A true hidden gem. I've been here going on 7 months and absolutely love the area (walking distance to downtown and target) and wonderful service this complex offers. The hallways are always so clean and events are happening all the time which is nice if you like to meet your neighbors. I haven't got to use the gym yet but it looks very nice and clean. Recently moved into Vaya and it has been such a great experience thus far! Norla and Mary in the leasing office are very sweet and plan a lot of resident events. In under three years... the bike room was broken into (requires building key access and a separate key to enter the bike room) and almost every bike was stolen, items were stolen from the parking garage, & a Vaya employee gave an 'amazon employee' the key to the mail room without escorting them or checking credentials- the entire mail room was cleaned out the week before Christmas (the Vaya refused to give me a police report # and claim they did nothing wrong) The management is a hot mess, very difficult to get a hold of them and when they are around they seem to be lacking the skills necessary to adequately do their job. There is consistently dog shit and piss outside the doors, in the stairwells, in the elevators and even the lobby! Outdoor grills are almost all broken and have been for years. Fire alarms frequently go off late at night/early mornings due to malfunctions. Tenants like to rev their engine in the underground parking garage at unreasonable hours and management cannot be bothered to reach out to them. This apartment is a pig wearing lipstick. They charge luxury apartment prices for a serious let down of a building. Proximity to down town and BART is nice. The maintenance man is great, efficient and has a cute little corgi. read more

I've been living at Vaya since Nov 22 and got a great move in special. I'm reviewing specifically for the small units, as the larger ones are not as of a good price in my opinion. Location wise you cannot beat it, walking distance from downtown but always street parking. Mail room gets full but everyone is kind and even returns misplaced mail when the lockers are full. Rooftop is huge and great to work from as its quiet during weekdays. Never worry about my car in the parking garage or street. Quiet but courteous tenants. Not worth the money at all! The building is newer, but VERY low quality (Ikea-quality cabinets, mediocre appliances, cheap flooring, lack of reasonable sound proofing between units, non-functioning security doors/gates, etc -- the list is endless) and the front office staff "professionalism" is an absolute joke! (Also, great job getting SLOPPY drunk at the last community event guys!) I've got to imagine that the only reason they haven't been fired and replaced is due to the pandemic-related staffing issues. The building security is non-existent with the constant break-ins and thefts becoming the norm. I've only lived here for one year and REALLY don't feel like packing/moving again, but there are SO many better and cheaper options available in the area. They do a great job of polishing this turd of a "community". Do yourself a favor and skip it! read more

TLDR; Potential to be great place. Management as expected. Maintenance/cleaning staff excellent. Not a secure building, parking poor, and mailroom chaotic. UPDATE: Good luck getting ahold of someone professional. After finding someone parked in my spot I waited till 9am to call office and my call rang through multiple times. At 9:07 am an annoyed sounding office worker answers and tells me they don't open till 9am. The history with communication with this place is atrocious. Sent an email July 25th and it is now August 5th and still no reply. It would be one thing if it was a one off thing but this place has a history of this behavior. Mark from maintenance has always been a pleasure to interact with. No concerns about maintenance. Always on-site and ready to help. Response times have been great. Pet relief area, pet spa, and community areas clean. Halls and common areas are clean and smell nice. Appliances are nothing special. Refrigerator, stove, and microwave are all budget models. Have paid less for more in this area ie. gas stove top, Bertazzoni appliances. Parking garage secured by two automatic gates. Gates often broken and wide open. Good luck getting out with a motorcycle, better have a key fob with you. Anyone can park here, in any spot even. They're aware of this issue. They have posted tow signs as required but only in the staff parking area, which doesn't meet the requirements of cvc 22658(a). It is arguable if the parking meets private public status since it has controlled access. The blind spots in the parking lot are all well covered with mirrors. However, their is one big blind spot coming up the ramp from the lower garage. A mirror could fix this but it's the only one without one and the worst blind spot. No cameras in the parking stall areas. Good or bad depending if you're at fault or not. The locked bike storage has been broken into. I have reviewed the lock and can confirm it will open to simple bypass methods known to criminals. I opened it myself in under a minute. I wouldn't store a bike here. I've brought this to management's attention months ago and it hasn't been addressed. Vaya uses RFID key access for almost all areas including your apartment. The good news is they use the new standard which can't be cloned, I tried. Most of the access systems around here are the older kind, if you know you know. However, I can bypass these with simple tools and methods known to criminals too. In fact, 30 seconds is all it takes to open your apartment door. I know, I've had to open my door when I didn't have a key. To elaborate, a 30 dollar tool can open every apartment in the Vaya. This tool is accessible by ANY PERSON with 30 dollars. Mail room isn't Vaya's fault but good luck finding your package. Everyone just leaves their mail and packages which aren't put in lockers anymore it seems. That or the lockers are full and no one gets their packages. Doesn't help that homeless pretty much wander in and live in building. I'm 2022 a homeless person took up residence in the business center and raided the mail room. No security presence whatsoever. Want to order DoorDash? Good luck, the entrance is so well hidden that you will have to walk to the front. The maps show the entrance where the parking garage entrance is. I've reported this to most of the major services but it's never fixed. Amazon marketplace didn't even have us in the service area, I was able to fix that. The entrance in the court just needs a large '1800'. Two nights in a row the fire alarm went off from midnight and four in the morning but they said they fixed it. Three days of alarms following for testing. They haven't raised the rent in the three years I've been here. Bart is close and occasionally a meth addict will walk by. Walnut Creek PD is close by and that's a great thing to have. AC units are quiet and work well. Location is great and not much traffic on Lacassie Ave. Really not a safe place at all. Once again, Vaya fails to address any of the issues at this location. My move in was delayed due to management coming to office very late. I waited over 3 hours for them to open up. My assigned parking spot already belonged to someone else. I had a package delivered and the new address was still under the old tenant, the property manager, and my bank card was in their package locker for over a month even though I asked them to check for it. Sent my roommate to office to ask a question and they were yelled at saying they aren't open when the hours posted online indicated they were. Still no response to an email I sent on July 25th requesting information for my co tenant who wants to move out. The issues I raised are legitimate critiques and would make this a better place. read more

This place is amazing. We lived here for ~3 years and moved out earlier this year only because we were leaving the Bay Area. If I had to rent an apartment in East Bay again, it would without a doubt be Vaya. This location is insane -- you have BART across the street if you need to get to SF and don't want to drive. Both I-680 and SR-24 are a couple of intersections away, so you don't have to spend any time in city traffic when going somewhere. You have Target(+ a decent farmers' market) 2 blocks away and tons of other shops and restaurants you can walk to. There are also 2 parks and Iron Horse Trail within walking distance. Location-wise this seems to strike such a great balance between everything one might wish for that I'm not even sure if it could be any better. The units are great, cabinets and appliances all felt very sturdy and while they might not be the highest-end, they do their job and don't feel cheap. Sound insulation is pretty much perfect when it comes to walls, we have literally never heard a single sound coming from any of our next-door neighbors(nor have they heard us). You can, however, hear neighbors directly below and above you. This hasn't been too big of a problem in our experience but your mileage may vary. Speaking of sound, depending on the unit, you might live just 100ft away from BART tracks with nothing but some glass between you and some pretty loud trains. I'd encourage you to time your tour so that you're in the unit when a train goes by so that you can hear what it sounds like. Our unit faced the pool and we heard virtually no BART sounds. Facing the pool might not be ideal either as some people will stay there even past the curfew(10PM IIRC). Wasn't a huge deal but it definitely cost us a couple of hours of sleep over the course of 3 years. Maintenance is exceptional and every single one of the issues we ran into with our unit got fixed incredibly quickly. There were a few negatives but none of them managed to taint the overall experience. 1. As others have noted, the leasing office does sometimes take their sweet time to get back to you. In fact, they will sometimes forget about your request altogether so you have to be persistent when dealing with them. 2. The mail room was clearly not designed to handle the volume of packages people get nowadays. Good luck trying to find your package around Christmas or Prime Day. 3. The building-wide fire alarm had a few false positives in the middle of the night. read more

It's unfortunate to say the least to see the recent poor reviews of this place. However, I do understand that everyone is not the same and preferences and expectations vary from one person to the next. That's why you have to have an open mind even after reading reviews. That said, I feel I must share my experience here. I have lived here over a year and it is honestly the best place I've lived. From the start, the entire staff (Trey, Sam, Bree, Dave & Rod) are absolutely phenomenal. The office staff made my process as easy as possible from the start to move-in. I've only had a couple of maintenance needs, but every matter has been resolved quickly and properly by the maintenance guys. The building is beautiful inside and out. The amenities are grade A! I love spending time at the pool and on the roof. It's new, it's clean, and it's safe. I'm right next to Bart if I want that option. Also a quick walk to downtown Walnut Creek which has all the fun you could want. Unfortunately COVID has definitely had influence on the building with amenities being closed down but I think any sensible person can understand that those actions are right now common place everywhere. I mean look at the news. It's Newsom, not the Vaya team. And it's for our safety. But now restrictions are easing and we can get back to fully enjoying this place. I have lived at Vaya for 4 years, the longest I've ever stayed in one place, and for good reason! I enjoyed calling this place my home due to its great location, friendly staff, dog-friendly atmosphere, updated units, and excellent amenities. I always make sure to take advantage of the gym, rooftop, pool, hot tub, and grills. Maintenance issues were promptly addressed (special thanks to Mark & Joe), and management was always easy to reach. There have been little to no issues and I would gladly recommended people to stay here if they are looking for a safe, clean, and central home. read more

If I could, I'd give this excuse for a business 0 stars. The customer service, or lack thereof, was abominable. A little background on our experience... My partner and I were prospecting Vaya as a home and received multiple forms of miscommunication throughout the process. We expressed desire to see two of the open units. After following up a few times to lock in an appointment, we arrived to the complex from out of town to find out only one of the two units were available to show due to maintenance. There was no flexibile or apologetic approach to this miscommunication. We were told the manager didn't have a cell phone (huh?) or direct email address (double huh??). We then pushed to get in contact and the associate was able to magically produce an email. We proceeded to email the manage regarding our experience. You guessed it... 0 response. I would warn anyone looking at this complex to live. If they would treat prospective residents as such, I fear how they treat permanent residents. Renters beware. read more

Completely unsafe apartment complex. Our bike was stolen out of the bike storage room WITH a bike lock on it, homeless people sleep in the parking garage, and our car window was smashed and broken into while parked in the parking garage. Management literally does not care and has made no attempt to compensate us for their irresponsible lack of security, although they claim the building is safe. Our friends at this complex have experienced similar issues. This is 100% not a secure complex and it's completely overpriced for the amount of damages you experience while living here. read more

Pros: -The apartments are nice enough. Although appliances and amenities are standard, not luxury. -If your apartment faces Bart, it's really not that loud but you will hear the train and horn. - Nice location if you commute. Target nearby is very nice. -Walnut Creek is a nice neighborhood. Cons: -According to reviews, in 2020 a homeless man was living on the 5th floor. In 2022 this happened again with someone living in the building for 1-2 days. -If you have a package from a nice brand / company delivered, it will get lifted from the mail room. The above mentioned 2022 guest also raided the mail room. -Recently the apartment had two false fire alarms at 12a and 3:45a. This was followed by three days of fire alarm testing. -Post move-in I have not been able to get email responses to my questions or concerns. It was surprisingly difficult, but possible, in the move-in process. -You will get to know your upstairs neighbors every well since you will hear them when they get up, when they make a meal, when they go to bed. read more

They do not take accountability for policies or mistakes - instead, they use jargon like "industry standard" and "things happen out of our control". I wanted to take the time and rate my experience so far here. I had originally been traveling from across the country. I was living in Florida and had to move to San Francisco in short notice for a job. I did not have any time to come here to look at places and had to go on a whim. Norla was absolutely amazing, she was able to understand my sense of urgency, she was quick with her responses able to show me a virtual tour of any apartment I wanted to look at. She always stayed on top of calling me to check in and make sure I had gotten her emails, or anything she sent with information about the apartment. She made the application process simple and quick. I have lived in a few apartment complexes previously and had terrible experiences especially with property managers. For Norla to understand my urgency and be so helpful and sweet also goes a long way in choosing a place to live. I highly appreciate her efforts and would recommend living here to anyone it's in a perfect location and is a beautiful apartment complex!! read more

I don't usually leave reviews but...READ THIS BEFORE APPLYING, I was checking few apartments around the area all of them are very responsive and professional. This place I literally called over 20 times a day for 3 days just to schedule a tour. ( Imagine already living there and need anything) I was already turned off by this, When I went to check the units they are so basic (It says luxury) it's no where near luxury. Walls are paper-thin, During my tour I can already hear the neighbours, Residents puts trash by their front door and hallways stinks, Their units are way over price for a basic apartments, I've put a deposit and I was told I can get a refund if I cancel within 48hours, I called to cancel the next day no one responded and left email no one responded. The agent contacted me when it was almost moving date based on the application that I submitted, Asking me to move regarding the moving??????? I was like y'all didn't receive my emails voice mails phone calls she said show me a proof that you contacted us I sent her a screenshot of the message I sent with the date, She still hasn't confirmed for me that I will be getting my refund, it's been 2 months now. Stay away from this place, There's so many other apartments are way nicer way more professional and fair prices read more

Brand new building with paper thin walls. I can hear every footstep the tenant upstairs makes, when they do laundry, run the dishwasher or have the t.v. on! This is not what I expected in a high rent, "luxury" building. There are tenants with babies and small children living at Vaya and the noise from screaming babies and children running up and down the hallways is at times unbearable. The hidden fees are ridiculous! You will be charged the following, which is not disclosed - a water base charge, cold water charge, water heating charge, hot water charge, pest control charge, sewer, trash (building) and Valet trash charge. This adds up to a minimum of $200 or more each month. Additional charges, parking ($50), pet fee ($65) (if you own a dog) and if you need a storage locker, add another $40. All this in addition to the rent! If you are a pet owner, Vaya does have a pet spa and small dog park which is very convenient, but unfortunately, not all tenants pick up after their dogs. Vaya is also a non-smoking building, but tenants seem to ignore that rule as well. Regarding security, recently there was a homeless person living on the 5th floor in a public restroom near the rooftop terrace. Tenants leave gates open all the time and homeless people wander in from the street or from the Bart station. For the amenities, there is a very small gym, jacuzzi, pool, rooftop terrace with flat screen t.v. (good luck trying to get it to work), ping-pong table (no paddle/ball). There is also a fire pit and flat screen t.v. near the pool area (good luck trying to get it to work). For the size of the building (178 units), I expected more amenities than what they currently offer, a sauna would be nice, coffee bar, pool towels, etc. Overall impression - extremely overpriced and not worth it. read more

Read the lease carefully, talk few residents who live him. I'm ready to move out when lease expires. Undisclosed fixed monthly fees, average $135 per month, this is in addition to PG&E and Internet/TV. These fees are ridiculous: pest control, trash, hot water, cold water, etc and are totally unnecessary! No heat or AC in hallways, very strange, it's either freezing or too hot. Pool doesn't get sun very often. Very thin floor / walls...can hear neighbors upstairs walking and talking, it's annoying. It's like they forgot insulation. Not a peaceful place to live for the price. Overpriced with all the added fees. Look around, there are many other places to live that are more accommodating. Leasing staff is nice, but all they do is smile and nod yes but don't really care. Seems phony. DO NOT RECOMMEND living hear. read more

Finally got to apply after my first review. They told us the opening would be October but months went by as they kept pushing the date out with no coherent reasons for the delays. The sales manager we worked with completely ignored my emails until they sounded angry. Finally we asked for our deposit back. We were told that it would take 14-21 business days to receive the check. Actually took 45 business days - but only after consistent follow up. If you absolutely must move to Vaya, I would avoid them until they actually open. read more

I very rarely ever write a review especially about apartment communities, but this one I absolutely must tell you about. I moved here from Florida two weeks ago and found this gem of an apartment building. Vaya is a brand new building; opened July 2019. The surrounding area has wonderful conveniences such as a farmers market every Sunday morning right next-door; literally. Shopping, restaurants and the BART system across the street. If you are looking for convenience without paying the exorbitant prices in San Francisco, this is absolutely a must see. I have to thank Bree and Sam in the leasing office for being so helpful in finding my new home. They both made this decision a very painless process. As of this review they have leasing specials you must check out. I received one month rent free. I love the pool area with 4 large gas BBQ grills, large gas fireplace, hot tub, large pool, decent size gym with various equipment and free weights, rooftop garden oasis with large screen TV's, kitchen facilities, sweeping views of Walnut Creek and the surrounding hills, valet trash (yes, they come to your door), and gated secure parking garage (multi levels underground). The day I moved in, I came home to a half carafe bottle of wine and glass, large pool towel, key chain, nice canvas bag, and coupons of the near by shops and restaurants. Bree and Sam have been a pleasure to work with here and have gone above and beyond to help me with my relocation from Florida. If you want an upgrade this is the place for you. read more

Great leasing experience me and my wife had to move here for work, applied got approved and had to cancel last minute because of a change in job due to COVID. They were super understanding and refunded our initial deposit. Then 2 weeks later found out I will be working and had to fly the next day (from Texas) Sam rushed to get everything done for us to be able to move in less than 24hours! Overall has been a fantastic place clean, safe, well maintained. Would highly recommend to move here (honestly best option in the area, we toured many other places) Sam is one of the best leasing agents we ever dealt with! A++++ read more

Worst apartment complex I have ever lived in. Overpriced. On top of rent, you can expect to pay an additional $200 per month in fees (such as "pest control") if you don't have a dog or a car or $300 if you do. They nickel and dime you every month and after you leave with a $180 cleaning fee (of a clean apartment) and a $150 extra fee for carpet cleaning. The trash rooms are always completely full, you can't even open the door, and they don't care, they will only take care of that once a week no matter what. Paper thin walls in the overpriced "luxury" apartments. Garage door is a nightmare, you can expect it will not work at least twice a week. The best day was the day we left. Don't even think about renting there, you will regret it for sure. read more

This apartment building is the absolute worst in terms of customer service. It's actually funny how bad the front office is. It's been my experience that Vaya could not literally care less about helping its residents. Whether that means making sure that its gates lock properly so that homeless people can't set up a home on top of the roof and use the common amenities and showers; or if it means that several days go by so that the trash rooms cannot even close because there is so much garbage that it overflows into the hallways; and don't forget how the dog park is not kept clean and reeks of urine and feces. All the while, they charged me at every possible opportunity, and they are one of the most expensive buildings in WC. And if you alert the front office about any issues, all I got was a phony, non-response. I recently moved out and made sure to clean the apartment top to bottom, and they still charged me $230. Hilarious! The maintenance staff is really nice and the other residents are cool, but I would never ever live here again or advise others to do so. read more
