Our job had several complexities, including moving a toilet, moving walls, relocating an exterior doorway, switching from a gas to an induction range, and navigating some tricky permitting issues with some old construction that had been done by the prior owners. Valex did an amazing job, and they were enjoyable to work with. Despite the tight timeline, they took the time to do things right and we couldn't be happier with the end result. We were able to move back in before the baby arrived and we're so excited to be in our new space. After the remodel, they checked in several times and offered to come back to touch up small details where we had feedback. Peter was recommended to me by my highly regarded architect. I knew that if my architect was going to refer a contractor to represent his work, it was going to be an excellent one. (Fun fact: When another architect learned that Peter was one of the go-to contractors my architect used, he immediately asked for Peter's card and said "If you're good enough for John, you're good enough for me!") When I compare my remodel story with my friends and family, I realize they all had issues that I couldn't relate over. They always either had an issue with craftsmanship, dealing with the city (I.e. inspections), or transparency in pricing. These are conversations I've never had to have with Peter. I had the privilege of constantly adding requirements and scope with the confidence that it would just get done on time with incredible quality. Now that we're moved in, I can say that the home is even better than what we ever imagined. A huge thank you to Peter and his team for making this home a dream come true!

5 Star Service, Quality and Integrity for Hawke Construction!…read moreI recently remodeled my 90+yr old house, gutting the entire 1360 soft unit to the studs, and remodeling it into a beautiful modern style home. Peter Hawke and his crew/subcontractors were amazing to work with from the beginning to the end! From the demo stage, to updating electricals/plumbing, installing a brand new kitchen & bathroom, to exterior siding and door/window replacement work, Peter made the stressful and lengthy construction process manageable. The 7 month project was completed on time (even during the pandemic!) and within budget. Peter is well organized and very knowledgable with all aspects of construction, the building codes, and the inspection process, and I had confidence that everything was done with upmost attention to detail integrity. He was extremely communicative, worked well with my architect, provided reasonable and creative solutions when construction issues came up, and managed the multiple aspects smoothly. His crew showed up on time per schedule, and was always respectful and trustworthy(many have been working with him for years). And the quality of their work is stellar and high end. I was never disappointed hiring Peter as my general contractor for this major project. Peter is a professional through and through, and I would highly recommend Hawke's Construction for any major remodeling project!

If you're reading this, you've probably already asked all your friends about their contractors. And…read morethey probably offered a tepid approval at best, a nightmare at worst. The bigger their project, the worse their experience. Amirite? I'm here to tell you, we are the unicorn that actually loved our contractor. We did a major remodel, addition and ADU project with Hubert / Plus One Construction. Which turned out more complicated than a clean tear-down and re-build. I shudder to imagine how it would have gone without Plus One. Hubert was a true partner. Someone we could trust had our best interests through all the surprises that inevitably pops up on a large project. We decided to go into this project without a designer. As it turned out, we were a bit in over our heads. But Hubert takes the time to outline all the options, pros and cons. Way more specific, practical and actionable compared to the dozens of reddit comments you might rabbit hole into when you're posing as a designer. Plus One is not the cheapest per se. We would know because we vetted and received proposals from over 10 contractors. And while I'm usually unreasonably cheap, we just got the right vibes from Hubert. And the vibes were correct. He doesn't ridiculously mark up the work that goes beyond scope. I am a sticker for not getting ripped off, it's almost a psychological hangup. And I never felt Hubert was pulling a fast one. In fact, he goes out his way to go the extra mile, even on things that should have been our responsibility. Even after the "end" of our scope of work, he had his guys come back several times to make sure everything was right. This alone might make him the best value in the long run, even if his starting proposal is not the cheapest. Hubert is pro-active i resolcing issues that might arise with an over-zealous city planning department. According to our neighbors, we live in such a city; but I wouldn't know, mostly thanks to Hubert. He knew our city's codes and how to work with them. In fact, he was offered a job by our city's planning department, they liked him so much. I suspect we got a friendly ref's whistle, so to speak, because our city planners just straight up liked Hubert. I write this after just completing a year+ long project with Hubert and his guys. And I'm not going to lie, we're a bit sad that they will not be in our lives anymore. Ask yourself, have you ever heard anyone say that about their contractor? We were lucky... but you can be too! Hire them and thank me later! (By the way, he did not ask me to write this. I felt compelled. The least I can do to return to return the favor. He did not build it; he made it happen.)

They took care of the permits, structural, plumbing, electric, etc. The entire project took about 5 months and we had good communication with Hubert throughout this time. We selected the materials (flooring, fixtures, paint, appliances, etc) and bought them - then Hubert's team would pick them up. The work was structured in about 6 phases with 10% or 20% payments at the completion of each. We also received competing quotes from 3 other GCs and Plus One Construction was the most reasonable while still giving us peace of mind.

Our renovation was a complex one, requiring work to significant sloping in the kitchen, as well as a complete redo of the bathrooms' layout to maximize storage and usability. Mairtin provided us and our architect invaluable input in choosing the bathroom layout that would work best for our limited space, and he was responsive throughout the entire multi-month process. Mairtin's bid also proved to be very accurate -- we had a minimal number of change orders and stayed within 10% of the original quote. After the main project was complete, we hired the team to rebuild our back deck and construct a custom storage unit. We have since recommended Mairtin to several friends, and will continue to do so without hesitation. We love our remodeled home!

Mairtin…read morewas the only builder to offer design suggestions/modifications when our design drawings and plans exceeded our budget. He had a deep appreciation and understanding of the architectural details of our turn of the century home, and his suggestions preserved that charm while serving our modern needs. During construction, Mairtin was easy to work with and whenever we had new ideas, he was open to discussing them and incorporating them into the project. In one instance, when the entrance into the kitchen was finished to spec (framed and drywall), it felt too wide and too low. I was reluctant to raise this with Mairtin because it would have meant reframing the entrance and remudding the drywall. Nevertheless, when I couldn't stand it and I asked him about redoing the entrance, he didn't hesitate to say yes. He just wanted me to be happy. Indeed, his mantra is, "Don't worry, we'll make it work." Our remodel project included adding a new powder room to the kitchen and building new stairs and landings from the dining room to the garden. There were a lot of moving parts, from concrete work and steel railings to rebuilding crown molding and matching wood stain. Mairtin supervised plumbers, electricians, carpenters, painters, and welders. Through it all, we had NO change orders, and the project came in on budget. We are very pleased with the quality of the work, and we've received glowing compliments from everyone who visits our home. We highly recommend Ideal Builders for your project.

We used Mizen for a fairly full remodel and were incredibly happy with the results and overall…read moreexperience. For context on the scope of work, we moved our kitchen, removed a bathroom, added a bathroom, replaced doors, added skylights, and redid almost all of the electrical and plumbing in a house that was originally built in 1908 and hadn't been updated since the 70s. They went down to the studs on half the house and we have basically a new house coming out of it. We worked with Mark and Ciaran and the project took 6 months. We'd highly recommend working with Mizen and we'd use them again in a heartbeat. We feel like they delivered an excellent product, were highly communicative, stayed on budget, and we'll definitely be using them again for any future work. So the short of it is that Mizen was fantastic but below are a few more thoughts on specific areas.  Work quality - Mark and Ciaran are craftsmen and they have a strong attention to detail. We felt like they were thoughtful throughout the entire process. It was clear they were very focused on delivering an excellent project rather than optimizing for what was easier or faster for them. They sweat the details. There were also areas that we didn't know to ask for but they pushed on. As an example, they laid the tile in our kitchen such that the midline of the tile hit the center of our oven perfectly. That wasn't something we asked for, it wasn't in the architects plans, and I'm sure it required extra work, but they did it and it's one of the subtle details I most appreciate about the kitchen.  Budget  - My wife and I were quite focused on costs for our project. We found Mizen very reasonably priced and responsive to our budget. They were only slightly higher than some of the other options we considered but we felt like their work quality would be better. We also thought their cost estimate was more thoughtful and therefore less likely to be wildly over budget relative to the alternatives. We did end up going slightly over our original budget but for two reasons that were outside of Mizen's control. The first was around some unforeseen structural issues that they discovered upon opening the walls. We have an old house and anticipated some changes like this. It came out to ~2% of our overall budget and we ended up very glad that they addressed these underlying issues. The second area where we went over our original budget was for things we decided to add mid-construction. We ended up replacing some doors and making a few minor cosmetic changes while we were doing the other work. Again, we're very glad we did it and don't regret the increase. For all the change orders we added, we never felt like Mizen was pressuring us or doing it just to drive up the bill. We felt like they had our budget and overall best interest in mind throughout.  Timing - The project ended up going over our original target by 3 weeks. On a 6 month project that happened in the middle of the tariff blow up, we felt like it was a pretty great outcome. We feel like they made a big push at the end to get us back in the house ahead of a hard deadline we had.  Other - We felt like the Mizen team was also great about dealing with our neighbors. There were a few areas where they want above and beyond what the structural engineer recommended and didn't charge us for it. I've already recommended Mizen to multiple friends. They're fantastic and we'd love to work with them again.

We are very satisfied with both projects. In fact, my neighbors on the same block have selected them for similar projects right after ours. Here are the 3 key areas we have chosen them twice and will do so in the future. 1). High quality with reasonable price - Mark can solve all technical problems while Ciaran is very detail-oriented. They make sure their employees and subcontractors deliver high-quality finishes from the alignment of the tiles to the cut of the wood trims and beautiful paint job. They do it with a reasonable price discussed before signing the contract. 2). Excellent time management and communication - a rough project timeline is given during the signing of the contract. Spencer manages the project timeline well and keeps us informed about the schedule. In addition, if we ever have questions, he always answers within a day via text, call, or email. Great customer service! 3). A sense of respect and high level of integrity - when Mizen decides to take on a project, the whole team treats the project as though it is their property. They clean up at the end of the day, are respectful of the surrounding neighbors, and protect existing appliances or furnishing. You don't need to worry about neighbor complaints.
