I lived at the Llanhurst Apartments and in the year I lived there the owners had changed management companies 3 times. In August my car was vandalized (a brick thrown at my windshield and it was egged). I did not get it back for 2 1/2 months and the second management company was extremely understanding that it would heavily affect my income on top of having extreme mental and physical health issues. The building is heavily infested with roaches and thankfully Kline Properties had exterminators come out but around the time City Place was taking over it was due for another round, which they never did so the bugs got very bad. During the process of City Place taking over management the entire building did not have heat for over a week at the end of January, which was coldest month of 2026. I received one 300 sq portable radiator for my 2 bedroom 1,200 sq apartment, which is not adequate as temporary heating. I was unable to stay in my apartment and had to stay at a friends house because of it. City Place officially took over February 1st and because of the heating issue with no communication besides a paper taped downstairs well over 5 days of having no heat, I put in my 30 day notice on February 6th. They wrongly filed an eviction on me on February 19th AFTER I put my notice in and requested a payment plan. I called them, was told to send my payment plan over (even though I had already emailed them asking to set one up and never got a response?) and it would be forwarded to the owners for approval. I heard NOTHING back. I was charged $500 for legal fees, ALL of March's rent, utilities, pet fees, and etc. although they changed the locks on March 10th. It is an absolute shame the way I was treated as a young adult already struggling with financial and extreme physical health issues, and I wouldn't doubt they've done this to people in far worse situations than I am. Kline Properties were extremely respectful, kind, understanding and communicated to the building better than City Place did while they were taking over management. Please stop treating tenants like they are a paycheck. They are human beings just like you deserving of respect!!!!! I'm sure they will comment about how I still have a balance but because of above said circumstances I'm sure that would be obviously understandable to most.

We had completed everything on their portal and confirmed a unit, yet documents were repeatedly "lost," forcing us to resend them multiple times. Three weeks before move-in, we again couldn't reach anyone, only to be told later our unit was no longer available. We had no choice but to accept another. On move-in day, staff claimed we never signed a lease, provided no copy despite requests, and gave no explanation of changes. We were eventually allowed in, but one key didn't work, forcing us to share a single key for months. No one explained rent payments, and the office was often closed. Communication was inconsistent, staff turnover was constant, and no one seemed trained. Seven weeks before our lease ended, I asked about non-renewal and was told I'd get an email--nothing came. After repeated follow-ups, we were suddenly told 37 days before move-out that a 60-day notice was required, resulting in an extra month's rent due to their lack of communication. The only positive was Rudy in maintenance, who was consistently helpful.

In return the whole neighborhood has been cursed with tenants who disturb our peace with raging alcoholic and literally tears the walls down, busting out windows etc. In 1 week there were 9 police calls to the address of tenants. Numerous calls to 911 were made and also Numerous calls to Rainbow Realty including a call from impd. The other night the same happened, the raging alcoholic tearing up the house, outside screaming and cussing at the top of his lungs. Police was there 2 times in less than 1 hour. Upon contacting Rainbow, they simply say there is nothing they can do about the problem. Next step is filing a civil complaint with the city against the Realty company. Bottom line is criminal background checks and employment verification needs to be a must. I sure hope Noone else has to deal with unruly neighbors like us because here is literally NO peace here.

justus has refused to credit our credit card for nearly $400 of money we paid justus to move an…read moreelder into crestwood south. we have all the receipts that we paid nearly $400 to justus and gave justus a check for $8,500 to cover expenses for the elder from which funds we were to be reimbursed/credited by justus. justus blocks our emails and refuses to give us back the $200 deposit for a safety alert pendant that was never even given to the elder. incredibly, justus charges a $200 "refundable" deposit for a guardian pendant for which there is supposed to be no deposit at all, and then justus refuses to refund the deposit for the pendant never received by the elder. we would never refer any of our clients or friends to justus, which treats people with disdain and breaks its own representations. both the staff and administration treat professionals with disdain. one staff member actually was spreading gossip that an 82-year-old woman claimed that she was taken from her crestwood south apartment at night, "prostituted," and returned the next morning unscathed! what kind of staff spreads such gossip?
