They will find any way to charge you a fee for whatever they possibly can and they have absolutely zero sympathy for any situation/circumstance. My dog died and they charged me $100 to add a new dog to my lease! They claim that they do everything in accordance to their handbook/lease but that is only when it's in their favor. They hire absolutely terrible vendors to do all their repairs. On average it takes the vendors that they hire multiple trips to fix whatever it is that they're fixing. The property manager, Angela, is absolutely terrible. You have to be a certain type of person to be a property manager and she definitely fits the role. She is passive aggressive, rude, greedy and only in favor of the owner of the home. We paid our rent on time with the company every month for 4 years until we made the decision to move out. We were such good tenants that they had multiple of their employees/managers reaching out to BEG us to stay and renew our lease. When we finally got tired of their crooked ways of business and moved out, they took our ENTIRE security deposit of over $3,000 and even charged us for landscaping even though we had the yard landscaped prior to moving out! They also have no correspondence with each other so one person will tell you one thing, then another will tell you something different. They are extremely unprofessional and unorganized. Please beware if you are considering using this company. You WILL regret

However, from 2021 to 2025 they went through four different managers. I would have one person, everything would seem to be going well and then abruptly they'd tell me someone else was being assigned. In 2025, I was again assigned a new manager, Andrea R. and communication significantly declined in comparison to other property managers I had been assigned. Emails would often go unanswered for long periods of time. Everything fell apart during a tenant move-out at the end of 2025. Before the tenant moved out, I provided the original lease and deposit records to Andrea so there would be no confusion. During the scheduled move-out, the assigned manager was unavailable, and the person who performed the move-out inspection took not one photo. I had to step in myself after tenant departure to take move-out condition photos because Fort Lowell staff didn't do it. The departing tenant was instructed to leave the keys unsecured in the mailbox after 5:30pm, which was very concerning because they didn't set up a lockbox for the tenant to securely leave the keys after the inspection. In addition to all of this, they issued a security deposit refund using rents from another unit to the tenant before fully reviewing damages. Keep in mind I held the deposits, but they did not consult me or provide me with the breakdown and obtain my authorization before refunding the money that I should have provided from the deposit account not use rents from another unit's tenant. To make matters completely insanely worse, the refund included money that had already been returned years earlier to a prior co-tenant! After I began formally requesting proper documentation and correction of the accounting, communication became worse. I sent a written notice under the contract giving them nearly a month to fix the issues. The problems were not fully corrected. After I terminated the agreement with proper 30-day notice, communication completely stopped, they did not follow up with me with requested documentation and stopped responding to my other unit's tenant they were still managing in this timeframe. I have still not received the complete documentation or the remaining funds in my owner account. I also later discovered that another tenant had gone six months without a properly executed lease renewal, and I was never informed. As a landlord, you need clear communication, accurate accounting, and proper handling of deposits. In my experience, those basic protections were not consistently in place. In addition, Fort Lowell's team is extremely unprofessional, completely ignoring clients, being condescending, and just displaying levels of incompetence I didn't know could exist. If you're a property owner, I would not recommend you use Fort Lowell. In fact, RUN!

This property management team, as it stands currently, is rude,…read moreconsistently hard to get ahold of, forgetful, unforgiving and most recently I have learned has no problem putting words in your mouth. Our company rents a double size unit that is managed by this company and when we first occupied the space the management team had an office nearby and they were friendly and mostly responsive. Then the office moved to on offsite location and it seems as if the entire team has been replaced. I have had not quite a handful of requests for this management team but it seems as if I am always trying to contact them because it take 4 or 5 calls and an email to get a response. Have a maintenance issue? Forget about it! You can put it in their portal, leave a message, write an email but someone always drops the ball and believe you me, they have no problem throwing each other under the bus. Truth be told, I don't care who's fault it is! Just come and fix the issue in a timely manner! Need a signature from them for insurance/legal/or other reason? Unless it effects them directly you will be waiting weeks to get that back. Again, emailing and phone calling and it is ALWAYS someone else's fault that you haven't received the request. The best and most telling part is that when something comes up that does effect them you better believe miraculously they have an answer for you within hours!! Don't expect a, "how are you today?" Or, "is everything going well with business?" Not even a, "was that issue you were having resolved sufficiently?" NO WAY! They couldn't care less about anything other than if you are paying your lease on time and that you just leave them alone. On a hilarious note, they truly believe that they are doing a great job and that they have satisfied their clients. No, I'm just not rude and I can be patient but when you start putting words in my mouth and start treating me like one of your coworkers and throwing me under the bus you better believe that I will not stand for that. I am your client, you work for me. Have some decency, don't treat your tenants like they are smaller than you or know less than you. Remember your place. You are a property manager working for a company that you don't own. We are all business owners that deserve your respect and utmost care, after all, that is in fact your job.

They just kicked out our kids' martial arts teacher in…read moreFederal Way Campus Business Park because he wanted to make payments arrangements during the Covid-19 pandemic! His business has been there 17 YEARS. That's longer than they owned the building. He had to close their doors to customers in March due to no fault of their own and they still paid rent anyway! BKM is violating the eviction moratorium! Their staff was rude, not understanding, and told him he had a day to get out. I hope those individuals working for BKM never have a personal hardship happening to them and have to deal with someone one like themselves. The best part of this NO ONE IS GOING TO RENT ANYWAY. Are they trying to just get their insurance to kick in so they can make a buck? I'm sure they got their pandemic CARES act assistance with the SBA loans and then they don't pass it on and screw their tenants? DO NOT DEAL WITH THESE PEOPLE. I hope tenants do a rent strike, sue, and the attorney general gets involved.
