Renters BEWARE!!! Our rental Rise N Shine #164 was marketed as an "ELITE" rental by Outer Beaches, we paid over $12k for the week of 8/4-8/11/2018. This rental is FAR from elite with broken plastic deck furniture, outdoor furniture that could not be used bc cushions were missing, all Ocean front decks were so splintered and cracked that multiple people in our party got splinters (one requiring minor surgery to remove as the poor child screamed her head off), appliances that didn't work (all of our food spoiled and we had to spend more money to replace it and live out of coolers all week), the MBR headboard was held together by duck tape, the propane tank was empty on the grill and we had to buy our own tank to attempt to feed our kids only to find out the grill was completely broken anyway, the hot tub was green and two children got swimmers ear (two more trips to urgent care), no one could hang up bath towels bc there was not one hook or towel bar in any of the 8 bathrooms, the outdoor landscape was riddled with weeds and trash (not just natural beach brush but large dead weeds and sand pits within the pool area that we had to keep our kids out of), the game room pool table was kept level upon arrival by beer case and couldn't be used or played with, none of the outdoor lighting worked making nighttime relaxing on the porch or swimming impossible and electric outlets kept tripping, under the kitchen sink and in several cabinets it reeked of mildew and finally both exterior doors on the third floor would not open (one was jammed completely closed and the other required so much pulling I hurt my back). Everyday we called Outer Beaches, everyday we had to deal with issues, no attempt was made to compensate us for the false advertising of this property or the food that spoiled or the amount of time all of this took up of the vacation we had all been looking forward to. We had to repeat ourselves over and over again to multiple people to express our concern over the safety of our kids and our dissatisfaction with the rental. Excuse after excuse was made, "we will add it to the list" is all we kept hearing, nothing was accomplished and no reasonable attempt was made to compensate us for what clearly was a terrible rental experience and certainly NOT ELITE! Giving us coolers and putting a small replacement fridge 3 floors below the 3rd floor kitchen where we prepared food only made our stay even more annoying as we needed to feed 14 children! Up and down, up and down all week long, the fridge got fixed Friday night before we left. Awful customer service, awful experience, DO NOT RENT FROM THIS AGENCY. Website photos and marketing are grossly misleading!! #NotElite #AddItToTheList read more

We rented Captain's Cape Girl Nov 7 -14. and had a really unfortunate time. The street area was not cleared of about 3 feet of sand, causing our vehicle to get stuck half a dozen times in the first few days of our stay. This is a timeline of contacts to and lack of response from Outer Beaches Realty. Sunday 11/8, I left a voicemail for OBR and Drew called me back. He assured me that the sand would be taken care of in the next day or so. Monday 11/9, we discovered the overly full trashcan (from the prior renters) had not been emptied due to sand on the road. I contacted Drew regarding sand and trash again. He assured me it would be taken care of in the next day or so and he'd send someone from OBR out to empty the trash for us. He also stated that the person to move the sand would contact us prior to starting the job so we could clear vehicles if needed. Tuesday 11/10, we left the house and upon return the car got stuck and we were unable to move it. We called AAA and they could not come and tow due to the sand in the road. Jarvisburg towing came out and towed the car for $150. I spoke with Drew again and he told me to park the car down the road at the B&B. (Not convenient at all but we did it) He also said he was still working on the sand issue. I then left a voicemail asking for someone to call me about these issues. I spoke to someone (a woman) from OBR and explained my frustration at the situation with sand and trash and suggestion that we park down the road. She allowed me to vent but did not offer a resolution. I explained to her that had OBR notified us of the sand issue, we would have rented a 4WD. She indicated that since the last renters hadn't said anything about sand in the road, she thought there wasn't an issue. At this point I dragged a trash can from another house to use for our trash as no one came to help out with that. Wednesday 11/11, came and went, no contact and no sand removal. Thursday 11/12, there was someone removing sand. No phone call as a head's up! And this is now 6 days into our rental. We have been renting in the OBX for over 30 years and understand the sand issues and storms. However, we have never had the lack of communication or resolution issues with any rental company. read more

Renters BEWARE! My family and I stayed in the rental house LaTaha which is listed on Outer beaches website as a Platinum home. We have been coming to the Outerbanks for years and have stayed in everything from bungalows to elite homes and the LaTaha was by far the filthiest run down home we have ever encountered. I was on the phone with maintenance/housekeeping from the moment we arrived and several days after. We also arrived to a house that was under construction and were never told by Outer Beaches. We had contractors walking through the pool area several times a day giving us very little privacy and making the private dock unusable. Almost immediately upon finding out about the construction we contacted Outer Beaches and they told us we needed to speak with Crystal the vacation supervisor. Neither Crystal or anyone else at Outer Beaches has been willing to help us out with the situation and can't even be bothered to call us back despite leaving several messages a day to try and get the situation straightened out. Very disappointed in how this company is choosing to treat its customers. read more

My family stayed at Tropical Waves which was very large and had a surprisingly well-stocked kitchen for our family to use. The walk to beach access was short (5-7 minutes if walking slowly), and the beaches were not crowded during our visit. The kids loved trying to see fish in the waterway bordering one side of the home though there were a lot of mosquitoes in and around the home likely because of this waterway. The elevator worked well, and all of the rooms were spacious. We had some maintenance problems found during our trip (drawers [kitchen and bedroom] coming off their track, a hole found in a screen door, a crack found in the exterior of a bathtub, etc.). I left 3 voicemails, received a call back after only the first voicemail, and had an extremely, helpful maintenance employee come check out the home regarding that first phone call (prior to the other phone calls). Overall, my family had a pleasant beach trip and enjoyed walking to some of the nearby shops. Increased responsiveness of the office would have made this review escalate to a 4-star review. read more

Carolina Moon #135 We rented Carolina Moon the week of August 16. In the weeks leading up to the vacation my young son often pulled up the listing in his excitement. To our surprise the listing pictures changed in mid-July to show construction going on near the pool - obviously we would not have chosen this house had we known this was happening. The charcoal grill was no longer at the property and the gas grill had been moved from the top floor to the bottom. It was definitely a sign of things to come. All of the construction materials were thrown on the side yard - definitely tarnished the view to the ocean. The construction crew also left garbage under the house which we had to pass to gain access to the pool area when outside. We opened the house and were greeted with a strong musty smell. We discovered mold on a baseboard near the top floor. The house was filthy - sand on the floor, food on the oven and cabinets, mold in the dishwasher, bottle caps and prior renters clothing on the floor, pet urine stains on the curtains and food stains all over the furniture. I spent over an hour scrubbing the furniture with Resolve which did help the stains (but shouldn't the cleaning company be looking at this?). The bottom floor bedroom had a garbage can full of the water and styrofoam. The house didn't have a broom or vacuum. In addition, one of the air vents was leaking directly over a bed. Some of the sheets were stained. We didn't have a recycling bin and only one of the two garbage bins had a lid. The grill probably hadn't been cleaned in years. We called Outer Beaches Realty and they brought out a vacuum and broom. They also informed us that there was a known issue with the HVAC and it should have been communicated to us (it was not). They were unable to fix it so we were forced to pull the bed out from under the vent. They did nothing for the mold and told us the homeowners were unhappy with the contractor's mess but could do nothing about it. Their response to the lack of cleaning - "well it won't be perfect." I've rented OBX homes through a variety of agencies over the years, but this was the worst experience I have ever encountered. We were shocked that there was construction going on at the home - this was not indicated in the listing when we rented and was downright deceptive. I understand a home "won't be perfect" but this house was dirty and Outer Beaches Realty did nothing to make it right. I wouldn't rent from them again. read more

I hate leaving negative reviews. We have used Outer Beaches Realty for almost 20 years with good results. This year was a major exception. We rented two houses, checking in on 7/10/21. One was clean with beds made but there were no towels and there was food in the refrigerator and in cabinets that the cleaning crew had not removed. The other house was disgusting. We found dog urine in the dining area in a conspicuous spot the cleaners should have seen, pet fur and human hair throughout the house and an odor. Multiple calls to OBR upon arrival went to a switchboard with promises to get back with us. Not one call was returned. It was not until I went to the Avon office Sunday morning and spoke with Crystal that we got any sort of response. We could not bathe Saturday night with no towels and had to clean the filthy house ourselves and purchase air fresheners. I realize this is a difficult year to find help but the condition of the one house and no response by OBR was completely unsatisfactory. As a side note, we had a credit for beach gear and, among other things, rented two bikes. Both were delivered with flat tires. Luckily we had a pump. read more

So disappointed in this company and the house we rented. I've called and left several messages, emailed several times and have not received a response. The only good thing I can say is when I made a request through maintenance, they came within a few hours. I'm still waiting to hear back from someone and out vacation ended almost two weeks ago. 1. Check in was between 6 and 7 and we couldn't get in until after 8 2. House reeked of cigarette smoke and it's a non-smoking house 3. Dog feces all over property 4. Grass was ridiculously high and yard unkept 5. Two out of 5 TV's in bedrooms did not work 6. Outside shower did not work for 2 days so we had a house full of sand 7. Two coffee pots, one didn't work and one was full of mold 8. Dishwasher was full of dirty dishes upon arrival 9. Grease filled and dirty cookware put back into cabinets 10. Majority of blinds were broken and could not be closed 11. Patio door kept coming off track 12. Two broken chairs in kitchen and one outside 13. Dryer took 2 complete cycles to dry a small load 14. Cigarette burns on living room furniture Will not rent with this company again and we spent a lot of money on this house. I would suggest using another company. They did not return calls or emails 3 weeks before we arrived, while we were there and so far 2 weeks since we've been back. read more

We have tried 3 other rental places and this one is the best! The staff is knowledgeable and courteous. Their prices include all the fees so you aren't surprised by the difference when you book. We usually don't go to the pool because duh, we're at the beach, but the waves were rough for our 7 year olds and we spent 2 afternoons at the pool at the Avon office. It was clean and didn't reek of chlorine. We are happy to use this rental agency again! read more

This company's website had many properties to choose from and I was impressed with the property pictures/descriptions. We stayed at Panorama 529 and we were satisfied. Renters can be hard on properties and it was obvious that much care has been taken with this home. The furniture in and outside of the home were in excellent condition. There was ample seating for our group all over the house. I expected the carpet to smell of mildew but it didn't. The ocean views were beautiful and we left our door open at night to listen to the ocean. We loved the pool and the outside showers/bathroom were very much appreciated. The biggest surprise was the amount of stairs...there are MANY so be prepared to get your steps in during your stay! read more

Although our experience with Outer Beaches Realty was excellent, the home owner needs to step up and repair/replace some things. We stayed in Drift Inn and most likely won't choose that particular house again. I don't know if others have reported the problems and if they have beer relayed to the owners, but a refrigerator that leaks water and a dishwasher that you have to rewash everything is not acceptable. But kudos to Outer Beaches! It was the cleanest house we have ever rented. A couple years ago, we had to call the rental company (NOT OBR) to come clean before we could even unpack: trash, sand on the furniture, cereal on the floors, dead frogs in the hot tub... we will never rent from that company again.. The staff at Outer Beaches that we came in contact with at Outer Beaches by phone, email. and in person were all polite, friendly and helpful. This was by far the nicest rental company to deal with. Plus, they leave a very useful "starter" package of dish soap, dishwasher detergent, laundry detergent, toilet paper, roll of paper towel, and a large cleaning sponge. Next time I won't have to bring any of those items! read more

I wish I could give 0 stars. We had a property for June, well in advance of covid. First, they went ahead and took BOTH deposits well before the 60 day mark. I booked thru VRBO and VRBO couldn't do anything. Secondly, Forced by my job, I needed to change my dates. They absolutely refused because their policy doesn't allow it even though the property is not booked on the dates I was asking about. Beth was so rude on the phone that she had me in tears. I would NOT book ever again with OBR. Be aware VRBO consumers - Look out for OBR as the owner of properties while searching and check out their cancellation policy BEFORE thinking about it. They could possibly take 100% of your deposits as well. read more

Long story short, they are willing to take your money but if you have any issues or problems you might as well forget about it. Customer service is absolutely horrifying . And management as well. I emailed Crystal Devall Home was supposed to take care of problems for us and no response to emails or phone calls. We were told we were going to be credited in amount due to the place being really dirty in the pool being unusable. So far a month later and no credit. I will never be using our beaches again after five years of booking with them read more

We had no problem checking in at the Avon office but the house we rented was not in the greatest condition when we arrived. I don't know what cleaning service works with them but the cleaning was not done. there was hair in the bathrooms and stairwells. the vacuum did not work and the one they change that with was just as bad. Once we cleaned the house ourselves we had a great time. read more

I used them to manage my home in the Outer Banks for years. I finally switched rental companies and found out how poorly managed Outer Beaches Realty operates. They up charge the rental unit because they "waive" other fees for the customer when in fact the only thing this does is create revenue for Outer Beaches. My cottage went from 7 weeks rented in 2013 to 22 weeks rented in 2014. My new company only charges what the actual repair cost unlike OBR who will mark up every repair. If you are a home owner in the Outer Banks I do not recommend OBR as your management company. read more

BEWARE!!! BED BUGS ARE IN HOUSES THAT OUTER BEACHES RENT!!! We have been renting the same beach front property for at least the last five years. The house is called The Breakers and it is on Nova Road in Avon, NC. My family and I rented this house through Outer Beaches Realty again last summer, in July 2021. We noticed a few issues the first night and called maintenance. The large bedroom had no pillows, no comforter or bedspread, and no curtains on the sliding glass doors. Maintenance told me to get pillows from another room and they would bring the pillows, bedspread, and curtains the next day. The next day I woke up with blood on the sheets and a dead bed bug on my pillow!!!!!!!!!!!!! The house had a bed bug infestation! Outer Beaches didn't tell us even thought they knew and handled the whole situation terribly. Their response was, "oh, the previous guests didn't tell us". They knew the whole time!!!!!!! The poor guests before us never even knew and probably brought the bugs home!!!!!! Outer Beaches Realty got an exterminator to the house and he looked the Breakers up on the computer and said it was treated 3 weeks prior and should not have been rented until our week, but with a prior inspection! Outer Beaches rented the house a week too early, didn't get an inspection before we rented it and clearly knew there was a problem when they needed to replace the pillows, comforter, and curtains!! The exterminator found a ton of dead bed bugs on the floor at the head of the bed!!!! The maids didn't even properly clean after the previous treatment and after the previous guests!!! Our vacation was completely ruined and the owners offered us a $600 refund after paying $5,000 during prime summer rental prices. It was such an insult and a ruined vacation : ( We will NEVER RENT FROM OUTER BEACHES AGAIN!!!!!!!! read more

The most memorable moment on our vacation is when the water company came to "lock the meter" because "nobody paid the water bill". So I went inside to call Outer Beaches Realty immediately and the phone would not make outgoing calls. Meanwhile I have two six-month old babies and their parents talking about just going home and pursuing legal action against this company due to the state of utter decay that the house is in. I drove to the office with a list and asked that the manager contact us ASAP. That was four days ago and we have not heard from the manager. Approaching the house (Shore is Nice) you will notice that it is the only house on the street with large patches of missing/ peeling paint. You will then notice that the railing at the bottom of the stairs is dangerously loose and leaning outwards at 20 degrees. The outdoor shower was broken, as was the whirlpool tub and the hot tub, and the screens on the "screened porch"... all advertised features that we clearly paid for. Another awesome moment is when my brother-in-law sat in an Adirondack chair on the porch, leaned back and the chair collapsed causing him to land hard on the back of his head. I was grateful that he missed a large nail sticking out of the deck by about three inches. There is more. The TV is grainy has no remote, the refrigerator is covered in rust, the blender is missing the glass pitcher other pieces of furniture are obviously broken, Freezer shelf falls out when the freezer is opened, the stock pot has a hole in the bottom of it. An adult of normal strength can barely open the sliding doors. Tried to open the blinds and they fell off of the window. I've been coming to the Outer Banks for over twenty years and I have come to expect beach rentals to be little beaten up. This is far beyond anything I've seen before. Unfortunately, we will probably be talking about this terrible experience for many years. P.S If you are the elusive Manager reading this, please give us a call. Thanks. read more

Do NOT rent a home with Outer Beaches Realty. We gave this company a $2,600 deposit for our stay at a home in the Outer Banks, NC. We booked in January. Our trip is supposed to take place next month. Several of the couples have been affected severely by the COVID 19 global pandemic resulting in months of unemployment and the inability to make this trip financially. One of the couples is in their mid-70s with preexisting health issues. They cannot travel to the Outer Banks. We tried many times to contact Outer Banks Realty to express our concerns and waited weeks to hear back. We finally got in touch with Diana from Outer Beaches Realty and she told us that we will lose our entire deposit. We asked if we could receive some kind of credit to use toward a rental for a future date but Diana said that there is no option for a credit. I don't know how this company can refuse a refund or rescheduling of any kind during a time that is so difficult for so many people. It is so upsetting. read more

This is on the Waves office not Avon. We did not have a great experience from the time we arrived. We understand a storm had went through but I feel as if we should have been notified of the shape of our house but we were lied to from the start. Our elevator was damaged and being repaired but we were told the house was being cleaned and this was at 4:00pm while everybody else was checked in. Finally right before 5 we were told about the damaged elevator but told it would be fixed Sunday. So we lugged all of our stuff but after that the maintenance guy told us he'd be back Tuesday and not Sunday. The office was closed for the evening so I called first thing Sunday. It took several hours for them to decide to switch us to another house then we weren't even notified that it was ready. I had to call and ask when we could check in to be told it had been ready. We get there and both the pool and hot tub aren't working. The pool guy said he'd have the pool fixed Monday morning which it wasn't fixed till Monday evening and by that time all the pool use days were over and it was becoming cold and windy and we'd wasted 3 days of our vacation moving and waiting on repairs. We called to ask for a water hose to put more water in the hot tub and got a lot of attitude from Cindy about it which was uncalled for. We paid over $2000 to deal with all the frustrations that we did. The first house had a good view but the second was blocked by houses. We only had one jacuzzi tub in the second house and it was full of carpet which we did not want since we have dogs. The first house had no carpet and that's why we booked it and it had a huge private fenced yard for the dogs which we lost with the second house. Once I made the last payment on our house hospitality pretty much was it the window. One of the women in the Waves office that o can't remember her name was friendly enough but was also the one that lied about the house being cleaned and the day it would be fixed. We had 3 days of nice vacation weather ruined and the remaining days were pretty cold, rainy and windy. We learned our lesson though and will book with another company after this disaster. We wanted to leave and would have but we knew we weren't getting any of the $2000 back. We tried to make the best of the few days we had but we just wanted to cone home and were more than ready to get out of there Saturday. The decks on the house I was half afraid of falling through because they needed replaced, one of the dining room chairs the legs were ready to fall off of. There was no corkscrew in the house which after those first few days I desperately needed but had to go buy one. The house had several blenders and a crockpot but not a single corkscrew. The first house the mattress kept popping off the box springs so we had to switch beds halfway through the night. This was the worst experience we've ever had with a vacation. read more

Updated review, outer beaches customer service reached out and fixed everything that went wrong. We will be staying with them next year!

Wow, so MANY ONE STAR REVIEWS in 2020 and 2019. We found the house we wanted to rent, put it on a 24-hour hold, called back within 24 hours and they were happy to take our $8000+ deposit. 5 weeks later, and only 7 days before our rental would begin, we called to ask a couple of questions about the house, only to be told OUR RESERVATION HAD BEEN CANCELLED. They never contacted us, they had held our money, and if we had shown up 7 days later at the house, we would have shown up and met the other family that they HAD rented the same house to. And Outer Beaches Realty said that although they had taken our deposit, they had failed to email us a contract, and since we didn't have a contract and the other family did have a contract on OUR house, there was nothing they could do. So IF you do rent through Outer Beaches Realty, it is UP TO YOU to ask them to email you a contract; otherwise, you might show up at the house you have rented for the week (and after an 8 hour drive for us to get there) and find out you and your family DON'T HAVE A PLACE TO STAY... read more

Have used OBR for years. No other realty on Hatteras Island makes vacation rentals as effortless; I tried the competition on one occasion and went right back to Outer Beaches. This was my first time renting with Outer Beaches and it was the easiest thing. I had our reservation booked and ready a year in advance and their online payment system made everything easy. Our house was gorgeous, clean and pretty safe for my 20 month old. I forgot to pack a baby gate and easily found one in the closet. The hot tub was not working properly, despite a technician coming to fix it multiple times, but it didn't ruin my fun. read more

We stayed at Waves Crest condo in Avon. There are some steps as it is on the 3rd floor but the view makes it worthwhile! Right next to fishing pier, spa koru and a great restaurant. In the heart of Avon so the Food Lion is close. Clean place, new queen mattress, plenty of room for our family and the beach is a short walk without having to cross any roads. Tough to find two bedroom rentals on the OBX, we are already booked for this season as they fill up fast. I've rented many places through VRBO in the US as well as in many foreign countries. Usually I deal with the owners or a GOOD management company. Outer Beaches Realty doesn't deserve to be in business. They didn't send information on check-in until I asked for it. They didn't answer one simple question about the area. Their system said they would send a text when the cleaning crew was done, so we could get in. THAT WAS NEVER DONE. Check in was normally 6 pm. We got there at 5:30 and it was obvious the cleaning crew was long gone. The door code wouldn't let us in. Called the real estate office and no one was there. Called the emergency number and it took you back to the beginning menu (a loop). Frantically, called housekeeping, maintenance, anybody. What were we to do? Finally, maintenance called back. HE WASN'T TOO FRIENDLY, but he could help us. Found out they actually block people from entering before 6 pm. WHAT? THEY COULD HAVE TOLD ME THAT, but they don't seem to communicate very well. There were NO TOWELS in the house. Listing said LINENS SUPPLIED. When you say linens, it usually means towels, sheets, napkins, dishtowels, everything. THEY SHOULD HAVE MADE THIS CLEAR. Spent about thirty minutes trying to reach someone about this the next day. Get this. They charge to rent you towels, which you have to get from their office. Close to $7,000 in rental fees for two weeks and we have to rent towels? Later, during the week, during regular office hours, you still can't get anybody on the phone. I left a message and a week later, I've yet to receive a return call. The house was okay, although they used a deceptively wide angle lens making it look bigger than it is. The kitchen needs to be gutted, but it was all functioning. There is a strong odor of mildew outside the elevator on the 2nd floor, which got stronger after a day of rain. I suspect a leak in the ceiling. Also, found three roaches, so that needs to be addressed. I would advise the owners to look for a different management company. read more

Seriously the best vacation of our lives. A dog-friendly (Far Horizons 55), 5 bedroom, 2 bath house, right on the beach. Great rate, awesome view from the top deck (where my wife and I spent 90% of the time), and close to everything. I will recommend Outer Beaches to anyone who asks, and do so without hesitation. Another bonus with this house: the neighbors on both sides were other families. Nothing but good things to say about this place. read more

We rented "Pompano" through Outer Beaches Realty week of August 29, 2020. Unfortunately, our rental experience was a nightmare; however, being with family for a week on the beach was amazing. Pompano has GREAT potential. However, VERY old and worn to say the least. House is in dire need of updates and just plain care. Disgusting stains on all furniture in LR. The refrigerator and freezer did not work consistently and food thawed and even went bad. Additionally, the two side racks in fridge were just not there ?!?! One of the bathrooms the towel rack is just off the wall with a hole in the wall (go to Home Depot and fix it for $10!!). The locks on the main level of the house did not lock EVER. The bottom door to outside did not open/close properly. The grill only had half of the burners working and then the igniter just refused to work at all and wouldn't start. The A/C unit worked for about half our trip. OBR came in 3 times to try and fix it. One instance, we were actually told that it was our fault b/c we took batteries out of some remote....WHAT??? I have NO IDEA what they were talking about. They gave us two wall units wherein we were told they were top of the line??!!! I had to call maintenance daily to fix some type of problem we were experiencing at the house. I told OBR that three evenings were ruined b/c of issues with the house. With no A/C, we needed to be in our rooms b/c it was 85 in the main living space. We had to eat out more than we wanted b/c grill didn't work. My last call was....enough!! Call me back after you speak to the owners b/c we want some type of refund back. In lieu of calling me back, they just sent maintenance AGAIN to try and fix the A/C. Upon our return from our trip, I called them one last time. Honestly, I want to let them know of the huge problems that existed for our week so same can be repaired for 2021. No one has called me back to date. I find that insulting and bad business! Lastly, this is more OBR problem than house related, but when we got to the house, the "cleaning" people were there. We were told due to COVID, the cleaning people were putting in extra time so we wouldn't be able to get into house until the latest 7PM. One of our group got there early and just stayed by house until "cleaning people" finished. ONE PERSON was the cleaning people and left the house at 1:30pm. I received the text at 5:30pm that the house was cleaned and ready??? Anyway, grill was FILTHY (had to call about that). EVERY ROOM had garbage under the bed (i.e., candy wrappers, a scarf, sock, ponytail holders, bags, etc.) I know all windows can't be cleaned, but how about some windex on the main level?!?! The house was not cleaned appropriately AT ALL. We were extremely disappointed to say the least!!!! We are already looking into next year and won't be using OBR. read more

This is the sixth year we have used OBR for our vacation home. They are great! They handled every change in a courteous and professional manner -- always friendly and accommodating. Thanks OBR for making our vacations wonderful! read more

We rented a property from this terrible company way back in March and paid it in full. 2 weeks before our vacation date in July to the Outer Banks (which we were very excited about), they call us and tell us the owner pulled the property from their site and they weren't going to rent us the property. They said they would use our money for a comparable rental. Well, guess what, there were no comparable rental properties available 2 weeks from our vacation date! The only property available was 2k more than what we paid; however, they refused to mitigate the damages caused by their breach of contract and pay the difference. We ended up taking a full refund, but having our entire family vacation ruined as a result of their breach of contract. We could have sued, but didn't b/c we didn't want the hassle. This is the worst company ever and if I could leave a 0 I would. Thank you for ruining my family's vacation! Thank you for breaching your contract with us and refusing to mitigate the damages caused by your breach! What a joke of a company. DO NOT RENT FROM THEM unless you want your vacation ruined. read more

Customer service which exceeds expectations! Whether you are a regular visitor to the Outer Banks or a novice visiting for the first time this is the company with which you want to schedule your vacation. Great homes from which to choose and a friendly, patient staff with whom to communicate. We have used Outer Beaches several times and have always had a positive experience. The website is by far the most customer friendly one we encountered. We drive a long distance to vacation in NC and we trust only Outer Beaches. They have always been excellent. read more

For the second time in a row, Outer Beaches is ruining our vacation by allowing construction on THEIR OWN HOUSE literally feet away from ours! It's Christmas week, nearly every house on the beach here in Avon is empty, and yet instead of hearing gulls, waves and peace and quiet, we are being bombarded by the sound of hammers, saws, bad music, and have men staring in our windows, and even VOMITING off the deck right next to my daughter, for fully HALF our vacation! We drove four days to get here! We paid literally thousands of dollars. And we are in a freaking CONSTRUCTION ZONE. My husband has already spent the entire morning of his first day of a long awaited vacation getting the run around by the office, from the staff, from the managers, and so far the basic response is, "We've already got your money, so screw you!" Unless the crew is relocated, or we are refunded for the three days of noise, stress, and invasion of our privacy this is causing, I plan to make SURE that the whole world knows that Outer Beaches may have nice houses, but they are ruined by their horrible, uncaring customer service. read more

We rented Pampano #588 in Frisco and this was the worse rental experience over the many years I have been renting in the Outer Banks. Outer Beaches does not responde to any requests for issues with the houses. We reported the air cooonditioning not working properly when we got there on Saturday and it took more reports and 4 days until the sent someone who said they needed repairs and would send someone out. Never saw anyone again. We had to check out Wednesdat instead of Saturday because the bedrooms were unbearable. No apologies or offers of compensation from this rotten property management company. The house was in very poor shape. No water pressure, plaster falling from ceilings in numerous rooms, rusted sink fixtures, no screens on the windows so you cant open them and the screen doors to the decks off the bedrooms were laying on the decks. Very poor shape for a huge oceanfront home. Beware, do not rent from these people. read more

If you could give less than one star I would! The issues started before we even checked into our house. We stayed in the house SoundBound in Waves. They had a maintenance issue with the house an hour before we were suppose to check in, but it was handled quickly and things worked out so we brushed it off. Finally get to the house and the code for the key pad to unlock the door doesn't work....called for assistance and someone had to come unlock the door for us until it could be fixed later that day. Not to big of a deal just not a good way to start off the week of vacation. Finally was able to get settled into the house and the cleaning job didn't even look like it was done! Food was in the already made beds that were suppose to have clean sheets! Ear-swaps were in a mirror right where they left towels! Dead bugs on the side tables, fridge handle was nasty, sinks weren't clean, railings were sticky, and sand was all over the floor! It was sickening knowing we had to stay here all week! After dealing with that and calling to complain they decided to send over new comforters and sheets. However, the house itself was falling apart! The floor was rotten in two places, if you even walk on the spot it feels like you will go through the floor. Walked on the deck and there laid a broken bench with nails sticking up. We finally got tired of complaining and decided we will never be using the company again. We have never had this many issues with other beach rental companies and plan to go back to them next year so that we can actually enjoy our vacation. read more

Rented Beach Music for a week. House was dirty upon arrival (sand in beds, fridge smelled of dead fish, soiled clothes in drawers) and the overall condition of the house showed clear neglect. There was a hole in a wall in the main stairwell, all of the wood decking was weathered and splintering, and the hot tub was falling apart. We took pictures and e-mailed OB Realty the the day we arrived (as well as leaving voice mails) but no one responded. We continued to follow-up for two months but our phone calls and e-mails went unreturned. We did finally reach someone at OB Realty who told us we should have contacted them the week of our trip claiming they never received our e-mail. When we forwarded that original e-mail, with pictures attached, we were told they would contact the house owner and get back to us but as of today we are still waiting for a response. Be forewarned, once OB Realty takes your money their customer service will disappear. We have already booked for next summer (LOVE the Outer Banks!) but will NEVER book through OB Realty again. read more

Avoid OBR at all cost. We reserved a home in Rodanthe and upon arrival discovered water pouring from 3rd floor to 1st. It took 2 hrs for a response. We had gone grocery shopping prior to arriving as there is no store in Rodanthe. Of course the groceries were spoiled. All $300 dollars worth. We advised OBR of this the first night. We were informed they would take care of it. OBRs idea of taking care of it was to move us to another house that was nicer. We never asked for an upgrade. A movie theater does not feed us. Our son, 3, has special diet needs. OBR said the next day there was nothing they could do as we had been given an upgrade. Given and upgrade? The house we paid for was flooded upon arrival. An OBR employee admitted she saw the leak on Friday and did nothing. Our check in was Sunday. Yup, two days of water damage due to negligence on a OBR employee. Must be biz as usual at OBR. Hope the owners of the Swans Nest read this and were told how an employee damaged the house. Shameful. read more

Our vacation wa set to start Saturday. Recieved a call Monday that our house was overbooked and there was only one house available. House was less bedrooms and did not offer the same amenities as my original house. They refused to offer any upgrades even though it was their mistake. The woman very rudely stated, you have three choices, take the house we offer, rent a larger house and pay the difference, or don't go at all and we will refund you your money. We chose the house since we were already packed and I couldn't afford to pay more. The woman didn't even bother to call me back to state that the house was set up and rented. The manager was suppose to call today, and didn't even bother to call and apologize. I had to call the new company myself to have the lease e-mailed too me. I will never use this company and again and will tell everyone I know not to use them. Terrible customer service and all they care about is your money. read more
