Both experiences were rather unpleasant and I would recommend using anyone else for realty services. As a tenant Steve is extremely passive aggressive to a childish degree and trying to request any maintenance work the few times we did in the two years we rented was always a hassle and an ordeal. He was so unpleasant to talk to I avoided it most of the two years we rented and luckily only had to do so a few times. During the buying process our realtors worked with him and through him the buyer and we had several delays due to him not getting paperwork ready in time and they complained to us several times how unhelpful he was during this process. They had worked with him before but never had the issues with communication and gettings things in on time like they did during our process.

    Stay away!!! I…read moreapplied to rent a house in Austin, TX where they represented the landlord. They did not provide the lease until after I paid the application fee and completed the approval process. When I finally received it, the lease terms were extreme compared to anything I've seen renting in Austin. Examples: - The lease required me to pay whatever amount they determine for move-out cleaning, using a cleaning company they choose. - It listed disposal issues and clogged drains as tenant responsibilities in a very broad way. I'm fine being responsible for clogs caused by tenant misuse (grease/foreign objects, etc.), but I expect the landlord to handle normal plumbing issues not caused by the tenant. - The lease said I must confirm that all utilities are available before signing, but they sent the lease on Saturday and set the signing deadline for Sunday, which makes that requirement unrealistic. - The lease also said I inspected and accepted the property "as-is," and included "sight unseen" language that shifts responsibility to the tenant to confirm the property's condition. We noticed issues during the tour (for example, a broken window/glass seal in the living room), so I asked that known issues (and any other known items) be specifically listed in writing. When I raised these concerns and asked for clarification, they dismissed my feedback and pushed me to sign the lease "as is." They also stopped responding to my emails and instead resent the lease with a next-day expiration (on a Sunday), which felt like pressure to sign without addressing reasonable questions. Even my real estate agent was surprised by the terms and said she had never seen a lease like this. The home has been listed for a long time, and this experience made me wonder whether the owner is aware of how these lease terms and the pressure tactics may be affecting potential tenants. I ended up walking away. Based on my experience, I would not recommend working with them.

They are not honest, timely, trustworthy or reliable. I have so many negative details I experienced with them that I am refraining from outlining here but the cost to do business with them is not worth it. Take your business to a different property management company. There are so many great ones in Austin, but NOT Crosstown Properties. They need to be investigated and shutdown.

They have done a great job responding to the tenants need and keeping my rental house in top shape. I love the fact that they are proactive in recommending repairs to various parts of the house before it becomes very expensive to fix. In addition to the superb service they provided me, they have a top notched team who treats me like family. Everyone is very professional, respectful, and caring. One of the team member whom I've had the pleasure of working with over the years is Valerie Tillery. Valerie is very knowledgeable in real estate and property management. Whenever I have a question regarding my investment property, Valerie always responded quickly with clear answers to my questions. I've always felt that Valerie takes her time to make sure that any concerns or issues I have about my property is well addressed. Under her management, my rental property was never vacant for more than a week or two between tenants. That's just the time it takes for the crew to get the house ready for the next tenant. We usually have a new tenant signed a rental agreement before the old tenant moved out. My investment house have been cash flowing nicely since my purchase. I enjoyed working with Mars Hill Realty so much that I'm in the process of closing on another property in Georgetown, Texas for them to manage. Aside from Texas, I was also looking at Florida for my second investment home. While the housing prices in Florida is comparable to Texas, the cost of investing in Florida is cheaper than Texas because they have lower property tax. So why didn't I invest in Florida? Because Mars Hill Realty does not do business there. There's no property management that I trust more than Mars Hill Realty. In fact, it was Valerie who introduced me to the neighborhood that I'm buying my second investment home in. My experience as a property investor has been really stress-free with Mars Hill Realty managing my property. If you want a property management company that takes care of your property as if it's their own, you should consider working with Mars Hill Realty. I promise that you won't regret it.

We provide on demand pest control, and HVAC air filters for all of our properties, at no cost to you. Rent is collected electronically through a PM software called Appfolio which allows tenants to submit maintenance requests and communicate with us through the software. Owners also have access to the software so they can submit requests, download monthly and annual statements, and communicate with us as well. We try to keep our fees simple and all inclusive, without any of the junk fees that some management companies charge. Our in-house maintenance team can handle most repairs, and at a cost usually significantly less than hiring a third party vendor. But we do have relationships with area vendors if the issue is something our team is not licensed or trained to complete. There are many choices when it comes to choosing a property management company, so we appreciate you considering ours. It's a great compliment when someone trusts us to look after such a valuable asset, and we don't take that responsibility lightly.
