    Vaya is such a beautiful property. They have so many amenities and the location is perfect. You can walk to downtown or to Bart. Laura hosts great resident events like Boba from Milk Tea Lab and Taco Night! Laura, Norla, Mark and Joe are always willing to help you and they go above and beyond.

    No tow warning at entrance.

    TLDR; Potential to be great place. Management as expected. Maintenance/cleaning staff excellent. Not a secure building, parking poor, and mailroom chaotic. UPDATE: Good luck getting ahold of someone professional. After finding someone parked in my spot I waited till 9am to call office and my call rang through multiple times. At 9:07 am an annoyed sounding office worker answers and tells me they don't open till 9am. The history with communication with this place is atrocious. Sent an email July 25th and it is now August 5th and still no reply. It would be one thing if it was a one off thing but this place has a history of this behavior. Mark from maintenance has always been a pleasure to interact with. No concerns about maintenance. Always on-site and ready to help. Response times have been great. Pet relief area, pet spa, and community areas clean. Halls and common areas are clean and smell nice. Appliances are nothing special. Refrigerator, stove, and microwave are all budget models. Have paid less for more in this area ie. gas stove top, Bertazzoni appliances. Parking garage secured by two automatic gates. Gates often broken and wide open. Good luck getting out with a motorcycle, better have a key fob with you. Anyone can park here, in any spot even. They're aware of this issue. They have posted tow signs as required but only in the staff parking area, which doesn't meet the requirements of cvc 22658(a). It is arguable if the parking meets private public status since it has controlled access. The blind spots in the parking lot are all well covered with mirrors. However, their is one big blind spot coming up the ramp from the lower garage. A mirror could fix this but it's the only one without one and the worst blind spot. No cameras in the parking stall areas. Good or bad depending if you're at fault or not. The locked bike storage has been broken into. I have reviewed the lock and can confirm it will open to simple bypass methods known to criminals. I opened it myself in under a minute. I wouldn't store a bike here. I've brought this to management's attention months ago and it hasn't been addressed. Vaya uses RFID key access for almost all areas including your apartment. The good news is they use the new standard which can't be cloned, I tried. Most of the access systems around here are the older kind, if you know you know. However, I can bypass these with simple tools and methods known to criminals too. In fact, 30 seconds is all it takes to open your apartment door. I know, I've had to open my door when I didn't have a key. To elaborate, a 30 dollar tool can open every apartment in the Vaya. This tool is accessible by ANY PERSON with 30 dollars. Mail room isn't Vaya's fault but good luck finding your package. Everyone just leaves their mail and packages which aren't put in lockers anymore it seems. That or the lockers are full and no one gets their packages. Doesn't help that homeless pretty much wander in and live in building. I'm 2022 a homeless person took up residence in the business center and raided the mail room. No security presence whatsoever. Want to order DoorDash? Good luck, the entrance is so well hidden that you will have to walk to the front. The maps show the entrance where the parking garage entrance is. I've reported this to most of the major services but it's never fixed. Amazon marketplace didn't even have us in the service area, I was able to fix that. The entrance in the court just needs a large '1800'. Two nights in a row the fire alarm went off from midnight and four in the morning but they said they fixed it. Three days of alarms following for testing. They haven't raised the rent in the three years I've been here. Bart is close and occasionally a meth addict will walk by. Walnut Creek PD is close by and that's a great thing to have. AC units are quiet and work well. Location is great and not much traffic on Lacassie Ave. Really not a safe place at all. Once again, Vaya fails to address any of the issues at this location. My move in was delayed due to management coming to office very late. I waited over 3 hours for them to open up. My assigned parking spot already belonged to someone else. I had a package delivered and the new address was still under the old tenant, the property manager, and my bank card was in their package locker for over a month even though I asked them to check for it. Sent my roommate to office to ask a question and they were yelled at saying they aren't open when the hours posted online indicated they were. Still no response to an email I sent on July 25th requesting information for my co tenant who wants to move out. The issues I raised are legitimate critiques and would make this a better place.

    It's unfortunate to say the least to see the recent poor reviews of this place. However, I do understand that everyone is not the same and preferences and expectations vary from one person to the next. That's why you have to have an open mind even after reading reviews. That said, I feel I must share my experience here. I have lived here over a year and it is honestly the best place I've lived. From the start, the entire staff (Trey, Sam, Bree, Dave & Rod) are absolutely phenomenal. The office staff made my process as easy as possible from the start to move-in. I've only had a couple of maintenance needs, but every matter has been resolved quickly and properly by the maintenance guys. The building is beautiful inside and out. The amenities are grade A! I love spending time at the pool and on the roof. It's new, it's clean, and it's safe. I'm right next to Bart if I want that option. Also a quick walk to downtown Walnut Creek which has all the fun you could want. Unfortunately COVID has definitely had influence on the building with amenities being closed down but I think any sensible person can understand that those actions are right now common place everywhere. I mean look at the news. It's Newsom, not the Vaya team. And it's for our safety. But now restrictions are easing and we can get back to fully enjoying this place. So read the reviews but don't let me or anyone else make your mind up. Come see it and come meet the staff here. See you at the pool!

    Just a plain awful experience!! ZERO stars. All the good reviews here seem to be based on their move in experience. All the awful reviews are from people who actually lived there and dealt with such awful customer service with the exception of the maintenance staff. They nickel and dime you for everything!! Extremely poor management (see photo attached). If you're looking for a full-service complex, this is definitely not the place.

I've had two different upstairs neighbors, and in both cases late-night noises have been common--frequent stomping, doors slamming, and regular household activities such as running the garbage disposal, cooking, and doing dishes as late as 3:00 AM. For anyone who values sleep, this can be challenging. The property does have policies, including quiet hours and a no-smoking policy, but these rules do not appear to be consistently enforced. Property management also appears to be understaffed and is rarely available on-site, which makes it difficult to address ongoing concerns in a timely manner. That said, there are several positives. The location is convenient and close to downtown, while the surrounding neighborhood itself is generally quiet. The grounds and landscaping are well maintained, the property is very pet-friendly, and pricing is fairly reasonable for the amenities. Secure parking is a plus, and the maintenance team has been responsive and helpful whenever issues arise.

Flexible, responsive, friendly, and really easy to work with. The apartments aren't huge (950 sq ft), but they're well furnished, the kitchen is well stocked, they're clean and modern, with all the amenities you need (in-unit washer/dryer, Keurig coffee maker, cable TV, iron and ironing board, plenty of hangers, monthly housekeeping service, etc. Security in the building is top notch. The pool and terrace areas are fantastic, as are the clubhouse, exercise room, and boardroom - which you can reserve for free anytime. The maintenance staff is also friendly and responsive - including coming to my place after midnight when my smoke alarm went off because the battery was dying! In my situation, the Ave was a life-saver! I felt safe, cared for, and welcome. Strongly recommend!

To start with the positive: * The location in downtown Walnut Creek is perfect - walkable to everything. * The units are spacious (especially the two-story units). * The building is very well constructed, and very well sound-proofed. We have never heard the slightest sound from a neighbor, and can run a very loud blender in the kitchen, and not even really hear it in the bedrooms. * The amenities (pool, common spaces, gym etc) are fine, given that it is a smaller building. * The on-site maintenance staff are excellent. Now, to the much longer list of the negative: * The units are advertised as "luxury" - that is a joke. They have the cheapest of the cheap appliances (the refrigerators are particularly small and annoying), the drawers and cabinets are severely under-sized, and seem like they are literally constructed out of garbage. We have had to have maintenance come and re-build drawers that fell apart three times. * Access has been an endless saga of failure. On our move-in day, we were unable to get into our unit, because the call-box is flakey, and can not consistently dial the numbers it has programmed. Meaning we were unable to buzz anybody in. This was never resolved. * The system was "upgraded" to an app-based one, but there have been endless issues with this as well: lack of documentation, failed reader hardware, inability to generate guest codes, etc. etc. I spent a month texting back and forth myself with the contractor who installed it, trying to get the initial issues resolved, because building management did not seem interested in fixing it. * The building is just not secure. The first and only time I went down to the tenant storage room (when I was getting a tour), we discovered there had been a break-in the night before. Additionally, packages are routinely stolen. And at the same time, delivery people are routinely unable to get into the building. * Although actual maintenance issues are resolved very quickly (again, due to the excellence of the on-site maintenance staff), management is unable to address basic issues around access and security. In general, they seem missing in action - which of course they are, since they do not keep anybody working at the front desk. To add insult to injury, they just gave us a 6.66% rent increase - far above what the data shows for average rent increases in the area.

It's not necessarily ideal, but it's also not the worst we've experienced at previous residences. We rarely have issues with appliances but when we have, Cedric has been timely and super thorough at resolving them. He's become the face/ representative of the community and although I'm reasonably certain that's not supposed to be his actual role, he does an amazing job and holding us down here.

There is a clear catch. I will begin with this. During the process of signing my lease, I was provided with the absolute bare minimum in terms of move-in materials and resources. I was given a set of keys and a parking pass, that is all. A few weeks into my occupancy, the locks stopped working. Given that it was 9 p.m., and I had work the next day, my ONLY option was to contact an emergency locksmith to change the locks. I was unaware of a maintenance hotline, as stated before the leasing agents executed only a fraction of their duties after I signed my lease. I kindly reached out to Erica about rectifying the situation, in which their response time was excessive. I simply wanted to be refunded due to this unit's faulty locks. After weeks of back-and-forth (mind you, I initiated every conversation), they told me that they would not refund my $280 expense that I incurred. Not to mention, the state of the property is in disrepair. My unit is in shambles, and the ongoing list of issues with my unit has become extensive. I certainly hope that the next nine months go by quickly; I CANNOT wait to NOT call Park Lafayette Apartments home. It is clear that staff and management do not have the comfort or safety of their residents as a priority. She was hands-down one of the best property managers we've interacted with! She's incredibly professional, easy to talk to, and absolutely on top of things. The tour was great, and Priscilla was transparent, detailed, and full of helpful tips. She took the time to explain the vibe of the community, gave layout recommendations, and even shared application tips to make the process smoother. She was open and honest, even discussing other apartments with us in a genuine and friendly way. The level of care and attention Priscilla gives makes it clear she really looks out for her tenants. We would've loved to live here, but we found a different place with a bit more space (and a higher price tag). That said, we did love the extremely convenient location in Walnut Creek. Safety hasn't been an issue at all for our family, which was a major priority for us when moving in. Downtown WC simply doesn't endure the typical Bay Area plaques like mentally unstable homeless or constant car break-ins. It's jarring how normal it is. The Lyric team (Misty + Alyssa + Daniel), has done an excellent job keeping residents in the loop with clear and timely community-wide announcements. They're thorough, responsive (and if not, I don't hesitate to simply bump up the email threads etc), and genuinely care about maintaining a well-run property. As I mentioned in a previous review, our unit's windows weren't clean upon move-in due to a heavy calcium buildup that was especially noticeable in direct sunlight. While resolving this took longer than expected, the team at Lyric was *extremely* transparent and communicative throughout the process. In the end, they pushed for a fair solution, and we felt heard and respected. That level of integrity goes a long way when it's time to consider if one should renew their lease. We also appreciate the variety of discounts and partnerships Lyric has with the retail businesses on the ground floor--it's a nice touch that adds value to being a resident here. [!] One thing to watch out for: we noticed a recurring $16 monthly charge from a service called RentPlus, which reports your on-time rent payments to the credit bureaus. While that might sound useful, it feels like a bit of a money grab--especially since anyone approved for a Lyric lease likely already has solid credit. We were able to opt out and request a refund, but if we hadn't caught it, we would've ended up paying over $200 over a year for a service we didn't need. That said, we're still happy to give Lyric 5 stars. The management is responsive, the building is secure, and the overall experience continues to meet our expectations.

Upper Management for Mill Creek echoes empty promises that are never delivered. Plenty of places to look elsewhere that are cheaper, nicer, and won't make you feel like you made a mistake for living there!

The concerns: There's a constant issue with the smell of dog urine in the hallways, likely from residents letting their dogs relieve themselves inside. More concerning are the security and privacy issues I've personally experienced. In April, while I was out of state, the building manager allowed someone to enter my apartment without my permission. I'm a woman in my 20s and a single mom. I chose this complex because I thought it was a safe place for my child and me. After that experience, there have been not one but TWO separate incidents where workers UNLOCKED my apartment door and opened it while I was lounging inside my apartment wearing just a bra. Both of these experiences were extremely uncomfortable and left me feeling anxious and unsafe in my own space. I truly wish I could recommend this place because the staff are kind and the amenities are nice, but the repeated lack of respect for resident privacy and consent is crazy. Safety and communication need to be taken far more seriously here.
