I rely heavily on people's reviews of businesses before I decide to give them my business. I wanted to write this review on T&H Realty Services because they are deserving of the recognition. I am an out-of-state investor (I live in CA) but own property in Greenwood, IN that is managed by T&H. When my business partner and I purchased this property it was managed by a different PM who we stayed with upon acquisition. After about a year of terrible service, we decided to change PM companies. We landed with T&H. At the time of this review, we've been working with T&H approx 1.5 years. I typically handle more of the repair/maintenance issues with the property and my business partner usually handles more of the admin side of things. With a construction background, I stay connected to what R&M are being done at my properties. With that said, I've dealt with and have worked a lot with Tanya Carmen, one of T&H's PM's. Tanya is responsible for the move-out and on-boarding inspections and reports and I must say, she does an incredible job. She is very thorough and has great attention to detail. When my business partner and I purchased this property, unfortunately it wasn't very 'turn key' which has made Tanya's job much more involved getting things up to their standards. Tanya is very easy to work with, has prompt communication and just an overall great person! If you are looking for a professional PM company that cares about your property and their tenants, T&H is a sound choice. James read more

Beware the falsely inflated review on this organization. Those good reviews are mostly from investor/owners, not from tenants. Had this landlord for 2 years. Just signed a new lease with them on a new property and immediately regret it. None of the maintenance was done in advance despite having made us wait extra time for them to complete it. The unit was filthy when we moved in. Mold, floors and walls caked in dirt, zero cleaning in the bathroom, grout and caulk missing, disgustingly dirty bathtub, splattered filth on walls of the basement as well as more mold. Broken items around the house, missing smoke alarms, no access to some areas like the garage. We had to rent costly cleaning equipment to scrape the filth off the place and had to pay laundromat costs because the washer that came with the place never worked and they took a month to fix it. We met the neighbors and apparently they experienced the exact same thing when they moved in a month earlier. They are also return tenants and regret it. This is apparently how they treat good tenants. It's no wonder no one stays with them. After all of this, they had the audacity to charge us an additional full months worth of 'service' fee for 2 days we had access in February when they did absolutely *nothing* during that time. When I pointed this out, they offered me a gift card to make up for all the costs and problems we had. What did they send? Some amazon cards. Are you serious? I had to pay hundreds of extra dollars because of the lack of maintenance and they give us some stupid website card? Just don't bother if you're going to send something worthless. That was really unprofessional and insulting. --------------------------------------- Our last rental from them ---------------------------------------- At the last place we rented from them, it was sold in the middle of our lease. We spent 8 months of the lease having our privacy constantly violated and disrupted by showings. We were harassed at all hours by the realtor by text. It was so bad we had to report him. Buyers showed up to view the home unannounced, constant illegal lack of notice for showings despite promising they would stop. Realtor was totally absent. Didn't even view the property until 3 months in. He never came to show the home, made us do his job, then tried to coerce us to lie about the property during those showings to mislead buyers about known damage. When we wouldn't, he complained to T&H and they retaliated against us by barring us from our rental during showings. This is normally illegal but there is no one to stop them. This used to be a decent company to rent from but they have gotten terrible. Correspondence is non-existent and they have to be dragged kicking and screaming to do maintenance. Renter beware, they will keep your security deposit and refuse to validate anything they claimed to fix upon move out. I cleaned my home, painted and patched the walls, and left it in literal move-in condition. I was charged for services that were not performed per their own paperwork. Signing a lease and putting down a deposit is very easy - nothing else will be. Report them to the BBB. Be persistent. I have NEVER sacrificed my rental deposit for leaving my home in poor condition. I can't even get a showing to look at houses because i overlooked a check box for previous evictions. Now no matter what house I apply for they see this as conflicting information and I can't be trusted for a self guided tour. Quite frankly, I'm offended. But now that I'm reading all these reviews I'm glad I'm not moving into one of their homes. I have never felt so neglected, scammed or ignored by a so called management company! My roommate and I applied for a home that they said was available, they took $170 dollars of me & my roommates money for two applications fees. They communicated with us long enough to get our money they totally disappeared. Repeated emails & request for call back goes unanswered. Finally giving up and calling my state attorney General's office on them. They will take all your personal info, money then disappear!! I'm worried now about what they are doing with my personal info! One of their employees will likely use my info to scam otherwise they'd respond to me!! DO NOT WASTE YOUR TIME OR MONEY DEALING WITH THESE CON ARTISTS! I doubt they even have any of these homes for rent to begin with! these people are crooks kept 75% of my "deposit" charged me for numerous rooms to 'remove fabric window coverings" that were in the house when we rented it ($25-$45 per window) as well as charging me $45 to fill up the water softener salt with 2 bags. that thing sure as hell wasn't full when i moved in i'm not sure what normal wear and tear is... but they charged me $1200 of the deposit to paint... i used the paint in the garage and touched up before i moved out after doing there ridiculously long move out to do list. stay away from these people, they will eat up all of the so called deposit - my guess is it's their intention from the start to find ridiculous reasons not to pay it pack if i could've given 0 stars i would but read more

Poor service and not responsive. All landlords need to know how horrible this company is. The company's handling of tenants' issues/requests make you want to move out of a perfect house. Takes several weeks to hear back for an emergency repair request and longer for general requests that are still important. Charged over double for rent 1 month without any response from them. We have put up with this company for 2 years and don't think we can take anymore. Please reconsider when renting from them. read more

The negative comments are 100% accurate. When you move out they hold your security deposit for close to 45 days and they don't tell you this till you say you are moving out. When caught in a lie and you tell them you never received that email, they will type up a word document and tell you that was the email and still make you pay the fee they want you to pay. They won't forward the actual email because it never existed and they know it. There are several monthly charges that you don't know about till after you sign the lease and when you move out they make you have the carpets professionally cleaned even if they look the same as when you moved in. Their maintenance vendors take multiple trips to get simple issues fixed. Their front desk girl needs fired. Nobody there is on the same page and you will get phone calls and emails from different people in a matter of hours on the same subject. I am having to revise my review which was previously 5 stars based on the move out process. I'm not getting any pictures of work completed and my broker has gone out and we've found so many items that I already paid for that weren't complete. I even paid $450 for a cleaner and then found out later the cleaning was not finished. My broker found dirty tiolets, items left all over, etc. Health department came and tried to fine me 1500 for landscaping that wasn't finished as requested. No one is tracking the work orders to see if they are being done. As an out of state owner - this is unacceptable. It makes it impossible to manage out of state projects. Now - with the getting ready of my property for sale, I'm two weeks delayed due to delays in communications from T&H and from having to redo work that they didn't do - which I am now paying out of pocket for. I contaced the owner Sarah two weeks ago about this issue. She did nothing about it and didn't even bother to call or email me back. She just forwarded my email to the prop management specialist - who is not the one to oversee work orders or change company processes. I'm very disappointed and I don't even know how long this has been going on, or how manywork orders didn't get done in the past. I usually don't leave reviews, but today I felt the need to do so. I am very displeased about my experience with T & H Realty Indianapolis. I am single mother that does her best to provide for her children. I have a stable job, a stable rental history and great character references. I have worked very hard to improve my credit score as well. Today I applied for a very nice unit, paid the $70 application fee and provided all of the requested documents. Only for 51 minutes later to receive a denial email. The email stated that my credit score was less than the rental requirement of 580. What I find funny is I just got a brand-new car last month and I know, and I have proof of what my credit score currently is. I have tried unsuccessfully to reach a live person. I have left a voicemail, and I am sure that I will not receive a call back. I do not want to reach out to Transunion (again) to obtain a credit report, when I already have that information on hand. What I would like is for a professional person to return my phone call to further discuss why I was actually denied. Why would I or anyone, waste $70.00 on application fee knowing that they would be denied.? For me and my family every dollar counts! It is very disheartening to see companies banking off of application fees and administrative fees. Especially the fees that are non-refundable. If you are thinking of renting a property from T & H Realty, please be mindful of the following: 1. Credit score must be 580 or greater 2. $70.00 application fee that you have to pay that is non-refundable. You will not be able to proceed in the application process until this fee is paid. 3.You will need to log in to your banking institution. Which I reluctantly wanted to do. I don't understand this step, because later you will be asked to attach your paystubs and banking statements. This is just my experience, and I want to help out someone. I have noticed when you find a company that has several rental properties on Zillow . That is very telling me about the company, please do your research! However, I did give them 1 star, only because the property was very nice. I pray that you find an affordable place and please pray that my family finds one as well. read more

I have owned rental properties since 2009 in 4 different states. I have worked with around 11 different management companies. This company is the worst of them all. They couldn't rent the property for what they told me they could, it took longer for them to find a tenant than it should have, their vendors are EXTREMELY expensive, they try to automate too many things, and the people working there don't communicate well with each other. I have SO many emails I have saved where they apologize for a person being new, or them having new software that wasn't working correctly, and on and on. I spoke directly with an owner to try to resolve some issues we were having, and he's a very good talker. But they take no responsibility for the problems. They make comments like, "we're not a good fit." Wait... I did EVERYTHING they asked of me. I paid for all the repairs they requested. I priced the rent at the rate they suggested. What else is there for an owner to do? What did I do to make this relationship not work? How to they have a Yelp rating of around 4 stars? Update: It is unfortunate that it took us sharing our shortened summary of our unpleasant experience in a public review to finally receive care and attention from T&H. After posting our review, we were contacted by Jeremy, T&H President. He inquired about how he could make the situation right. We shared more specific details of our experience that may have been new information to him and he conclusively decided to refund our application fees. We wish this level of diligence, care, and communication would have been present from the beginning of our experience with other T&H staff members.  _____ We had an unfortunate and poor application experience with T&H Realty. In the end, we felt as if we dodged a bullet by not renting from them. We put a considerable amount of time, effort, and money into the intense application process. We felt that we had put forward a strong case for selection and were led to believe that as well from our communication with the staff. On the afternoon of December 16, we felt advised and encouraged by the Marketing Assistant to continue completing the final step of our application process. Less than 24 hours later, we were passed over for another applicant that was "more qualified". We understand they want to choose the best applicant, however, we believe they could have done so with more honesty toward potential renters. We wish we could have received honest communication that there were other serious offers and applicants on the table at the same time as us. Feeling misled, T&H Realty took advantage of our trust in their company, and therefore, more of our money. Moving forward we accepted the outcome and responded with a few important questions. These questions were never specifically answered and the one response we did receive was vague and impersonal. We continued to feel in the dark and that T&H was dodging our specific question regarding the safety and storage of the personal information we shared with them. We responded twice to our new contact (the Leasing Manager) with our concern and it took over two weeks to hear anything back. In the end, it felt as if the staff at T&H did not want to address our legitimate concern, ultimately just wanting our application money and then wanting us off their radar. We wish we would have had a more positive experience with T&H Realty but in the end, we felt taken advantage of and would like to warn anybody else interested in their properties of our experience. read more

I've been with T&H for a couple of years now and I have to say, they've been really good for my business. They're honest, reliable and are industry leaders in the Property Management space. We have had our share of issues pop up over the years, but our PM Tanya has been on the spot to help fix them. She's takes a fair, no non-sense and practical approach. HORRIBLE HORRIBLE COMPANY - AVOID - RUN - Look somewhere else. I would leave zero stars if YELP and the BBB would let me. I have had no luck with this company, the properties are poorly maintained the rent is high and the horror of having to get my deposit back is ridiculous -Moved into the first rental and before the year was up - we received a non-renewal notice. Got the deposit back because we were re-renting with T&H. The second rental - again before the year was up - another nonrenewal notice. You will spend a fortune renting from this company. Moving expenses, cleaning cost to do the carpets was $300 - this company is an FN joke. We painted, and patched holes left by the previous tenant and still got dinged $500 for painting. We color-matched and left paint for them! got dinged for the garbage cans left in the garage.. it's against the HOA - we got dinged. Carpet cleaning... have pictures - got dinged. Cleaned up - got dinged. TAKE pictures. This company is a complete rip-off and looks for any excuse to charge you - TAKE PICTURES or avoid this place altogether. The floors were cheap original 1990s linoleum - stained and scared. We got dinged for the usual wear and tear. We had the neighbor come in and look around as a witness because of the bad reviews- WHICH ARE ALL TRUE! I wish I had checked before agreeing to rent. The breaker needed repairs, and we submitted a repair request and got charged for tightening a screw. $$ to tighten a screw. Just don't- unless you like fighting to get your money back. It's been a struggle. I have lived at this property for almost 23 years. When T&H took over mgt. they immediately wanted to raise the rent significantly. I questioned this and the owners (god love 'em) allowed me to stay at my former rent.The list of tenant responsibilities reads like a list of what mgt. should be responsible for. The emails always start out cordially but always end with a reference to fees or fines that may be pending. If I could give negative stars I would. I rented from this company virtually as I was moving out of state. The apartment was disgusting and worn down upon move in. I noted most everything in the move in inspection report, but I also assumed they would KNOW how crappy the place was. I did not unpack all of belongings, I did not hang a single thing on the wall, I even cleaned before I moved out. They charged me over $4,000 upon moving out!! I also didn't have working outlets in my upstairs for for the first month, I had no working stove for the first month and was never reimbursed for the inconvenience. I asked for the windows to be repaired but then got charged for them at move out. There were roaches and mice when I moved in. I had to throw out some electronics because of the roaches. If I had the time and means to get a lawyer I would. DO NOT RENT FROM THESE PEOPLE!! read more

Rosie was the realtor we worked with at T&H and she was amazing from day one. She got the ball rolling and before you know it we were closing on our first home. I know they're going to reply back to this review because they don't like me. I'm sure it will be some snobby response like they've always given me. Maybe even a nice LGBTQ slander like Cynthia loves to call people when they're walking out the door that Courtney condones. So first and foremost DON'T rent with these people if you're of the queer community. You'll have nothing but a hard time and be called names and they will 110% DENY it every time and then accuse you of throwing that around because you "want something." I had lived in a home for almost three years. It was fine at first, but then it just went down hill. Courtney and Cynthia are the two most disrespectful and condescending people I've never met. Then they want to get upset when you match their energy and tell you, you can't call their office. That's a joke right? Y'all don't pay my phone bill. They will add charges to your account with ZERO explanation and when you ask they just say "Look at your lease." I've read that lease about 20+ times...It doesn't say anything about randomly adding charges to your account. These people are FRAUDULENT and could give two craps about it. They're proud of it really which is SICKENING. Then they agree to let me out of my lease early because they have vendors they hire that can't even take care of crap or don't show up or steal things from your home because T&H gives them a key to your house to just enter whenever they please when you're not home. Don't let them lie to you, they 110% do this. I rented with them long enough to know. Anyways they also have homophobic and transphobic people (Cynthia and Courtney) working in their office. Their rent is wayyyyyy to high for most of the areas they have homes in so their owners of these homes are getting away with highway robbery. This rental company is just down right trash and should be shut down in my opinion or people fired and get decent people in there. OH and then my bathrooms had a mold problem even with running the fan while showering and opening a window. They hire they dumbest vendor they come in PAINT over the mold with a different colored paint spray kills spray over the paint, they got that everywhere all over my belongings. Like WTH? Or my water heater was leaking pretty good, hire a vendor they come in look at it for literally 30 seconds and then just cap it. It still leaked. Or not to mention I had someone come in and look at the carpets because it was coming up quickly even after a year of being there. They made me aware that the carpet in the home hadn't been replaced in EIGHT YEARS and just seemed to have been washed/cleaned over and over. When I asked about this I got a reply that the owner didn't want to replace it. (Gross.) Then after asking about it again they said sign a one year lease and then he will replace it. (Hilarious.) A vendor contacted me, scheduled a day to come out and never showed. And lastly to make things even better, once agreed to let me out of my lease.....they sent me a agreement to sign to be out by a specific date....I hadn't signed it yet because I wanted to ensure I had a home in place. A guess what? They signed it for me same day. I didn't know this until I went back to sign it once I got a home. That's HIGHLY illegal because that's not my signature. How do you explain that one? And if I hadn't found a home I would've been homeless because of these people. So If I could've given -100 stars I would've. Mind you, they're gonna get on here and say I'm some terrible disgruntled renter. NO. I'm mad because you all steal, lie, call me a f*gg*t deny it and condone it, don't take care of your stuff, allow people in homes when no one is there, you're rude and careless. Courtney and Cynthia shouldn't have jobs. Especially not ones working with the public. So if you like being called names, paying double in rent, paying triple in fees with no explanation, having your home attended when you're not home, having things not even half way fixed or the people don't show up, or being discriminated against this rental company is for you. :) read more

As renters, we had a TERRIBLE time with T&H. They were very unresponsive to our minimal requests, but expected us to be ready with a few hours notice when they contacted us to enter the home. They even admitted to being "short-staffed" and very busy when they wouldn't answer calls for weeks. The people who showed us the house were not knowledgeable and gave us incorrect/incomplete information. They did not follow the terms of the lease. For example, the lease stated that they would rake our leaves and after 2 years and multiple requests, they never once raked them. One day there was a random key box installed on our front door and when we asked about it (being a safety concern), they said they didn't know what it was for and never contacted the owner to question it. Lastly, they took half our security deposit (~$800) for "paint touchups". We were very disappointed with our experience with T&H and will not rent from them again. read more

It's been over two years since I started my real estate investing journey. I'm so grateful to my property management company, T&H. I had written a review on Google to recommend them after acquiring my first ever rental through them. I think it's time for an update after getting my 3rd property occupied, going through a couple of renewals and a pretty large scope of rehab, which happened during the hardest part of the pandemic. Devon and Jake are there every step of the way to find a property that meets my criteria. Once we get a property under contract, Rosie helps with the closing process while Chris catches up on/reaffirms rehab or rent-ready estimates. I'm always well prepared for what's to come. Yes, there's always some unforeseen work but I also always set aside at least 10% extra budget to deal with it. Chris is the MVP on my team. He always has the answers and advice I need and when I need them. Once the property is ready for advertising, the marketing and leasing teams are on it! Kelsay and Cali make sure the properties are occupied as soon and for as long as possible. They are responsive to my inquiries and do a great job coordinating with tenant/applicant communications. Then there are the property management and maintenance teams, the unsound heroes. We've had a few small repairs and regular maintenance work done on all three properties. Sarah and Tom are responsive and reliable. I'm very happy with the results. T&H has grown their team to meet the demand, to ensure satisfactory performance to both owners and tenants. They also expanded their service areas, giving investors more choices. I like their one-stop-shop operation model and am very happy with their service. I would highly recommend them to anyone who wants to be a hands-off investor, out of state or not. read more

Everyone I've interacted with, Jeremy, Courtney, Tanya, Sarah, Claire, Devon are very responsible, professional and polite. I'm amazed by the services provided by T&H team as a whole. I was concerned with my tenants turnover during the pandemic. T&H team was there for me, patiently listening and providing options. Within two weeks they found a new tenant and lease was signed. If I could give a 0 stars I would. I was a nearly perfect tenant...paid rent early, rarely complained...I paid over $1300 in my security deposit. When I vacated the home I made sure the home was clean and freshly painted. When I received my 45 day move out letter... they nit picked everything! They charged me for things that were natural causes (a worn out fence gate), an attic door (it was apiece of cardboard when I moved in...it must of cost a fortune bc they charged me $90!) and other misc stupid things... I would rate a 4/5 but a 3/5 is more realistic. Simply put, the stall is friendly, caring, and will work with you and the home owner to negotiate. They do what they can to earn business. The application fee is good and not over priced. Yet, I think the timeline to sign a lease is kind of unrealistic. 3 days to sign the lease and deposit is due the very next day. That isn't feasible for everyone and almost creates an instant hardship. Not to mention that you have to move in 30 days after being approved. So if you're like me and don't want to waste time looking for a home, beware that you might end up having to pay a deposit, rent at your current place, and rent at your new play within only a few weeks. I don't think I've ever dropped $10,000 in a matter of 30 days. Blows my mind some of these management companies. Ultimately, do yourself a favor and get a realtor to help you. Our realtor is a godsend and she went above and beyond to prevent us from getting hosed. read more

If I could give negative stars I would. Do not rent a low income property as well as any property for they will bombard you with move out costs. They blamed us for stuff that was already wrong with the apartment and we were only planning on living there for a year just til we got settled. The apartment was not move in ready, philthy, and got us for "wear and tear" that was already there. The reviews that are positive are probably them making good reviews for themselves so that they can get business. They are plains clothed crooks who took unnecessary advantage and got us for $2000 so that they could repair longing issues well before we got there. We left it cleaner than we got it and they used a bunch of phony pictures to justify themselves. The process was so quick it would make your head spin, it was originally 4,800 and we got it down to $2,200. They are scam artists and should burn in hell. read more
