After deciding to move forward, we spent weeks trying to contact the office--calls, voicemails, and emails went unanswered until late March, despite a May 6 move-in. We had completed everything on their portal and confirmed a unit, yet documents were repeatedly "lost," forcing us to resend them multiple times. Three weeks before move-in, we again couldn't reach anyone, only to be told later our unit was no longer available. We had no choice but to accept another. On move-in day, staff claimed we never signed a lease, provided no copy despite requests, and gave no explanation of changes. We were eventually allowed in, but one key didn't work, forcing us to share a single key for months. No one explained rent payments, and the office was often closed. Communication was inconsistent, staff turnover was constant, and no one seemed trained. Seven weeks before our lease ended, I asked about non-renewal and was told I'd get an email--nothing came. After repeated follow-ups, we were suddenly told 37 days before move-out that a 60-day notice was required, resulting in an extra month's rent due to their lack of communication. The only positive was Rudy in maintenance, who was consistently helpful.

He refused to discuss his appraisal with us at any time. He refused to consider evidence supplied to him in the appeal process. The home was appraised in May of 2009 at $220k. He valued at $170k in June of 2012 in spite of new high efficiency furnace, heat pump, and hot water heater. He refused to consider the closest comp in the neighborhood. There is no evidence of a significant drop in home values in this neighborhood in the last 3 years. We intend to file a complaint with the Indiana Attorney Generals Office to be referred to the Licensing Board. He not only did a poor job, but was arrogant about the fact that he did not have to review his work. He made no adjustments to his appraisal. I've dealt with appraisal firms much more than most people, as I buy, sell, and rent houses. My wife is a Real Estate Agent and is equally appalled by his performance. This appraisal was for our primary residence. If this guy comes to your house to appraise it for a refinance or sale, send him away! Call your mortgage company and request another appraiser. This is your right to exercise as you see fit. You may count on him to provide the absolute lowest appraisal possible and be entirely unwilling to discuss his specific errors or review his appraisal. He targets the low end value intentionally and he is arrogant about his performance. He said we may ask him any questions except those referring to any aspect of the job we are paying him to do. Upon challenging his appraisal formally, he responded without taking into consideration any evidence that we provided that he had overlooked or flat out misrepresented. If he comes to your door, just say no and request another appraisal service through your bank. I have dealt with appraisers on many more occasions than most. He is, by far, the most difficult, arrogant, and errant appraiser from all of my experiences. I will never accept his services on a real estate transaction again.

    I WOULD NOT RECOMMEND RIVERFRONT TOWERS OR AMP RESIDENTIAL. Today, marks the 12th day of my lease…read moreand my apartment is still in an unacceptable state. Riverfront Towers thinks that's okay since all the problems have had speedy remedies. That would be fine if the apartment was in a condition that was ready to have a tenant living in it, but it wasn't. I didn't have an operable bathroom(s) for 10 days. I believe I should be refunded 10 days of the rent, and Riverfront Towers disagrees. The issues I have experienced are and are not limited to: 1. A bathtub that needed to be re-glazed. I received the keys on a Saturday. Scheduled to start living there on Monday, when they said the tub would be re-glazed. The tub wasn't re-glazed, and they said it would be re-glazed Friday. With added pressure, they had the tub re-glazed Wednesday 2. Inoperable shower due to the wrong spout being installed. Not only was the wrong spout installed but they ordered the wrong spouts 3. A second bathroom that was dusty/dirty with a clogged sink and tub 4. Ants in the bathroom 5. I was not given a mailbox key because they ran out, I was not even informed that I was not receiving a mailbox key. When I asked them about the mail box key and they told me they were out, they asked if I was expecting mail... 6. Inoperable fob, but no worries, after the third one I received one that worked 7. One of the sinks in the bathroom needs to be replaced 8. The incorrect plates where installed on the stove 9. The heater didn't work in the bedroom 10. Water doesn't get hot enough It's almost like they didn't know that I was coming. Speedy remedies to unacceptable conditions that the apartment was in prior to me moving in do not negate the fact that Riverfront Towers management needs improvement. Somewhere in the chain of command the right people are not being held accountable and that is effecting the tenants of Riverfront Towers. I know that if I left the apartment in the condition it was given, I would be charged. I WOULD NOT RECOMMEND RIVERFRONT TOWERS. Nice view, though.

We were not the easiest buyers to work with this time, taking almost a year to find an Indy house that fit our criteria and we had some job relocation bumps to navigate, cold feet, false starts, etc. Kelly was patient, continuing to advocate and steer us in the right direction. At times, she seemed to remember our wants and needs as individuals and a family when we would be tempted to forget. I…read morewanted to write this review on T&H Realty Services because they are deserving of the recognition. I am an out-of-state investor (I live in CA) but own property in Greenwood, IN that is managed by T&H. When my business partner and I purchased this property it was managed by a different PM who we stayed with upon acquisition. After about a year of terrible service, we decided to change PM companies. We landed with T&H. At the time of this review, we've been working with T&H approx 1.5 years. I typically handle more of the repair/maintenance issues with the property and my business partner usually handles more of the admin side of things. With a construction background, I stay connected to what R&M are being done at my properties. With that said, I've dealt with and have worked a lot with Tanya Carmen, one of T&H's PM's. Tanya is responsible for the move-out and on-boarding inspections and reports and I must say, she does an incredible job. She is very thorough and has great attention to detail. When my business partner and I purchased this property, unfortunately it wasn't very 'turn key' which has made Tanya's job much more involved getting things up to their standards. Tanya is very easy to work with, has prompt communication and just an overall great person! If you are looking for a professional PM company that cares about your property and their tenants, T&H is a sound choice. James

    Beware the falsely inflated review on this organization. Those good reviews are mostly from…read moreinvestor/owners, not from tenants. Had this landlord for 2 years. Just signed a new lease with them on a new property and immediately regret it. None of the maintenance was done in advance despite having made us wait extra time for them to complete it. The unit was filthy when we moved in. Mold, floors and walls caked in dirt, zero cleaning in the bathroom, grout and caulk missing, disgustingly dirty bathtub, splattered filth on walls of the basement as well as more mold. Broken items around the house, missing smoke alarms, no access to some areas like the garage. We had to rent costly cleaning equipment to scrape the filth off the place and had to pay laundromat costs because the washer that came with the place never worked and they took a month to fix it. We met the neighbors and apparently they experienced the exact same thing when they moved in a month earlier. They are also return tenants and regret it. This is apparently how they treat good tenants. It's no wonder no one stays with them. After all of this, they had the audacity to charge us an additional full months worth of 'service' fee for 2 days we had access in February when they did absolutely *nothing* during that time. When I pointed this out, they offered me a gift card to make up for all the costs and problems we had. What did they send? Some amazon cards. Are you serious? I had to pay hundreds of extra dollars because of the lack of maintenance and they give us some stupid website card? Just don't bother if you're going to send something worthless. That was really unprofessional and insulting. --------------------------------------- Our last rental from them ---------------------------------------- At the last place we rented from them, it was sold in the middle of our lease. We spent 8 months of the lease having our privacy constantly violated and disrupted by showings. We were harassed at all hours by the realtor by text. It was so bad we had to report him. Buyers showed up to view the home unannounced, constant illegal lack of notice for showings despite promising they would stop. Realtor was totally absent. Didn't even view the property until 3 months in. He never came to show the home, made us do his job, then tried to coerce us to lie about the property during those showings to mislead buyers about known damage. When we wouldn't, he complained to T&H and they retaliated against us by barring us from our rental during showings. This is normally illegal but there is no one to stop them. This used to be a decent company to rent from but they have gotten terrible. Correspondence is non-existent and they have to be dragged kicking and screaming to do maintenance. Renter beware!
