Nice place to live. It is unique in that there is the man made lake, ducks, turtles and palm trees in the interior. I appreciate the gated and covered assigned parking, elevators, and 8 on site laundry rooms! Such an upgrade from my last place. Additionally, the office and maintenance staff are awesome. Palm Lake used to be a great place to live. What made it great was the office staff and maintenance team was very responsive and proactive when it came to any issues regarding our unit and upkeep of the building. Fast forward to today, this is far from the case. Not only does management keep switching every 6 months, they are unresponsive, short tempered, and incredibly RUDE. Let me tell you about my experience today. Recently, there has been a mice infestation in our building. We see them, we hear them in our walls, and it makes it hard to sleep soundly knowing there are rodents scurrying in your walls. The assistant manager Kimberly Arzadon spoke to me weeks ago saying she would call pest control to our unit to plug any potential holes. I told her that doesn't fix the root problem, and they would still nest within our walls. Today, in front of potential renters, she ABRUPTLY cut me off mid sentence and told me she would not be speaking to me at all. Natalie Castillo, the property manager, quickly echoed her from her office. But why? You spoke to me previously with no issues? I've never been told I can't speak about a concern in a unit I live in, just because I'm not on the lease. The issue was not the lease, the issue was that there were potential renters inside of the office as well. They both quickly and rudely shut me up. I couldn't get a cohesive and complete sentence out of my lips before I was told no. They treated me inhumanely, rudely, and poorly. It was only after the potential renters left on a tour, that Natalie decided to put on her nice manager act, and talk to me with concern in her eyes, and a calm quiet tone in her voice. Really? After being so abrupt and rude to begin with? Anyway. Don't move here. The apartments are infested with mice. Cars keep getting broken into. 3 times now we have had our cars broken into and glass shattered (???they said they won't install cameras because its too expensive???), and the office staff is as arrogant and rude as they come. Spacious and large but neighbor on second floor unit C complains about the slightest noises . She bangs her broom stick on the ceiling of her apartment for any little inconvenience ( even during the day which is not quiet hours) . I'll play music /watch tv on volume 15 she still complains .My kids will run to the bathroom/ room she'll bang her stick. If you can't handle apartment living you should move into a house . I try not to be loud the best I can but at this point she is harassing me . read more

To anyone looking for a place to live, I advise you to look elsewhere or you'll regret it. The place is nice, but it's run down. The manager is very rude, impolite, and has terrible customer service. They treat you well when you visit, but when you live there, they are very rude and generally annoying to the neighbors. All they can say is no to everything; that's very unpleasant; those ladies are very bitter. The pool isn't cleaned regularly, the hot tub is always dirty and doesn't work as a hot tub; it's just another pool; the garbage slides are inappropriate; the barbecue area is always dirty and messy; there's always goose and duck poop for days, and it smells bad in the pedestrian area around the lake; the rent, taxes, and insurance are high, and much more... The "good reviews" you see here aren't true; they probably made them up themselves. If the owners surveyed the neighbors, they'd probably fire those ladies immediately. Luckily, we found a much better place. Look around: there are more options, newer and cleaner places, and most importantly, with kinder and more helpful people. It's a shame to have had to leave such a nice place, but one so poorly managed by such insolent, rude, and incompetent people. A while back, we met several neighbors who asked for the pool area to play with their visiting parents, and these women denied them use. They've turned this common area into a space reserved solely for the manager and her assistants, under the pretext and lie that the previous user left it dirty. They want the place for their personal use. It's sad to know that such a beautiful place is in the hands of such useless people. read more

Had some sink issues and Travis came to save the day! I thought my sink would be broken all weekend since I submitted a repair ticket pretty late on a friday but to my surprise he showed up at 4pm to help me out. I've had some pretty bad experiences with maintenance at previous apartments in the area but Travis was pleasant to talk to and fixed my sink! read more

The laundry facilities are constantly breaking down leaving stagnant water in machines for weeks on end. The apartment management declares this is not their job and the outside facility doesn't clean or repair machines. A dryer caught fire months ago and is still sitting there unattended. read more

The ac and heater never worked. They're too cheap to fix it. In Christmas Day 2023 all my glass cups fell out of the shelf and shattered on the floor because they didn't properly install them. Never fixed it. I had a 500 dollar pool cue stolen out of my car in their underground garage. My work truck they stole the 300 dollar extension ladder off of it. I had roaches the first year to the point they had to come in and spray it. The second year I didn't have any in my apartment but my neighbor in D212 had her apartment sprayed causing all of them to migrate to our apartment through the wall and under the door. The management is worthless and it took me 8 months to get money back for a tire that popped on my car after backing into some rebar sticking out of the parking spot. The garage always leaks water. Our tub peeled a few months into moving because they're too cheap to do it right. I've found cockroaches in the pool and dead all along the doorways on the 2nd floor of D building. Best of all is they're trying to charge me $904 dollars on top of my security deposit to renovate the place. DO NOT MOVE HERE LITERALLY ANYWHERE IS BETTER. read more

It depends on what is important to you. I have lived here 11 1/2 years, and during this time there have been five management companies. Each one has a different computer system, and each one has had my rent incorrect upon turnover, using up my time and patience to get it corrected every time. I was without a lease for years, but could not get the management to believe me, because all they do is look in their computer. I am not sure if they still have the paper files there were when I moved in. The office, whoever has been there, has always seemed to be overworked and understaffed, and VERY disorganized. I have had several neighbors tell me stories about management rudeness, but have not experienced it myself. Same with the rats, although I have seen them outside. What I love about living here is that the area I am in is very quiet, which is the most important attribute to me. The location is wonderful. I love having underground parking. Maintenance is VERY responsive. They have extra storage on site that you can rent at a very reasonable rate. I enjoy the wildlife and lake very much. On the other hand, my car has been broken into twice, the laundry room situation is dismal with most of the machines being out most of the time, and the tenants will not obey rules like no smoking and picking up after their dogs. I actually moved here because it was one of the FEW places that took cats but did not allow dogs, but, because of all of the people who couldn't bother to live in one of the MANY apartment complexes that allowed dogs (one being just a block away) and brought dogs into Palm Lake, management gave up on enforcing that rule. read more

Don't fall for the manager encouraged glowing and insincere reviews. If you enjoy listening daily to your upstairs neighbor's running, audio, jumping, and yelling move here for agitated living 24/7. Manager is aware of poor insulation--sound and weather. Removes well cushioned carpet with thin, cheap laminate flooring and fails to adequately insulate the base. I've been here for almost a year and I am very satisfied. I've had to call maintenance twice and they responded and fixed my requests very quickly. My last maintenance was done by Sage, I truly appreciate their workmanship. They fixed my problem and also asked if they could replace something else they had found. Of course I said yes, as this would avoid problems down the line. But, I was impressed that Sage took the opportunity to get the job done and prevent anything else going wrong down the line. I recently broke a key and emailed Kimberly about a replacement. I was awaiting a response at 10am when I thought the office was "opened" but she responded at 9:20am! She was on it! Kimberly has always been amazing, but this goes to show her support and dedication for tenant satisfaction. Her prompt responses and understanding of unprecedented situations is truly appreciated. When I went to pick up the key, she also took it upon herself to check-in and ask how everything was going. Although it's a simple gesture, it makes me feel like my presence in this community is valued. Very happy to have her as a community manager! read more

Incredibly disappointed with this property. I'm relocating for work and reached out prior to scheduling an appointment to ensure any issues on the application wouldn't be an issue, was told to come in anyways bc every application was different and then was immediately denied. I drove 90m to the property under the assumption I'd be approved bc I surpassed the income qualifications - what a waste of time. I get places have their quota to make but transparency is important and I wasted an entire day for something that could've been handled digitally like I had originally asked. read more

I've lived alone here for 3 years, it's my first apartment. I am so glad I chose Palm Lake over all other apartments because it's such a lovely complex that I feel safe in. The community is beautiful and the placement is so convenient. And in the 3 years I've lived here I've had 3 different property management companies so I can say with certainty Sequoia has made a huge difference. The staff is so friendly and compassionate, which is wonderful, but also they've put in the work to show they care. They've hired more maintenance staff, beefed up night security, and put money into fixing things like the laundry rooms, elevators, and the exterior. If you live alone, I recommend this place. If you live with people, I recommend this place. Whatever your situation is you wont find a better place that is as affordable for the amenities, apartment square footage, location, and community. I would choose this place again in a heart beat. read more

I lived at Palm Lake for seven years and towards the end, I was counting the days until I could get out due to that godawful gas-powered leafblower. It was impossible to sleep past 8:30am, it made the air constantly stink of gas, it made it impossible to work from home, it triggered my migraines and it scared my cats into hiding under the bed for hours. That leafblower honest-to-God ruined every day that I lived in Palm Lake from March 2020 on, and there didn't seem to be any particular purpose to using it. I'd frequently see the landscaper blowing shrieking air at a single leaf, wandering around blowing dirt through the parking garage, or pointing the leafblower into the air and just running it directly under our windows. When I approached management, I was told that the leafblower was an alternative to power-washing to save water(???), which didn't explain why it needed to run for hours every morning. Bad for the environment, horrific for mental and respiratory health. Ultimately, living in Palm Lake was just unpleasant the last few years. Constant construction with minimal warning would make noise all day and have construction workers walking outside our bedroom windows for weeks. Day-long water shutoffs happened with cursory notice around twice a month. The washers and dryers are expensive and frequently broken, and when they break they take months to fix. The elevator breaks down and is hostile to anyone with a wheelchair or crutch. The apartments are not made to last, so sliding doors fall off their hinges, the cruddy ventilation leads to a greasy, humid kitchen, and the showers break constantly. Maintenance, though made up of hardworking, good people, is understaffed and not allowed to put in overtime, so repairs are haphazard and take forever; as a particularly egregious example, when the upstairs neighbor's pipe started leaking into my bathroom ceiling, maintenance cut a hole in my ceiling and taped a plastic shopping bag over the leak to catch the water. Unsurprisingly, the plastic bag filled with water and broke all over everything, and I had to spend the next week as I waited for maintenance to follow up placing cookie sheets in my ceiling to catch the water and changing them out twice a day. Another time, they didn't respond to my maintenance request that my shower had an inch of standing water in it for over a week, rendering my bathroom unusable. Also, every summer there's a spate of ant infestations. This isn't anyone's fault, it's a hazard of apartment living, but it's really bad and if you move here you need to be careful about things like leaving dry pet food out or leaving a glass of water on your nightstand. The management at Palm Lake is doing the best they can picking up after Greystar, the former management company, which left them with a disorganized nightmare. Unfortunately, the mess is simply too big for Sequoia to handle, and there have been many issues with getting the rent calculated correctly, backdated mystery utility charges, having the wrong people listed on the lease, having the wrong moveout dates, etc. It sucks to simply not be able to trust your property management to render basic services such as tabulating the amount of rent you owe them or knowing who holds a lease! Furthermore, Greystar and now Sequoia have a bad habit of not committing things to writing unless they're pressured (including lease renewals!), which adds to the disorganization. At first, we suspected that management's resistance to renewing leases in writing was a shady attempt to force people out and raise rents, but now we understand that it's simply that there's so many fires management has to put out that they don't have capacity for some of the core functions of their role. read more

I started apartment hunting after I got hired for a new job in Contra Costa and I needed to relocate. I ended up finding Palm Lake through the Sequoia property website since I was already in a Sequoia property to begin with. Aside from the community itself being very cute, quiet, and the inside being updated, the staff was very helpful and responsive throughout my entire process. I personally worked with Niche the entire time and she answered all my phone calls and questions promptly and was very nice about it. She was very thorough on the tour, and assisted in every step of my application process. She also made sure to check in and give me updates as needed before I received the final approval. The neighbors I've met so far are also very friendly and helpful as well. I've only been here less than a month and as this is my first place by myself, I really enjoy it. I also encourage everyone to take advantage of the accent wall option because it really gives flavor to your own personal space. We had an issue with our diswasher lastnight, right in the morning the maintenance team repaired the leaking, fixed the dishwasher, and even paint some damages in the countertop! All these in the course of an hour. We get very happy and satisfied with the efficiency of the new management company and the resolution of the situation.
