I…read morewanted to write this review on T&H Realty Services because they are deserving of the recognition. I am an out-of-state investor (I live in CA) but own property in Greenwood, IN that is managed by T&H. When my business partner and I purchased this property it was managed by a different PM who we stayed with upon acquisition. After about a year of terrible service, we decided to change PM companies. We landed with T&H. At the time of this review, we've been working with T&H approx 1.5 years. I typically handle more of the repair/maintenance issues with the property and my business partner usually handles more of the admin side of things. With a construction background, I stay connected to what R&M are being done at my properties. With that said, I've dealt with and have worked a lot with Tanya Carmen, one of T&H's PM's. Tanya is responsible for the move-out and on-boarding inspections and reports and I must say, she does an incredible job. She is very thorough and has great attention to detail. When my business partner and I purchased this property, unfortunately it wasn't very 'turn key' which has made Tanya's job much more involved getting things up to their standards. Tanya is very easy to work with, has prompt communication and just an overall great person! If you are looking for a professional PM company that cares about your property and their tenants, T&H is a sound choice. James

    To Whom itmay concern,…read more                                                                                                               Per myrental agreement with CMHA and my lease agreement with Riverside Trail Apartments/KettleProperties located at 5795 Chatterton Road Columbus, Ohio 43203 for the unitlocated at 5788 Fernhill Lane, Columbus Ohio 3232 all my obligations were paidin full and satisfied prior to moving out your unit. I signed my documents purchaseagreement documents on 02/14/2014. Further we had a conversation at your officeprior to the date I moved out on 02/28/2025 where you told me to just make sureto turn the keys in b My that following Monday 03/03/2025 which I did. All myproperty was out of the unit and the garage before 02/28/2025except theSectional that I told you could give it to the maintenance workers for movingit. Now I wouldlike to discuss all the items you listed on your Move Out Statement items. For thesake of time, I will group items like categories.  1.      Water/Sewer/MeterServices for $209.83 with the date 03/01/25. These Items were paid prior to movingout a, by and if any water services were used after 02/14/25 should be paid RiversideTrail Apartments. I should not be responsible for utilities that your maintenanceworkers used to prepare your unit to rent.2.      MarchRent for 5788 Fernhill Lane and Garage fees of $366.00. These bills were paidin full and in February and I did not live there in March. 3.      $200Pest Control Fees, I am not responsible for pest control fees that I do not schedule.In 202 4 complained about the neighbors that had roaches so bad that they were comingout their door and you shared with me that they were in every apartment andeven in the grass in the front of the apartment below me and behind the apartmentbelow me. At that time, you told me that If I wanted to pay for an exterminatorI could do so. That's when I started buying extermination supplies and doing itmyself. I am not responsible for exterminating your property for your nexttenant. You knew for over a year that there was a roach infestation problem anddid nothing to correct it.4.      BrokenBlinds, $160, I rented 5788 Fernhill Lane for over 4 years, and you have neverreplaced blinds. After over 1,460 days and normal living common ware and tareis expected on blinds.5.      BrokenMicrowave and Dishwasher. As you know appliances such as dishwashers andMicrowaves that are used every day over 4 years will malfunction too when used.6.      Trashremoval. I cleaned the unit at 5788 Fernhill Lane very well and the only thingthat was left in the apartment was a couch that your maintenance workers saidhe would carry for a bottle of Crown Royal. As I previously stated I will surrendermy security deposit so your maintenance worker would take it to the dumpster acrossthe street. He was asked for a bottle of Bourbon to take the sectional to thetrash before he asked for a drink. In conclusion, all the charges appear to be random amountsyou are trying to exploit from me, and I have no intention of paying. Plus, acopy of this letter will be forwarded to you corporate so they know what theiremployees are doing.Sincerely,Keith Sullivan

    Very shady, unprofessional, and the definition of slumlords. I would HIGHLY avoid renting from…read morethem. I lived at the Llanhurst Apartments and in the year I lived there the owners had changed management companies 3 times. In August my car was vandalized (a brick thrown at my windshield and it was egged). I did not get it back for 2 1/2 months and the second management company was extremely understanding that it would heavily affect my income on top of having extreme mental and physical health issues. The building is heavily infested with roaches and thankfully Kline Properties had exterminators come out but around the time City Place was taking over it was due for another round, which they never did so the bugs got very bad. During the process of City Place taking over management the entire building did not have heat for over a week at the end of January, which was coldest month of 2026. I received one 300 sq portable radiator for my 2 bedroom 1,200 sq apartment, which is not adequate as temporary heating. I was unable to stay in my apartment and had to stay at a friends house because of it. City Place officially took over February 1st and because of the heating issue with no communication besides a paper taped downstairs well over 5 days of having no heat, I put in my 30 day notice on February 6th. They wrongly filed an eviction on me on February 19th AFTER I put my notice in and requested a payment plan. I called them, was told to send my payment plan over (even though I had already emailed them asking to set one up and never got a response?) and it would be forwarded to the owners for approval. I heard NOTHING back. I was charged $500 for legal fees, ALL of March's rent, utilities, pet fees, and etc. although they changed the locks on March 10th. It is an absolute shame the way I was treated as a young adult already struggling with financial and extreme physical health issues, and I wouldn't doubt they've done this to people in far worse situations than I am. Kline Properties were extremely respectful, kind, understanding and communicated to the building better than City Place did while they were taking over management. Please stop treating tenants like they are a paycheck. They are human beings just like you deserving of respect!!!!! I'm sure they will comment about how I still have a balance but because of above said circumstances I'm sure that would be obviously understandable to most.
