    My basement

    I'm stuck in this horrible house. Please don't rent this house 9446 English Oak Dr. it four months of hell. Every month i wake up to back up sewer. Yesterday I got a message telling me not to take a bath and limit toilet use. I just want my move in cost. Even considering just walking away from. i am 61 and this is mentally exhausting

    The nasty stuff left in vent from previous tents. Homes not cleaned properly.

    I moved from another state and this management company is the worst customer service is horrible took a whole week after move in to get a wall fan unit. They do quarterly checks on furnace filters and fire alarm but no bug service. They try and charge for things that they DIDNT DO like trash take out on move out itemized list. Then they try to charge for a re-paint for their properties own leaky ceiling and a small paint chip from cleaning baseboards in general. Their fence vents I found had little phallus's but I sure they charged the previous tenant for "house keeping charges". Ridiculous headache the whole time living under triple e. Also I forgot to mention the water turn off that happened for 5 days and I have children lucky we had a place to go and just started to move out sooner than expected because I didn't trust the water source. The company did not care. Do not rent from them. That's why they have so many properties available in Indianapolis. They are x listed by locals. Oh ps do NOT pre sign for a rental if you have not seen it the first rental I refused to take lease over on I gave the property the deposit and because it was longer than 48 hours and did not take the lease they kept the DEPOSIT. This company is the worst ever!! God bless have a great day who ever reads this.

    This is my house I was renting from Triple E. They did NOTHING to help my family through this process.

I…read morewanted to write this review on T&H Realty Services because they are deserving of the recognition. I am an out-of-state investor (I live in CA) but own property in Greenwood, IN that is managed by T&H. When my business partner and I purchased this property it was managed by a different PM who we stayed with upon acquisition. After about a year of terrible service, we decided to change PM companies. We landed with T&H. At the time of this review, we've been working with T&H approx 1.5 years. I typically handle more of the repair/maintenance issues with the property and my business partner usually handles more of the admin side of things. With a construction background, I stay connected to what R&M are being done at my properties. With that said, I've dealt with and have worked a lot with Tanya Carmen, one of T&H's PM's. Tanya is responsible for the move-out and on-boarding inspections and reports and I must say, she does an incredible job. She is very thorough and has great attention to detail. When my business partner and I purchased this property, unfortunately it wasn't very 'turn key' which has made Tanya's job much more involved getting things up to their standards. Tanya is very easy to work with, has prompt communication and just an overall great person! If you are looking for a professional PM company that cares about your property and their tenants, T&H is a sound choice. James

    Beware the falsely inflated review on this organization. Those good reviews are mostly from…read moreinvestor/owners, not from tenants. Had this landlord for 2 years. Just signed a new lease with them on a new property and immediately regret it. None of the maintenance was done in advance despite having made us wait extra time for them to complete it. The unit was filthy when we moved in. Mold, floors and walls caked in dirt, zero cleaning in the bathroom, grout and caulk missing, disgustingly dirty bathtub, splattered filth on walls of the basement as well as more mold. Broken items around the house, missing smoke alarms, no access to some areas like the garage. We had to rent costly cleaning equipment to scrape the filth off the place and had to pay laundromat costs because the washer that came with the place never worked and they took a month to fix it. We met the neighbors and apparently they experienced the exact same thing when they moved in a month earlier. They are also return tenants and regret it. This is apparently how they treat good tenants. It's no wonder no one stays with them. After all of this, they had the audacity to charge us an additional full months worth of 'service' fee for 2 days we had access in February when they did absolutely *nothing* during that time. When I pointed this out, they offered me a gift card to make up for all the costs and problems we had. What did they send? Some amazon cards. Are you serious? I had to pay hundreds of extra dollars because of the lack of maintenance and they give us some stupid website card? Just don't bother if you're going to send something worthless. That was really unprofessional and insulting. --------------------------------------- Our last rental from them ---------------------------------------- At the last place we rented from them, it was sold in the middle of our lease. We spent 8 months of the lease having our privacy constantly violated and disrupted by showings. We were harassed at all hours by the realtor by text. It was so bad we had to report him. Buyers showed up to view the home unannounced, constant illegal lack of notice for showings despite promising they would stop. Realtor was totally absent. Didn't even view the property until 3 months in. He never came to show the home, made us do his job, then tried to coerce us to lie about the property during those showings to mislead buyers about known damage. When we wouldn't, he complained to T&H and they retaliated against us by barring us from our rental during showings. This is normally illegal but there is no one to stop them. This used to be a decent company to rent from but they have gotten terrible. Correspondence is non-existent and they have to be dragged kicking and screaming to do maintenance. Renter beware!

Cons in my experience: I will say the website deterred me from living here until my friend recommended. The website is set up in a very confusing way for this management group owning so many properties. You really have to tour to understand the different properties. They also had me sign a lease for a different floor plan than what I ended up getting, but I didn't care that much and still got a great unit. Another con of living here is they send all packages to the mail room, which can be far and sometimes doesn't work. I have to say the floors in monon 2 are extremely creaky for it being so new. Something must have gone wrong in the building phase because I truly believe if I lived here for 10 years my ceiling might fall through. Pros: They close the pool for the season based on weather so it normally stays open through September. They end the season with a dog pool party since they're draining the pool anyways. Maintenance is quick and kind. Bike garage is convenient and cheap. Views are just gorgeous. Especially the courtyard in monon 2 in the summer. Huge balcony in 1 bedroom layout. I personally wouldn't want to be on the main floor though since they aren't as private. Proximity to broad ripple is amazing for nights and days out with friends to bars, workout classes, coffee shop runs, late night ice cream, grabbing dinner, walking home from the grocery store Fresh Thyme.

I am on a first-name basis with the property manager. Any time I have had a maintenance issue, the team has been great and very responsive. The maintenance team is very kind, professional, and pleasant to be around. The complex has a great gym on the 5th floor that I frequently use to get some exercise. I enjoy it because the majority of the time no one is in there and I can be alone to train. If you like exercising or going on walks, the location is great because there is the Monon Trail less than a block away. There are other safe quiet neighborhoods close by which are great for spring and summer walks. This apartment is in a really solid location if you want to go out and grab a bite to eat or enjoy some nightlife. There are a lot of great local restaurants. The Broad Ripple strip is a half-mile walk, which makes it nice if you want to go out and enjoy nightlife with friends, but far enough away to not be bothered by the nightlife noise. In the spring and summertime, the upper patio opens up with furniture. It's a great place to hang out, grab a tan, and listen to music while reading a book. On the 4th of July, the skydeck is an awesome place to sit and view fireworks. I've done it every year that I've lived at Park 66. Overall, great place, team, and location.

We were not the easiest buyers to work with this time, taking almost a year to find an Indy house that fit our criteria and we had some job relocation bumps to navigate, cold feet, false starts, etc. Kelly was patient, continuing to advocate and steer us in the right direction. Why a 1 Star experience, then? *No official office on site. So, there's central place to voice complaints, concerns and do business; instead, the property managers live on site and you do business in their kitchen, or on their doorstep. *They allow smoking throughout the building: hallways, stairwells, apartments, garage, and, and!, elevators. Uh huh. The property managers smoke in the elevators too. They should probably be cited for this, eh? *Speaking of smoke... they re-paved the blacktop for a day or two and decided it'd be a good idea to pad lock and chain shut the front doors (only doors) to the building -- forcing everyone to go in and out of the garage. Well you see... that might be a bit of a fire hazard considering some of us don't have garage door openers and let's say even if we did... batteries could be dead during a fire without a normal front door exit. Plus, who the hell padlock and chains shut a door!? *Deposit Ream-ing: So I was charged to replace flourescent light bulbs in the kitchen. Weird. And, new paint? Bah. There are laws against practices like this and they continue to break them. When there are so many options in Broad Ripple... there's no reason to live here -- other than the maintenance man, he ruled.

    I started the property management relationship with Rob in 2012 and everything was going well. For…read morethe last 4 years or so, it has been a struggle getting monthly statements, rent money that was paid by the tenants, or even a response to my emails/calls/texts. I have been under a tremendous amount of stress because the last time I heard from Rob was August 14, 2025 and the last time he sent me rent money from the tenant was November 10, 2025. I had lost my job for a period of time but finally found work and then my boyfriend recently lost his job. I've done my best to stay afloat and have put so much time and money into the house that I have really been working to keep it. If Rob was sending me the money from the tenant I would be fine, but I cannot afford to pay our rent and the mortgage anymore with only 1 income. The house was vacant last year and cost me quite a bit of money and I explained my struggles to Rob multiple times. He is a licensed real estate broker # RC51800090 and legally responsible to hold funds in trust when accepting them from a tenant on behalf of a property owner. He legally cannot participate in deceptive practices when doing business as a licensee. I have documented all the times I've attempted to reach him with no responses. If this happens to you, file a complaint with the Office of the Attorney General for the state of Indiana and include the license number above. They will investigate the matter and my hope is that he will do the right thing or lose his license so he cannot do this to anyone else.
