I have been renting vacation homes on HI for 20+ years, usually two weeks a year. Usually we rented from this firm but several years ago we had a major issue. We got down to the office Sunday night and went to pick up the house packet since it was after hours. We got hold of a maintenance guy and he said he would meet us at the house. We get to the house and there is someone in it! The maintenance guy meets us and goes in to find out what is going on. The family with a newborn had come down the wrong week (WTF !) and pilfered our packet. It was 9 pm by then, we spent 7 hours driving down and we needed a better option then waiting another 2 hours for these people to pack up their stuff and move it on out. After awhile someone found us another house in the same neighborhood though not soundfront like the house we rented. This house was okay but was $50 more a week which they billed us for!!!!!!! and did nothing for us. The maintenance guy felt terrible for us but this was far above his pay grade. Needless to say we skipped past OBR for the next 5-6 years. We have rented from them again these past two years and they seem to have better (new?) management and customer service. We still have our doubts.... read more

I (we) have always rented through Outer Beaches Realty. They do not charge for some of the "extras" most notably a security deposit. This is positive and negative. I will review that in pros and cons below. I will say that if you calculate Outer Beaches vs. Surf or Sound, for example, there is not the big price difference as Outer Beaches would leave you to believe - but savings is NOT the reason we choose to continue working with Outer Beaches. The reason we continue to give our business to Outer Beaches is the level of customer service. Example: We recently rented a home (2013) that incurred a septic failure. They needed to perform immediate repair by digging up the drain field and replacing the pipes, cutting down trees and digging up tree roots. We visited with the Assistant Manager, Orville, at the Waves office and discussed our concerns regarding the repair during our stay and the inevitable unsanitary conditions, sights, smells and sounds. Orville offered several possible solutions but we ultimately requested relocation as our only viable option. Orville was not sure if relocation was possible but promised to research the work order, timetables and get back to us within the hour. He came through with flying colors and was able to move us to another home for the duration of our stay. We give Orville a 10 out of 10, he could have garnered an 11 if we had been given the option to stay thru Sunday (which was possible) to compensate for the day we lost moving between rentals. We were disappointed with Outer Beaches as a company considering the maintenance dept and owner(s) knew about the septic issue prior to our arrival. It was never mentioned during check in nor did we receive a call before the work crew's arrival. We found out about the issue from the work crew. However, Outer Beaches did approve the rental transfer with Orville so we have no lingering complaints. Pros: - A+ Customer Service - Clear, concise, rental agreement - Clear, concise, pricing - Linens provided - Many homes to rent in all price ranges - No credit card fee or security deposit Pro & Con: - Easy check-in/check-out - early check in option available after 2pm but limited to first floor of home & pool only. It is kind of weird to be on site when cleaning crew comes to do their job. Is it possible to thoroughly clean an entire 3 story, 3 bath, 5 bed home in one hour? Cons: - Rental prices are higher so final cost is comparable to other companies - No security deposit = increase in upholstery/carpet staining, wall/door damage, property litter (cigarette butts are big issue), pool and hot tub condition, decks and outdoor furniture damage etc. - New website layout - Not all homes have towel service. - Comforters are not exchanged for new or washed (it appears) between weeks. Suggestions: - Check in time gets later every year (currently 6pm!), Check out 10am. Why not make rentals 10am Sunday thru 10am Saturday and charge 15-20% less for 6 nights/6 days (this will also give clean up crew more time at each property). - Know what you are signing! Per your Outer Beaches rental agreement, non- essentials like: icemakers, A/C, pool heat, pools in general, fireplaces, hot tubs, dishwashers etc are NOT guaranteed and are NOT subject to refunds or other compensation. My family and I booked an "elite" property through 'Outer Beaches Realty' for the first week in August, 2017. We chose an elite property because we needed a home with an elevator for my elderly mother, aunt and uncle. Three days before we were to head down to Hatteras, the entire island lost power, due to an accidentally cut cable buried under Oregon Inlet. With little power, except for emergency generators, and a shortage of clean water, Dare County issued a mandatory evacuation of all visitors and refused entry to any new visitors. We were not allowed on Hatteras Island and our beach vacation was ruined before it even started. Trying to make the best of a bad situation, I attempted to get a refund of my monies, to rent a beach house somewhere else. To my shock and dismay, 'Outer Beaches Realty' refused to refund my money! They said that it wasn't their fault that there was an evacuation! Unbelievable!!! I spent $7,000.00 for a beach house that I am not going to be allowed to visit, through no fault of mine, and the rental company won't refund my money! A number of renters are banding together and talking about a Class Action lawsuit. I have also contacted my credit card compeny and filed a dispute for the rental charges. Don't make the same mistake that I did... avoid this company at all costs!! read more

What you see in their catalogue and on line is not true. Before renting you should read the reviews on the BBB site they pretty much model what we experienced this year. Don't believe the reviews on the OBR site either since the poor reviews never been posted. The home we rented was not maintained or clean. The yard was a jungle full of ticks and fleas. The home had over 10 burned out light bulbs, very corroded bathroom fixtures, rusty appliances, dirty kitchen cabinets and dishes. We found Easter grass in one of the bedrooms in early November! Many dead bugs and food along the walls and around the furniture. The Bed Bug cover on the box spring in the main bedroom was torn open and obviously not doing the job it was intended for. We went to the Waves office to complain on Sunday morning. We were told someone would follow up on Monday. After no call on Monday we called again and a supervisor came out agreed the home was not maintained. I requested my pet deposit be returned since there was no place to walk our dogs and we had to clean the home when we moved in to make sure the dogs didn't pick up anything they shouldn't. They did bring me a grill to use since the one that came with the house was overgrown with the weeds and brush around the home. On Wednesday I was told they would refund us $100. and we should see it by the weekend on our CC statement. That didn't happen. I had to make numerous calls upon returning home and finally got a manager to talk to me in December. Many excuses but no credit. Later in December I got to the head of accounting who promised to mail us a check. It finally arrived on New Years Eve. This company has major issues. The homes they rent are not maintained or inspected. They leave that up to the people that rent them to do all the work. I don't call that a vacation!! read more

Outer Beaches Realty refused to reimburse revenue generated from almost 400 cottage renters who booked rentals for the week of the mandatory evacuation. This is almost 400 families who had vacations ruined and have now lost hard earned money paid to a company that is now doing something that is both ethically and morally wrong. I am 1 of the 400 and I plan to take legal action to recover what is rightfully mine because Outer Beaches Realty could not provide my family with what we had paid in advance for. When renting on Hatteras Island, please only utilize rental companies who did the right thing and reimbursed those affected by the blackout disaster. Ask in advance of your next reservation. We had rented "Elite" cottages from Outer Beaches Realty for the past five years. We will not go back to them. Shame on you Outer Beaches Realty! You are no longer considered the Premier rental company on Hatteras Island. I wish I could have given a "0" star rating. read more

The Oettinger 368 House has its good points, its rough spots, and its bad points. The elevator makes unpacking the car a breeze. The location is close to shopping and restaurants. The dunes are deep, but still allowed us to easily access the beach using a public access walkway over the first dune slightly south of the house. We enjoyed our morning coffee on the upper-deck. While you can only see a sliver of the ocean from the upper deck, the starry nights and the early morning sunrises awed us! To note, we have our own hot tub at home and are VERY familiar with how to care for it, test its water, and maintain its water with a perfectly 'neutral' pH balance. After all, in this day and age of poorly maintained 'public' pools, hot tubs, and spas coupled with a growing number of illnesses and infections resulting from usage of these public items, one cannot be too careful! Thus, we HIGHLY recommend bringing your own Pool & Spa test strips if you intend on using the Oettinger 368 hot tub. While the house's 'documentation' states the water is changed between every guest, only through testing its water can you be relatively certain. Case in point, upon our arrival, we tested the water. Our test revealed a pH of 2.0-3.0 (ACIDITY equates to vinegar). Such a low pH level can be caused by chlorinating the life out of it over and over and over again. However, if the water had been changed as advertised, even with a high level of 'initial' chlorination, the pH would have been well within normal pH levels (6.8-7.2). Still, when we opened the tub on Sunday afternoon, the chlorine smell immediately alerted us to a problem. As a control measure, we wanted to ensure the tap/household water supply had a neutral pH (required by Federal and State Laws). We confirmed the pH of the household water source inside and the hot tap water at the hot tub hose. Both tests revealed pH levels in the 6.8-7.2 range (pH NEUTRAL) telling us they had most likely NOT changed the water in the tub! Definitely put a cloud over our use and gave us the sense management would not hesitate to perform their well-announced $50.00 'cleaning' for guests who were not happy with the tub's status! Despite this one 'small' item, however, we did still enjoy our stay in the house. It proved to be very comfortable with plenty of room. While the kitchen is well equipped, we still HAD to reorganize it for practicality to allow us to find the utensils we needed as many of the previous renters had migrated the utensils, pots, pans, etc., across the kitchen's vast cabinetry tundra. The beds were very comfortable and the bathrooms were very nice. We immediately encountered one small problem with the shower drains in the two master bedrooms. When we investigated, we discovered the drains had NOT been cleaned in apparently quite some time...full of hair, yuck, and muck! Thankfully, the husband is quite the handyman and unafraid of getting his hands dirty as he rapidly went to work and cleaned out the drains restoring a nice rapid flow from the shower pans. The AC also proved to be very good and provided us with a comfortable visit. The living room furniture could be more comfortable as the 'chair' in the corner 'goosed' a few of us! One plus, they provide access to the Kuro Beach Club. We never used, but it is still a very nice perk. It provides a place to relax when the beach conditions are less than ideal (like too much wind). read more

After vacationing in upper OBX for several years, in 2012 we decided to try Hatteras Island and are so happy we we did. Outer Beaches Realty has a wonderful selection of rental properties on HI, great customer service, easy to work with and the rentals are always cleaned and well maintained. If there is an issue, it is always promptly addressed. Outer Beaches even has an "early check-in policy' where they let you unload your groceries and luggage, use the bathroom on the lower level of the house and the pool (if the rental has a pool) while it's being cleaned. There is NO charge for this unlike some other rental companies (Sun Realty, I'm looking at you) who charge $100 for "early check-in" and frequently skip the cleaning part. I'll definitely be sticking with Outer Beaches Realty for our Hatteras Island rentals. Panorama and Oyster Palace in Avon are two oceanfront favorites. read more

Class Act organization all the way. From the well experienced owner to the fantastic staff. I am new to Outer Beaches this year as a property owner and want to say that this organization can't be beat. The ladies did a fantastic job renting my property and the staff maintained my property as if it were their own. I would like to thank Alex for providing the absolute best property maintainence, rental, and sales staff. THANKS again to everyone at Outer Beaches, your service is second to none. Ron M. read more

I've been vacationing Hatteras Island for 11 yrs now and have tried 2 other realty companies over the years but found the houses to be dirty and not as well kept and more expensive with all the additional charges. If a problem arises in the house while on vacation they've been taken care of in a timely manner. I would defiantly recommend Outer Beaches Realty. read more

My wife and I have used OBR for many years and have rented a different home from them each year. All have been in great condition. From booking, check-in and on to check-out, it has always been a good experience. The homes have all been clean and well kept. The photos on the web site and the descriptions have always been accurate as well. We will continue to do business with OBR. read more

We've rented with OBR before and have always had good experiences. The house we rented last week was really nice. If you are renting with OBR in the future and come across the house called "Catch a Wave", be forewarned. It is not everything that it looks like in the website photos. The positives are that the house has lots of room, is very clean on the inside, and is generally well-maintained. It was very comfortable. And the view of the beach is second to none - the top deck gives you almost a 180 degree view of the ocean - it is stunning at any time of day. But there were downsides, too. The hot tub was contained in a little screened-in area - a good idea, but it was rather cramped. Also, the owners, at some point, "stained" the topmost deck, but it was the worst staining job I've ever seen. The red colored liquid looks like it was poured on rather than brushed. The result of the careless stain job was that the decks below were completely spattered with stain - and I don't mean a little. The bottom decks looked like a murder set from the TV show CSI. It makes an awful first impression. Lastly, and most importantly, the add for this house does not say that it is flanked on two sides by campsites. To the left and to the right, there are seas of RV rooftops. It's not the view you head to the Outer Banks to see. Aside from impacting the view in a serious way, there were other side effects of having the campsites nearby. There was a noticeable increase in trash on the beach and on the dunes leading to the beach. No matter how much you pick up, the next day there would be more rubbish strewn about. It was a little depressing to see. Also, having so many people crammed into such a small area, it dramatically increased the beach crowding. A half mile down the beach, there was plenty of room. Directly behind our house, things got cramped. Overall, like I said, we had a good experience, but I'd never rent that house again - it's a shame because if it were anywhere else on the beach, it'd be an awesome place. And I do fault Outer Beaches for not making it CRYSTAL CLEAR that this house is smack dab in the middle of those parks. The company is lying by not telling the whole truth. The lady at the OBR office said that "you could see the RV park in the photos", which is baloney. I think you MIGHT be able to see A camper in one tiny corner of one image, but it's clear the rental company is trying to hide the truth so that they can collect $2,500 for a house that is in a less-than-desirable location. read more

Renters beware: Outer beaches Realty does not care about you or your children's safety especially President Alex Risser. When a unknown unsecured loaded gun was left for days in a house with 4 small children, they felt no need to urgently get ahold of us. They wanted to protect the gun owner, did not turn it over to police or file a police report until we insisted on this 12+ hours after they had possession of the gun, when asked if they considered how one of our children could have been killed we were told "well it didn't happen did it" by Alex Risser. Never once did they take a loaded gun as a serious incident. I will NEVER rent from them again. The OBR cleaning crew should have found the unlocked case left in the middle of the bedroom floor. We have been loyal to Outer Beaches Realty for 5 years, I value and love my children more then to ever put them at risk again in a property that Outer Beaches Realty handles. read more

First let me say that I've rented vacation homes with OBR at least a half dozen times before this and this experience was so unacceptable I am compelled to take the time to write this review. We stayed in The Lily Pad (Waves) and to say the house was not very well maintained is an understatement. The cleanliness from the cleaning staff was below expectations as there was pet hair everywhere in the main living room, and used glasses left in the loft that must have been there a while. The deck seemed that it had not been cleaned or maintained in years and the screened in hot tub room was missing half the screens. They were torn or hanging from the frames which really looked awful. The hot tub was OK, except the jets didn't work. The deck chairs were broken, too rusted to sit on, or cheap and very aged. What makes my review a one -star though is this - Our house lost electric about 5pm mid week and I called the "Night Service" line and left 2 messages for maintenance. No one called me back until 9:30am the next day. That is unacceptable. We had to find someone from he neighborhood who knew how to trouble shoot and fix the problem. It would seem to me that is a pretty major issue that would get someone's attention quickly, but this was not the case. I'll try the other rental agencies next time. read more

DO NOT BOOK WITH Outer Beaches Realty-My family and I stayed at Wicked Waves in Rodanthe in July 2019. The house was not in good condition - broken floor tiles, range with 4 burners and 2 were broken, oven burned everything on the bottom. All the furniture old, all mattresses old and needs replaced. Bathrooms need upgrade. Dishwasher did not get dishes clean. The sliding glass doors throughout the unit were very difficult to open and close. I contacted Outer Beaches when I returned home. I am very disappointed that Outer Beaches Realty would not make an adjustment in what I had paid. I certainly did not get what I paid for! Their response was that I should have called so they could take care of things while I was there. I did not pay $10,000 to oversee installation of moving in new appliances, repairing sliding doors, or maybe tile installation.Very disappointed and will not use Outer Beaches again. read more

My family and I are currently in a home in Waves, Soundbound 534. We paid about $3,800 for a week at this four bedroom soundfront home. It's obvious whoever owns this house has not maintained it. The "beach" is almost non existent due to heaps and heaps of dead grass on the shore. There are old clam shells strewn across the yard, a rusted old rake in the trees, and an old dilapidated beach chair. The worst part is the intense mildew smell throughout the house. Every time it rains the water leaks in through the windows and sliding doors making the living room carpet wet. The dishwasher broke and was "repaired" and broke again. I have a newborn and three other children, so hand washing dishes is not something I wanted to do on vacation. The propane tank ran out during the second use. I had to finish our burgers on the stove. Dishes needed to be washed again that were in the cupboard. To top it off the smoke detectors started randomly going off. The maintenance person said maybe it shorted and put a new battery in. It mostly goes off in the loft probably due to shorting out from water damage, but this morning they all went off at 5AM waking my newborn and toddler. Outerbeach Realty should not be renting this property. They should address all these issues with the owners and not allow renters until the home is better maintained. read more

The booking process and payment process was smooth and easy. But from the start of our vacation on it was not as smooth. We stayed at Lazy Daze 625 because of a strong recommendation from OBR sales staff. We showed up at the house to find many issues. The furniture is worn out, the exterior has mold growing on it, the spa had not been cleaned in a while, the floors were dirty and all of the beds were not made. When we swept the floor we could have made a new dog from the hair left behind by previous guests. I guess we could have fed that dog with all the hamburger meat and cheese stuck to the grill that was obviously not cleaned. We were given one wash cloth a piece for our 10 guests so we got the joy of washing clothes every day on vacation. Good news though the previous guest and cleaning crew left us a used bar of soap in the shower with pubic hair on it. Before checking out guests are required to vacuum and sweep all floors, not real sure what the cleaning crew does. The house was supposed to be pet friendly but the yard has not been mowed in a long time, probably needs to be bush-hogged at this point. That makes it kind of hard for your pet to use the bathroom, not real sure why I had to pay a pet fee. The house does have potential. The views are outstanding and the location is very good. In all the house is probably $1,000 over priced. I asked where to review the house and have gotten no response from OBR. Just feel people need an honest assessment before spending this kind of money. read more

Horrible customer service. Office manager Orvil was very rude and didn't even listen to me explaining my concern. Paid $3000 for vacation rental and pool leaked horribly. Repairmen sent first two days without us commenting so it was a known issue. Solution was for us to fill pool daily running cold water for two to three hours to maintain level so pump wouldn't be damaged. Pool was freezing daily. Orvil states adding cold water daily wouldn't effect temperature. Pool had chunks of concrete at bottom. read more

This is the absolute WORST place to use if you're going to spend your hard earned money on a decent house or condo ANYWHERE along a North Carolina beach! Our house was NOTHING like the pictures posted on the website, the house was FILTHY! There was dog hair, sand, dirty dishes in the dishwasher and an oven that took over an hour for US to clean! There were loose board on the upper deck that if you hit them right could throw you over the unstable, not up to codes size railing. The air conditioner never worked on the second floor, the toilet seats weren't connected to the toilets, the locks didn't work on many of the outside doors and in the bathrooms, doors were completely missing from other rooms, the washing machine wasn't functioning AND when it rained the second floor interior wall leaked like a water feature onto the wooden floor and there was mold not only on the wall from previous leaks but there was black mold behind the refrigerator. We called the manager for the office we rented from as soon as we entered the house and to this day we still HAVE YET TO HEAR FROM HER!! We paid over $7000.00 to rent the house for a week that we saw in the pictures that were in the brochure, not the house we entered and the ONLY thing they were willing to do was give us $1000.00 back because they felt sorry for all the time we spent (5 out of 7 days of our vacation) trying to get someone in from their office to not only come to the house and see for themselves but to fix the problems!! read more

My husband and I have visited often Oracoke Island and have stayed many a weekends there so we decided to rent a larger home near the ferry so we invited our children and grandchildren to come and enjoy the area. They have never been there before. We rented out a larger home 7 bedrooms with views from all around the area and up front view of ocean. We called and made and pd for our reservation over a month before we arrived, costing approx. 5000.00 plus tax and other things. We arrived and was very upset to find that the place was dirty, the pool heater didn't work, the sauna didn't work, the phone had noise in the phone crackling, couldn't hear much, broken patio furniture sitting outside our granddaughters bedroom and a very leaky kitchen faucet. Dishwasher in kitchen broken, never fixed said "you have another one use it", Heater in pool didn't work for 3 days when they finally fixed it , then it rained the rest of the week off and on so we couldn't use it much, the sauna NEVER got fixed, the broken patio furniture did get removed after we called to complain. I had to call and visit Outer Beaches Reality 2 times. We were told "we will buy you a pizza for your problems" what a joke. for the cost and hassle we got we were not at all happy. Was told on last day of stay after complaining again. that they would reimburse us for the problems during our stay but as of yet we have not got anything back not even an appology. Nothing..... Instead of a happy vacation we were left with such a bad taste and very hurt feelings with our stay we would NEVER recommend this company to anyone... Steve and Deanna read more

We just returned from our annual vacation to the Outer Banks last night. This year we chose to use Outer Beaches for our rental choice and wish we would not have strayed from the realty companies we have used in the past. The main problem lies with the particular rental that we booked, Kinnakeet Retreat. It was actually recommended by an agent of Outer Beaches when I called looking for a house large enough to accommodate our large group (7 children and 8 adults) and within our price range. When we first arrived, we noticed the extremely stained carpet up the stairs. The beds were all made, but most of the throw pillows on the every bed had stains on them. My one 3 year old ran around the house in the kitchen area and living space on the top level as we unpacked, and within a half an hour or so, the bottoms of her feet were black. The floors clearly were not mopped or have seen a wet swiffer in goodness knows how long. Then another adult got out a broom and swept up the kitchen floor and under the table because she had seen a few crumbs, and filled the dust pan with animal hair. And while this is advertised as a "pet friendly" house, the floors should have been swept prior to our arrival. We finished unpacking and exhausted from our drive, we turned in for the night. Everyone re-cleaned their bathrooms after the discovery of a few hairs in the shower and I figured I would address the problems the next day. We went to the beach the next day all day and I was unable to make it to the realty office by 5 to talk to someone about the cleanliness issue. But the biggest problems came over the next couple days. We discovered that this 7 bedroom/7 bathroom house did not have the water pressure to accommodate that many showers. The water in the kitchen would reduce to a small stream unable to create enough pressure to run the sprayer, if someone was in the shower. Not to mention the washer running. If the washer was running, the entire top floor's water would stop. My mom was in the shower and I started a load of laundry and the water completely shut off in their bathroom. So we ended up having to coordinate showers, and no one could shower at the same time, and with 7 kids 6 and under, bath time at night was extremely difficult. And things just kept getting worse. My best friend found blood on the underside of her son's comforter, which we promptly pulled off and put it in the closet. There were candy wrappers under the dresser in the twin bed room. There was some sort of pink glittery goo on another comforter. There were beer bottles/cans and bottle caps in the outside shower. The railing on the top deck was very wobbly (unsafe for children). The Wifi did not work for everyone (it would knock people off after a minute or two). The dryer would take 3 cycles to dry a medium load (needless to say, we all ended up coming home with a ton of dirty laundry because it took so long to dry a load). Blankets in the closet were covered in animal hair. The return air vents were covered in dust. The vacuum cleaner was so jammed packed with dust and dirt, that my dad had to remove stuff by hand out of the bag to even use it, because there were no extra bags to be found. So I finally got into the Outer Beaches Realty office on Thursday morning (all of our discoveries happened over the course of the beginning of the week). I wrote down everything that we had issues with. They came out and removed the soiled bedspreads, seat cushions, throw pillows, and sent a maintenance guy our later that we had to walk around and show him everything that was wrong. He had to go to Ace Hardware and buy some L-brackets and then come back to secure the railing. I spoke to the manager, Roxanne, and told her we all felt that we deserved some of our money back. With everything that was wrong, and the time we spent cleaning it up, dealing with maintenance, it only seemed fair. She basically said, no, that they could have sent in a cleaning crew to clean things up had I called sooner. But frankly, I feel that these issues should have been handled prior to a paying guests arrival. The water pressure was never fixed because they said that they'd have to have an outside plumber come in and look at what was wrong. And she kept saying that she lived near by and her water pressure is fine. Roxanne, the manager, said she would be contacting me once they have figured out the water pressure issue. I have yet to hear from her. I would highly caution anyone renting from this company. Or at the very least, I would stay away from Kinnakeet Retreat. I will be renting from other realty companies in the future. read more

This has been a TERRIBLE company to work with! We decided to take a family vacation this year to the beach and rented 2 houses to accommodate our large extended family. We informed the company close proximity was a must. What's the point of family vacations if you don't get to spend time together? We signed contracts on 2 houses that were next door, but after we signed one of the houses pulled their contract with Outer Beaches and now the house will not be available. The company has do nothing to accommodate our pre-booked vacation. Whatever happened to customer service? I say they need a refresher. I would NOT recommend this company to anyone. Vacations should be stress free. If that is what you are looking for find another company to help. read more

We have rented from outer beaches 3 times now. The first house was a cozy smaller house that was obviously well kep up and loved by the owners. This led us to use this realty again for our second trip. We were disappointed to see that this house was not well maintained with chipping paint inside and outside and overall rundown. We dedicated to try one more time and rented this past May. We will not be using them again. This house had moldy shower curtains in 4 of the 5 bathrooms, worn furniture, and toilet seats that were bubbling and peeling. We paid way too much for a house in this condition. We looked at other realty houses while we were there and found some beautiful houses for less money! We even sent our review to outer beaches upon their request and never heard a word back from them. We will not be using them again. read more

Never again!! The photos of the house named "The Big Kahuna" were very misleading. They HAD to have been taken about 5 years ago because that house looks NOTHING like the pictures. There is water damage all over the place that has simply been painted over (not very well) The appliances are on their last leg, the microwave barely worked, you have to heat a cup of coffee for 2 minutes to get it lukewarm, one of the refrigerators went out, luckily there were two more and it happened toward the end of our trip, the dishwasher sounded like a jet trying to take off and it took an hour and a half to wash a load of dishes, the theater room went out on night one and it was FINALLY repaired two days before we left... keep in mind that the theater room was the only reason we went with this house. But the straw that broke the camel's back was the "heated" pool. I realized the day after we got there that it would cost for that as it wasn't one of the free weeks so I got out the credit card and said "Let's do it"... well the next day they came out and turned on the heat... when we left 6 days later, we was still waiting for the pool to warm up enough to get in... IT NEVER HAPPENED. If maintenance would have returned any one of the 4 calls I had put in, they would have found that out.. not to mention when I went to the office to complain about it in person, you would think they would send out someone then... NOPE.. didn't happen. So I get a call from the property manager, Orville. He said, "Come on up here to the office on Friday and talk to me" so I did.. IT WAS HIS DAY OFF!!!!!! So, I went back and talked to him on the morning of checkout when the pool was still at 77 degrees. We went into his office and told him that we probably used the pool a total of 30 minutes the entire week only to have him look us in the face and say, "I find it hard to believe that you didn't use the pool more than that." I'm sorry, but I took that as him calling me a liar to my face! So he asked what would make us happy... well DUH! I want the $450.00 I paid for a heated pool and didn't get. So he says, "Let me call the pool techs and see what happened. I'll call you within the hour." 3 and half hours later, he calls me back and says that he talked to all involved and he went to the house and the temperature was 79 degrees so it was working... HORSESHIT!!! When we left at 9:45am it was 77 degrees! So he wasn't going to reimburse us for the pool but he was going to for the 4 days we were without the theater room... WHAT?? We were willing to let that go... to let it ALL go if they would have made it right with the pool. I don't think we were being unreasonable in our request. We will NEVER rent from Outer Beaches Realty again... and that really sucks because we had already picked out our house for next year. We were also looking to buy but I guess it won't be one of their houses either. I'm telling everyone of my friends and family not to rent one of their houses either. I come from a family of 10 that loves the Outer Banks and my closest friend owns his own business that he takes all of his employees there each year so that's quite a bit of business lost there. When we left, we cleaned that house for 3 hours and it looked a hell of a lot better than when we got there, at least we didn't sweep the dirt under the rugs and leave it. Also, I found a pair of men's underware left in the room that my 11 year old daughter stayed in by housekeeping. It must really be nice to have THAT job since it's up to everyone else to do all of the work for you. I'm surprised that they didn't leave an extra set of sheets in the closet and tell you to put those on as well. It's too bad that you can't give a negative rating because that's exactly what they deserve. They are terrible. I noticed that you can no longer submit reviews on their website either.. hmmm I wonder why? I also left something negative on their facebook page.. well that post disappeared. I'll just keep doing it til they either get tired or block me. read more

This is an excellent company to rent from. All the properties (we have stayed in several) are well maintained and all the homes are spotless. They have many dog friendly rentals which was important to us. The staff are very friendly and very helpful. We would never trust our vacation to anyone else. read more

My family and I have been visiting Hatteras for over 10 years, we have been working with Outer Beaches for two years now. The staff is nice and accommodating. The house that we have been staying in for over 6 years now had a few issues this year, the main thing being the elevator. It went out the first day and we called and someone came out the next day and repaired it. It then went out again towards the end of the week, I called again and was told they would have someone look into it, never heard back nor did anyone fix it. We like this house for the location but also for the elevator since my mom is in a wheelchair. On checkout day it was hard getting everything out going down the stairs and my mom, well it took us over an hour getting her down from the top floor. When I went to checkout and I told the lady checking me out the issues her response was I'm sorry you should have called us we would have helped you. First of the office does not open that early as we were up trying to get everything together to go home and I felt as if she really did not care we had issues, I'm sure she did but it came off as she did not. I felt as if they should have offered something to us but nothing was. I completed the survey and expressed our concerns however no reply or anything. We really like working with them, I have dealt with two other companies one in which I will never deal with again and another I liked however the house we stay in was sold and Outer Beaches picked it up. I think they are a good company however I feel as they should have offered some kind of discount or a discount on next year booking. These homes are expensive and not to have the elevator working is a big deal to us, maybe not them but it was for us. I worked in a hotel and have for over 25 years, I get a lot of things from guest however I always make sure they are happy or ask what I can do to make it better. read more

Our family booked two houses with Outer Beaches Realty. After signing our contracts and paying for the houses, one of the owners backed out and broke the contract. Outer Beaches is claiming that there is nothing they can do if the owner backs out, even though they broke the contract. Now we are stuck with the other house that is not nearly big enough, and our only option is to lose our deposit on that house, or book additional houses that are more expensive in order to accommodate our family. It is obvious that this company is only worried about their money, and they have made it very clear that it does NOT make the customer a priority! I would not recommend using this company if you are looking for a company that values it's customers, because they have done anything but. read more

From the pictures alone i knew this house was going to be gorgeous. From the moment we walked in it was obvious the pictures didn't do the house justice. Our family was really wow'd by the house and so were we. Everything was perfect! It was super clean, extra cozy and very welcoming. Great house to entertain! Decorated to perfection! Super comfy family couch. Outstanding customer service from the time we checked in the lady was so nice and explained everything. She was so adamant about making sure our stay was flawless! Our first Morning there we realized the coffee maker wasn't working. We called the office and in less than 20minutes we had a brand new coffee maker still in the box and everything delivered to our door! I love the keyless entry. Hot tubs i feel like are usually on the bottom deck but this one was on the top deck which is genius! Nothing like relaxing in the hot tub staring out into the breathtaking horizon. Beginning to end we had a spectacular, most amazing and memorable family vacation! We all left so happy, super relaxed and eager to hurry up and rent a beach house for next year of course using Outer Beaches Realty. read more

This company did the bare minimal to make our experience pleasant. We stayed at Rental: Whimseagull Waves #164 check g in on Saturday 5/25/13. With a 2 year old and the ocean being cold, having a heated pool and hot tub were of top importance to us. We even called 5 days before to ensure there were no problems. They promised everything was working just fine. We made it CLEAR the the pool was a priority. When we got there the pool was not heated and they said they had ordered a new heater some time ago and thought it would be there In time. This proves that when we called earlier in the week they already knew it was broken. Then they tried to tell us it was confirmed to be in on Monday. We told them Monday was a holiday and mail was not being delivered. Oops they said, proving lie #2. Then they suddenly found a replacement once we stared demanding another house. If there was a loaner/replacement available, why didn't they go that route from step one? Then the hot tub was broken. So the fist few days there we had repair people in and out (waking our baby up from naps) and broken things to deal with. The fan in our room was loud a needed to be oiled. And we needed it because guess what...the air conditioner was busted too. The sliding glass door leading to our balcony was 30 years, old, rusted out and impossible to open and close. The lowers level smelled bad too, with no good way to air it out with the busted ac unit, poor fans and sliding doors that have never been serviced or oiled since the house was built. Two of the burners on the stove were collapsed into the stove and unusable. The outdoor shower did not work. The only thing this company was good at was maki g excuses and extracting the money for the rental. And the locals wonder why the economy in this part of the island is struggling. This company does as little as possible to do things the right way. They are not proactive in making things right. Only reactive when things get messed up. Do not use this company if you like honestly, clean houses with working parts as they like to advertise and good customer service. I would have given them zero stars but it made me populate something so they get a one star rating from me. I have been doing rentals in the OBX for 20 years and this company is by far the worst of the bunch. read more

Great lobby but bad service.... We came down for a sunday to sunday rental and got in around 2ish thinking we would get into our rental around 3..... boy were we wrong.... ended up getting in around 5 after passing the house a couple times we realized the maid was in the house for 4 hours cleaning 3 levels?? Wonder why? The maid was handicapped shown by the sticker on her car... We believe this is the owner of the rental because this place had an elevator (sketchy) and the maid/maybe owner had Iowa plates that were indeed expired... We went back to the lobby and waited as we saw some get their keys but others wait like us.... one family had to wait until 6:30 which is when they close!!!! The place was infested with ants and we found an injured cockroach on the 2nd floor. Overall its a nice rental source but I think it was mainly OUR RENTAL HOUSE that made the experience bad. The ladies in the lobby were extremely nice and apologized for the wait. I would rent from there again but not the house we rented which was Mi Casa-414 read more

My family has used OBR several times over the past 6 years, two of our visits were great with one minor issue with the internet. Two years ago we had an issue with one of the houses having a leak with its ice machine which resulted in the room below having water run down the ceiling. I was the unlucky inhabitant of this room and at two o'clock in the morning I was attempting to soak up the impromptu swimming pool that was our kitchen. Ahh just the relaxing vacation I was dreaming of! When we contacted the office they told us we had likely left the door open. No apology was given, they blamed us. We went back with OBR this year assuming the last experience was a fluke. This year they were having issues with the pool at the house we rented. The first day the pool was nice and warm (and for the $400 dollars they charged us to warm it, we were glad!) the next day it felt chilly, we contacted the office and they were very unpleasant about our complaint on the phone but they sent the pool guy, he noted the pool was still within normal range (82 when 84 is the normal heated temp) and told us not to worry. The next day it was cloudy and the kids tried to get in the pool but complained it was too cold. We didn't call the office because we didn't want to deal with the attitude again. The next day it was nice and sunny and the pool was FREEZING. We called again. This time when the pool guy came out he told us the temp was 64. He managed to get the heater running (which we had not heard it run the entire time we had been there) and the pool slowly began to warm back up. The man from OBR, was very rude telling us this was our fault for not calling the day before and he told us they would "be fair" when it came to settling our complaint. Guess what? The manager still hasn't called us back nor have we received any sort of apology, not to mention reimbursement for the two days we couldn't use the pool. If you are looking for terrible customer service if there's an issue with your house, go with OBR. They love to blame the people who come and make their living possible for any problems that come up. If you want a company that gets back to it's customers quickly and values repeat customers, find another realty company...we're looking. read more
