    He inspected home thoroughly, but chose poor comps, neglected info given, didn't ask any pertinent…read morequestions, and failed to compensate for recent upgrades to home. He refused to discuss his appraisal with us at any time. He refused to consider evidence supplied to him in the appeal process. The home was appraised in May of 2009 at $220k. He valued at $170k in June of 2012 in spite of new high efficiency furnace, heat pump, and hot water heater. He refused to consider the closest comp in the neighborhood. There is no evidence of a significant drop in home values in this neighborhood in the last 3 years. We intend to file a complaint with the Indiana Attorney Generals Office to be referred to the Licensing Board. He not only did a poor job, but was arrogant about the fact that he did not have to review his work. He made no adjustments to his appraisal. I've dealt with appraisal firms much more than most people, as I buy, sell, and rent houses. My wife is a Real Estate Agent and is equally appalled by his performance. This appraisal was for our primary residence. If this guy comes to your house to appraise it for a refinance or sale, send him away! Call your mortgage company and request another appraiser. This is your right to exercise as you see fit. You may count on him to provide the absolute lowest appraisal possible and be entirely unwilling to discuss his specific errors or review his appraisal. He targets the low end value intentionally and he is arrogant about his performance. He said we may ask him any questions except those referring to any aspect of the job we are paying him to do. Upon challenging his appraisal formally, he responded without taking into consideration any evidence that we provided that he had overlooked or flat out misrepresented. If he comes to your door, just say no and request another appraisal service through your bank. I have dealt with appraisers on many more occasions than most. He is, by far, the most difficult, arrogant, and errant appraiser from all of my experiences. I will never accept his services on a real estate transaction again.

Ben is a genuinely good, extremely hard-working person running an honest and straight-forward operation. He delivers exactly what is promised, on the timeline promised, consistently with no surprises. These negative reviews are a real shame, because each one seems to misunderstand the very nature of the wholesaling business. Ben sends a LOT of mailers to generate new client leads. That's how he is able to do such a large volume of business and ultimately offer what he does. This is not a personal affront to homeowners, simply the nature of the business. If you don't want to sell your home, throw the mailer in the trash and move along with your day. No, you will not receive retail price for your home selling as-is. What you CAN expect as a seller is a quick close generating a guaranteed amount of cash on a guaranteed date, period. That's not something that can be said of just any wholesaler. As a home buyer -- whether for flip, rental, or to purchase on contract and live in -- you can expect honesty, transparency, realistic ARV estimates and comps (not pie in the sky dreams like some companies), and professionalism throughout the process. As a cash investor you can expect payments like clockwork. I've done a number of deals with Ben and find him and every member of his team to be extremely responsive and professional. I don't work for him and have no incentive to write this review, I've just watched him grow and been quite delighted to grow right with him. Ben has a great reputation in the Indianapolis real estate community because he runs a tight operation and consistently delivers exactly what he promises.

Nothing has been done to maintain this home so it has become very unsightly due to no mowing or other outside maintenance. Several neighbors have called Ben Buys multiple times with no return calls and no action to resolve our concerns. Very disappointing and disrespectful.
