    This is the third floor toilet after we flushed it once. The whole thing was brown. Only toilet with the seat down in the home.

    Long review below, here's a summary: - refused to let me cancel for full refund during the pandemic - refused to let me PAY for early check in - dirty house including an old poop in the toilet (picture after first flush attached). I am going to start this review off by saying that I woke up this morning to an NBC article that said NC experienced its HIGHEST single day spent me in COVID cases this weekend. Hatteras Realty refused to let me cancel my reservation for a full refund. The travel insurance they suggest when you book does not cover pandemics. It was either go or be out the $$$ we spent on our rental. Already not happy to go. Then we get there on THE FIRST DAY PEOPLE ARE CHECKING IN. We run into the pool guy (super nice), we can see the linens in the home. I call and ask if I CAN PAY FOR EARLY CHECKIN and they refuse because they don't know if more inspectors are coming to the house. I work in e-commerce retail, part of my job is to make customers go back to my site. We have workflow software we use to keep track of projects to ensure completion correctly. You really need a system to track the workflows of your homes. You can even do it in a spread sheet. Some sites to look into that would help: Monday.com, jira.com.The fact that you have NO SYSTEM to track where a house is in your cleaning/ inspection process in 2020 is unacceptable. So not only that, but when I called and got BECKY (I see complaints as far back as 2018 in these reviews about this person) she was rude (as she has been in all of my interactions with her since the pandemic started). She said if we didn't leave the property immediately any inspectors that hadn't come wouldn't come and we would not be able to check in at 5. So we get back in our cars and we drive around until 5. Our house is the only house that needs a key, so I go to the office. My check in packet is missing. The manager (fairly nice) is making excuses about how everyone was laid off and then everyone had to come back. Not really the customers' problem. If you aren't ready, don't open. He had to go back in the office to find a key for us. He said he would drop off the check in packet but never did. NOW WE WILL TALK ABOUT THE STATE OF THE HOUSE, SOUNDSATIONAL, AT CHECK IN: - dirty dishes in the cabinets - dirty outdoor bathroom - wrinkled/ broken pool liner - trash lining the fence around the pool. - rusty screws and nails in the backyard/ outdoor bathroom/ around the pool - old poop in the third floor bathroom: only toilet without the seat up-- clearly the cleaning crew saw this and didn't want to deal with it. (My boyfriend cleaned it because he's a trooper) - the cabinets in the kitchen were filled with useless things and there was no room for food. - the shelf in the center island was broken. - the sheets for the 3rd floor bed did not actually fit on the bed. - the dryer took 3-4 runs to dry a 1/4 load from the washing machine - seemed like the hot water wasn't working to the dishwasher. *** they told us at check in that if it was not an emergency they would not come to the house while we were there. When I was picking up my key another customer was telling the manager the pool at her home was filthy and he said he would try to get someone out but they couldn't fix it for the owner last week (WHAT KIND OF SERVICE IS THIS??!). So I am not happy. I have been staying in your homes my entire life and going forward we will be booking through AIRBNB and making sure you run none of the homes we stay in. We plan on purchasing a home on the island in the next 5 years. After this trip I would NEVER leave my home in your care. OBX HOMEOWNERS: you love your homes, you want people to have good experiences in them, you have to tell this company and the other ones they cannot treat people or your homes like this. OBX RESIDENTS: you have the power to make the change. All it will take is ONE good property management company that puts people before money. Wipe these guys out. They don't deserve the power they have.

    Plain horrible. They do not take care of the houses they manage and give you false advertisement on them. Our house had mold everywhere, even on the paintings. Lots of things were broken including some lights. If you want to manage properties, you need to take some ownership and select ones that aren't in shambles. Maintenance never showed up for our 4 showers that were so clogged we basically took baths. Never renting from them again and highly advise you to rethink their homes. I attached a picture of the painting that was mildew and wet...just one example.

    Sun Runner from Hatteras Realty...Pool was nasty green algae filled with sand... health hazard. Too bad for me... they won't allow me to cancel... that was the MOST IMPORTANT feature in my rental search. Don't appreciate not being offered an option or call before I travelled to see if I would still be willing to rent without the pool (I would have declined).

    Absolutely hands down worst rental realty company i have ever dealt with. To start off, there was hundreds of dollars worth of fees such as cleaning etc. My girlfriend and I and our dog arrived Friday evening and we were using phone flash lights to safely walk up the stairs because the lighting is horrible outside. We went right to bed and next morning we were actually able to get a good look around at the house and see how dusty everything is, the extreme lack of privacy due to destroyed vertical blinds making it hard to sleep as well with the sun coming right in. The beds are as comfortable as the carpet floor. My girlfriend has asthma and has had to keep her inhaler with her at all times in the house due to the dust. The railings on the upstairs balcony are very unsafe and move way too much to feel like they're of any use being there, the floor joist and fascia boards the railings are attached to, move with the floppy railings. It is an accident waiting to happen. A couple of The cross braces for the piles that the house sits on are not even attached. Broken glass ALL OVER the property. I called the reality company to make them aware that there is a broken bong that our dog almost stepped on along with thick shards glass on the stairs to go up to the house from previous occupants on Monday, and they never came to remove any of it after they said they were sending maintenance. They dismissed our concern, meanwhile that could've been hundreds of dollars in vet bills for stitches. It was a hazard that was not child or pet safe. When we first arrived there was laundry in the dryer from previous occupants, a dishwasher is absolutely loaded to the gills with dirty dishes that we had to put through a wash cycle then put away, let alone the fact the inside of the dishwasher is literally missing majority of the pegs for dishes due to rust. The previous occupants container of soiled linnens was on the deck for days until the company came around to drop off for the next occupant after us and i had to ask them to grab them. The screens on the screen room are useless as they flop in the breeze, thankfully the flies and mosquitos aren't bad in March. The carpet had little sand spurs everywhere that were only found when we walked on them barefoot. The wifi network they gave us was wrong thankfully we knew to look at the back of the router. We lost power at least twice a day, mind you even on the sunny 65 degree days with no wind. The power would stay out for five minutes but certainly wasn't fun when it's 10 at night in the shower. The house is in desperate need of maintenance with rotten boards all over the outside. The bedroom fans, especially one of the bedrooms downstairs is so broken if you shift in the bed it may fall on you. Absolutely will not be booking with this company again. Enraged the fees paid for this rental for what?? Only justifiable fee was water usage fee. We were very nice on the phone with them and they were horrible to deal with and very nonchalant about issues we had brought up to them. There is no point calling the company with you concerns because it is hard to get in touch with them and they do not respond. Trying to figure out who we can escalate the problem to because they should not be in business. In addition to calling, we didn't hit the end button, but said goodbye, they thought we hung up i guess and started to say amongst each other (guy we spoke with and a woman in the background) how we should just take care of the dishes and remove the stuff from the dryer and not worry about any of it, as if it wasn't their responsibility to do so prior to us arriving. In addition to all of this, for the checkout they request that you strip all of the beds, vacuum the house, take out the garbage and do the dishes. For the cleaning fee and other fees they charge you it is crazy they request anything be done at all.

    So this just happened....I posted a negative review on Hatteras Realty with photo to show proof of our vacation experience which we have done. Hoping they do the right thing of which I will update YELP. We rented a "water front" (couldn't see the water) home THE GRAY HAVEN for 6 days at the tune of $5,000.00+. Complete bait and switch. I don't want to be long-winded so here's what happened. Third floor (rooftop) spindles broken! Our two year old grandson almost fell thru one of them (yes, I was holding his hand THANK GOD). FILTHY AND I MEAN FILTHY utensil drawer and cabinets, floors, walls, counter top and appliances DISGUSTING. Exterior shower head blew off when the water was turned on striking our 2 year old grandson. Hole in the master bath your heel could easily fit in, door in the master bedroom to the outside couldn't shut completely allowing all kinds of bugs in, Jacuzzi broken with water draining down to the floor below (see the line on the gray box), bedding DISGUSTING looks as though someone vomited on the dust skirt, ceiling clearly had water damage and it still looked wet, master bathtub broken. This is to just name a few. The initial "survey" company that reached out to asked about our experience and said they are refunding us almost $400.00 probably their fee, but we do feel the real estate company (HATTERAS REALTY/AVON, NC) should acknowledge this poor experience. They have not. We phoned them twice while staying in this property and we were told "we're sorry what do you want us to do?!" Seriously......

With that said, it had everything we needed and the view of the sound is spectacular. We did have to put in some service requests, but the individuals who managed this property were friendly and easy to contact. I was impressed with the amount of contact and service we had while visiting. Having two people with contact numbers that handle any property issues is a very nice amenity and not something I have experienced with other property management companies. I do wish that rates would go down to a more reasonable price point, but, in the post 'Rona world we are in, I'm afraid reasonable rates are a thing of the past. Rates are comparable to other rentals on the island. As a NC native, I just hope they decades of family vacation tradition can continue and we not get priced out of the area.

Kudos to housekeeping, concierge trash collectors, pool/hot tub caretakers and the well equipped kitchen and bar. Although this is our first rental with Surf or Sound, we have been coming to the Outer Banks for decades. Rhythm of the Sea has a great layout and amenities. However, during our week, we noticed some things that need attention... I will send some photos under separate cover... - Ice Maker. The under counter ice maker in the kitchen is not functioning properly. Upon arrival, we found a solid block of ice in the bucket. We removed it and restarted the ice make. No cubes, just a solid block again. - Broken Screens. There are broken window screens in the south facing screen room as well as the outdoor bathroom by the pool. - The west facing door to the screen room is broken with the parts laying on the ground. - The broken Weber BBQ on the west facing deck should be removed. It has a foul odor which precludes the use of the west facing deck for viewing sunsets. - The slider from the great room to the east facing deck needs track slider/roller replacement and readjustment. The door is very hard to open/close. - The convection fan in the oven makes excessive noise. Most likely a bearing failure. Needs to be replaced. - The hot tub cover stitching is coming loose in several places. This makes opening the hot tub difficult. Cover should be repaired or replaced. - Clothes dryer taking a very long time to dry clothes. Suggest you have the vent inspected for build up of lint which would be a very dangerous fire hazard. - Wifi reception on the top floor is weak. Connections drop often. Works extremely well in other parts of the house. Most likely, a repositioning of an access point would resolve this issue. - There are a few wooden chairs in the kitchen that have loose legs. If not repaired, these chairs are likely to break upon further use. - The railings on the top east facing deck are loose. This is very dangerous. On one of the posts, you can see the severely rusted supports. Needs repair ASAP. - The pool railing at the steps into the pool is loose. Makes using it especially dangerous. - The mold on the bottom level of the home is very bad. We were unable to use that level of the home and people sleeping on the second level had breathing issues. This needs to be remediated immediately. Hope you will see this note as constructive. Looking forward to renting again soon. Best, Captain Ron PS.. Have called multiple times about the crappy cleaning job in the rental and they've done nothing. Dead bugs, human hair, rings from glasses on Unwiped granite. Absolutely disgusting and I had to clean it. There were also dozens of flies in the house, flying around in the kitchen and bedrooms. Also our door code was wrong. We had to call and get bounced around "after hours" (it was 5:45) to get in the house. They have no information about the advertised pool that's "a few streets away" but actually a mile away. No hours or opening times. I called about this and the woman gave me the address to the pool. Unhelpful. And the photos on the website are photoshopped. They make the queen bed look like a king so they can make that bedrooms larger bath look like the master. The actual master bathroom is tiny. Huge rips in the screen doors so we can't have the patio door open.

It was by far the absolute worst vacation experience that I and my family have ever had. I have contemplated writing this review for awhile now, and receiving promotional emails from OBR has prompted me to follow through in the hope that it might save someone else from making the same mistake we did by renting from this company We were a group of 5 - my husband, my elderly parents, my 5 year old and myself. We live in western NC, and the trip to get to Rodanthe is about 9-10 hour drive. We decided to break long drive up by leaving on Friday and spending the night halfway at a hotel, since we were concerned about my elderly father (84 years old and with Parkinson's and cancer) sitting too long in the car. While we were already on the road, we received a call from OBR (a day before check-in) that the AC in our rental house was not working - but parts had been ordered and the AC would be repaired early in our stay. They said they had placed window units in the house. When we arrived at our check-in time, we found that the house was indeed without AC and window units were running. However, these units did almost nothing to change the temperature in the house. There were a total of 3 units - one in the living room, one in two of the four bedrooms in the house. The temperature in the house stayed between 79-85 degrees the entire length of our stay! My son had to sleep with my husband and I because the kids bedroom with the bunk beds was unusable due to the heat. He was extremely disappointed (as were we!) as he'd been looking forward to using the bunk beds. The other bedroom that was unusable was one that my sister was planning to use - as she was going to join us a few days into our trip. She cancelled her plans due to the lack of AC. The temperatures outside in late August were in the 90's. So we paid for a 4 bedroom house where only half the bedrooms were usable. We had many conversations with people at OBR over the course of our stay. They sent a repair person out to check on the status of the repair, and he informed us that no parts had been ordered for the AC units and in fact they had not been working for several months!!! He said other people had stayed at this house before us in the weeks prior and had complained also. So, it became clear to us that OBR had totally LIED to us about the house. We had purchased travel insurance and could have cancelled our trip if they had let us know before we started driving there. They knew far in advance about the status of the AC. They only offered us a 20 percent refund. The entire trip was totally miserable because we could not relax at all in the house or sleep well while we were constantly sweating. My dad has mobility issues which is why we chose a house right on the water, so he could see the ocean without having to walk anywhere. The best times during the trip were when we got in the car to go somewhere else like a restaurant with AC. At the house we were constantly having to empty the water out of the AC units, and the drain on the electrical caused the breakers in the house to trip about every 15 minutes.... so we had to constantly turn the power back on and we could not watch tv because of this. The washer and drier was also not functional, so we could not wash out sweaty clothes. This is not what a vacation is supposed to be about!! One should not spend over 4,000.00 to be extremely stressed out!! We will NEVER rent a vacation property from Outer Beaches Realty again, and I encourage anyone reading this review not to either.

I have to say, never renting a property through Midgett before, I was pleasantly surprised. The house was VERY clean and so well stocked with anything we could possibly need. The pool was definitely a HUGE plus of this house as well. We spent hot mornings at the beach and came back and spent a lot of time at the pool. When Dare County issued a mandatory evacuation due to Hurricane Erin, I was forced to leave my rental halfway through my stay. Despite paying nearly $5,000 for the second week, Midgett Realty refused to refund a single dollar. They hid behind a "forced field" checkbox about insurance buried in the booking process -- yet I never signed a lease, and their system still allowed me to book, pay in full, and check in. What makes this worse is the constant stream of promotional emails I received from Midgett about discounts on kayaks and beach gear, while they did little to clearly warn or emphasize protecting my stay through travel insurance. Clearly, sales come first -- customer protection comes last. After decades of loyalty to the Outer Banks, I will never book through Midgett Realty again. I've already filed a complaint with the North Carolina Department of Justice, and I will be sharing my experience with friends, family, and locals in the community so others can see how renters are treated when disaster strikes. If you're considering booking through Midgett Realty, be warned: when you need them most, they will not stand by you.

Everything from the process of selecting a cabana and checking on availability to arriving, staying, and checking out was smooth, simple as pie, and budget-friendly. We had our vacation dates picked out first and checked the website to see what would be available during the September 17-24 (Saturday to Saturday) week. There were plenty of options when we booked in July, but by September there were no vacancies listed on the website (though there was a sign at the cabanas themselves that said "Vacancy," so something might have opened up). The first half of the fee was due immediately, and the second half was due a month before arrival. The rates vary widely depending on the season. Ours came to about $570 for a week's stay after tax, fees, and trip insurance were all figured in, but "off season" begins in early September, thanks to potential hurricane threats. Prime season is listed in the brochure as $820.37 per week and may be more after fees. The cabanas are a mix of uniform and highly individualized. They're single-room affairs (plus a bathroom with a door, of course) on stilts -- you park underneath. They have no fewer than three decks: both front and back decks on the living floor and a third one at roof level. They all have air conditioning, a TV, and kitchen areas including a fridge and oven. They're all built of the gray, salt-blown wood that is popular all over the island. The best way to visualize the size is to think of a medium-sized dorm room with a kitchen. Beyond these details, they all have their separate personalities. The one we stayed in, Ocean's Door East (#27), had a rare two-bed setup, one of them loft-style. Most others appear to have one bed, some of them full-size and some of them queen. It was decorated with a beautiful array of beach-inspired wall knickknacks, many of which said "Welcome" on them -- and welcome we felt! The kitchen had lots of dishes and pots (but not all of the cabanas necessarily will, so come prepared!), and we were pleased to find beach chairs we could borrow. There were also a lot of children's beach toys, but again, that will vary from cabana to cabana, so don't count on it. This one allows pets, both dogs and cats, but not all of them do. We chose our cabana based on its proximity to the beach -- it was the closest one available when we booked. There is a wooden walkway that takes you over the dune, and there you are! There was always a smattering -- but not a crowd -- of people lounging, reading, fishing, beachcombing, or throwing balls for their dog. The waves were medium-height while we were there, but of course that can be variable. A convenient hose is located at the cabana end of the walkway for cleaning off sandy feet. About halfway through the week, we realized there was a hose under our cabana, too. Additional tips: Be aware that weather in this area is volatile. We had the pleasure of partly cloudy 88-degree days and rainy nights during our week, but it could just as easily storm, or a hurricane might blow through. Hatteras Island gets completely evacuated at such times, so get trip insurance. Also note that you will need to bring your own sheets, towels, and paper goods. This isn't a hotel, it's someone's beach home, so there will be imperfections in the accommodations, and you're cleaning up after yourself, ESPECIALLY right before you leave. Also, bring bug spray. Even though the cabana has an owner, it's through Dolphin Realty that you'll be paying your fee and signing your lease agreement. I did this all by email with them. They responded within a business day or so of any inquiry I made. It was all so easy and reasonably priced that we'll consider coming back to Hatteras Cabanas for future trips here!

Stale, rotting food and exposed wiring under stove burners that didn't work. Filthy, thread-bare curtains that partially covered non-functioning windows and sliding door. Urine and miscellaneous stains on sofa upholstery and bedding. Doors hanging off of rusty hinges. Broken and leaking hose outside for rinsing off after the beach. ZERO Covid-19 protocol or cleaning. Disrespectful and rude Dolphin Realty employee named Suzanne. Protect the health and safety - not to mention your "relaxing" vacation and search for accommodations elsewhere.

The beach gear promotion was great and we chose bikes for our group. Pool and hot tub were well maintained as well as the entire house. Upon arrival the house was spotless. Sun followed up with emails and text messages the day of checking and the day after to make sure the house was in good order. The Pool and hottube were both serviced twice during our stay. We would rent from Sun again.

We got to the house at 4pm and had received no instructions for check in and had not been checked in. I called to find out what the check in process was and was told check in could be anywhere between 4pm and 5pm. I explained that I was informed of only a 4pm check in time. They kept referring to the lease and said they were short staffed. I waited until 5pm and still had received NO check in instructions. I called to speak to the manager and was told to speak with Tina O'Neal who did not answer the phone and my call went straight to voicemail. I went up to the office to get a copy of the lease and attempt to resolve my concerns. They kept referring to the lease and never took any accountability for the lack of communication in preparing me for such a late check in. We had driven over 4 hours and were very excited to arrive. I was told by Tina that they were not short staffed and I needed to change my attitude. We did not receive check in instructions until 5:44pm. No apology or concern for the inconvenience, late check in or our general well being. A simple text or email message explaining the process would have been helpful. The rude, dismissive and apathetic behavior was more than disappointing. I will not be using Sun Realty nor recommending anyone I know use Sun Realty. There are too many other companies who are willing and able to provide basic consideration for their guests. The house itself is great! The owner should find a new management company.

Promises were made in the beginning that UNSAFE conditions were to be fixed…read moreIN THE SPRING (Be careful of clause 32 in the lease...it states that if something is promised, but you did not get it written down in this lease...then you are screwed, LOL A lawyer pointed this out to me when I asked about promises made by Ms. Head). This did not happen and we complained numerous times. Our rent was on time always and many times early. Every inspection was EXCELLENT. We had no stereo and zero visitors. We were ignored the first two times we asked about repairs and then were given a snide, smartass response designed to make us feel bad for asking the third time we asked. A week after asking the 4th time, the 20 year old living below us called the police saying he smelled marijuana (a Friday evening). On Monday morning, Colony Realty terminated our lease for this minor misdemeanor. THE JUDGE IN THE CASE THOUGHT I DESERVED A $25 FINE. THE COURT OF COLONY REALTY, ie. JULIA HEAD, THOUGHT WE SHOULD LOSE OUR DREAM RETIREMENT HOME, SPEND HUNDREDs ON MOTEL ROOMS and moving expenses as we were afraid to go home because of this young man below us and were given 15 days to vacate the property. That is our experience with this Head woman. WE FEEL WE WERE TERMINATED IN RETALIATION FOR COMPLAINING THAT WE COULD NOT USE THIS PROPERTY AS ADVERTISED BECAUSE OF UNSAFE CONDITIONS. WE EVEN COULD SAFELY USE WHAT WAS SUPOSED TO BE OUR FRONT DOOR.

We rented 3's a Charm from May 9-16, 2021 and the trouble started on Friday, May 7th with a phone call to let me know that the floor inside the front entrance was "soft" and that it was a safety issue that would be fixed the day after we arrived. Ok, thanks for letting me know...except the rotting floor was the least of the problems. We arrive Sunday night, crash and wake up the next morning to cook breakfast...except the stove is broken. Oh yeah, and the oven doesn't work. No phone, internet or satellite either. We rented golf carts for the week and go to plug them in to charge in the outlets at are under the house, yup...the rusty outlet starts smoking. Make sure you're prepared to walk the four flights of stairs (around the rotting floor that didn't get fixed as promised on Monday) because the elevator can't be called from the ground floor. Forget about cooking on the grill either, unless you're willing to risk blowing yourself up because of the faulty regulator valve. After NUMEROUS calls to the realty agency, they thought that offering us a $50 gift certificate would make good for our trouble...but oh yeah, we'd have to drive 20 mins to pick it. Rest assured...Beth from the Hatteras realty office has been working all morning to open up maintenance tickets to get the issues solved, but was adamant that it was our fault because they called us Friday before we checked in to tell us about the floor. Guess how many issues have been solved in the 3 days we've been here? This is the absolute worst vacation we've ever taken to OBX, thanks for nothing Outer Banks Realty!! 3's a Charm, 56406 NC 12.
