On top of that, they love to nickel-and-dime tenants with absurd "violations" and mystery fees whenever they think they can get away with it. It's clear their entire business model is built on exploitation and cutting corners. I wouldn't recommend this company's properties to anyone -- not a friend, not a stranger, not even someone I dislike. Renting from them is a guaranteed nightmare, and Middle Town's reputation in Muncie as a bottom-of-the-barrel landlord is 100% earned. And then, in a truly laughable twist, they tried to bill me nearly $800 in bogus move-out charges for damages that were either pre-existing (and photographed when I moved in) or the direct result of their own neglect. I have heard awful reviews about this place and know that there will be many hiccups in advance. They also do not let you move in on the first, and so there is a 1 week timeframe from my last lease where I will have to put my belongings in a storage unit. My mom and I had to scrub the entire apartment ourselves after they told us that they would send a cleaning crew out that didn't even do anything. On top of that, while renting through them, I have sent multiple maintenance requests and most of them were not taken care of. When they scheduled showings of the apartment to future clients/leasers, the leasing agent who contacted us (Haley) was extremely rude and only ever contacted us late at night and would schedule the viewings early in the morning so we would wake up and there would be people in our apartment. When we would politely ask if she could move the time to a little bit later in the day she would reply with a very rude message about us not having any say in anything and basically that we don't matter. Overall, this company is absolutely horrendous and you should not rent through them ever in your life. I wish I didn't have to give them just one star because they truly deserve 0 stars. Asset Management might be one of the smaller management companies in Muncie but they are still…read morebetter than the others, by far. They have always been reachable, they did their best to attend to maintenance issues in a timely manner (without trying to blame every maintenance issue that comes up, on the tenants). They have also been extremely helpful/ reasonable during our recent move out experience. The owners decided to sell the property and Asset Management somehow found a balance between advocating for the owners and advocating for the tenants, in an effort to keep the process as fair as possible. They gave us the time we needed to get things in order (so we could get our deposit back). They didn't try to nickle and dime us about the whole process either, (like most landlords do)... Instead of trying to find ways to keep our deposit, they've been trying to help us make sure it is refunded to us. It's nice to have a landlord who is more concerned with being fair and reasonable than they are about profit. Based on their ability to balance the interests of the clients and the interess of their tenants... as well as the general fairness and decency of the people who own this business... They deserve 5 stars. Truly.

I am an out-of-state investor (I live in CA) but own property in Greenwood, IN that is managed by T&H. When my business partner and I purchased this property it was managed by a different PM who we stayed with upon acquisition. After about a year of terrible service, we decided to change PM companies. We landed with T&H. At the time of this review, we've been working with T&H approx 1.5 years. I typically handle more of the repair/maintenance issues with the property and my business partner usually handles more of the admin side of things. With a construction background, I stay connected to what R&M are being done at my properties. With that said, I've dealt with and have worked a lot with Tanya Carmen, one of T&H's PM's. Tanya is responsible for the move-out and on-boarding inspections and reports and I must say, she does an incredible job. She is very thorough and has great attention to detail. When my business partner and I purchased this property, unfortunately it wasn't very 'turn key' which has made Tanya's job much more involved getting things up to their standards. Tanya is very easy to work with, has prompt communication and just an overall great person! Just signed a new lease with them on a new property and immediately regret it. None of the maintenance was done in advance despite having made us wait extra time for them to complete it. The unit was filthy when we moved in. Mold, floors and walls caked in dirt, zero cleaning in the bathroom, grout and caulk missing, disgustingly dirty bathtub, splattered filth on walls of the basement as well as more mold. Broken items around the house, missing smoke alarms, no access to some areas like the garage. We had to rent costly cleaning equipment to scrape the filth off the place and had to pay laundromat costs because the washer that came with the place never worked and they took a month to fix it. We met the neighbors and apparently they experienced the exact same thing when they moved in a month earlier. They are also return tenants and regret it. This is apparently how they treat good tenants. It's no wonder no one stays with them. After all of this, they had the audacity to charge us an additional full months worth of 'service' fee for 2 days we had access in February when they did absolutely *nothing* during that time. When I pointed this out, they offered me a gift card to make up for all the costs and problems we had. What did they send? Some amazon cards. Are you serious? I had to pay hundreds of extra dollars because of the lack of maintenance and they give us some stupid website card? Just don't bother if you're going to send something worthless. We spent 8 months of the lease having our privacy constantly violated and disrupted by showings. We were harassed at all hours by the realtor by text. It was so bad we had to report him. Buyers showed up to view the home unannounced, constant illegal lack of notice for showings despite promising they would stop. Realtor was totally absent. Didn't even view the property until 3 months in. He never came to show the home, made us do his job, then tried to coerce us to lie about the property during those showings to mislead buyers about known damage. When we wouldn't, he complained to T&H and they retaliated against us by barring us from our rental during showings. This is normally illegal but there is no one to stop them. This used to be a decent company to rent from but they have gotten terrible. Correspondence is non-existent and they have to be dragged kicking and screaming to do maintenance. Renter beware!
