The potatoes/home fries were not good... too processed and not just plain potatoes. The eggs and meat tasted like they were cooked in a heavy oil. The Location is close to the dock. Nice Ocean view. That's the only thing we enjoyed. The staff was less than friendly and unaccommodating. I asked for water and was told that no tap water is available only bottled water for purchase. The server told us that the restaurants on the island haven't been allowed to serve tap water for 3 years. We had already eaten at several other restaurants on the island that gave us tap water. I feel that they are taking advantage of tourists just arriving on Catalina that are hungry and thirsty. The Pancake Cottage is one of the first restaurants you see after getting off the ship. We came here for a late breakfast to start our day on Friday the 14th. When we arrived on the list and we saw a long line to get in here, and hood reviews for it, so trying it out was high on our list. My son ordered the biscuits & gravy, my daughter got a grilled cheese sandwich, my wife the eggs Benny add spinach, & I ended up trying the chicken fried Benny. All the food was excellent. The fried chicken Benny was really good, better than I thought it was going to be. The views from this place are awesome. This is our go-to breakfast spot in Avalon for years. In the summer, it is quite busy at breakfast-- often with a wait for patrons arriving after 8a. In the low season, you can walk in and be seated immediately. They do take reservations for larger parties, but I think it's parties of 10+. It's a quaint spot, bright and airy, with views of the harbor. Service is always kind and attentive. I'm a huge fan of their pancakes -- among my favorite pancakes anywhere! Other items, like eggs, bacon/sausage, omelettes, etc... are good but typical. They have a kids menu with plenty of options. Coffee is average quality and $4.50/cup which is overpriced. Obviously, water conservation is a major issue in Catalina, but the restaurant doesn't offer complimentary water. Instead, they sell water bottles. At $2/each, it's not a terrible rip off, but other restaurants in town DO serve cups of water. When you factor in the plastic waste and fuel needed to ship water across the channel, it seems more environmentally irresponsible. Maybe others would disagree with my opinion. Either way, you can bring your own water bottle. read more

There was no tap water again because of the water conservation, so I just had a coffee which was $4. Ordered the fried chicken Benedict and the blueberry pancakes, and they were just alright. I was hoping the fried chicken was a whole Fried chicken piece rather than a ground chicken/chicken nugget type of texture for the fried chicken. Came with potatoes that weren't that crispy. The blueberry pancakes were just ok as well. The butter was a bit soft and easy to spread at least. Food came out pretty fast but didn't get checked up on at all. Breakfast options aren't plentiful on Catalina Island, especially early on in the day. Pancake Cottage is SUCH a good option for tourists coming for the day or weekend. It opens at 7am and is right along the walk from the pier to the main areas of Avalon. My friend and I got there early so were sat right away but the restaurant quickly filled up while we were dining. We also walked by a few other times and it was packed with a seemingly long wait. So get there early to avoid the crowds! I had the Cottage Breakfast Sandwich for $16 which came with hashbrowns. It had eggs, a slice of unmelted cheese and two strips of bacon hanging out of the sandwich. I didn't love that the cheese was cold or that the sandwich wasn't eatable with the bacon sticking out in four spots...but I made it work. It was cool, no issues with the flavors and served on a toasted english muffin. Huge portion of potatoes on the side and ketchup on the table. I ordered the iced coffee from the menu and enjoyed that, as well. The entire staff was very nice and special props to the busser. He was above and beyond friendly & positive vibes. I wouldn't hesitate to have breakfast at Pancake Cottage again next time I'm in Catalina - November is already booked~! read more

If you've just arrived on the 6 am Catalina express ferry ride into Avalon and you're starving because you had to get up at 4 am to make it to your boarding time and you're wondering "is anything even open???" Pancake cottage will take a warm blanket and cover you with it and hand you a hot coffee and say "we are." (Metaphorically) They have delicious refillable hot coffee, I ordered a breakfast burrito which was quite large for one sitting so you're getting your moneys worth here. The kids got pancake breakfasts that they loved. They're a cute little bar inside the restaurant that serves drinks most of the day. Nice staff. Good, reliable diner food. Good ocean views. Good traditional breakfast spot. They didn't try to get too experimental with their menu items and because of this we got exactly what we were hoping for. It's super close to the ferry building on Avalon and near the water so quite nice to get the ocean smell and sounds through the open shutter doors during breakfast. Corned beef hash: Exact diner stereotype corn beef hash in a good way. It didn't have bellpeppers, avocado, or odd fusion spices, it was the classic corned beef hash that we wanted. The hashbrowns were a bit soft and not as crispy as we like it on the outside but the corned beef had an awesome crunch layer. Pancakes: With bacon and scrambled eggs on the side, kids loved it and finished it with no complaints. Biscuits and gravy: Covered in a heavy handed dose of gravy which was fine for us. The chicken and waffles was OK and the chili killers we're not done correctly at all. Firstly, the eggs on the chili Quiles were over cooked. The rest was fair. The service was awful. The waiter forgot to bring my friends eggs after she ordered them after we got our meal. We all ordered water. When they came back to the table, they brought bottles of water from Costco. When we got the bill we were each charged two dollars for the bottles of water. That's a travesty. Terrible business practice. I would never ever eat here again, and I would not recommend it to anyone who I loved, and thought highly of. The ambience is what you would expect from Catalina. It's beautiful over here. read more
