves. The walls were patched and painted every place I had hung a picture or shelf. I power washed the patio and walkway. I left it immaculate and move in ready. And I was told not to attend the walk-thru my the office manager. It took 60+ days for me to receive my statement and partial refund. A violation of Oregon law. This was after my third request for them to fed ex or hand deliver the check to me (as they claim to have mailed it twice before). So let's assume they did mail it. On time. But it never arrived. Twice. If I mailed my house payment. Twice. And it didn't arrive to my mortgage company, I would be responsible. Same for a car payment. Or rent payment. And on top of that, when I finally relieved the statement and check, the deducted $627 for landscaping, touch up paint, cleaning and carpet cleaning. This would be considered 'normal wear and tear' which is not what the deposit is intended for. I have been nothing but polite, yet frustrated, in my communications with Eddie. However, when I asked that he refund my deposit in full, he chose to stop communicating As a businesswoman, I cannot believe that this is how an excellent 2 year business relationship would end. That he has so little respect for his tenants. And as a now-property owner looking for a property management company, I would never use Passadore Properties. Unfortunately, I now must waste my time taking them to court. The good news is that I can sue for twice the amount they withheld. Along with my hourly rate spent fighting this. DO NOT Do Business With these people under any circumstance. They are incompetent and insidious. As an Owner: 1) They did not sent me out a new lease when mine was set to expire. This cost the owner close to a THOUSAND dollars because under Portland law you must give three months to raise rent. They admitted this mistake when they tried to raise my rent and I called them on their BS. 2) They only charged me for one quarter of water charges. I was supposed to be charged for water every quarter. I only got charged once. I assume the owner got stuck with the bill. 3) Their handymen are incompetent, more on this later. 4) It is impossible to reach them on the phone. They don't have anyone who picks up if you call their general line. If you leave voice mail or email it is 1-2 weeks until you get a response if ever. As a Renter: 1) They withheld $350 deposit FOR CLEANING A STUDIO APARTMENT that me and three relatives spent five hours cleaning. Their evidence was a few specs behind the toilet and a small corner under the sink I forgot to clean. The place was virtually spotless. I was getting married two days after move out and didn't have time to take pictures, so I couldn't pursue in small claims court. (I've never had any cleaning deposit withheld before) 2) They withheld $150 for made up "Trash Disposal Clog" it worked fine when I left and for touch up paint which should be covered under normal wear and tear. 3) They took 3 months to fix a broken microwave. 4) I asked them twice to put a lock on the screen door since it was the only ventilation. They came twice and twice put on locks that were broken within a week. I gave up after that and suffered with no ventilation at night. I have rented from half a dozen landlords in my time and never had a problem until Passadore. Avoid them at all costs. read more

Updated: After finishing leasing from them for almost three years at Hillsboro OR, I have to say I have no complaints from Passadore Properties. Payment terms were not changed without due notice (only once in almost 3 years) and at a fair increment, and they were flexible and honest with lease terms and conditions. Payment through their portal was a bit challenging at first but after they made some changes it was a breeze. On the few occasions I required maintenance service, they were very prompt to respond and take action. At no point did I have to incur in any extra expenses to cover for any of this. They're handyman was responsible, honest and quick. The end of lease process has been quick and easy so far. read more

I currently am having to take this company to court for many reasons. I don't have time to list them all but one big one is this. It has been three and a half months and we still have not received our security deposit. They are also charging us an obscene amount of money for normal wear and tear. Not to mention they redid the whole yard on our dime. We were only required to MAINTAIN the current landscape. They tried to charge us $650 for painting and $600 for carpet cleaning (fyi only the upstairs is carpeted). I could go on and on but I just want to warn every about them. I'm convinced this company doesn't exist. Interesting I noticed the 5 star reviews seem to be from renters and all the 1 stars are from owners. As an owner I've sent many emails to them and few are ever answered. Twice my agent quit and I was not notified. My emails were rejected since the person no longer worked there. It took them 4 months to confirm the new rent price. 3 times they told me I would be informed of repair costs and have to approve them. 4 times I got my monthly statement and been shocked to see all these approved repairs. They pay their handy man a ton. I got a bill for $300 to replace a single lock. I had to resort to emailing them via the contact us form on the website because my emails were unanswered. Honestly the worst company I've ever used. BEWARE OF DOING BUSINESS WITH THEM. read more

I am now renting my third property from this company and have found them to be attentive, responsive and compassionate. Service requests are responded in a timely manner and repairs are made appropriately. In addition, unlike big corporate management companies, Passadore works with renters and owners as if they are real human beings, with dignity and respect. They are also very respectful of people who experience disabilities. They also are very fair in their rental policies. When I was going to rent my third property with them I actually was looking at a different place and I had seen this other property and had an application in, as did another person and they got their packet and their money into them before I did and because of the fair housing act, they got the property. Initially I was really bummed I thought man, I'm like I have rented two of other properties from you! Then I thought about it and you know what? That's fair! And if it is been the other way around and they had given those people priority because they were repeat customers and I've been there first I would've been pissed. I'm here to tell you Eddie and his staff went out of their way to fine to find me the perfect property when that one fell through. I'm actually am happier with what I've got now then the one I was looking at. Another thing that's really great about this company is that when you moved in they take video walk-throughs. And have a super detailed check in sheet. So there's absolutely no doubt about what condition the property was in when you move in. You get to state during the video like if you disagree with the condition of anything and it's all recorded and then when you move out you do the same thing. When I get ready to buy a house I'm gonna have Passadore help me find that house too. read more

I used Passadore Properties to manage a property I just sold. I was a little shocked with the cost of maintenance and was not consulted a few times before repairs were done. I found out I was charged over $500 for capacitor that my HVAC repair guy would have done for less than $200. I'm still waiting for my last disbursement but we'll see how long that takes. read more
