    Dirty bathroom floor

    Let me preface this by saying our experience last year with a different property with Outer Beaches was spectacular. We booked with them again solely because the house we rented last summer was immaculate. We chose a different property this time around because it was situated on a nice oceanfront lot adjacent to a boardwalk over the dunes and my father-in-law has an ongoing foot injury, so the boardwalk would have helped tremendously. So of course we were disappointed that the boardwalk was being rebuilt the very week we stayed, and we had to walk to the next access point even farther away with no boardwalk. That wasn't the breaking point though. The problem was with the property itself. Now, if you're going to make tenants check out at 8am or charge a fee, and then "clean" until 3-7pm for check-IN, then it should be pretty darn clean. It was not. The property "Tranquil Waves" was utterly disgusting. The bathrooms still had hair and toothpaste in the sinks, tubs and floors. Mold everywhere, including around the tubs, in the a/c vents, and shower curtain liners that were caked with mildew and slime. The kitchen sink had a puddle of rancid water sitting under it, which stunk up the entire house. We called immediately about this problem but told them of the housekeeping issues and that 3 of the 4 bedroom tv's weren't working. A maintenance worker was sent out to handle the plumbing issue but said he was only able to clean up the mess for now; a plumber would be sent out the next day. No one ever called me back about the other issues, and there were many. Everywhere I looked I found more nasty. The previous tenants had left dirty pans in the oven and trash everywhere including beer bottles in the outdoor shower. The home was clearly not even vacuumed as evidenced by the dirty band aid, popcorn kernels, crumbs, hair and other debris on the floors. The water dispenser on the fridge had a brown sludge literally dripping from the nozzle and filter was expired for 4 months. The "media room" had such a foul smell we didn't use it once, and because the previous tenants hadn't taken their full trash cans to the curb as expected, the pool area smelled terrible as well and landscaping was overgrown to the point of being unable to walk around the pool without being attacked by prickers. There was also a splinter so large it could've taken an eye out, right at eye level for a child, at the entrance to the pool. Both charcoal grills were disgusting and rusted through. And the hot tub was on the 3rd floor deck with rotting floorboards and a loose railing so we opted not to use that either. When the head of housekeeping came out later that first full day I walked around with her and pointed out the various issues. I listed them all (I'd also emailed and texted photos of everything to various employees) and they said they'd be back to clean. I asked them to please just clean the bathrooms and kitchen (after the plumber had fixed the main sink issue) and to put up the new shower curtain liners that I had purchased because no one was comfortable even taking a shower at that point. She agreed and sent out her housekeeper later that day, along with maintenance again to try and get the 2nd floor tvs working, which they did for a brief 5 minutes after he left and then froze again, and remained unusable throughout the week). So that was 5 visits from 4 different people in a day and a half, wasted from my vacation, not including the time WE spent cleaning up, purchasing supplies to make the house livable, and trying to troubleshoot the various shortcomings of this home. Even so, I decided to give Outer Beaches one last try and reach out to see if we could rent the property we'd stayed at last year, being that we know it was well maintained and at least free from mold and mildew. I had hoped they could offer a slight discount for our inconveniences, but they just said that's not something they do if the problems were taken care of (they weren't) and that they'd have management get in touch. That was a week ago and no response. Nothing in response to the survey I sent either. It's been a week. They didn't even offer to reimburse me for the shower curtain liners I purchased! I'm so disappointed in the poor customer service. I guess they don't care to keep repeat renters. Shame on them, the previous tenants, and the owners.

    We rented the home "Summer Shack" in Salvo in August 2020, and this was the WORST vacation rental we have ever had, and we have been renting vacation homes every year for the last 22 years. We realize now that Outer Beaches curates the home reviews on their website and does not show any negative ones - so BE AWARE OF THAT when you're reading their home reviews. This home has been sold to a new owner, and it was clear that the buyer is waiting till the end of the season to fix the many, many problems, which means we were deceived about the home we were renting. The pool and pool area were extremely dirty, and the hot tub is old and beat up, as were the pool chairs. The "screened" porch has no screens. The master bed frame was completely broken and near collapse. There were multiple broken blinds, lightbulbs out throughout the house, broken outside lights and closet doors, etc. One bedroom door mechanism was so messed up one of our (adult) kids could not open it to get out, and had to beat on the door and scream for a long time before anyone heard her to help her get out. There were construction materials piled up in the yard the entire time, and tons of cigarette butts all over the yard from the workers. I will say, the maintenance workers that were sent out to try to fix some of the issues were VERY nice and did their best to help, but obviously some of the issues need major repair. These photos are just some of the ones we took. When we called to let the agency know about the issues, the only thing they offered us was $150 in FUTURE rental credit, which was useless to us as we would never rent from them again after this experience. AVOID THIS HOME AND AGENCY!

    Popped deck nail, lifted and broken deck boards

    Beware of this company. They have the worst customer service. This company is misleading and completely unethical. There are 57 reviews here and there is another 49 reviews that are not recommended that you can see if you scroll to the bottom of the reviews here. The rating on this company is missing a lot of one star reviews.

    This place is an unprofessional nightmare. We paid 12k for a week, our refrigerator was broken. The remedy? A cooler. We had to stuff our food for the entire week into a long cooler and live out of it. The deck gave multiple adults and children splinters, we found broken glass in the couch, the hi speed WiFi didn't work the entire week, the grill was broken(which we realized AFTER we had to fill our propane tank), the 2 doors to the 3rd floor deck are broken, one didn't work at all, the other required the strength of Hulk Hogan to open. Try relaxing with 14 kids going in and out not able to open a door on their own. They did put another fridge on the bottom floor during our stay, 2 floors away from the kitchen, right next to the other cooler they had provided us with. This apartment sized fridge was legit like $50 from a frat house. May I remind you we paid 12 THOUSAND DOLLARS for ONE week at this place. Plastic deck furniture was broken, missing cushions on the furniture that wasn't plastic, no towel racks in any bathroom, no soap, no TP, broken handle on the upstairs toilet, loose deck stairs(which was great for carrying my 9 month old daughter). Oh, and the landscaping had giant weeds with those spikey balls in them, great for kids. I'm sure you can sense my sarcasm, but for real, these people did NOTHING to compensate us. I would NEVER rent from them. Setting an expectation of an elite property is false advertisement. We will be notifying the BBB in addition to this post.

    Under construction

    In the day we were to check in, they called us to tell us that the pool heater was broken and the lift was broken. When we arrived we found that the house was actually under construction ( never told us) there was dog crap on the deck and toe nail clippings in the game room. Linda is the office manager who did nothing to help us. We have 6 kids and one who has special needs. You would think that a good company would offer us something... tell us about the construction etc... DO NOT rent from this company. They are unethical.

With that said, it had everything we needed and the view of the sound is spectacular. We did have to put in some service requests, but the individuals who managed this property were friendly and easy to contact. I was impressed with the amount of contact and service we had while visiting. Having two people with contact numbers that handle any property issues is a very nice amenity and not something I have experienced with other property management companies. I do wish that rates would go down to a more reasonable price point, but, in the post 'Rona world we are in, I'm afraid reasonable rates are a thing of the past. Rates are comparable to other rentals on the island. As a NC native, I just hope they decades of family vacation tradition can continue and we not get priced out of the area.

Kudos to housekeeping, concierge trash collectors, pool/hot tub caretakers and the well equipped kitchen and bar. Although this is our first rental with Surf or Sound, we have been coming to the Outer Banks for decades. Rhythm of the Sea has a great layout and amenities. However, during our week, we noticed some things that need attention... I will send some photos under separate cover... - Ice Maker. The under counter ice maker in the kitchen is not functioning properly. Upon arrival, we found a solid block of ice in the bucket. We removed it and restarted the ice make. No cubes, just a solid block again. - Broken Screens. There are broken window screens in the south facing screen room as well as the outdoor bathroom by the pool. - The west facing door to the screen room is broken with the parts laying on the ground. - The broken Weber BBQ on the west facing deck should be removed. It has a foul odor which precludes the use of the west facing deck for viewing sunsets. - The slider from the great room to the east facing deck needs track slider/roller replacement and readjustment. The door is very hard to open/close. - The convection fan in the oven makes excessive noise. Most likely a bearing failure. Needs to be replaced. - The hot tub cover stitching is coming loose in several places. This makes opening the hot tub difficult. Cover should be repaired or replaced. - Clothes dryer taking a very long time to dry clothes. Suggest you have the vent inspected for build up of lint which would be a very dangerous fire hazard. - Wifi reception on the top floor is weak. Connections drop often. Works extremely well in other parts of the house. Most likely, a repositioning of an access point would resolve this issue. - There are a few wooden chairs in the kitchen that have loose legs. If not repaired, these chairs are likely to break upon further use. - The railings on the top east facing deck are loose. This is very dangerous. On one of the posts, you can see the severely rusted supports. Needs repair ASAP. - The pool railing at the steps into the pool is loose. Makes using it especially dangerous. - The mold on the bottom level of the home is very bad. We were unable to use that level of the home and people sleeping on the second level had breathing issues. This needs to be remediated immediately. Hope you will see this note as constructive. Looking forward to renting again soon. Best, Captain Ron PS..     It was my Birthday weekend.. my husband and I went with our 2 small 12 pd .dogs ... we stayed at "…read moregone costal " ..it was a 4 bedroom house with 5 tvs is why we rented it ! Close to beach and beautiful cozy house ...we drove 10 hrs and started to unpack and the tvs were horrible to work and very small .. the 1st night only 1 worked ..I called the next day and spike with Kelly whom was very unprofessional and definitely needs training on how to deal with people. Finally I insisted to speak with property manager dana whom listened and said she would get owner to see what they would do ..I insisted we rented this home that was listed 5 tvs and didn't get that ! I payed for that ... the gentleman " Eric " they sent to fix the televisions was great ! He did fix one tv and had to completely take one out of the house ..that left one bedroom without a television our whole stay ! The grill outside was older than the house and he did replace that . Also there were humongous brown hard shelled bugs coming out of the bottom of refrigerator...we had to follow and kill ! Not very appetizing in the kitchen! Dana the manager is had to reach out again the next day to see what was happening...no tv was even talked about left that room empty our trip ! She said they answered our call within 72 hours so basically that was all she cared about ..but she didn't rectify the problem cause we paid for all bedroom s to have tvs ...they rent the property with that add...and we paid for that and we did not get that ...so dana did say she would give us 100 off of dog fee ! And i was fine with that ...I wasted enough time being bothered with this on my birthday weekend. The house was beautiful...I would definitely get all the rugs deep cleaned and get a service to spray for those bugs in kitchen.. Thanks .

Trash all around the outside, paint peeling off the walls, the worlds worst mattress, but wait there's more. The inside shower head is held together with plumbers tape, the outdoor shower should be condemned. The deck furniture is a joke. You have your choice of filthy cheap plastic chairs or broken wooden ones. Several attempts to speak to someone at both Vacasa and Hatteras Realty have gone unanswered. They have 1.6 stars for a reason - and that reason is that they think tourists are idiots and they can just steal your money. Don't let them!

Sun followed up with emails and text messages the day of checking and the day after to make sure the house was in good order. The Pool and hottube were both serviced twice during our stay. We would rent from Sun again.

We got to the house at 4pm and had received no instructions for check in and had not been checked in. I called to find out what the check in process was and was told check in could be anywhere between 4pm and 5pm. I explained that I was informed of only a 4pm check in time. They kept referring to the lease and said they were short staffed. I waited until 5pm and still had received NO check in instructions. I called to speak to the manager and was told to speak with Tina O'Neal who did not answer the phone and my call went straight to voicemail. I went up to the office to get a copy of the lease and attempt to resolve my concerns. They kept referring to the lease and never took any accountability for the lack of communication in preparing me for such a late check in. We had driven over 4 hours and were very excited to arrive. I was told by Tina that they were not short staffed and I needed to change my attitude. We did not receive check in instructions until 5:44pm. No apology or concern for the inconvenience, late check in or our general well being. A simple text or email message explaining the process would have been helpful. The rude, dismissive and apathetic behavior was more than disappointing. I will not be using Sun Realty nor recommending anyone I know use Sun Realty. There are too many other companies who are willing and able to provide basic consideration for their guests. The house itself is great! The owner should find a new management company.

The views are GORGEOUS and the house is steps from the beach. It is a smaller, older home DIRECTLY ON THE OCEANFRONT, tucked in a street full of much bigger remodeled homes. It's not gigantic like its neighbors, but there is plenty of room, including two master bedrooms (one king, one queen), one 4-bed bunk room, and one room with 2 twin beds. The community pool is about a 3 minute walk from house and the community pool is big, bright, clean and well-staffed. Has a baby pool too, tennnis courts and a volleyball pit. Reeled Inn has a well-stocked kitchen, internet access for your laptops, a flat screen tv, grill, covered garage, and it is right across the street from the only Food Lion for miles and miles (plus a movie theater, ice cream place, bakery, restaurants, and the best Dollar Tree in the USA; I am not kidding!) We loved it. We were okay with a smaller home because it cost 1/2 of what the other homes in the neighborhood cost and we still got the $$Million dollars views and beachfront they got! And hey, not judging - -but if your beach fun includes indoor game rooms and media rooms, this house won't be good for you. Pefect for families who are at the beach to enjoy the sun, sand, surf and sky at a great price in a great location. Pass the sunscreen and the pitcher of margaritas.

The furnishings and decor are certainly outdated and mismatched. For the amount of money paid, there is no reason as to why they couldn't at least update the furnishings. Would I stay here again? No.

I dont like…read moreto give bad reviews but seriously-- when you stay somewhere that has a massive BED BUG INFESTATION AND DOESNT BOTHER TELLING YOU, i feel like its my duty to potential vacation goers to let you all know. the cottage we stayed in plus many of the adjacent cottages were infested. when we told the front desk, they said "theres too many to treat". personally, i feel like thats an unacceptable response as bed bugs can spread diseases and cost a lot of money to get rid of. now i have to deal with this and i really dont know where were going to get the money to treat our home. my advice is to stay away from them as they dont think it's necessary to rid their cottages of bed bugs or even warn people about them. not to mention the cottages are built improperly according to my nanny, potentially being unsafe. if you want to vacation in hatteras, find a different spot.

I have to say, never renting a property through Midgett before, I was pleasantly surprised. The house was VERY clean and so well stocked with anything we could possibly need.     I have been vacationing in the Outer Banks for over 30 years, and never once have I experienced the…read morekind of treatment I just received from Midgett Realty. When Dare County issued a mandatory evacuation due to Hurricane Erin, I was forced to leave my rental halfway through my stay. Despite paying nearly $5,000 for the second week, Midgett Realty refused to refund a single dollar. They hid behind a "forced field" checkbox about insurance buried in the booking process -- yet I never signed a lease, and their system still allowed me to book, pay in full, and check in. What makes this worse is the constant stream of promotional emails I received from Midgett about discounts on kayaks and beach gear, while they did little to clearly warn or emphasize protecting my stay through travel insurance. Clearly, sales come first -- customer protection comes last. After decades of loyalty to the Outer Banks, I will never book through Midgett Realty again. I've already filed a complaint with the North Carolina Department of Justice, and I will be sharing my experience with friends, family, and locals in the community so others can see how renters are treated when disaster strikes. If you're considering booking through Midgett Realty, be warned: when you need them most, they will not stand by you.

Everything from the process of selecting a cabana and checking on availability to arriving, staying, and checking out was smooth, simple as pie, and budget-friendly. We had our vacation dates picked out first and checked the website to see what would be available during the September 17-24 (Saturday to Saturday) week. There were plenty of options when we booked in July, but by September there were no vacancies listed on the website (though there was a sign at the cabanas themselves that said "Vacancy," so something might have opened up). The first half of the fee was due immediately, and the second half was due a month before arrival. The rates vary widely depending on the season. Ours came to about $570 for a week's stay after tax, fees, and trip insurance were all figured in, but "off season" begins in early September, thanks to potential hurricane threats. Prime season is listed in the brochure as $820.37 per week and may be more after fees. The cabanas are a mix of uniform and highly individualized. They're single-room affairs (plus a bathroom with a door, of course) on stilts -- you park underneath. They have no fewer than three decks: both front and back decks on the living floor and a third one at roof level. They all have air conditioning, a TV, and kitchen areas including a fridge and oven. They're all built of the gray, salt-blown wood that is popular all over the island. The best way to visualize the size is to think of a medium-sized dorm room with a kitchen. Beyond these details, they all have their separate personalities. The one we stayed in, Ocean's Door East (#27), had a rare two-bed setup, one of them loft-style. Most others appear to have one bed, some of them full-size and some of them queen. It was decorated with a beautiful array of beach-inspired wall knickknacks, many of which said "Welcome" on them -- and welcome we felt! The kitchen had lots of dishes and pots (but not all of the cabanas necessarily will, so come prepared!), and we were pleased to find beach chairs we could borrow. There were also a lot of children's beach toys, but again, that will vary from cabana to cabana, so don't count on it. This one allows pets, both dogs and cats, but not all of them do. We chose our cabana based on its proximity to the beach -- it was the closest one available when we booked. There is a wooden walkway that takes you over the dune, and there you are! There was always a smattering -- but not a crowd -- of people lounging, reading, fishing, beachcombing, or throwing balls for their dog. The waves were medium-height while we were there, but of course that can be variable. A convenient hose is located at the cabana end of the walkway for cleaning off sandy feet. About halfway through the week, we realized there was a hose under our cabana, too. Additional tips: Be aware that weather in this area is volatile. We had the pleasure of partly cloudy 88-degree days and rainy nights during our week, but it could just as easily storm, or a hurricane might blow through. Hatteras Island gets completely evacuated at such times, so get trip insurance. Also note that you will need to bring your own sheets, towels, and paper goods. This isn't a hotel, it's someone's beach home, so there will be imperfections in the accommodations, and you're cleaning up after yourself, ESPECIALLY right before you leave. Also, bring bug spray. Even though the cabana has an owner, it's through Dolphin Realty that you'll be paying your fee and signing your lease agreement. I did this all by email with them. They responded within a business day or so of any inquiry I made. It was all so easy and reasonably priced that we'll consider coming back to Hatteras Cabanas for future trips here!

    Unit 27 - Ocean's Door East. Fall 2020. Maggots in the refrigerator that migrated into…read moredining/living/sleeping area. Dangerous wiring and extension cords hanging off of TV. Stale, rotting food and exposed wiring under stove burners that didn't work. Filthy, thread-bare curtains that partially covered non-functioning windows and sliding door. Urine and miscellaneous stains on sofa upholstery and bedding. Doors hanging off of rusty hinges. Broken and leaking hose outside for rinsing off after the beach. ZERO Covid-19 protocol or cleaning. Disrespectful and rude Dolphin Realty employee named Suzanne. Protect the health and safety - not to mention your "relaxing" vacation and search for accommodations elsewhere.
