I've had two different upstairs neighbors, and in both cases late-night noises have been common--frequent stomping, doors slamming, and regular household activities such as running the garbage disposal, cooking, and doing dishes as late as 3:00 AM. For anyone who values sleep, this can be challenging. The property does have policies, including quiet hours and a no-smoking policy, but these rules do not appear to be consistently enforced. Property management also appears to be understaffed and is rarely available on-site, which makes it difficult to address ongoing concerns in a timely manner. That said, there are several positives. The location is convenient and close to downtown, while the surrounding neighborhood itself is generally quiet. The grounds and landscaping are well maintained, the property is very pet-friendly, and pricing is fairly reasonable for the amenities. Secure parking is a plus, and the maintenance team has been responsive and helpful whenever issues arise.

The location is perfect…read morebecause it is walking distance to four different grocery stores, drug stores, restaurants and bars, boutique shops, schools and a leisurely 8-10 minutes walk to the BART station. The building manager Claudia, and the maintenance staff Dave and Miguel, do a wonderful job responding to our issues, repair or replacement requests, and they do a great job maintaining the appearance of the apartment complex, community spaces and grounds. I stay in a top unit which have a high vaulted ceiling and a fireplace, and it is nice to be able to listen to the Happy Valley Creek, and look at trees out from my windows, and sometimes I see deers. I think all the units are equipped with central heart and air conditioning (which you need here in Lafayette), and a full size washer and dryer. There is a newly remodeled BBQ area, patio area with a nice view, and amenity spaces. I feel safe and happy here, and I would recommend this place.

When we moved in last year, we had no functioning microwave for at least a week. Fixing the sliding door so that our patio could actually be used took more than a month. At one point, there was a massive leak in a unit above us that no one seemed in a rush to fix, despite repeated attempts to alert management, causing water damage to our own unit. We have had at least six months of incorrect inflated water charges for hundreds of dollars each month. I do not recommend this complex for prospective tenants, as the building owners show very little care or appreciation for their current tenants.

I've called endlessly over this issue bc - you guessed it PAYING RENT SHOULD GET YOU ACCESS TO THE APARTMENT YOU ARE PAYING FOR! Not at Essex I guess. And when you call resident services they say stuff like. "Ok. Thanks". NOT "sorry for the inconvenience", NOT "someone will be right there", NOT "we are planning to fix the issue you have called about no fewer than 4 times over 3 months". NOPE! Not at Essex. Their team tells you that you are being rude for being upset about not having reliable access to your apartment, and they don't have to give you their name so you have a record of everyone who blew you off the next time you call about not being able to access the place with all your stuff that you pay them money for.

Let me start by saying I have lived at this property since 2016. I chose this property because it was quiet and well-maintained, had spacious floorplans, indoor laundry and hardwood floors. At that time, the financial criteria was also extremely strict to rent at this property.. Please see the images attached to verify the information below. Residents within the community had to take action and proceed aggressively to form a neighborhood watch group that involved getting the chief of police here because the crime was so high at that point within the complex and management would not take action.. The area around the office is the most maintained however, if you walk through the different buildings and stairwells you'll see the filth, the concrete is stained completely black, the trash receptacle areas are disgusting you will notice all the deferred maintenance within the landscaping and painting on the property as well as people having blocked out windows patios, broken blinds cords hanging from windows, damaged screens, mismatched blinds, dead landscaping, holes in chain link fences and fencing that is actually rotting and falling.. there is an area at the back of the property that floods so bad during the winter time that the water is over 18 inches. I have posted many notices to management about the deferred maintenance within the property to be told for over a year that there are projects in the works for improvement or to be told that power washing is done on a monthly basis all which is false. They will not repair any deferred maintenance there is no onsite maintenance or cleaning of the grounds. Yet, they have increased our rents the maximum percentage even though we were all living under the stress of having the cops here on a daily basis for months last summer this includes the family that was held hostage. That being said the units themselves inside are spacious decent for what you pay and for the most part if you decide on a renovated unit, it is very quiet here for an apartment complex and maintenance within the units is usually fairly quick if you can deal with everything else that I've mentioned.. then best of luck.

The units come with electric stove, fridge, microwave, oven, and dishwasher, and all are in working condition. Anytime we ever had a maintenance issue, Alfonso was here within 24 hours to resolve the issue. The laundry machines are easy to use with my debit or credit card, the outdoor community spaces are great to sit out on a warm day and read a book, and the secluded feel of the community while still being right off CA-24 cannot be beat. Leaving the Commons when my lease is up will be very difficult. I could not have asked for a better living situation, and a better management team (thanks, Taylor and Michael!)than what was provided at the Lafayette Commons.

They have both furnished suites and unfinished long term rental units. Deliveries (Amazon, UPS, FEDEX...etc) and US Postal mail are a breeze. Excellent amenities including outdoor pool, gym, clubhouse, and pet areas. The Staff are all Rockstars! Colleen (Leasing Manager) is the ultimate hostess who will find you the perfect place to stay, while Tiffany (Mgr), Francesca, Mikaela and Anna see to all of your residential needs with a smile that leaves you feeling welcome and at home. Flexible, responsive, friendly, and really easy to work with. The apartments aren't huge (950 sq ft), but they're well furnished, the kitchen is well stocked, they're clean and modern, with all the amenities you need (in-unit washer/dryer, Keurig coffee maker, cable TV, iron and ironing board, plenty of hangers, monthly housekeeping service, etc. Security in the building is top notch. The pool and terrace areas are fantastic, as are the clubhouse, exercise room, and boardroom - which you can reserve for free anytime. The maintenance staff is also friendly and responsive - including coming to my place after midnight when my smoke alarm went off because the battery was dying! In my situation, the Ave was a life-saver! I felt safe, cared for, and welcome. Strongly recommend!

She was hands-down one of the best property managers we've interacted with! She's incredibly professional, easy to talk to, and absolutely on top of things. The tour was great, and Priscilla was transparent, detailed, and full of helpful tips. She took the time to explain the vibe of the community, gave layout recommendations, and even shared application tips to make the process smoother. She was open and honest, even discussing other apartments with us in a genuine and friendly way. The level of care and attention Priscilla gives makes it clear she really looks out for her tenants. We would've loved to live here, but we found a different place with a bit more space (and a higher price tag). That said, we did love the extremely convenient location in Walnut Creek. It included parking and a fantastic, huge balcony. I highly recommend checking out Newell Vista if it fits your needs, you're single, and you need a convenient, relatively affordable spot in downtown Walnut Creek.
