During the inspection, Tom was great about answering questions as he went along and explained things are a perfect level- not too complex for us to understand but also not over-simplified as if he was talking to a child. Tom was very courteous and professional and we really appreciated all his feedback. Finally when he produced his written report, he was great about answering questions around the report, including providing us guidance on how the assess the repairs he recommended in his report. He offered no alternatives. He just said he can't do that in the winter time. However, there was no prior notice of that and it was included in the price for the inspection and I never would have used this company if I had known that they were not going to inspect the air-conditioning system which is a key component of an inspection of a property. I immediately wrote to the owners of this shoddy company and there were other problems as well like they never released their report, etc. I told them all the problems. The owner or two owners never bothered to respond to me despite several emails that I wrote. Nevertheless they are harassing me for money despite their fraud. I have filed a complaint against them with the Department of State.

Your pipes could be rusting and crumbling and they'll say it looks good. Check things out yourself, get dirty, don't rely on Amerispec Delaware entirely.
