My wife and I moved here about a month ago. We love the location and potential of this place and both Marsha and Debbie are super nice and quick to respond. Manny, the day porter is very nice as well. It's obvious Goldrich Kest is investing time and money into 100 Boyd (Previously Pleasant Hill Village). Here's what we like about living here: It's a nice place with modern appliances; the kitchen is huge for a 1 bedroom and has plenty of cabinet space; the overall place is well lit; our ground floor patio is nice and spacious; the new gym looks pretty legit too. As far as cons/areas of improvements go: the overall cleanliness could be more consistent and thorough in the following areas. (1) The hallway floors seem to be dirty. I don't know if they've been mopped since we have been here as I see the same stains and debris. (2) The same goes for the glass doors on the side entrances. (3) Laundry room: at least 2 washers have been out of order and this area could be cleaned daily as well (4) Garbage: Coming from SF, I get that parts of the Eastbay are a little behind on recycling and compost. I'm not sure if recycling comes to pick up daily, but the single recycling bin on our side of the building is hard to get to and seems to be always full. There are 2 compost bins that have been full for over a week, maybe even more. We were told that 100 Boyd doesn't compost yet there are 2 stinky bins overflowing on the property. (5) Parking: Not bad, but could be better once we get our spot. I don't mind walking, but yes, it would be nice to have a parking spot for ~2K/month in rent. May I suggest the following: (1) Have a day porter or anyone clean daily and thoroughly. I was told that there isn't one on Sundays and Mondays. Coming from the restaurant industry and recruiting for essential workers during the pandemic (janitors, day porters, etc.), this is money well spent and I would suggest not to cut corners on cleaning. Hence, which is why we probably had an insect issue, which has been taken care of - thank you Deb for coordinating with pest control! (2) I think we need a better solution with the garbage, especially once the construction begins with the new parking lot. Construction displaces animals/insects so you may want to get ahead of this curve before that starts. Overall - we are happy with the quality of life here. If I could give this place 0 stars I absolutely would. I was a tenant here with my toddler for a little over 2 years. While I was pregnant and raising a toddler, the managers here repeatedly ignored my maintenance requests about BLACK MOLD growing continuously in our apartment. Every ticket I submitted was canceled -- putting my family at serious risk. When I first moved in I waited over a year just for a parking spot. I had to park across the street or in the movie theatre parking lot where my car was broken into about 3 times ( even tho I had nothing inside my car ) which resulted in me having to pay to get my window fixed. There's NEVER a manager in the office during office hours and if they are they basically just shrug you off. Their maintained workers seem like some kids that just graduated high school and don't know AT ALL what they were doing. let's not talk about the beetles and ROACHES continuously roaming through the halls all day long. My rent was 2195$ for a 1 bed 1 bathroom apartment. NOT including utilities that change monthly. So even tho they advertise your rent to be 1 price expect to pay at least another 100-200$ on top of that! Their washers and dryers are always broken and just to be able to pay your rent online you have to pay another 65$ fee. Then, when I moved out, they charged me over $1,000 for "cleaning and repairs" -- even though I spent an entire week deep cleaning, and nothing was damaged. DANGEROUS BUILDING - DO NOT LIVE HERE. Lived here for 2 years, problems since day 1. Most recently and the final straw, neighbors will often litter on each others patios or balconies, there was a patio break in on my next door neighbor (PHPD was here, I also heard the entire commotion) and NO ONE WAS NOTIFIED. NOT 1 SECURITY NOTICE OR ANYTHING. Walls are thin, paper thin, barely insulated. You will experience noise like no other here, glass hallway doors leading into building will SLAM anytime anyone walks in. No one closes them slowly. You will hear it from your apartment. You will hear your neighbors argue. You will hear the garbage every M.W.F SLAM AND BANG the bins at 5am. Management is largely unavailable most days though when they are in you can see them talk down to the maintenance workers or outright lying to new potential tenants. Management does not come through on their promises. If they say you will get a parking spot in 5 months, they mean 10. Seriously, most people park in the century theatre lot. Extremely poor communication, every month there are plumbing 'repairs' that require you to vacate the apartment. Ok no problem maybe just 1-2 hours? Nope, try 8-5 and they probably wont even show up. Then they act like its your fault for asking them to give more notice. (They also purposely give an incorrect phone number to reach them at so you literally have no way of contacting because they will not answer after 4 PM and NEVER on weekends). Contractors they hire are clearly the lowest bidders. They came in to upgrade the plumbing in the bathroom and kitchen and the contractors not only chipped the bathroom floor by dropping something on it, they used personal towels to clean up after themselves (yes they opened our drawers and blackened our towels with grime from their work). The contractors will also park in your spots (if youre lucky to have one). This was brought up to management and all i got in reply was "sorry". Thank god I'm out of here, not a day too soon. read more

I've never left a negative review before on Yelp, and I'm disappointed I'm leaving my first one. My wife and I moved in here while the entire complex was under renovations. Let me get started with the pros of living here: - The location is awesome! Walking anywhere downtown is great, so many great shops. You're close to both freeways, the contra costa canal trail + Iron horse trail are close by, and there's always parking somewhere. - The newly renovated apartment units are great*. Love the cabinets, the storage space, and the overall look of the apartment. New AC/ heating unit and the USB ports are great! - The keyless entry is pretty sweet, and it's nice that there's new washing machines and dryers. - I love the online portal to pay rent. Really appreciated their response to waive all fees associated with online payment because of COVID. - The property manager does respond to requests and tries to fix what she can. Now let's get started with the cons: - We were told renovations on the apartment would be completed much earlier than they actually where. It was actually a selling point as to why we picked Pleasant Hill Village, now 100 Boyd. We waited about a whole year to actually benefit from any reconstruction. In that time, there was construction from 9-5 (sometimes on weekends), we'd receive notices that our water would be turned off and power would be off. We spent an entire winter without door paneling (taken off for construction), there was always a cold draft. We'd have construction workers park in our spot. My wife sprained her ankle on some uneven concrete. There were nails left in the parking lot which led to me getting a flat tire. They resurfaced the dirt behind our apartment unit, which led to an ant infestation (we lived on the first floor). - The plumbing. We had 3 major plumbing issues in our apartment. One leak from above which hit our kitchen, our neighbors directly above us had their bathtub drain declogged - when that happened all their gunk came down the pipes into our bathtub (happened during COVID, management didn't replace any of our shower items), and our bathroom mysteriously flooded, we woke up to a wet bedroom carpet, the bathroom floor covered in water, and our bathroom rugs drenched in water. Also, our sink just always smelled bad in our bathroom, there was nothing we could do to fix it. - There were 3 times where the fire alarm went off all night long. Load fire alarms going off from 11pm-5am. Couldn't sleep at all, luckily we have family close by and we would drive in the middle of the night to spend the night there instead. I felt so bad for people who couldn't do this. - Our keys didn't always work . Our keys to unlock the building only worked on 2 doors. The keys wouldn't work on the garbage room either. We lived on the first floor, and would have to walk up to the next level to throw trash away. But the key fobs did fix this problem. - The walls are thin... Unfortunately you can hear your neighbors. But to be fair, I imagine most complexes are like this too. - Dealing with management can be a hassle. It's not a pleasant experience. You pay good money to live here, and whenever there's a problem they have a weird attitude. In the end they help you, but it's just not good service. - The parking lot is dark at night, they have very few lights out there. - If someone is smoking in the relative area of your unit, the smell will get in. Our apartment smelt like weed so many times because of our neighbors. - I don't like how they communicate with tenets. They will print out announcements and leave it on your door. It's annoying because you can always tell whose home and whose out of town because of this. If the note is still up after a few days, you know someone is out of town. It's not a good for security. They have everyone's email, but they only send promotions about prepaying rent through there. - We received about 1/3 of our security deposit back. Not because of damages, but because of how they process utilities upon leaving. They charged us for 1.5 months of utilities upon leaving. For some reason the utilities were the most expensive our last month of rent. I attached some photos. I hope this review helps. Living here was bittersweet. There were parts we enjoyed but many problems overshadowed that. This place has a lot of potential to be great, but sadly it isn't there yet. read more

My living at 100 boyd was pleasant. its location pretty good considering everything is on your doorstep, and the freeway entrance being right there makes commutes easier. Tony is the nicest custodian you'll ever meet. He's always willing to say hello and thats pretty uncommon in the bay area where no one talks to each other without reason anymore. Tony is like the neighbor you can always count on. His personality and character really made my walk in and out of the building special and memorable. Never a grump, always willing to say "hello", and always on the property doing something. Dude is the literal superhero of the complex. Ive seen him doing the smallest detail work to ensure the hallways are clean and the grills are useable. Trash is never backed up btw. Debbie is pretty cool too, even after ive moved out shes been willing to ensure my packages were safe. She isn't in her office as much as she used to be for sure, but I've always found her doing property walks and making sure things like the grills are working. I havent seen many people patronize the Lobster Food Truck when Debbie hosts them, but it's really nice for her to give that convenience to the tenets when it's around. Price and crime are going to be a thing when you live in any city when you live in the bay area, so get used to paying "bay area prices" when living in the bay area - youre paying for the convenience of having everything around you at all times and 100 boyd is just a personal little cave amongst all the stress you might deal with while living in the bay. P.s. laundry machines are sometimes broken and the sinks are dual piped so if your neighbors clog their pipes they will clog yours too. Luckily enough 100 boyd is pretty good with maintenance requests but they are regularly outsourced due to short staffing. Hopefully they recognize the good people in their staff like Tony and keep them around instead of trading the quality of the labor for the cost of the employee. read more

I've lived here for over 3 years. The prices for the units are about the same as any apartment in the area, maybe a bit cheaper. But the difference is the employees and cleanliness of the building. The employees are extremely tentative to your needs. Debbie, the Manager, is extremely nice and helpful and she is always available. Any negative opinions of this place are completely unfounded. DO NOT LIVE NEAR APARTMENT 121 IF YOU PLAN TO MOVE IN!! For the past 15 months the tenant living in Apt 121 leaves their dog home alone all day and night so it's barking 24/7. When I moved in and The manager didn't even tell me there was no laundry on site. I had to walk a mile down the road every week to do my laundry. I got into a car accident and broke my back So doing laundry was hard on me and I wish I would have known this before moving in. There was one time about a month ago that someone who works here came into my apartment without me knowing and didn't leave a note or give me notice. I only knew someone had come in because they placed two fire stoppers hanging on my stove. Another neighbor of mine addressed this incident with management and was told they did give notice but that was untrue since me and him both did not receive any notice- written or emailed. Then they overcharged me for my utilities for two years because I had put someone on my application yet they were NOT in my lease nor did they ever sign the original lease or the second lease that was signed by me and I finally caught on after they had me electrically sign my third lease and they said they couldn't get it through the system ( because they were charging me for two people on the utility portion without a signed second tenant !) I had an incident in which my neighbor under me called the police on me and Debbie states that I yelled at other residents which is untrue. I have a police report to back up what truly happened and what was really going on. And to top it all off now they are stating that I have someone living here with me which I do not. I have been living alone and adhering to the rules of the written lease which states no over night guests for more than 3 nights. I have never had anyone stay more than one night in a week period. I am single and I work full time and occasionally ( sometimes on the weekend ) have a friend stay with me. Do not stay here if you're single and want them to question you and your integrity and make judgments about your living situation and make untrue remarks about you. Go somewhere else if you want fair and equal treatment and don't want to worry about your billing. I pay 2k a month to be here and have been here for over 2 years. That's over 50k I've spent to live here and this is the treatment I have received after having the police called on me by neighbor in which the police agreed I was the victim of in that situation. This is the first time I have an incident regarding the police since I lived here. I've lived here for about 6 months now and I love it! New modern apartments with a beautiful new gym. It's also just across the street from downtown Pleasant Hill, which makes it great, if you want to get a bite to eat, or have a drink or watch a movie. It's a great community that is extremely close to all sorts of restaurants and entertainment, with the Sun Valley mall just an exit away on the freeway. Also very close to many hiking spots like Briones Regional Park. Overall very nice place to live with the management very friendly as well. read more

I'm a nurse, and I just worked all day under the burning hot sun surrounded by wildlire smoke, testing patients for covid. I finally get home to rest and the fire alarm is going off non-stop. This is not the first time this has happened. I am tired, and I can't get any rest. I call the emergency maintenance line, and their outgoing message says this is not considered an emergency. I did a delivery here today. The place was GROSS. The first thing you notice when walking in to the building is the smell of stale smoke. How often does that happen in this day and age? The building is separated in to two sides. One for odd numbers and one for even, but they don't tell you that. The elevators are not at the front of the complex. They are hidden somewhere. My husband and I have been east bay renters for many many years. We LOVE IT HERE at PH village! We are in our third year here and plan to stay until we buy our home. It's clean, nice, beautiful environment with a great rec room and gym that we use often. Lastly I have to say, in regards to our site manager We have NEVER encountered such AMAZING care and support from an apartment manager; Debbie Ventura is actually the main reason we choose to stay every year. Her care is ABOVE AND BEYOND. Any issue we have brought to her she has taken care of immediately and kept us updated. She even truly went to bat for us a few times to make sure we where able to get needed renovations and we where accommodated through those renovations. She's helped us get the convenient parking we needed, maintenance issues, reserving the rec room for a big event, any changes made within the building, keeping care and concern for our indoor outdoor cat, she's even helped us immensely when we had a few lock outs! We just love her and help developed the best relationship as her tenants. And that's a BIG DEAL to us. Our maintenance guy, German, is the same, HE IS ON TOP OF ANY ISSUE OR CONCERN we have!!! And he truly goes above and beyond to make sure we are taken care of as tenants, just as Debbie does! I don't say this lightly either. I have lived in some amazing places. Pleasant Hill village is by far THE BEST. I've never written a yelp review, Debbie and German inspired me to make the little extra effort and write one. I value and respect people who are good to us. BEWARE! Horrible service. Manager NEVER calls you back. Stayed here a year, there is not enough parking spaces for each apartment. Said I would be on a waiting list, left messages to update, never returned my call. Parking is hard to find each day. The walls are paper thin, so you hear whats going on around and outside. Too noisy. And they take you entire security deposit when you leave. I left it spotless, minus normal carpet wear and they stole the entire deposit. I wish I would have known these things before getting ripped off. AVOID! read more

I lived here for about 2 years, and I would not recommend it unless u are really hard up on money. The managers seem cool, but can be difficult to find since their apartment is attached to the office. The manager will spend more time in the apartment than in the office. There is also a bad ant problem. I had to throw away $50 worth of food, but of course I wasn't reimbursed for it. Oh but I was charged a $50 fee for extermination out of my deposit. They are the nicest people you will ever meet and go out of their way to help you with whatever you need. Debbie's experience is invaluable and she truly cares for the tenants. Wow, all these reviews are right on ! The noise (I could hear every word my neighbors said because we shared the same wall heater), the smell ( the hallways reeked of cigarette smoke and nasty food),the parking (took 6 months to get a parking space), and yes, some very undesirable tenants. But the worse is how they screwed me when I moved out. They kept $80. Of my deposit for carpet shampooing,which I expected, and also $135. for cleaning even tho I left that apartment in pristine condition ! But the shocker came when the also kept $250. for painting! Believe me when I say there was absolutely nothing wrong with the walls! After reading the other reviews, I see that they are probably charging everyone for painting which is totally wrong. If they want to freshly paint each vacated apartment, then that's considered normal wear and rare and they should consider it maintenance that should come out of their pocket, not ours. This is a big corporation that is screwing the little guy. I even have photos of how I left the place and I sent them a certified letter disputing the charges, but haven't heard back from them. I think they are counting on the fact that I have moved out of state and it would cost me more to sue them than I would get back. So beware, beware, beware!! They WILL keep your deposit! There must be some agency out there that can stop this corporation for ripping off tenants this way. read more

GHETTO! Lived there from 2/2008 till 6/2011. First complaint is how thin the walls are. You can hear literally every sound a neighbor makes. And boy oh boy, do they approve of some ghettoo ass tenants. Second complaint is just how dirty the complex itself is. Dog feces, cigarette butts laying around. Third, is how they totally screwed me out of my deposit. I left the place in tip top shape when I moved out. The only defects were a slightly worn carpet and some scuff marks. But after over three years of living there, some normal wear and tear can be expected. However, not only have they refused to give me any deposit back, but also have sent me a bill including $600 for paint damages!!! Total ghetto complex. Stay away. You have all been warned. read more
