    Clearly double charged

    Terrible rental company to rent from. It's always something weather it's double charges or service techs being terrible the whole 9 yards. Been on hold for a hr now trying to get my rent charges fixed been calling about it being double charged since last Tuesday was told 3-5 days here we are a week later and the lil dude on the phone talks to me like I'm stupid telling me do the math ? I guess we supposed to read ledgers now and calculate our own rent now... I will not being giving this place another dime till my rent correct and I can see all my charges broken down the way it's supposed to be each month! Last 3 months this shady company has double charges me and just seen what they can get away with then when you call them out in their bs they take forever to get back! They're saying my rent is 3500 when it's really 1700 like that's not already taxing for 1000sqf

    Pictures of damage I had to live with in ceilings for 7 months! Dust, debris, little bugs,....falling out often.

    These people steal. Not even 5 months into moving into my apartment I had several holes ripped out of my ceiling. Apparently there was structural damage to the building and in an attempt to figure this known issue out...a rude property manager made several 3 foot holes in my ceiling that were never repaired. Incredibly difficult to get anyone from Progress Residential on the phone or even return an email. I worked with several "operations managers" from there over the course of 7 months. Andrea Whitman, Carly Lund, and Zimako(supervisor). Carly tried her best and answered whenever I called. I wish I dealt with Carly earlier in the process and not towards the end. Andrea seemingly cared as well but is impossible to get a hold of. Zimako could care less and you feel it from the onset of your interaction with him. He just doesn't care at all. I would have to fight tooth and nail for measly $300 monthly concession. On $1,600+ monthly rent. All while living with several holes in my ceilings that spanned the length of my apartment. Debris and dust falling. Asthmatic children. Real difficult situation to be in. Well the kicker of it all is that come move-out time they steal my security deposit. Never mind the countless texts, phone calls, and emails I sent in the last 60 days leading up to my move out date requesting status. No one returned any communication I sent. Their excuse for not returning my remaining balance of my security deposit?....I didn't give sufficient notice. Amazing. To say I'm at a loss for words...is an understatement. Very unprofessional company to work with. Proceed with caution. After long consideration I'm currently considering my vast social media following to put them on full scale blast.

    Newborn fully dressed in his nursery while I'm running a space heater nearby to keep us warm in one room of the house.

These negative reviews are a real shame, because each one seems to misunderstand the very nature of the wholesaling business. Ben sends a LOT of mailers to generate new client leads. That's how he is able to do such a large volume of business and ultimately offer what he does. This is not a personal affront to homeowners, simply the nature of the business. If you don't want to sell your home, throw the mailer in the trash and move along with your day. No, you will not receive retail price for your home selling as-is. What you CAN expect as a seller is a quick close generating a guaranteed amount of cash on a guaranteed date, period. That's not something that can be said of just any wholesaler. As a home buyer -- whether for flip, rental, or to purchase on contract and live in -- you can expect honesty, transparency, realistic ARV estimates and comps (not pie in the sky dreams like some companies), and professionalism throughout the process. As a cash investor you can expect payments like clockwork. I've done a number of deals with Ben and find him and every member of his team to be extremely responsive and professional. I don't work for him and have no incentive to write this review, I've just watched him grow and been quite delighted to grow right with him. Ben has a great reputation in the Indianapolis real estate community because he runs a tight operation and consistently delivers exactly what he promises.

For…read morethe last 4 years or so, it has been a struggle getting monthly statements, rent money that was paid by the tenants, or even a response to my emails/calls/texts. I have been under a tremendous amount of stress because the last time I heard from Rob was August 14, 2025 and the last time he sent me rent money from the tenant was November 10, 2025. I had lost my job for a period of time but finally found work and then my boyfriend recently lost his job. I've done my best to stay afloat and have put so much time and money into the house that I have really been working to keep it. If Rob was sending me the money from the tenant I would be fine, but I cannot afford to pay our rent and the mortgage anymore with only 1 income. The house was vacant last year and cost me quite a bit of money and I explained my struggles to Rob multiple times. He is a licensed real estate broker # RC51800090 and legally responsible to hold funds in trust when accepting them from a tenant on behalf of a property owner. He legally cannot participate in deceptive practices when doing business as a licensee. I have documented all the times I've attempted to reach him with no responses. If this happens to you, file a complaint with the Office of the Attorney General for the state of Indiana and include the license number above. They will investigate the matter and my hope is that he will do the right thing or lose his license so he cannot do this to anyone else.

She presented a packet with her resume, credentials and already had already done some homework on homes for sale in our area. She looked around and had ideas or thoughts of what was going to appeal to a potential buyer. After her visit she forwarded documents for the proceeding of the sell which was all too convenient by email. She started her pre-marketing and and by Jan. 21st we had a sign prominent in our yard posted where it would catch the eye of passing traffic on both streets. The next three days we had showings and by the fourth day we had a solid offer. I was shocked when we got an email from Victoria of the deal, and it followed with Docs for review and signature. I was so taken by the swift action of the process and transaction that I was in shock! Sadly the emotional attachment and the things we were going through as a family caused us to reevaluate our situation and we decided not to sell. Vickie was very understanding of our situation and understood the emotions we were going through and feeling. She couldn't have handled things more professionally. In close of this review, I have to say that I would recommend Victoria Alexander and her VAG-1 in the sell of your home and when my family make that ultimate decision to do this process again, she will be the one to get our call. I…read morewanted to write this review on T&H Realty Services because they are deserving of the recognition. I am an out-of-state investor (I live in CA) but own property in Greenwood, IN that is managed by T&H. When my business partner and I purchased this property it was managed by a different PM who we stayed with upon acquisition. After about a year of terrible service, we decided to change PM companies. We landed with T&H. At the time of this review, we've been working with T&H approx 1.5 years. I typically handle more of the repair/maintenance issues with the property and my business partner usually handles more of the admin side of things. With a construction background, I stay connected to what R&M are being done at my properties. With that said, I've dealt with and have worked a lot with Tanya Carmen, one of T&H's PM's. Tanya is responsible for the move-out and on-boarding inspections and reports and I must say, she does an incredible job. She is very thorough and has great attention to detail. When my business partner and I purchased this property, unfortunately it wasn't very 'turn key' which has made Tanya's job much more involved getting things up to their standards. Tanya is very easy to work with, has prompt communication and just an overall great person! If you are looking for a professional PM company that cares about your property and their tenants, T&H is a sound choice. James

    Beware the falsely inflated review on this organization. Those good reviews are mostly from…read moreinvestor/owners, not from tenants. Had this landlord for 2 years. Just signed a new lease with them on a new property and immediately regret it. None of the maintenance was done in advance despite having made us wait extra time for them to complete it. The unit was filthy when we moved in. Mold, floors and walls caked in dirt, zero cleaning in the bathroom, grout and caulk missing, disgustingly dirty bathtub, splattered filth on walls of the basement as well as more mold. Broken items around the house, missing smoke alarms, no access to some areas like the garage. We had to rent costly cleaning equipment to scrape the filth off the place and had to pay laundromat costs because the washer that came with the place never worked and they took a month to fix it. We met the neighbors and apparently they experienced the exact same thing when they moved in a month earlier. They are also return tenants and regret it. This is apparently how they treat good tenants. It's no wonder no one stays with them. After all of this, they had the audacity to charge us an additional full months worth of 'service' fee for 2 days we had access in February when they did absolutely *nothing* during that time. When I pointed this out, they offered me a gift card to make up for all the costs and problems we had. What did they send? Some amazon cards. Are you serious? I had to pay hundreds of extra dollars because of the lack of maintenance and they give us some stupid website card? Just don't bother if you're going to send something worthless. That was really unprofessional and insulting. --------------------------------------- Our last rental from them ---------------------------------------- At the last place we rented from them, it was sold in the middle of our lease. We spent 8 months of the lease having our privacy constantly violated and disrupted by showings. We were harassed at all hours by the realtor by text. It was so bad we had to report him. Buyers showed up to view the home unannounced, constant illegal lack of notice for showings despite promising they would stop. Realtor was totally absent. Didn't even view the property until 3 months in. He never came to show the home, made us do his job, then tried to coerce us to lie about the property during those showings to mislead buyers about known damage. When we wouldn't, he complained to T&H and they retaliated against us by barring us from our rental during showings. This is normally illegal but there is no one to stop them. This used to be a decent company to rent from but they have gotten terrible. Correspondence is non-existent and they have to be dragged kicking and screaming to do maintenance. Renter beware!
