I lived at the Llanhurst Apartments and in the year I lived there the owners had changed management companies 3 times. In August my car was vandalized (a brick thrown at my windshield and it was egged). I did not get it back for 2 1/2 months and the second management company was extremely understanding that it would heavily affect my income on top of having extreme mental and physical health issues. The building is heavily infested with roaches and thankfully Kline Properties had exterminators come out but around the time City Place was taking over it was due for another round, which they never did so the bugs got very bad. During the process of City Place taking over management the entire building did not have heat for over a week at the end of January, which was coldest month of 2026. I received one 300 sq portable radiator for my 2 bedroom 1,200 sq apartment, which is not adequate as temporary heating. I was unable to stay in my apartment and had to stay at a friends house because of it. City Place officially took over February 1st and because of the heating issue with no communication besides a paper taped downstairs well over 5 days of having no heat, I put in my 30 day notice on February 6th. They wrongly filed an eviction on me on February 19th AFTER I put my notice in and requested a payment plan. I called them, was told to send my payment plan over (even though I had already emailed them asking to set one up and never got a response?) and it would be forwarded to the owners for approval. I heard NOTHING back. I was charged $500 for legal fees, ALL of March's rent, utilities, pet fees, and etc. although they changed the locks on March 10th. It is an absolute shame the way I was treated as a young adult already struggling with financial and extreme physical health issues, and I wouldn't doubt they've done this to people in far worse situations than I am. Kline Properties were extremely respectful, kind, understanding and communicated to the building better than City Place did while they were taking over management. Please stop treating tenants like they are a paycheck. They are human beings just like you deserving of respect!!!!! I'm sure they will comment about how I still have a balance but because of above said circumstances I'm sure that would be obviously understandable to most.

The neighbors that we have been cursed with forged paystubs to get approved, meaning Rainbow Realty does NOT verify employment nor do they do criminal background checks before approving people. In return the whole neighborhood has been cursed with tenants who disturb our peace with raging alcoholic and literally tears the walls down, busting out windows etc. In 1 week there were 9 police calls to the address of tenants. Numerous calls to 911 were made and also Numerous calls to Rainbow Realty including a call from impd. The other night the same happened, the raging alcoholic tearing up the house, outside screaming and cussing at the top of his lungs. Police was there 2 times in less than 1 hour. Upon contacting Rainbow, they simply say there is nothing they can do about the problem. Next step is filing a civil complaint with the city against the Realty company. Bottom line is criminal background checks and employment verification needs to be a must. I sure hope Noone else has to deal with unruly neighbors like us because here is literally NO peace here.

I had to ask for a statement to see what will be taken out which I got a response for like a week before the security deposit was suppose to be returned and they are shady! They are trying to charge me $125 for "drywall repair" for peeled paint (which is normal wear and tear) and we patched the area so it is ready to be painted over. Then $275 to cut the grass of a tiny lawn. They charge for a residents benefits package for insurance, filters, and use of their app. You never receive the filters. If you start your lease in the middle of the month, you get charged the entire $40 and that is not prorated. Insurance doesn't work that way, you get charged by the day. We scheduled to have someone do a walk through and no one showed up. We tried to reach out to the property manager multiple times and no one answered. They also gave us the wrong code for the key box and called numerous times to get that resolved and no response. We needed to break our lease and asked if we could sublet and the response was no. But obviously, why would they let you sublet when they can take 2 months rent from you then get the place rented out in a week for a couple hundred dollars more. There are so many issues I have had with this company and these are just a few. They are just GREEDY and DO NOT COMMUNICATE with you. Save yourself the headache and don't rent with them!
