Pat of Apex Inspections has inspected two houses for us. Each time, he was a true pleasure to work with. He is expert, thoughtful, responsive, and thorough. He provided invaluable guidance for our home purchase, with a checklist of needed repairs, as well as excellent pointers regarding things to keep an eye on in the future. The prospective buyer of my house used Apex Inspections before completing the purchase. He stated that "the property had been vacant for an extended period of time and that the plumbing system hadn't been used for a prolonged period of time", and went on to say how "seals and washers dry out; valves seize", etc. major doom and gloom to a prospective purchaser. The truth was that the house has been continuously occupied up until 3 weeks before his inspection. He also stated that the walls, floors, and ceilings did not appear to be level. This house is 130 years old. His report was a major turnoff to my buyer, so she backed out. I would NOT hire this company to inspect if I wanted my client to purchase the property. read more

My real estate agent who has decades of experience in Philadelphia recommended Pat's services when I purchased my first home. There was a lot of work that the buyer needed to do and so he came by a second time before closing to make sure it was done correctly. Pat showed up on time and was so friendly and helpful with the walkthrough, he took photos and notes and explained the maintenance I would need to do. The full report was emailed within a day! I paid by check initially but they were able to send an online invoice when I was out of town for the second inspection which was very convenient. Would definitely recommend Apex. read more

Apex inspected our house back in April. We were having an issue with our very old heating system and didn't know how to turn it on. Pat was able to inspect our home on very short notice, and provided a full, professional report. Everything went great--highly recommended!

Pat was highly recommend by my realtor, and I used him for my initial inspection and a re-inspect. I am a first time home owner, so to be honest -- i have nothing to compare him to and I'm really not sure what I'm looking at in a house overall. When I met him, i thought he was kind, professional and explained things I didn't know. Fast forward 3 months later -- I'm now uncertain about how i feel. I feel this way because we just discovered our basement carpet is totally wet with no visible leak -- we hired a plumber Now they've discovered the drain outside our house is clogged beyond belief. With forks, cups, plastic bags all backing things up, and they even asked if we got our house inspected because, and I quote " This should 100% been caught on inspection. This means they didn't even open up the drain". And they're right -- he looked at it and said it's good you have a drain here, it'll keep water away from your house -- but didn't even open it! Now I'm worried about the two drains in the back of my house for the same reason. I now learned that this is not done by a " regular home inspection" but I would have truly appreciated if they had recommended I hire a sewer/plumbing inspection -- especially bc I did point out the sagging of the sidewalk outside the home. It's so bad that they cleaned it, but it's still draining slowly and they're recommending they dig up the WHOLE sidewalk and replace the whole drain in front of the house... Needless to say I'm not pleased. But disclaimer -- I am a 1st time homebuyer -- I will admit that I DONT know if they are required or even allowed to open up the drain to look at it, but I guess the plumber saying that really made me feel a certain way. So just a heads up for you new homebuyers out there -- maybe get a plumbing inspection read more

Pat inspected our future home today, and we couldn't have picked a better person for the job! He was incredibly knowledgeable and walked us through each room to explain some potential things we would want to consider fixing, he encouraged us to ask questions and explained everything in a way we could understand. I was worried that we would be a nuisance and get in the way but Pat made sure to pull us over to each nook and cranny to teach us about the house. He is super friendly and professional and was exactly what we needed for our first home buying experience. Thank you Pat, we are so happy to have met you!! read more

We hired Apex at our realtors recommendation to inspect the home we eventually bought. I did like Pat and he seemed knowledgeable and thorough. But ultimately he missed a huge structural problem with our house. He had estimated it would cost $1200 to fix some floor joists but they were in such bad shape it cost us $30,000. And there was nothing we could do. Contractors have said it was painfully obvious the floor was unstable and dangerous and they can't believe an inspector missed it. I hate writing bad reviews but I wish someone had warned me, we lost so much money because he missed something obvious. read more

We were so thrilled with Pat as our inspector! He took the time to explain everything to us. Would definitely recommend highly!

I unfortunately scheduled my home inspection on a day that received a couple inches of snow. Unsure how they would inspect the roof in the snowy conditions, Pat (who did the inspection) took the initiative himself and went on the roof a day early before the storm to give a proper report. Throughout the inspection, Pat explained in detail the purpose of each component of the house in a fashion I understood. He was honest and gave good advice about how to maintain and prevent future issues, and even had extensive background knowledge about the materials that were used in construction. The report we received was put together quickly, was verbose and detailed with images. It even included good home-owner's advice that I don't consider to be common knowledge. It's clear Pat has a lot of experience with home inspections. He knows what to look for, what sellers try to get away with, and overall good advice for first time home buyers like myself. read more

Howie at Apex Inspections has inspected five homes for me, but I only bought two. That says a lot about his abilities - he can find expensive problems that aren't readily apparent to the average buyer (or your agent). Further, he talks in plain english as he goes through every facet of the home you're going to buy - why things are built that way, how to maintain them, and explains any needed repairs. Honestly, you should video him as he walks you through the home, it's invaluable. Howie has never steered me wrong and I would highly recommend him to anyone purchasing a home. read more
