    I've never left a negative review before on Yelp, and I'm disappointed I'm leaving my first one. My wife and I moved in here while the entire complex was under renovations. Let me get started with the pros of living here: - The location is awesome! Walking anywhere downtown is great, so many great shops. You're close to both freeways, the contra costa canal trail + Iron horse trail are close by, and there's always parking somewhere. - The newly renovated apartment units are great*. Love the cabinets, the storage space, and the overall look of the apartment. New AC/ heating unit and the USB ports are great! - The keyless entry is pretty sweet, and it's nice that there's new washing machines and dryers. - I love the online portal to pay rent. Really appreciated their response to waive all fees associated with online payment because of COVID. - The property manager does respond to requests and tries to fix what she can. Now let's get started with the cons: - We were told renovations on the apartment would be completed much earlier than they actually where. It was actually a selling point as to why we picked Pleasant Hill Village, now 100 Boyd. We waited about a whole year to actually benefit from any reconstruction. In that time, there was construction from 9-5 (sometimes on weekends), we'd receive notices that our water would be turned off and power would be off. We spent an entire winter without door paneling (taken off for construction), there was always a cold draft. We'd have construction workers park in our spot. My wife sprained her ankle on some uneven concrete. There were nails left in the parking lot which led to me getting a flat tire. They resurfaced the dirt behind our apartment unit, which led to an ant infestation (we lived on the first floor). - The plumbing. We had 3 major plumbing issues in our apartment. One leak from above which hit our kitchen, our neighbors directly above us had their bathtub drain declogged - when that happened all their gunk came down the pipes into our bathtub (happened during COVID, management didn't replace any of our shower items), and our bathroom mysteriously flooded, we woke up to a wet bedroom carpet, the bathroom floor covered in water, and our bathroom rugs drenched in water. Also, our sink just always smelled bad in our bathroom, there was nothing we could do to fix it. - There were 3 times where the fire alarm went off all night long. Load fire alarms going off from 11pm-5am. Couldn't sleep at all, luckily we have family close by and we would drive in the middle of the night to spend the night there instead. I felt so bad for people who couldn't do this. - Our keys didn't always work . Our keys to unlock the building only worked on 2 doors. The keys wouldn't work on the garbage room either. We lived on the first floor, and would have to walk up to the next level to throw trash away. But the key fobs did fix this problem. - The walls are thin... Unfortunately you can hear your neighbors. But to be fair, I imagine most complexes are like this too. - Dealing with management can be a hassle. It's not a pleasant experience. You pay good money to live here, and whenever there's a problem they have a weird attitude. In the end they help you, but it's just not good service. - The parking lot is dark at night, they have very few lights out there. - If someone is smoking in the relative area of your unit, the smell will get in. Our apartment smelt like weed so many times because of our neighbors. - I don't like how they communicate with tenets. They will print out announcements and leave it on your door. It's annoying because you can always tell whose home and whose out of town because of this. If the note is still up after a few days, you know someone is out of town. It's not a good for security. They have everyone's email, but they only send promotions about prepaying rent through there. - We received about 1/3 of our security deposit back. Not because of damages, but because of how they process utilities upon leaving. They charged us for 1.5 months of utilities upon leaving. For some reason the utilities were the most expensive our last month of rent. I attached some photos. I hope this review helps. Living here was bittersweet. There were parts we enjoyed but many problems overshadowed that. This place has a lot of potential to be great, but sadly it isn't there yet.

    I really love living at this apartment complex. Debbie is always responsive,clear, and honest with her conversation. She got my parking situated which was super helpful. The gym is PRISTINE! I love it. Very quiet community which is great for working people/ families. Just a few minutes from my work, and it's nice because I feel like I can't hear all that much through the walls which ensures for great rest!

Only an email confirming my renewal offer of $2,205. Yet they are trying to bill me $2,300. They had a change of property management/online portal system which is useless. Nobody responds, hardly ever is an actual person is in the leasing office. You call the office and no response. All of this benefits to the company, greed. I want anyone and everyone to know what really happens here.

I've had two different upstairs neighbors, and in both cases late-night noises have been common--frequent stomping, doors slamming, and regular household activities such as running the garbage disposal, cooking, and doing dishes as late as 3:00 AM. For anyone who values sleep, this can be challenging. The property does have policies, including quiet hours and a no-smoking policy, but these rules do not appear to be consistently enforced. Property management also appears to be understaffed and is rarely available on-site, which makes it difficult to address ongoing concerns in a timely manner. That said, there are several positives. The location is convenient and close to downtown, while the surrounding neighborhood itself is generally quiet. The grounds and landscaping are well maintained, the property is very pet-friendly, and pricing is fairly reasonable for the amenities. Secure parking is a plus, and the maintenance team has been responsive and helpful whenever issues arise.

Long story short, if you're looking for a complex that will take your money and blatantly ignore you, this is the place for you. DO NOT FALL FOR THE FREE MONTH OF RENT promotion. There is a clear catch. I will begin with this. During the process of signing my lease, I was provided with the absolute bare minimum in terms of move-in materials and resources. I was given a set of keys and a parking pass, that is all. A few weeks into my occupancy, the locks stopped working. Given that it was 9 p.m., and I had work the next day, my ONLY option was to contact an emergency locksmith to change the locks. I was unaware of a maintenance hotline, as stated before the leasing agents executed only a fraction of their duties after I signed my lease. I kindly reached out to Erica about rectifying the situation, in which their response time was excessive. I simply wanted to be refunded due to this unit's faulty locks. After weeks of back-and-forth (mind you, I initiated every conversation), they told me that they would not refund my $280 expense that I incurred. Not to mention, the state of the property is in disrepair. My unit is in shambles, and the ongoing list of issues with my unit has become extensive. I certainly hope that the next nine months go by quickly; I CANNOT wait to NOT call Park Lafayette Apartments home. It is clear that staff and management do not have the comfort or safety of their residents as a priority. The mini storage unit in the car port parking gets broken into once or twice a month the first three years, until they installed camera's which I'm not certain actually works. So I wouldn't trust the wooden storage. Maintenance usually has a week or less turnaround time, but a bit unreliable during the summer months. During this recent heatwave, our A/C unit decided to break and we asked the apartment manager to get someone to try and repair it, and supposedly can't find anyone for 3 days. The worst part, is they won't come until the middle of the heat wave when it's already over 105 degrees. Make sure you look for an apartment management that's always ahead and checks your HVAC unit once a year, because this could happen to you. Hope our family gets through this heatwave, as we're not even halfway through it.
