We walk to everything, Amy's, Voodoo, Huts, T-Cloud, Gloria's, Sophia's, Irene's, The Grove, Star Bar, Trader Joe's, Tumble 22, Starbucks and even Whole Foods. Yes I like to eat. Building- Pretty clutch. It's the place you wanna show your friends, and watch their jaws drop. Amenities are great. The clubhouse and pool are awesome. Weight room is ok sized. Staff- Informative during the move in process. Really haven't interacted with them about my apt since I moved in so that's a good thing? People- Seems like a good mix. Update: It's been 3 months since I posted my original review. Pablo Huertas reached out immediately after, pleading with me to take it down and assuring me that he would handle the issue. Unsurprisingly, nothing was ever resolved. Yesterday, I received a final notice from Greystar accounting demanding payment before turning it over to a third party for collection. This just proves my point -- once you move out, you're treated like garbage. The moment your lease ends, their entire attitude toward you shifts. I would never recommend this complex to anyone. The level of unprofessionalism oozes out of every crack in this place -- from management to communication to billing. If you're considering moving here, good luck. You're going to need it. read more

Just another little update on why you should not move here. They will wait months after locking you out of your building profile to be able to see charges. Charge you a cleaning fee; I was sent pictures of a shower head with paint and stuff I removed as soon as I got there, lint in a place in the dryer that's clean everywhere else and picture of places that "need paint" to the tune of $120 in places you can't even identify in their pictures. I'm assuming the cleaning fee was for the 20 seconds to remove the command strips and the shelf holder on the shower wall. Entire apartment cleaned but naturally they found something to swindle some money. If you do decide to move here; I'm telling you to save yourself the heartache, take photos of every inch of your move in condition. I mean EVERY inch. Check on top and in the dryer. Check the walls and baseboard pieces for ANY imperfection. Then prepare to be inconvenienced; constant broken amenities, random people vandalizing things or stealing your mail, cars damaged in the garage that "has cameras." I'll start it with the obvious, MY TRUCK WAS STOLEN FROM THE PARKING GARAGE. Received no help from the office with the issue and they took no responsibility. This building has no security at all and is not safe. I had to deal with this situation all alone and the loss with no option to move. Appliances break all the time, and maintenance takes forever to fix. The month after I moved in, 8 floors flooded from one neglected unit. Leading to the hallways of these floors being under construction and disgusting for over 6 months of my residence here. If you like to come home after a day of work and relax, or you work from home DO NOT LIVE HERE. I moved about 2 months ago now to Gables Park Tower and my life has drastically changed for the same price. I'm trying to save you the headache of a year I went through and I have pictures of the shit I had to walk through everyday right outside my unit door to go anywhere. Oh and there's no way I could leave out the NOISE, this place is built like a two story home, you can hear anything and everything. Your neighbors you will hear talking through the walls. The Bars on 6th street you will hear all day and night Friday-Sunday - 2AM. Also - my truck got towed from the parking garage even when I was parked in an open spot. I wish I could give negative stars here for how scammy and uncaring Seven and staff have been. Save yourself, do NOT live at Seven! After being residents for over two years we have finally moved out and we are still dealing with this terrible building and management team. Save yourself the time, extra money, and stress of living in this horrendous building. To start - we survived the catastrophic flood of 2022, we weren't forced out of our unit with no place to go like many other residents, BUT had to deal with construction (sawing / grinding / hammering LOUD every day for many months), construction workers trying to enter our unit (for no reason, as we were not affected, and un-announced), and received NO compensation or rent reductions during this time (despite paying for a ~luxury~ building experience this entire time). There is also not to mention the consistent staff turnover (you'll never know your concierge or leasing staff, as they change every 3 months), noise issues every night (from 6th street or your neighbors which they will never handle - just tell you to call the cops each time), frat house experience (people having parties every night in your hall or every weekend at the pool, making everything unenjoyable for the rest of residents), AND the UNSAFE and AGAINST CODE elevators (which they have received code violations for many times but refuse to actually fix) that they never fixed within our two years. Beyond that, Seven is now withholding our security deposit and charging us over $500 in "move out" fees for damages that DON'T exist in our unit. We were very respectful and clean, treating our apartment as our home, why would I damage my home? They don't tell you what these damages are - just send you a bill for them expecting you to pay (which is AGAINST Texas Property Codes). Save yourself the MONEY, STRESS, AND LAWYER FEES of dealing with this mess of a building. DO NOT move into Seven or even give them your consideration. There are SO many other buildings in downtown that cant possible be as bad as this one. I really wanted to love this place because the units truly do look beautiful and fit my budget but the management was so poor that i didn't end up signing a lease out of the fear for my future experiences with them. Poor explanations, kept catching them in little lies or play on words with fees and sign up costs. I didn't feel cared for as the office lady was literally scrolling on her phone as i was looking over the pamphlets sitting at her desk right in front of her and she wasn't knowledgeable on the unit amenities just kept saying "im not sure" and then continued looking at her phone, not even a "let me check with my manager" Seemed very annoyed when I asked to tour the unit and then just opened the door and told me to look around without ANY explaination of the apartment amenities. Have lived at the Seven for just over a year and the first 12 months were fine. What made it worthwhile was the location and views. During that time dealt with one of the elevators being constantly down for the better part of 4 months and pool needing to be drained on multiple occasions, but that was fine compared to what I've been dealing with lately. The last month has completely soured my experience living here. There has been a constant thudding/banging noise throughout the apartment. I communicated with management for weeks to try and get the issue addressed and still no resolution. Management has been extremely unresponsive and unaccommodating given the circumstances. Would avoid this building at all costs and save yourself the headache of trying to reason with property management. read more

Awful management. Completely horrible. They charge you for parking, They charge you for coffee cups. Concierge open at awful hours. The absolute worst luxury building in Austin. DO NOT MOVE HERE. It's 4 years later. The building was sold from Monogram to Greystar and they're significantly worse. Today they deactivated all of my FOB's (keys to get into the apartment). I was home, they didn't email me, they didn't call to schedule an appointment and explain themselves, they just deactivated all of them, locking me out of my apartment. When inquiring about this their response was "It's for your safety to secure the building". The elevators are constantly down. This week we had 1 working elevator (the freight elevator). We had to pack 20 people every trip. Their policies regarding the pool and guests is horrible. Management will not work with you on anything. You will be treated like you're 18 years old and in a college dorm. There is no communication or attempt to work things out with residents. Almost seems impossible, but not for the brain trust that manages this property. Update: The water went out today lol, this place is a joke. Counting down the days till I move out WARNING, DON'T MOVE HERE!! I've held my tongue long enough! I'm giving SEVEN one star because thats how many elevators typically work here. Since I've moved in 9 months ago, the problems with this property just continue to stack up. I would guess of those 9 months, we've had one working elevator for half of them and the other half management has effectively told us to deal with it. One Star. Seven is a one star apartment community. I do NOT recommend the building, especially in the midst of the coronavirus pandemic. 1. Break ins and Theft. There have been NUMEROUS break ins at Seven in the past year. Multiple residents had their doors kicked in and apartments ransacked. Security is lax here, especially when people have large parties, which is every weekend. If you have a nice bike, you will definitely want to keep it in your apartment. 2. Several floors flooded in the last year. You'll definitely need your renter's insurance in this building. I luckily avoided a mishap in my apartment, but a friend wasn't as lucky as me. 3. On-sight Greystar management is awful. Emails to the management office take AT LEAST 48-72 hours to receive a response. Calls to the on-site office are answered by a call center in another state. I've lived other places around the country and around Austin with much better service. Leasing agent Paul is rude. 4. Cleanliness here is a joke. Cleaning in is non-existent in elevators, amenity areas, and hallways during the COVID-19 pandemic. The elevator buttons are dirty, the trash rooms are filthy, and the carpets have visible dust accumulating on them. The air feels stuffy/damp in corridors because Seven doesn't run the air conditioners enough. Our trash chute has been broken and locked for months, and you definitely don't want to go in the pool as the water smells odd. The Health Department recently closed the pool for violations. Speaking of the pool, the pictures on the website are way out of date. Your main view will be the roof of a hotel. 5. Construction projects INSIDE the building means that while we're all stuck at home we hear constant hammering and pounding. There is also a construction site on each side of the building, and another one block away. During quarantine periods when we're all working from home, you hear constant jackhammering and construction work from 6 am to as late as 10 or 11pm. 6. The concierge team, like others have said, is pretty good. Unfortunately, there is a lot of turnover on their team. 7. There is ample parking in the garage for a building downtown. There's plenty of street parking since so many of the restaurants and bars nearby have gone out of business. The location was the main thing that justified the premium rents here but now that COVID closed all surrounding downtown businesses, Seven is just an overpriced building with dubious merits. read more

The building looks nice from the outside, but the pool, workout facility, and elevators are undersized. In the past 6 months, this building was on fire and had a major water leak that affected multiple floors. Apartments are modern looking with high ceilings and basic finishes. Bottom line, it's an average apartment in a high rise building with "luxury" prices and useless management. ROOMS Decent layouts but nothing too different from any other modern apartment complex built after roughly 2013. Walls are thin and you're going to hear people talking in the hallway at night. Floors/walls/appliances look decent but nothing premium. WATER LEAKS In the last 6 months, a major water leak flooded multiple floors of the building which was so severe that all affected floors had residents relocated to hotels if they didn't break their lease. It's unclear at this point about whether repairs are finished. The affected units now operate as airbnb units, which means that most days there are travelers in the building instead of neighbors. There's ongoing construction to fix flooding or fire damage on a lot of the floors that make units unlivable. Not sure why, they don't tell us. FIRE In the past month, a fire in the building filled the upper 10 floors of the building with smoke and a putrid odor that lingers in the building. The fire started in a staff only area so the fire suppression system must have been malfunctioning or caused by carelessness. STAFF AND MAINTENANCE Management and staff is onsite, which should be a positive, but it's a negative in this case. There isn't a clear way to contact anyone at the corporate level, so this review is about the staff in the building. There's a "community manager," Ben, who belongs in a college dorm, not a residence for professionals. I agree with the other reviewer who said he belonged behind a cash register. He doesn't seem to understand that revenue from people renting pays his salary. He pushes as much work as he can onto the 3rd party security and concierge services. I hope Greystar replaces this man soon. Ask him for help only if you want someone to talk down to you. Maintenance manager John is rude and acts like he's doing you a favor to do the basic job he's paid for. Make sure you're home when he comes to do maintenance, otherwise he'll probably smoke in your apartment. Obviously he was hired for his size rather than intelligence. Typical maintenance guy but I thought a luxury apartment would have higher standards. This man easily cost the review a whole star. Again, I hope he's transferred elsewhere. Leasing agents are decent enough and get more than enough work passed on to them from above. POOL/WORKOUT ROOM It's a nice pool if you can get it when it's empty. During popular times it's standing room only. Ditto on the workout room. There are three treadmills, three or four bikes and not nearly enough dumbbells to go around during peak times. PARKING Parking is ok. Guest parking is first come first served and there will probably be none available but there is usually street parking nearby if it's not Saturday night. About what I expect for a downtown location in a big city. It's also one of the cleanest parking garages I've seen. ELEVATORS There are two main elevators and a freight elevator for a 23 story building. One of the two main ones is out of service every other month. After living here for nearly 2 years I figured I share my experiences at Seven. The Bad: - Management does NOT care about residents. Recently there was a flood and half the building has been kicked out for renovations. Day to day, current residents live with construction noise, false fire alarms and attempted break ins. Yes you read that right. With all the random workers now with access to any floor, we have had attempts to enter our unit despite the construction on the other side of the building. For all of these major inconveniences and residents no longer getting the "luxury" building we signed a lease for what has management done? Nothing but offer breakfast once a week. I'm sorry, but all we want is what we agreed to pay for. Management has done nothing to work with us for a solution here. I work from home and have been mid call or recording when fire alarms go off, loud sawing is happening down the hall and workers are yelling up and down the floor during the day. At any other building residents are compensated for this but not here. - Significant rent increases come renewal time. While we moved in at a good time relative to the recent influx of people moving to the Austin area our rent went up significantly come renewal time and we were not allowed to negotiate. We even offered to renew for longer to lower the rent hike, but not allowed. - There is almost ALWAYS an elevator down. It gets annoying waiting for elevators all the time, cramming in, and I feel bad for those with large pets who need space. - Recently the pool is being revamped. Awesome! But unfortunately there are delays with these repairs too and now just as the weather has started to consistently get warm, we can't use the pool. Not a massive deal as long as it gets finished soon, but we are paying more and more in rent for less and less. - New payment structure that requires rent and fees to be paid one time in full each month. This may not be a huge problem for some, but is a massive inconvenience for those splitting rent. This is a recent change that makes absolutely no sense to me. At every building I have lived at, there were easy options to split rent. My roommate and I have been doing that since we moved in never late, but now we are REQUIRED to pay once in full and cannot split. This was not communicated until mid March, with policy taking effect just week later. Sure just use Venmo to handle it, but why should you be forced to? Why can't there be a simple "split X ways" feature in the payment processor of our account like any other community? It's 2022. - Management and concierge team has been a revolving door. There is no one left working at this building from the day I moved in in 2020. That probably tells you enough right there. No one wants to work here. We recently had one concierge team fired and another replaced them. So far no complaints but we were without a concierge service for a month and paid rent in full that month. - It is loud if you are facing 6th street. Do not let anyone tell you otherwise. You can hear every beat of drum from bands all week and come Thurs/Fri/Sat/Sun Rio nightclub goes till 2am and you will hear the music, bass and DJs. I have gotten used to it, but make sure you are prepared for this before moving in. The Good: - Location is great and you are walking distance to pretty much anything and everything in downtown Austin. - South facing views of the city, park, etc... are beautiful and why I still live here. -Maintenance team is amazing. Great people, very helpful are always quick to respond. Overall, for what you are paying here to move in right now there are better options out there. Greystar has done nothing to improve the resident experience here, management will not work with you to find solutions and they will ask for more money out of your pocket without listening to concerns. Here's why, great maintenance staff, great office staff, attention to detail in the common areas and the overall helpfulness of the personnel. Our location and views of the skyline are just a bonus. We can walk to work, restaurants, the grocery store or for an evening concert. We wouldn't want to live anywhere else in Austin. Street noise? Some, mainly on weekends at night. We prefer to look at it as free live music! Neighbor noise? We've had none. Maintenance? Issues generally are addressed same day. Sometimes the next morning. Update from January 2022 WARNING - DO NOT MOVE HERE The onsite manager (Billie Joe) was either fired or let go due to performance as told to me by the regional manager (Sophie Houser) Dog urine has been found in the elevators on 3 occasions which was left for more than 24 hours without being cleaned The garage gate was broken for 2-3 days (since fixed) and left in the up position so homeless have been wandering throughout looking for shelter and breaking into cars The concierge was fired due to poor performance prior to Christmas so no one is staffed at the front desk to sign for and deliver packages. Posted in October 2021 - We've been here for 7 weeks. Our rent is approx $5K/mo including utilities and parking. Here is what we are getting: All 3 elevators have been operational less than 50% of the time (two of the three are currently inoperable) The pool has been shut down twice for repairs for 1.5 weeks (it is currently closed) The gate for the garage has been locked in the open position for 2 weeks (it is currently broken). Our car has been broken into and there was recently a homeless man urinating in the stairwell (he likely entered through the open gate). The only notification for any of the problems we have received from management is an email for the pool; nothing regarding the elevators or garage gate. More importantly, it has never once been communicated to the residents when the issues are expected to be repaired. read more

The management here is sadistic. I don't know what else to call it. They *KNOW* there are disabled residents living in this building. And yet, the elevators are down ALL THE DUCKING TIME. I am asthmatic. I have been sheltering in place here since the pandemic started. I rarely leave my apartment unit. It's super awesome when I do to have situations like today happen. I went outside for a walk (early Saturday morning), came back into the building, and for whatever reason, the management had scheduled two move-ins at the same time. This meant that our building was now down to a single elevator. As a person with high COVID risk, this means I cannot use the elevator today because there is no way to ride up without being in a packed elevator car. So instead, I got to take the stairs. The location is good, but their are buildings that offer great location with better service and that will treat you like an adult. If you want a low rent experience while paying a luxury rent price - this is the place for you. Elevators down for several months, trash chute closed on a weekly basis, trash left around the building and parking lots, dirty mop water buckets constantly left in vestibules and trash rooms (love that smell), no housekeeping on weekends leaves elevators filthy and bathrooms on amenity floor disgusting with stopped up toilets. Grills in disrepair, dog park is unsanitary. Send a complaint to management and they will just ignore it - very poor communications and no transparency or managing expectations. The only upsides are the concierges (contracted employees) and their maintenance staff who work hard and care about customer service. The owner of this building should visit to see how Greystar is trashing their investment. Don't waste your money here, there are better options nearby. read more

I wish Yelp allowed half star ratings because Seven is a solid 2.5. The building is gorgeous but management (Tanya & Amber) are awful. They spend their time gossiping and selectively enforcing rules. The leasing agents are awesome -- Anna could run this building by herself if someone fired Tanya. Location-wise, the building is great. I can walk to everything and I don't have to rely on a car. The building amenities are also good, but undersized. We have three elevators which work sometimes. One of them is always broken and for some reason they all smell like dog pee. Building security is good, mostly because management relies on a 3rd party security team for anything that requires effort. The floor plans are pretty good, but nothing special. There is another place opening across the street that I will be looking at as soon as it opens. Update: To Christine/corporate people - don't tell me to contact Tanya with my concerns. She's classist and is rude to people without a huge clothing budget. Amber has racist tendencies. Let those statements sink in for a minute. Neither women work on the weekends or leave their offices so they don't see problems (the dogs running through the hallways, the smoking in the recycling rooms, the massively abused guest policy). read more

I lived here for 2.5 years and watched this place go from an exceptional luxury high rise to a tall college bathroom. The first year and a half had a management crew that remembered that the tenants pay a high amount for rent in order to enjoy a luxurious lifestyle. Over the last year, the place progressively smelled like feces coming through the walls. The place has had multiple floods and personnel changes. The personnel changes have been for the worse. Ben is as useful as a screen door on a submarine. The guy manages an apartment full of professionals and sounds like a pissed off day care manager talking to children. The leasing office doesn't listen to the tenant requests for simple things as coffee cups. I do not recommend this property whatsoever. You will pay a high price to live in a tall, mildewed, broken elevator, unqualified management, sloppy maintenance, excuse for "luxurious downtown living." read more

Love this complex. I've stayed at 4 amazing apartments in Austin but this one takes the cake. Heart of downtown ; walkable to everything. All the amenities you would ever need, including a spectacular pool (best in Austin). Very friendly staff; they definitely treat their residents well. Pricey, definitely, but well worth it if you can afford it. Also gorgeous views all around. Would live here forever if I could. The time saved from sitting in traffic alone is worth it. I made an appointment online in early April to tour the building. I happened to call the day of the scheduled tour and they said "Oh we aren't doing tours right now because the building had a flood, probably not going to be until mid to late April." Oh ok, thanks for letting me know? I called a couple of weeks later and asked if they could email me a site map so I could see where in the building the available apartments were located. I never heard back. I guess they don't want to rent apartments here. Probably better off. The location speaks for itself - it's in the heart of downtown, right next to endless restaurants, shops, bars, etc. It's safe and bustling at night, so I always feel comfortable walking around or walking home. The apartments are spacious, with a unique, industrial feel to them and modern appliances with sick balcony views! The living space is perfect, the community is fun and made a ton of new friends! The front desk, leasing office, and maintenance staff have been stellar and I couldn't ask for more. I've been living at Seven for almost a year now and I absolutely love it. The community is great, the staff is nice/ helpful, and the apartments are modern and well kept. I moved from The North Shore downtown. The apartments at Seven are much nicer, the location is unbeatable, the staff is friendlier/ more personable and there's a better community here. These among other reasons is why I'm going to renew my lease. I'm very surprised to see some of the negative comments about the staff. They always greet with a big smile and are attentive to any requests/ concerns. They go out of their way each day to say hello and ask how your day is going. If you come tour, you'll see that they stand out among other staff you meet at neighboring apartment's. We did experience unforeseen water issues with the building. Seven was quick to repair the issues and provided compensation for the inconvenience. The entire staff handled the situation with professionalism. Not worth the price. Worst services. Specially, the elevators have issues all the time. Among two elevators, one is broken over a week. Sometimes both are out of service. Complained several times. But, the management never took any step. read more

The elevators are ALWAYS out, I know some ppl may think they know about buildings having shitty elevators, but trust me, this is the worst you'll experience for the price they gouge you for. There're 3 elevators for the building, one being the service elevator, as I type this right now, 2 of them are broken, the main ones, the only one working right now is the service elevator. You'd think, "oh that has to only happen sometimes", you'd be wrong, this is NOT the first time that both main elevators are down since I've lived here (moved in March of 2021) and I don't imagine this will be the last. This place gives 0 shits about it, you wont get a % off rent. Now, to be fair they say there's a third party company that handles the maintenance of these elevators, but be assured that this particular building must be the ABSOLUTE bottom of that companies priority list. On an average week, you'd only have 2 elevators working, the service and 1 main one, it's so rare to have all three working at once that when it does happen, virtually every resident makes a comment about it (random chit chat on the elevator). This place is so bad that as we speak there're flyers in each of the floors asking residents to revolt because management will do NOTHING unless we hurt them where it matters, their wallet. Location is nice tho, so at least its got that going for it REPLY to Owner: Oh please, "unforeseen", no sir. Unforeseen is when things happen rarely and randomly, not when this happens weekly and even daily sometimes. Multiple occasions where the elevator was fixed for literally 6hrs before it breaks again. Hey, here's an idea, why dont you get in good standing with the elevator company so that they can prioritize you? GTFO with this "unforeseen" crap. They just came out with a new policy for packages during CHRISTMAS. If you don't get you package within 48 hours they RETURN it..during CHRISTMAS. Like a lot of people I do a lot of traveling, so i'm in danger of not receiving my Christmas gifts because my 4k/month apartment complex is incapable of managing an influx of packages for 3 weeks. It's absolutely ridiculous. Billy Jo is awful is an awful manager. This is the most poorly run building i've ever experienced or even heard of. read more

Let's start with the elevators- if you move here, they will be broken all the time. There is often one working elevator for the entire 23-story building, so be ready to add 10-15 minutes on to your commute. (And yes, people have gotten stuck in the elevators). This leads to cramming a bunch of people and dogs into a single elevator. If you have a dog, this can be a scary experience. I had multiple experiences with a large aggressive dog, lunging and snapping at me and my dog in the elevator. When management was notified of this multiple times they did nothing to prevent a dog attack except asking the resident to put the dog on a tighter leash and use a muzzle while in the elevator. The resident refused, and management stated there was nothing more they could do to prevent an attack, despite one of the incidents being caught on security camera. They would have to wait until there was an encounter that resulted in injury. If anyone from management tries to publicly deny this on this forum, I'm happy to upload screenshots of our emails. Another major safety concern about living here is that the gates to the parking garage are frequently broken and wide open to the public. Anyone from the street can walk into the parking garage and even access the elevators. I witnessed this happen on multiple occasions and notified management. This probably contributed to several car break-ins that occurred there. In addition to these serious concerns, the building experienced catastrophic flooding while I was living there. Some residents' leases were broken on the spot by Seven management, and residents had only days to move out. Our floor was not affected, but everyone in the building had to deal with ongoing construction to repair the flood damage. In short, I don't recommend living here. read more

Update: It's been a few months since I wrote this review and I wanted to update it. It's unclear to me whether or not this review has been read or addressed by the community director who I singled out, but he's definitely warmed up. Maybe it's the weather, maybe it was an adjustment for our new community director, or maybe it was simply getting off on the wrong foot. In any event, I have had several interactions with him, and my last remaining gripe with the Seven is no longer gripe-worthy. I'm going to update my review from 2 stars to 4 stars, but I will leave my original review in-tact and below for the sake of honesty and transparency. As a whole, I think the Seven falls short of what I would classify as a 5 star experience because of the growing pains we've clearly had together - in an ideal world, a 5 star world, that gap simply wouldn't exist. At this stage, I would, and have, recommended this community to friends. I think the neighborhood is excellent and you will love your new neighbors. When it comes to downtown high rises, which are plentiful, you will have a hard time finding a better value without compromising on location and/or square footage. --Old 2-star Review starts now-- At the time of writing this, "Community Director" Ben has 0 people skills and belongs behind a cash register. He's about as social as a rattle snake. This is based on an aggregate of my interactions with him, and I'm not even particularly upset at any one event. As a resident, I would never let him talk to my guests; I can't imagine what the management company that cuts his checks is thinking. I'd love to know when his last review is. The rest of the staff is generally delightful, especially the maintenance staff. I almost never leave reviews, so to be bothered enough to randomly pen this up on a weekend.
