Kinda long, sorry! TLDR; I liked the apartment but I broke my lease early due to roaches. **** I lived at Shortridge Apartments off of N Meridian and 36th. I broke my lease. At first, I truly enjoyed my apartment. And honestly, I probably would have stayed longer had I not gotten roaches. I've never had them before so I didn't bring them with me. The office staff was great at coming out however, no matter how much they sprayed, it never got better. They kept telling me that I was the only person in the complex that was complaining about the issue. After they sprayed a few times and I kept seeing the bugs, I decided to try and treat on my own with a product called Diatomaceous Earth. I'll admit I was desperate to stop seeing the bugs and did put it down excessively all around the apartment. Sherri, the property manager, was not a fan of this. I told her multiple times I was doing this as a preventative measure. Finally they asked me to pick up all the powder, of which I did, all except under the stove and refrigerator, which are common places roaches stay and I told them this ahead of time. They came out and sprayed again but after, they said there was nothing else they could do because I was being "uncooperative" because I didn't want to pick up all of the powder. Sherri never really seemed to show empathy when it came to the bugs. She would skirt around the issues, never even acknowledging the fact that there was roaches. When I asked if I could move apartments, they treated it as if I wanted to leave just to have a new apartment or something, not bug issues. I would have had to sign a brand new lease (stuck with them for another year) pay a transfer fee, and another deposit. So, I can't say each apartment with Stallard is the same but this was my experience at Shortridge. I have been with the Ashbury apartments for less than a month. I am NOT happy with how I was treated by Mindy Stokes. She was very rude. Very unprofessional towards me. Not only did I have broken blinds at move in (which one of the maintenance guys claims weren't broken in before I moved. Yet I have a photo of move in day which clearly showed a broken blind). They also left their trash when fixing which is totally unacceptable. Recently I tried to open the screen door not only does it not work. But the screen is ripped. Which I have now made note of so you CANNOT charge me for a new screen. There's a clear smoke smell in the hallways. I have already notified the management I will not be resigning a lease. Due to YOUR failures to upkeep the building. ive been living at saxony ct apts for 25 yrs, you ask why? because its a beautiful place to live its quiet well maintained , brian the Maintenance man is the best you have a problem hes there to fix it, Nicole who oversees the property is fantastic, greg the owner keeps the rent very reasonable, being in downtown irvington its like your own little town you are within walking distance to the bus line, some of the best restaurants, parks, ect. Saxony gets the best people in to live here in 25 yrs i've only known of 1 problem that was taken care of right away so if you are looking for a place to call home you found the right place you won't regret it read more

I was a tenant at Saxony Ct for two years. I recently moved out, to be with family for a bit. I was a tenant Stallard for 7 years. Because Stallard is an awesome property management company. The apartments I've rented from them have been nice, utility expenses are reasonable, and rare maintenance issues are handled right away. Apt managers are professional and the maintenence man that has handled my issues is super cool and awesome. When rent rates skyrocketed after Covid, Stallard, unlike so many others, did not raise my rent rate by hundreds of dollars. Any large property management company will have some tenant complaints, but I personally don't have any. My Saxony Court neighbors were polite and the property was peaceful. A special note that Stallard returned my security deposit without any weird charges. Thank you, Stallard. read more

My sink has been removed in bathroom for over a week..wall ripped out..maintenance guy walks in with muddy feet everytime. Not a care in the world. I have been a tenant since July of 2022. I not only love my apartment, but Stallard seems to find great tenants (so I have great neighbors). Maintenance and cleaning crew seem to stay on top of everything (especially checking / changing HVAC filters twice a year). In comparison with other management companies, they are very fair about rent increases (and I think that this apartment is a great value). I would be really happy to stay here indefinitely and I try to be an ideal renter & neighbor. read more

First of all we had a different hiring manager when we were moving in so nothing was communicated to with the person that moved us out. Things were broken painted over and nothing was fixed then we got charged for them! Also, if you have any questions about your deposit or wrapping things up they won't return your calls! Very good! Maintenance is on it as best as can be for a complex built in the 50's. My apartment is beautiful and safe. I've been there a year and a half as a single lady with nooooo shady stuff!!! We have visually disabled neighbors and a diverse group. If anything goes wrong, it is attended to. the light is pink in the evenings in a terrific way. I love y hardwood floors. Having said that, climate control is just part of the game. I bought both AC units and Heat units. But I'm paying for location and privacy, so it's a small inconvenience!!! maintenance is swift and friendly. Staff is understanding but firm. The place is safe and clean. Love it! Within a week of moving in my sinks would overflow with human waste and take several days for the kitchen sink to drain all the way. The outlets in the apartment only (4 of them) are lose and falling out of the walls. The paint on the walls and doors are so think that paint layers peel off and the doors must be kicked open because they glue themselves shut. Maintenance and landlord are yet to fix a single problem. just today the hallway was covered in smoke and shattered glass was covering the hallway. the washers and dryers they provide at cost have destroyed several hundred dollars worth of clothing because bad smelling water or ink was in them. read more

Please Read: Overcharged & Utterly Disrespected 2 year tenant! I rented from Stallard and Associates for 2 years. I was charged for damages that did not exist or already existed at time of move in. I paid a $570 deposit at the time of move in and now they are saying only paid $375 and then they proceeded to charge me an additional $59 when they owe me money! The deposit accounting letter they sent me used demeaning and inaccurate information. In the ONLY letter they sent me they threatened to garnish my wages if I didn't pay the $59 dollars they say I owe them (which I dont). THE WORST PART IS THEY DATED THE LETTER FOR FEB 5 AND SAID I HAD 14 DAYS TO PAY OR THEY WOULD SEND ME TO COLLECTIONS!!! AND I GOT THE LETTER ON FEB 19TH. They gave me 14 days to pay but didn't tell me until the 15th day. I'm not a lawyer, although my grandfather is one and I'm pretty sure that's not legal. Time is of the essence! I was also in a situation where I had to move out early... so not only did they STEAL MY DEPOSIT, they got me for 3 additional months of rent. In general this office is poorly managed. In the last 6 months of me living there they went through 4 new managers. Thats a new property manager every 45 days. I was a property manager for 3 years and if I started a job in this office I would have had to completely redesign they way these people do business. No Good. Do yourself a favor and pay a little more up front somewhere other than a Stallard Property and save yourself from being robbed and disrespected. read more

Me and my wife have rented from Stallard for 4.5 years. Our apartment manager was Patrick Malone. The apartments are old but well maintained. Maintenance issues are always taken care withing 24 hours. The property is safe and people are very decent. Patrick was very helpful all the way from move in till move out. He always addressed our issues promptly and courteously. The rent is very cost efficient and so are the monthly bills. I would rate Stallard properties 9/10 and Patrick as a manager 10/10. DO NOT RENT HERE FIND SOMEWHERE BETTER changed their renters insurance requirements SIX MONTHS AGO and decided to email me about it TWO DAYS BEFORE IT NEEDED TO BE RESOLVED AND MY INSURANCE IS LISTED IN THE PORTAL. You will never know who your property manager actually is because they all quit and you have a new one about every month. Also, doesn't matter if your lease ends on a certain day and you're not renewing because if you don't let them know SIXTY DAYS (who tf knows what they're doing/where they'll be living) sixty days before their lease ends? You'll have to pay for rent even after your lease ends if you don't let them know sixty days prior. This is a last resort residence. Either spend the extra hundred or look somewhere else. read more

Whatever you do, DO NOT rent from Stallard and Associates. You get what you pay for- they do not plow the snow. (Last winter there were a few times where I couldn't get out of the parking lot for about 2 hours because the snow was too much. Which made me extremely late to work for 2 days) Their AC units break constantly, the buildings are really old so you will hear about everything from your neighbors, and management will not care about your situation if you're in a struggle- they will try to suck any money out of you. And addition to all that, the apartments are also filled with shady people, the floors are extremely squeaky, maintenence seem to take their time to fix certain thing, the apartments have poor management. Don't expect this company to have your back ever, expect them to stab it. I'm currently renting a property in Dawson village one of Stallard & Associates south side properties in Indianapolis and someone attempted to force their way into my apartment with a Glock 45 in my face. I blocked their entry and forced them back outside but they attempted and almost succeeded in trying to kick down the door in addition to that there was a dent in the drywall where my butt bounced off the wall the first time he kicked the door. Long story short I managed to live through the ordeal the police report is filed and Stallard & Associates is charging me $110 in damages to their property and even though the damage was done by someone else and it is their property they're claiming they are a 3rd party with no liability and it's all on me. I tried to challenge that. I sent it to a lawyer, His notes are attached below but essentially Stallard & Associates has managed to legally make you 100% liable for but not limited to any theft, vandalism, sexual assault, Casualty... That takes place in their property so if you or your love ones get raped or murdered don't expect any help from them. read more

However, they have a strange policy regarding renters insurance where not only they require a policy which is reasonable - they make it so only their preferred providers are acceptable. Sold my house and moved in just over two years ago. So far, so good! From day one, they have always been responsive with maintenance requests (I've had three in two years, nothing major), Went from a 2 bedroom to a 1 bedroom down the hall, same building, same floor and it was relatively easy! With the buildings being old, they are always working on preventive maintenance and are always well maintained. the plus of an old building; I don't hear my neighbors :) A nice mix of neighbors makes it a great place to live! I signed up to this just to review this joke, the apartments themselves are spacious and cheap, my wife was living here while I was in Australia. The office for East side is horrible, poor attitude and customer service makes it a torture just to try and communicate with them, they have trouble keeping property managers as we have had atleast 4 in a 12 month period, they fail to notify you accordingly. Then there's Michelle, the property manager who doesn't believe the 'hype' of covid, who made getting simple answers worse than pulling teeth. My boyfriend and I started to look for a bigger place in May of this year.The house we stay in now( Stallard & Associates Property) was one of the first ones I looked at. My boyfriend didn't even go with me but i knew this was the one. Our lease was not up until July but my mind was made up.The rent is about 175.00 more then the old apartment but for that we've got an extra bedroom all appliances and a full basement with a washer/dryer hook up.No more going to the laundry mat!! Yay! Also they have their own maintenance men and they cut the grass every Monday. We have the joys of a house without most of the head ache. The area is also nice. In the Indianola Apartments we have a park within walking distance and we are 5 mins from Broad Ripple. So it caters to you whether you have kids or it's just you and you mate. I would suggest this as an option for anyone I know getting ready to move. read more

I have lived in the same apartment with Stallard for three and a half years and am very happy with the apartment and Stallard's management. I have friends who have lower quality apartments and pay much more. The apartment offers cinderblock walls that block noise from neighbors and hard wood floors which give the apartment character . Not to mention the gorgeous banister to the upstairs! My master bedroom has TWO very spacious closets, and the room itself is very large. A few of the roommates I have had over the years worry about the area (I live at 35th and Penn), but the community offers gated parking, and for over a year, I parked on the street and never encountered any problems. I have heard of people having issues with Stallard's management, which is something that I haven't experienced. The maintenance staff is always on top of things as well. Last winter, I returned home from vacation, and my heat was not working. I called the emergency maintenance number, and someone fixed the heater that night. Likewise the toilet overflowed while I was away a few weeks ago and leaked from the top floor to the basement, and maintenance was there to fix the issue immediately. Patrick manages the property that I live at, as well as a few others, and he has been the best manager that I've experienced so far with Stallard; he always promptly answers my calls. My boyfriend is moving to a Stallard property this month, and Patrick has been particularly awesome working with him due to my boyfriend's unique situation. All in all, if you're looking for a solid apartment and not looking to pay the ridiculous prices of downtown apartments, I would recommend Stallard. read more

I recently moved into the St. Agnes Apartments and I really love it. It's in a great location, 20-30 minute walk to most things downtown (5 minutes drive).The area feels safe, and is located across the street from a beautiful Cathedral. Patrick is very responsive and pleasant to deal with. The building has a lot of history (it used to be a girl's catholic schoolhouse) and I adore the charm of the building and my floor plan. My property manager was a petty bitter man and would try to make up things once I said I was moving out due to black mold. The maintenance man was smoking cigs in. My apartment. I've been living at the brightmore building on meridian since December. I love the actual apartment, the old buildings are beautiful and well maintained. Rent is reasonable. The gentleman that showed me the apartment was very friendly and I have no complaints as far as the actual apartment itself. My issues begin with the parking lot, which you pay for monthly. The lot is extremely tight, with a small turn around at the end of a narrow line between parked cars and the building. Maintenance actually parks in the turn around for some reason, when they are at the building doing something- which I found out because an apparent maintenance man bit my head off yesterday when I inquired about him moving his vehicle since it makes so difficult to get out of the lot. You can not drive a nice car up if you park in here, it's very rough on my car and it's already acquiring dings and damage from people's car doors and such tight corridors. My next, and biggest problem with this company is best explained by a story. I was running between my apartment and the basement to do laundry. I have a young dog who has severe separation anxiety, whenever I leave the apartment she cries and jumps at the door until I return. So I ran as quickly as I could to to throw in this laundry and when I return my apartment door is locked. SOMEHOW, my dog had moved the dead bolt just enough to lock the door. So there I am, standing outside my apartment door like an idiot with this laundry detergent. SO, I call Patrick my property manager, he didn't answer. So I googled the stallard company phone number and call them. The man that answered was apathetic and lacked all humanity. I don't say that lightly. The situation was kind of humorous really, I mean my dog locked me out of my apartment. This man had no sense of humor and less empathy, he treated me like an inconvenience, almost questioning me like he was wondering why I'm calling him. He put me on hold to call emergency Maintenance, switched back over and said no they couldn't come. He didn't know what I wanted him to do. Apparently the office is a little over a mile away, he told me if I get there before 5:30 he can make me a key. It was 5:18. I said, sir, my car keys are locked in my apartment I can't get there. He just kept repeating that's all I can do. Can you prove that you actually live there? Well that's all I can do. Look, I understand if thats REALLY al he could do, whatever, I had to call a locksmith, whatever. My problem is with the way he treated me. It left me so disheartened . That conversation was exhausting, reminding me the world is a cold heartless place sometimes. I was having a terrible day, and From one human being to another, have some HEART dude. Some humanity, anything. I get it, you want to get out of work on time. He kept telling me, he was leaving right at 5:30 so if I can somehow get there before than but he's leaving RIGHT at 5:30. YOU had a chance to make another persons day not so awful and instead you treated me like garbage, not like the literal paying customer that I am. Because of that, I'm not sure I can support this company anymore. read more

I have lived at the Biltmore for multiple years and could not be happier with the apartment. The architecture of the building is truly amazing and you can tell it has been well maintained over the years. The apartments sizes are generous given the rent I am currently paying and compared to other apartments I have looked at. Maintenance is pretty good to respond to my requests. The only issue I have is the parking lot can be tight when it is full. I have referred two of my friends to the building and they both feel the same way. read more

Ask your lawyer to explain to you the differences and how having a lawyer helps you since Stallard insists that tenants (under duress of having their rent raised $50) "just sign it. I've now lived here for over a year, and I love this place. The old building has so much charm, and I never have any issues that you normally have in them. Heat, water, electricity and Internet are all solid. I get compliments on my place all the time. High ceilings with six foot windows, and original flooring! Everything has been upkept so well. The new manager, Kate, has been spectacular and super responsive. She's helped me out of more than one bind, and I really don't see myself moving out any time soon. It's a great deal with private gated parking, an open pet policy, and it's a quiet (never hear neighbors), easy building. Since Kate has come in, the washers and dryers were all repaired and things have gone smoother in general. Love it here! read more

Do not stay at any property that is managed by this group. They do not take care of their tenants requests. They will try seducing you while getting you in a contract and then they will treat you like sh*t. They will do everything in their power to squeeze out every pennies that you are legally bound to do -No Exceptions! They will find hidden charges and then add them up and you'll have to pay a penalty on top of it. They are the worst kind of people I've ever had to deal with. read more

You pay for what you get. I've lived at the Biltmore for a long time and it's been enjoyable. They promptly respond to maintenance requests (fixed my sink within 12 hours, fixed the breaker on the electricity in 2 hours, fixed miniblinds/windows in 3 days). Neighbors are nice and keep to themselves. The only thing is that in our building, packages don't get delivered (whether it's USPS, UPS) you have to pick them up which can be a pain. The bathroom is small, and the kitchen sink doesn't have a garbage disposal. All else is well-kept up, clean, and comfortable. I love it here: close to downtown, quiet, city-like. Neighborhood is more urban, but I have never felt unsafe. read more

It's been 4 years since I lived at the St. Agnus apts (loved living there btw!) and somehow a Christmas order I placed got shipped to my old address this year. After all this time, the property manager, Rick, remembered me, searched for and found my packages, and even emailed me to tell me he had them and waited for me to pick them up. When you do finally get a maintenance crew out to fix an issue ... they use some packing tape, a couple squirts of the cheapest Elmer's glue possible and a healthy sprinkle of half-hearted unicorn wishes. PLUS, the best part -- if you pay on time, keep your apartment clean and return it in good condition (as stated in the lease) when you move out you'll get a hefty bill (past the deposit you put down) for the fixes they refused to do while you were living there. In love with my apartment there is a lot of light coming in. whenever I have an issue they come day of or next day early morning. Walls are very thick so I pretty much never hear my neighbors. Everyone in the building I've met so far are very nice and welcoming, if I don't live in this apartment again I definitely will stick with Stallard, I have recommended so many people to live here and already two moved in! Beware of this management company when you try to get back your security deposit back. We cleaned the apartment and they came back with some pretty petty photos of spots on the wall and other items that were there when we rented the place. Amazingly enough they came up with $380 in repairs/cleaning charges that was $5 over our security deposit. I called them but they stated that the final bill is not negotiable and would not work with me. There were a couple of areas that I agreed with and would have been happy to pay for but not $380 worth!!! FRUSTRATED!! read more
