We had the pleasure of working with Neil to inspect our new home. He showed up on time and was quickly at work walking the perimeter and pointing out his findings along the way. Beyond dissatisfied, shocking... About a year ago we purchased a home in Fort Washington. Even before the inspection we had decided we were having the duct work in the basement replaced entirely as there were rusted holes in the existing ducts. Upon receiving the inspection, and we knew and were aware of some issues before we decided to buy this house,* we felt good about what the report said. Within a month the hot water heater had to be replaced at the cost of $2,700. The report said it was in good condition and would last 5-8 years more. NOT true. Then the powder room toilet leaked at the same time, had to be replaced. The windows did not open and close properly in any of the rooms on the second floor and have had to have them repaired. There was a bee infestation in the attic, was attacked when unpacking boxes, thank goodness for finding Pasquale to take care of that. Outside electric lights didn't fun after two weeks. The pipes to the washer machine in the basement still leak. Garbage disposal broke after 3 months. Discovered a loose step on the front walkway and was told by the contracting company who is having to replace the entire walkway said this was obviously evident from over a year ago and now I am paying thousands to have that replaced. He said I should report this inspection company. This isn't everything. And today I wake up to a kitchen ceiling wet and about to burst with water. Obviously a pipe issue. *unfortunately we were in a medical situation and did not have a lot of time or options for looking, time was of the essence. read more

They were personable, professional, and all communications were thorough, concise, and well thought out. We had Neil on the day of inspection. As the daughter of a home builder, I had VERY high standards! Neil did nothing but impress us. He was extremely educational and we found the report to be perfectly thorough and detailed. Throughout the inspection Neil educated us on very important maintenance tips and provided us with the detailed information we needed to request any seller discounts. He had an assertive, yet just passive enough, way of dealing with the agents that let us know with 100% certainty that his primary concern was us (the buyer) and our needs. When I sent the report to my builder dad who lives far away he said, "I wish I had people like this to work with!" Neil's information was accurate, articulately delivered, and we were extremely impressed with his professionalism. He brought things down to a level where we could easily understand and remember it, and he made us feel safe and well-armed to understand all aspects of our home purchase. I have mixed feelings about giving Inspections Unlimited such a low score and originally I scored them at a 4-stars but now that we've moved into the house and I'm reflecting I am not totally pleased with how it went. On the plus side, Neil was very friendly and seemingly very thorough when doing the inspection. After the inspection he sent us an extremely thorough report with pictures about potential problems, although it took many days to get the report. With all of the work that he said needed to be done he estimated that we could be spending upwards of $25,000 to fix it all. This terrified us! He made us feel like the house was going to crumble into pieces. I get that he was just trying to prepare us but the first thing to bother me was that the price was extremely high and when we found that the gas wasn't turned on he charged us again to come back for less than an hour to check the gas. Our realtor said that this was very uncommon given the high price he was charging. We were so terrified about the way he acted about the house that we ended up having another inspector come and give us a second opinion. The other inspector was much more laid back and told us that although there were concerns that it was still a really good house and that we were getting a great deal on it. That inspector, too, was really surprised by house much Inspections Unlimited charged us and for free he read through the report for us and gave us advice. Now what ultimately made me lower my rating from 4 to 2 stars is that for as thorough Neil was he never bothered to check the hot water. When we moved into the house we couldn't get the hot water to work and didn't know why. After having to pay for both an electrician and a plumber we found out that the hot water was crossed with the cold water. The plumber said, "You need to call your inspector. It is ridiculous that he didn't catch this." Fortunately we were able to get it fixed but it was distressing that for all of the multitude of issues that he made us paranoid about he overlooked something as important as the plumbing. In the end, Neil seemed very knowledgeable and seemed to have good intentions. I just think for the price I would have expected a little more and it's frustrating that we had to pay to fix something that he really should have caught in the inspection. read more

Fred has gone above and beyond not once, but twice in his inspections of my home purchases. In 2006 he assisted me with my first home. I was young and naive and didnt have money to throw around at problems. Fred climbed up into crawl spaces and found that there was a major issue with the trestle that needed to be addressed. Saved me over 2k along with other issues that the seller had to fix before I signed the dotted line. This year, buying my family home in Media, I knew who to call. Fred is thorough, accurate, concise, and detail oriented - I knew he was the best inspector out there. He walked the property looking for things wrong and thankfully could find very few. He is the kind of inspector you want, because he looks for things you would never even fathom. The best words I heard from him this time were, "You are buying a great house." I am so impressed with This company! I own a house that was built in 1919. I wanted an inspection before putting it on the market. I would say, it was just Ok. The communication could have been better from Neil, he told me that he will be the one who would be coming in for inspection but on the inspection day, it was his father, well that was still ok, until I came to know, they didn't have the electronic key to get into the house, which I confirmed with Neil not once but twice and he confirmed me that, he will take care of the key and I don't have to ask my realtor for it. We were lucky to get the key from the neighbor otherwise we would wasted the whole day, they need to be more professional. The report was intense, am assuming they use pretty much the same template for all the reports and add in the issues if they see any for the house. My realtor kept using the phrase "well maintained" when speaking about the house; Neil looked past the fresh paint and showed us the house for what it was.
