As the owner of an investment property in the city, I know the importance of a good property management company. Dwellings is not that company. We rented a property managed by them so we got to see how they operate from the lessee side, and...yikes. For example, the garage door of the property we leased was lifting slow. I know that when that happens, you stop using the garage. We called Melissa and she came out to look at it. A professional (which is who I would have called to come fix it) would have seen immediately that the torsion spring was broken and needed to be replaced. But not Melissa -- she proceeded to open and close the garage door repeatedly until the whole motor blew out. So instead of bringing in someone who knows what they are doing to make a relatively minor repair, she incurred hundreds of dollars in repair costs by blowing out the motor, requiring the entire system be replaced. If I were the owners I would have been pissed. Melissa also tried to increase our rent -- DURING THE TERM OF OUR LEASE. It was at that point we decided it was best that we move out. So we move out. Our lease provided for deductions from our security deposit solely for damages. Despite that fact, she withdrew money for light bulbs and move-in cleaning. A burned out light bulb is not "damage," and neither is the cost of cleaning. She took our money without regard to what the contract said. She also charged us for her botched door repair. So renters be wary, and make sure you do a walk through with her and a get written accounting after you move out and BEFORE she takes your money. I would never rent a property managed by Dwellings again and would definitely never hire them to manage the properties I own.

I contacted the owner of my unit who coordinated with management and informed me they would be on site for access to meters on the day of the appointment. I took time out my schedule for this. Appointment time comes no one from the management company is on site. I call and they state I can cancel my appointment & they will have the whole unit inspected. Not to mention they changed all locks to the meter/ storage spaces and gave no one keys so I couldn't get in with keys. Now I'm getting letters my gas will be cut off for non inspection only to find out they never did the inspection & never followed up to tell me they didn't. They're always stating they're coming for pest treatment and never show up at all. Completely unprofessional.

One specific example: when I needed to get a power of attorney notarized in Bangkok, he went out of his way to research the closest US embassy for me to get a notary, without asking for it, Jared sent me directions on how to get there, the embassy's hours of operations, followed by directions to the nearest FedEx, along with the address of my lawyer's office that I needed to send the POA to. Jared treated me as though I was always his most important priority. I wish there were more people like him in the world to work with. Yeah, apparently that was a long time ago--because my recent experience makes me wonder if they should consider taking that one back. I rented a house from Ream and her company, Dream Realty Services, for two years. Everything was fine until the end, when she told me she didn't want to renew the lease. Fair enough--I appreciated the heads-up. We agreed I'd move out by June 30, 2025. She also told me a new lease would begin on July 1. We agreed on an exact day and time for the move-out inspection and key handover: Sunday, June 29, 2025, at 5:00 p.m. So what did my family and I do? We drove an hour from our new place, spent hours deep-cleaning the house in 90-degree heat--scrubbing the fridge, oven, bathroom, everything. When I messaged Ream that we were ready, she casually replied she wasn't available. "How about tomorrow?" Seriously? We held up our end of the agreement--she just... didn't show. No explanation, no solution. I waited for hours with no guidance on what to do with the keys. So I did the responsible thing: I filmed the whole place (which looked great), left the keys on the kitchen counter, locked up, and left. Later that night, Ream messaged saying she didn't have keys to get in. You'd think a landlord would, you know, have keys to her own property? I even suggested going through an open window--seriously, it was easier than this nonsense. She said she'd "check" if she had keys somewhere. Honestly, you can't make this stuff up. Fast forward ten days--yes, ten--on July 8, she messages to say the dryer isn't drying and the fridge isn't cooling. I told her both were working fine when we left (we literally used the dryer on move-out day), and as for the fridge, I'd reported issues months earlier. She sent someone who basically did nothing, so we just lived with it, knowing we were moving. Now, somehow, it's my fault that the fridge allegedly failed--after we moved out, after new tenants supposedly moved in. Am I going to be blamed for a burnt-out light bulb next month? To make things worse: today is July 29, the 30th day since I moved out, and she has still not returned my security deposit--or even provided an itemized list of deductions as required by Cook County law. That's not just shady, it's illegal. She's in clear violation of the Residential Tenant and Landlord Ordinance (RTLO). Even if you're buying--not renting--why put your money in the hands of someone who doesn't honor basic legal obligations or contracts? It's clear she plans to withhold my deposit over this made-up drama. After two full years of trouble-free tenancy, this is how it ends. I'm more than ready to take every step necessary to recover what I'm owed. "Honesty and integrity"? Not in my experience. I can't recommend Ream Masoud or Dream Realty to anyone who expects fairness, professionalism, or lawful treatment. Dream Realty? More like Nightmare Realty.
