    After reading reviews - definitely unfair and deceptive policies and practices being applied at this company.

    Applied to one of their homes - submitted all required documentation. Make well over the monthly amount specified in their qualifications. Been in previous home 6 years - was ready to move. Credit not bad and no debt. Got denied. Unfair and definitely deceptive policies and practices.

    DONT WASTE YOUR TIME. Charges $65 for "application" and then outright refuse to talk to whomever is applying unless, of course you're approved. I went ahead and applied because I am looking for a place within the next 30 days and they didn't respond to a single phone call. They have no email address and the number that texts you is purely meant for sending messages not receiving them. Therefore, there is no way to rectify an application they say needs better supporting documentation. They took $65 and then gave no communication for me to fix whatever was apparently wrong with my application or the documentation I presented them. I got a text for days in a row saying I needed to submit the same paperwork over and over but there was no way for me to talk to anybody to specify what needed to be fixed or what was wrong with any of the paperwork I submitted. Probably a scam - Don't waste your money because even if it's not a scam, they definitely scammed me out of my money.

    Alpine Management is next door to the leasing office. Alpine Leasing stays open until 6pm but Alpine Management closes at 5pm just fyi

    They don't talk to you over the phone only text and then it's months before they get back to you.

    DO NOT RENT FROM THEM !! Bad customer service.. Got approved at 1pm came to sign lease at 4:30pm when I got off house was already rented

    Pay $45 application fee and get ghosted. Their website claims you'll be assigned a realtor. I guess i got Casper. Its been over a month.

I…read morewanted to write this review on T&H Realty Services because they are deserving of the recognition. I am an out-of-state investor (I live in CA) but own property in Greenwood, IN that is managed by T&H. When my business partner and I purchased this property it was managed by a different PM who we stayed with upon acquisition. After about a year of terrible service, we decided to change PM companies. We landed with T&H. At the time of this review, we've been working with T&H approx 1.5 years. I typically handle more of the repair/maintenance issues with the property and my business partner usually handles more of the admin side of things. With a construction background, I stay connected to what R&M are being done at my properties. With that said, I've dealt with and have worked a lot with Tanya Carmen, one of T&H's PM's. Tanya is responsible for the move-out and on-boarding inspections and reports and I must say, she does an incredible job. She is very thorough and has great attention to detail. When my business partner and I purchased this property, unfortunately it wasn't very 'turn key' which has made Tanya's job much more involved getting things up to their standards. Tanya is very easy to work with, has prompt communication and just an overall great person! If you are looking for a professional PM company that cares about your property and their tenants, T&H is a sound choice. James

    Beware the falsely inflated review on this organization. Those good reviews are mostly from…read moreinvestor/owners, not from tenants. Had this landlord for 2 years. Just signed a new lease with them on a new property and immediately regret it. None of the maintenance was done in advance despite having made us wait extra time for them to complete it. The unit was filthy when we moved in. Mold, floors and walls caked in dirt, zero cleaning in the bathroom, grout and caulk missing, disgustingly dirty bathtub, splattered filth on walls of the basement as well as more mold. Broken items around the house, missing smoke alarms, no access to some areas like the garage. We had to rent costly cleaning equipment to scrape the filth off the place and had to pay laundromat costs because the washer that came with the place never worked and they took a month to fix it. We met the neighbors and apparently they experienced the exact same thing when they moved in a month earlier. They are also return tenants and regret it. This is apparently how they treat good tenants. It's no wonder no one stays with them. After all of this, they had the audacity to charge us an additional full months worth of 'service' fee for 2 days we had access in February when they did absolutely *nothing* during that time. When I pointed this out, they offered me a gift card to make up for all the costs and problems we had. What did they send? Some amazon cards. Are you serious? I had to pay hundreds of extra dollars because of the lack of maintenance and they give us some stupid website card? Just don't bother if you're going to send something worthless. That was really unprofessional and insulting. --------------------------------------- Our last rental from them ---------------------------------------- At the last place we rented from them, it was sold in the middle of our lease. We spent 8 months of the lease having our privacy constantly violated and disrupted by showings. We were harassed at all hours by the realtor by text. It was so bad we had to report him. Buyers showed up to view the home unannounced, constant illegal lack of notice for showings despite promising they would stop. Realtor was totally absent. Didn't even view the property until 3 months in. He never came to show the home, made us do his job, then tried to coerce us to lie about the property during those showings to mislead buyers about known damage. When we wouldn't, he complained to T&H and they retaliated against us by barring us from our rental during showings. This is normally illegal but there is no one to stop them. This used to be a decent company to rent from but they have gotten terrible. Correspondence is non-existent and they have to be dragged kicking and screaming to do maintenance. Renter beware!

I lived at the Llanhurst Apartments and in the year I lived there the owners had changed management companies 3 times. In August my car was vandalized (a brick thrown at my windshield and it was egged). I did not get it back for 2 1/2 months and the second management company was extremely understanding that it would heavily affect my income on top of having extreme mental and physical health issues. The building is heavily infested with roaches and thankfully Kline Properties had exterminators come out but around the time City Place was taking over it was due for another round, which they never did so the bugs got very bad. During the process of City Place taking over management the entire building did not have heat for over a week at the end of January, which was coldest month of 2026. I received one 300 sq portable radiator for my 2 bedroom 1,200 sq apartment, which is not adequate as temporary heating. I was unable to stay in my apartment and had to stay at a friends house because of it. City Place officially took over February 1st and because of the heating issue with no communication besides a paper taped downstairs well over 5 days of having no heat, I put in my 30 day notice on February 6th. They wrongly filed an eviction on me on February 19th AFTER I put my notice in and requested a payment plan. I called them, was told to send my payment plan over (even though I had already emailed them asking to set one up and never got a response?) and it would be forwarded to the owners for approval. I heard NOTHING back. I was charged $500 for legal fees, ALL of March's rent, utilities, pet fees, and etc. although they changed the locks on March 10th. It is an absolute shame the way I was treated as a young adult already struggling with financial and extreme physical health issues, and I wouldn't doubt they've done this to people in far worse situations than I am. Kline Properties were extremely respectful, kind, understanding and communicated to the building better than City Place did while they were taking over management. Please stop treating tenants like they are a paycheck. They are human beings just like you deserving of respect!!!!! I'm sure they will comment about how I still have a balance but because of above said circumstances I'm sure that would be obviously understandable to most.

I paid a professional 500.00 to clean out the house because the reviews I read said that they will find something to charge you for and try to sue you. They still charged me 370.00. They make it so tedious to dispute the charges so that its easier to just pay them. They charge to come out to fix the garbage disposal, they charge to unclog the drain, and it waz never totally fixed because it continued to drain slow. We continue to contact them about problems and they drag them out. So when we moved out it was still draining slow and they are charging us for a problem they previously charged for, but nevet fixed. They are charging us for window screens that were NEVER installed, they are charging us for a porch light that nevet worked. I do not recommend any rent from these people especially if you are living paycheck to paycheck. I cosigned for my daughter and I feel like if I wasn't there to help guide her they would have charged her for much much more. The last problem i will speak about out of MANY is the air filter. They gave us the wrong size and when there was a problem they tried to say we put it in wrong. I had my daughter video tape the maintenance man while he was replacing it,he said in video that THEY had put the wrong size, and they still tried to charge us. This is the most expensive place she has ever lived because of all the extra charges. DO NOT PUT YOURSELVES THROUGH THIS NIGHTMARE

I have friends who have lower quality apartments and pay much more. The apartment offers cinderblock walls that block noise from neighbors and hard wood floors which give the apartment character . Not to mention the gorgeous banister to the upstairs! My master bedroom has TWO very spacious closets, and the room itself is very large. A few of the roommates I have had over the years worry about the area (I live at 35th and Penn), but the community offers gated parking, and for over a year, I parked on the street and never encountered any problems. I have heard of people having issues with Stallard's management, which is something that I haven't experienced. The maintenance staff is always on top of things as well. Last winter, I returned home from vacation, and my heat was not working. I called the emergency maintenance number, and someone fixed the heater that night. Likewise the toilet overflowed while I was away a few weeks ago and leaked from the top floor to the basement, and maintenance was there to fix the issue immediately. Patrick manages the property that I live at, as well as a few others, and he has been the best manager that I've experienced so far with Stallard; he always promptly answers my calls. My boyfriend is moving to a Stallard property this month, and Patrick has been particularly awesome working with him due to my boyfriend's unique situation. All in all, if you're looking for a solid apartment and not looking to pay the ridiculous prices of downtown apartments, I would recommend Stallard.

Not only did I have broken blinds at move in (which one of the maintenance guys claims weren't broken in before I moved. Yet I have a photo of move in day which clearly showed a broken blind). They also left their trash when fixing which is totally unacceptable. Recently I tried to open the screen door not only does it not work. But the screen is ripped. Which I have now made note of so you CANNOT charge me for a new screen. There's a clear smoke smell in the hallways. I have already notified the management I will not be resigning a lease. Due to YOUR failures to upkeep the building. Items that were broken at move in that you will it be NOT be able to charge me for my deposit or anything extra since looking at the other reviews on google you like to charge renters way more when they move out. * Screen door (ripped) * blinds * Dirty walls in bedroom and bathroom
