I moved into the property in October, by the 24th the floor was completely separating from the slab, and they reinstalled flooring.YAY!!! Few weeks after that dishwasher leaking, not horrible, took care of it fairly swiftly. The most troubling of all is by November plumbing. Ugh, plumbing is a nightmare, Noone wants to deal with sewage. The​ toilet was clogging, and burping in the sink and tub. This situation has gone on for about 11 months. Plumbers back and forth, about 7 to be exact. Multiple work orders, maintenance visits. We started purchasing plungers, snake, draino etc. All to continually have the same problems. Waiting for approval for crappy work, only for the situation to persist and grow worse. Smelled something moldy, and found water in the closet adjacent to the bathroom from the kids room. Adviced to leave the home by the pediatrician, I spend 700.00 that I didnt really have to spend. Did they surprise us with completed repairs when returned home? Well of course not, or I wouldn't be here. They are still attempting to do a patch job. So, after much back and forth, leaving my home for a week to accommodate with repairs. I return to a new toilet not installed, a paint job over mold and a plumber throwing a fit because my husband asked him, not to run a hose from my girls bedroom window to the bathroom. The most frustrating part is, a plumber came out in January, canceled because he wasn't properly equipped to do the job required. He did however explain the problem: there's no vent, on this side of the house for the bathroom. Something to that affect, he wrote it out in the notes, and it was ignored. I'm done, I think I have been more than patient. I want out of my lease, and compensation for moving. ​​No more plumbers in and out, no more burping in the tub and sink from the toilet. I am a homebody, and I love to create a warm cozy space, I can't do that with sewage smell coming from the bathroom every few weeks, kids sleeping in the living area because of mold in the closet. I cant take a relaxing bath, fearing the possibility of sewage making its debut. Its just a lot, and I value my peace. This has been very stressful, as you know it never clogs completely during the week, always on the weekend, and drag through Sunday.If you place value on your peace, and like me; enjoy creating a cozy retreat from the outside world. ABSOLUTE worst rental company I've ever dealt with. How does it take 10+ days and 4 visits to fix a clogged dryer vent? 1. I had an issue with my dryer. Turns out, a bird flew in through the vent and then got stuck and destroyed my dryer. That was $250. It got stuck because the exhaust vent is over 30 foot long. That is something that Tricon should've fixed long ago. We have had to have this dryer vent sucked out at least once every nine months since we have lived here. We have lived here for six years. 2. Tricon scheduled to come fix it and then rescheduled. That's one day off work. So the equivalent of $400 or 1 day of PTO burned on my part. 3. Tricon tech comes out and stayed 4 minutes before telling me they can't work over 6 feet above the ground. What do you mean?... it's your house. How do you not know that the dryer vent is over 6 feet in the air? That's another $400 and another day of PTO burned, for me. 4. Outside vendor gets assigned and comes out 3 days later. Outside vendor takes pictures, stays for 10 minutes and says that they have to get the work approved or they don't get paid. That's another $400 and yet another day of PTO burned, for me. Did I mention I only get 10 days of PTO a year?... that's almost half wasted on Tricon's nonsense SOP's!! 5. I have to go to the laundromat to do my laundry because even though my dryer is fixed, I can't run it for fear of setting the house on fire! You would think that would be an emergency when it is a fire hazard. That's $25 a visit, with all of my laundry. 6. Now they are saying that the quote from the outside vendor is under review for approval and I probably won't hear back until Monday afternoon. So I am looking at another $400 and another day of PTO that I have to burn for ridiculous, outdated, arbitrary, just plain stupidity SOP's and lack of customer service. I've spent over 3 hours on hold with Tricon with this issue. It's cost me over $2,000 with either PTO days that should have been mine, maintenance repairs of my own appliances, and laundromat fees. And NOW I have to wait for the outside vendor to come and finally fix the issue. read more

It's been almost 3 months and I'm still waiting on someone from my local office or anyone with the company to reach out to me. I have lost all faith in Tricon and I feel like they only care about the MONEY. This is going on 3 months of NO response aside from an automated message saying it's "escalated". I first reached out in December when I noticed the $70 in extra charges. Adding $50 for the SEWER, WITHOUT NOTICE is wrong. Almost $20 a month for trash with NO NOTICE is also wrong. The reviews are really telling. Charging tenants after they leave, even though they clean and prep the house, ZERO communication on issues like mine, etc. Will I hear from anyone? I'm at a loss and as a tenant with a growing family WE DESERVE BETTER. read more

I'm 30 years old and have never left a review but I have to with Tricon. The absolute worst company I have ever dealt with in my life by far. It is impossible to get anyone on the phone and not a single person will respond to emails (there's like 6 email addresses on the chain). We have had a pretty substantial water leak for TWO MONTHS and the issue still hasn't been fixed. A few days ago our shower stopped working completely, can't get ahold of anyone or anything to get this issue fixed. Will be speaking with legal about breaking our lease because this is unbelievably unacceptable and I've never seen anything like it. read more

I am writing this review in hopes any future tenants can be aware of how terrible this company is. My wife and I are current tenants in there Dallas location. The lack of communication on there end is completely unacceptable and there is always an accuse to why they never returned our calls. We have countless work request submitted and yet they can't seem to do these in a timely manner let alone at least make a phone call and keep you updated. There pay system they use is absolute trash, to the point where we need to pay at Walmart to avoid any issues with payments and no negative dings. The Dallas location employees have some of the worst customer service training I have ever experienced. I do not recommend them to any one that is in the market to rent. I have rented with Tricon for almost 3 years and have nothing good to say about this company. I would never recommend someone to rent from Tricon Residential. I would like to preface this by saying I am a immaculate tenet. I have never been late on a single payment and if I were to move out today, this property looks identical to when I moved in 3 years ago. Every season, I have had issues with our HVAC system. There maintenance office is basically non existent. When you submit a maintenance request, it is beyond inconvenient to the renter. They will not allow you to schedule a time to fix the issue, instead, they give you a time frame the day before and EXPECT you to be available for that given time frame. Although, most working families have jobs and responsibilities every day, I am expected to drop everything to be available for the given time frame that is sent to me the day prior. Our heat has went out twice since living here. First time being in December 2022, three days before Christmas. This was also the year Indianapolis, Indiana endured temperatures as low as negative 40 degrees. We had to wait over 2 days for someone to help us. Unacceptable. Our AC has went out twice also. This most current complaint is, I called on Monday 5/12 in regards to the AC being out. They told me the soonest availability was Friday 5/16. This is not considered an emergency situation to Tricon, even though our house thermostat reads 80 degrees and the temperature today was 77 degrees with the humidity index over 70%. Tomorrow's temperature is suppose to reach over 90 degrees with humidity. I have a child in this home and pets. I also pay about $2,000, a month, in rent to this embarrassing company to never be available to the issues at hand. Pure embarrassment. I will never recommend Tricon! read more

The Tricon residence at 8259 Ehlerbrook Road continues to have vehicles with no plates on them. Either the residence is selling cars as numerous different cars have shown up there with either no tags or dealer tags and are only there a short period of time. The cars are always backed in to avoid showing no plates are on the cars. This time it is a Camry and a Hyundai. read more

Every time me or my boyfriend try to call in about a question or concern they are somehow unavailable. They are impossible to reach. They state the business hours in which they are available and they are clearly not accurate. I have called twice today once this morning and once this evening. It says they are open mondays from 5am to I think 6pm. Yet, there is no one to help me. The only times I have had quick contact with them is filing maintenance requests through the app. Extremely frustrating. Separate from that issue when we first moved in to our home there were workers that came to our home to fix a broken window. They took measurements to replace the edges/frame of the window. They never came back to replace it, so we have a window that doesn't properly close. As the snow melted that had been there since we moved in we discovered our entire yard was filthy and not taken care of. There was a lot of garbage and a hole from a removed tree, etc. We also found out when summer came along that our AC was broken. We thought for the first month or so that it just couldn't keep up with the heat. We couldn't take how hot it got anymore and decided to put in a maintenance request assuming there had to be an issue. Sure enough the AC was broken and our house was basically just working as a fan. I would give 0 stars if an option. We livied in a Tricon house for 15 months. Upon move in we were told we could mount our televisions, and we were told not to worry about minor paint issues because they would be doing touchups upon move out regardless. Upon moving out we were hit with $2800 in fees for paint. In addition within 3 months of moving into the home the carpet was pulling apart at the seams. When we had a carpet company come clean the carpets at move out the carpet guy was shocked to see the poor quality carpet installed. It will come as no surprise that we were hit with 2k in carpet damages as well. We were charged for blind replacent when we replaced the blinds before moving out. Charged for appliance cleaning when we hired a cleaning lady to come do a move out clean. The best part is I had requested a pre move out inspection as well as to be present at the move out inspection, neither of which occurred. We were great tenants, paid on time every month. Took care of the property, took extra steps at move out and yet grt slammed with over 5k in move out expenses. Do not recommend this company to anyone. read more

Have rented from this company for 3 years. I'm an excellent tenant. It amazes me how they are slow and sometimes NEVER respond to maintenance issues. But there is zero delay in adding fees and starting the eviction process over a rent payment that was made 2 weeks late. It was late due to an unexpected financial burden. I totally agree that a late fee should be added. I even sent an email with attachments of the certified check that was mailed to them and also explained that the post office said there would be a delay in delivery due to weather/flooding (after paying 24.00 for 2-day express shipping) I sent photos of receipt and check that was mailed on the 13th of Aug and explaining why there would be a delay in receiving. Doesn't matter that I emailed, they never even responded. Just sent the sheriff to my door with a summons to court. Also adding an additional 500.00 on top of the late fee is just Ridiculous!!!! I guess they would prefer no payment at all. Because making things that much harder on a good, hard working tenant is just going to guarantee greater hardship. Too bad Tricon ONLY cares about over-pricing tons of rentals and cares NOTHING about their actual tenants. I do not recommend Tricon!!! Look elsewhere. read more

The absolute worst company to rent from ever. I've lived in a Tricon property since Oct of 2021 and my rent went from $1550 to over $2000. The ceiling is constantly leaking in different spots through out the house because clearly a new roof is needed . Anytime I need repairs they send in a local company that takes days to complete half ass jobs that they often have to come re-do. Their communication is terrible and they are very aggressive when its time to make your payment ( they send 3-5 notices , per month) , But when it was time to renew my lease I received only one email, no other prompts or alerts. I didn't see the email, missed the lease renewal period so they automatically put me on a month to month lease with an egregious payment and no prior notice. Clearly their only concern is their bottom line. It's sad what companies like Tricon are doing to the housing market and to people who are just trying to live and provide shelter for their families. If you see a Tricon rental go anywhere else. Our outlets have stopped working and TWICE the technician has showed up and put a sign on the door saying they missed us and we will be charged. We were home both times and they didn't even knock. We even saw them in the act. These extortionists will bleed you dry with hidden fees and sleepy practices like this. They don't care about anyone here and why would they? Their offices are in California so they can be remote parasites. This company has had 4 listings showing as available for viewing. I had gone and set up a showing time for all 4 this past weekend. About 90 mi away. when arriving, 3 of the 4 were not available. I went to click the links sent to view the properties and was given an error message saying that "self touring is not currently available". even though I had scheduled them all. two days of trying to speak to someone has proved impossible. just another awful awful company read more

Don't rent through this company. They're a publicly traded company who does not care about the average renter. Our roof has a broken beam (the contractor relayed this) as well as cracks along the ceiling because of poor stability. We had leaks in the ceiling that led to mold. The contractor stated it was not the first time maintenance has been requested for our home we lease in recent years. They've overcharged me $250 month to month fee for 3 months in a row, even though I re-executed my lease with a confirmation email. It has been a challenge to get the credit posted to my account, all due to inadequacy of the property manger. Oh they also raised rent $90/month and cited "market value" but had tricon had a record profit year in 2020. Tricon is like a pig with lipstick. read more

I wish they would use rently like most rental companies use to self-tour their properties because the system that they have right now is awful. First of all you pay $1.99 to view up to 3 of their properties versus rently you pay $.99 for a subscription to view 30+ homes. Second, instead of giving you a code to input at the door to begin your self-tour you are asked to take a picture to verify your identity and once verified you get a screen that says that the door has been unlocked for you. We are standing there like dummies opening a door that is most definitely NOT unlocked. We have wasted time and gas, not once, but two times trying to view this home and at this point we are ready to give up on this beautiful home. Standing there and waiting for someone from customer service to answer the phone is also another waste of time because their business hours are inconvenient and on the slim chance that you get off work on time to call during their "business hours" no one answers. read more

I rented a home from Tricon Residential. I lived there for 3 years. For the most oart everything was good as far as living in the home. We ended up buying a new home and decided and gave notice via email that we would not be signing another lease. Move out day came and we took pictures, turned the keys in and left. We get an itemized letter stating they took out for cleaning, paint and for new carpet and also for cleaning the carpet which I don't know how or why you would clean new carpet. We know for a fact the carpet was not damaged and the paint was normal wear and tear so we called the property manager. She stated it was a picture left behind, the freezer had a frozen popsicle in it and because the " Indiana law" states that after 5 years they can charge a tenant for paint and carpet but since we were there for 3 years, they had to depriate the cost! Makes not sense and she's gonna have to come better than this because according to the tenants rights in the state of Indiana it is illegal for a landlord to use a security deposit for the purpose of making repairs to the property such as normal wear and tear. ( such as carpet cleaning and repainting walls) Let's compare our photos to yours and I'd like to know more about the law she was speaking of. read more

I have worked in property management and understand the issues people commonly have with landlords, etc. I guess that is why I am in awe of the customer service with Tricon. I requested that they fix my MAILBOX because it was rusted and hard to close. I had a brand new mailbox installed within 24 hours. That's just unheard of. I love my house. It's perfect for me - and for my four pets. (Yes, one of few places that allows up to four pets). I have been here for seven months and would highly recommend renting from them. read more

Tricon is a terrible place to rent from. They will repair your home in a "timely" manner... three-four weeks out! They supply the house with the cheapest materials that can be bought at any hardware store. Like this isn't bad enough, the absolutely will not work with you trying to move out. I'm purchasing a home, and take possession the first week of August. My lease is in contract until September 6th. With that being said gives me plenty of time to move way more than needed. So I called and asked if I had everything out of the home, cleaned spotless to where literally the only thing they'd have to do is slap a fresh coat of paint in the home for a new tenant to be move in ready. If they would allow me to get out of the additional six days of prorated rent and they would not even consider it. The property manager was "to busy" to take my phone call when asked to speak to a manager. I've had several other friends with other rental homes that not only worked with them since they were buying a home, but allowed them to terminate several months early if they needed! It would be one thing if I was asking for several months before my contract was up, but literally six days early is going to make or break such a big company! Not to mention I've fixed everything in the home because they are entirely to slow to make the necessary repairs. Along with never missing a single payment of rent, or being late. I've always paid on the 27th of each month (the first day you're able to pay rent). Beware of this place if you care about where you live and are looking to purchase in the future. I am extremely happy with choosing Tricon American Homes!! I am fully aware and have personal experience's with landlords and the stressful hoops to jump through when you need maintenance. I rent a lovely 4BDR home in Indy, but it has had it's share of maintenance issues. However, I couldn't be more impressed with the Janet Oliver and her maintenance team!! Anytime that I have needed work done, it takes less than 48hrs for them to address the issue (depending on it's importance). Janet will take the time to call me personally if there is any problems or even to just inquire of my satisfaction of the work completed. We do not plan on staying at our current location for a extended period of time, but when we look for a new place to rent... we will without a doubt rent from Tricon American Homes again!! I also really appreciated all the assistance Amy Williams provided when we first came to TAH, she was awesome! TAH is a great rental company with a great team and I will recommend them to anyone! I live next to a property managed by Tricon. It has taken a full year and violations turned over to the HOA attorney to have issues addressed--trash including an abandoned refrigerator stored on the side of the house, backyard trampled into a mud pit and unapproved makeshift fence. The outside unit is obviously in need of repair it runs loud and starts and stops. I have no confidence that this company will address the problem. While the property manager never responded to any of our attempts to report violations, it took the threat of legal action to force the renters to remove abandoned refrigerator and for tricon to replace fence. It has been a nightmare to live next to a property managed by this group. read more

Janet was such a pleasure, and made working around my busy schedule hassle free. I was super impressed by LaTonya's quick responses, care,concern and willingness to do whatever she could to help me get into the home of my interest.
