During a weekend visit, Jennie essentially became my personal guide to the Carmel and Fishers area, taking the time to tour homes, walk me through different neighborhoods, and help us weigh our options. She truly listened to our criteria and went above and beyond to find options that fit our unique situation. With Jennie's help, we found the perfect homes for both our family and our family member. She supported us throughout the entire process, from virtual open houses to navigating escrow, and even continued to be a resource afterward, connecting us with contractors, plumbers, and painters as we settled in. There's no option to split rent when paying online which forces tenants to figure out how to pay each other back and puts the tenants on the line for collecting rent from their roommates. Also, the site is very bare bones and they don't have any contact information for the company. Any company that doesn't provide that kind of information doesn't want feedback and only cares about their own bottom line. Since they've taken over management, it's become clear that they could care less about their tenants, they've made this painfully obvious both online as well as in person when speaking to the apartment managers. We won't be renewing our lease.

That took way longer than it should, Pecor's website is a joke. Especially in the 21st century and in Carmel -give me a break, I am in Indianapolis. Her property manager made a mistake in giving my mom guidance on her rent and she's had a $30 credit which they would not reimburse - said they couldn't write a check??? We used that with a partial payment for July only now the website shows that has not been credited. Again, you can't speak to a human at either the complex or this Pedcor. Both are useless and obviously don't care to provide customer service. Beware everyone-this company will not help you out!

I…read morewanted to write this review on T&H Realty Services because they are deserving of the recognition. I am an out-of-state investor (I live in CA) but own property in Greenwood, IN that is managed by T&H. When my business partner and I purchased this property it was managed by a different PM who we stayed with upon acquisition. After about a year of terrible service, we decided to change PM companies. We landed with T&H. At the time of this review, we've been working with T&H approx 1.5 years. I typically handle more of the repair/maintenance issues with the property and my business partner usually handles more of the admin side of things. With a construction background, I stay connected to what R&M are being done at my properties. With that said, I've dealt with and have worked a lot with Tanya Carmen, one of T&H's PM's. Tanya is responsible for the move-out and on-boarding inspections and reports and I must say, she does an incredible job. She is very thorough and has great attention to detail. When my business partner and I purchased this property, unfortunately it wasn't very 'turn key' which has made Tanya's job much more involved getting things up to their standards. Tanya is very easy to work with, has prompt communication and just an overall great person! If you are looking for a professional PM company that cares about your property and their tenants, T&H is a sound choice. James

    Beware the falsely inflated review on this organization. Those good reviews are mostly from…read moreinvestor/owners, not from tenants. Had this landlord for 2 years. Just signed a new lease with them on a new property and immediately regret it. None of the maintenance was done in advance despite having made us wait extra time for them to complete it. The unit was filthy when we moved in. Mold, floors and walls caked in dirt, zero cleaning in the bathroom, grout and caulk missing, disgustingly dirty bathtub, splattered filth on walls of the basement as well as more mold. Broken items around the house, missing smoke alarms, no access to some areas like the garage. We had to rent costly cleaning equipment to scrape the filth off the place and had to pay laundromat costs because the washer that came with the place never worked and they took a month to fix it. We met the neighbors and apparently they experienced the exact same thing when they moved in a month earlier. They are also return tenants and regret it. This is apparently how they treat good tenants. It's no wonder no one stays with them. After all of this, they had the audacity to charge us an additional full months worth of 'service' fee for 2 days we had access in February when they did absolutely *nothing* during that time. When I pointed this out, they offered me a gift card to make up for all the costs and problems we had. What did they send? Some amazon cards. Are you serious? I had to pay hundreds of extra dollars because of the lack of maintenance and they give us some stupid website card? Just don't bother if you're going to send something worthless. That was really unprofessional and insulting. --------------------------------------- Our last rental from them ---------------------------------------- At the last place we rented from them, it was sold in the middle of our lease. We spent 8 months of the lease having our privacy constantly violated and disrupted by showings. We were harassed at all hours by the realtor by text. It was so bad we had to report him. Buyers showed up to view the home unannounced, constant illegal lack of notice for showings despite promising they would stop. Realtor was totally absent. Didn't even view the property until 3 months in. He never came to show the home, made us do his job, then tried to coerce us to lie about the property during those showings to mislead buyers about known damage. When we wouldn't, he complained to T&H and they retaliated against us by barring us from our rental during showings. This is normally illegal but there is no one to stop them. This used to be a decent company to rent from but they have gotten terrible. Correspondence is non-existent and they have to be dragged kicking and screaming to do maintenance. Renter beware!

    Do NOT rent from EMS HOMES if you ever want to see your security deposit again…read more I (& family) was a tenant for 7 years and paid rent on time, often early, every single month without fail. I vacated my rental nearly a year ago, left the property empty and in fair condition, and I have yet to receive my $1,100 deposit back, nor have I received an itemized statement explaining any deductions. Indiana state law (IC 32-31-3-12) is clear: landlords have 45 days to either return the deposit or provide a written, itemized list of deductions. EMS HOMES has done neither, nearly 12 months later. Seven years of loyalty and on-time payments, and this is how they treat a long-term tenant. This isn't a misunderstanding, it's a failure to comply with state law. Future tenants deserve to know that this company cannot be trusted to handle your money honestly or legally. I would give zero stars if I could.

    Bottom line, find another company…read more After several years of having these people manage my Single Family Rental property in Indianapolis, the tenant decided to move on. What occurred afterwards was a study in complete ineptitude on their part. After many, many phone calls to them, they continually failed to respond to my requests for information and status updates on my property. As a landlord, naturally my concern was to have the property turned around for a new renter. When two months had elapsed with absolutely no initiative on their part, I engaged a local realtor who actually visited the property and documented the condition. I've attached one of the videos below. Needless to state that what he documented was extremely distressing. Judge for yourself. All of the problems with the exit of the tenant could and should have been handled promptly upon their exit, but, as I mentioned, at least two months went by with zero response from the property manager. Possibly, they might have had a better response if I had more than one property under management. I wouldn't give them that opportunity. Clearly, their best interests and mine were not in alignment.

    Never have I felt so much hate personally from any company. I tried for the first year to be…read morecongenial and accomodating with nothing to show for it except worstening health, mold, water, sewer problems and violence in unit above me despite 2 Dr. and 2 Attorney letters stating I needed to be moved asap, even in court their own attorney told a judge they were working on it again in Feb 2023 but it wasn't until Dec 2024 I finally got out of the 7811 preston pointe Dr unit. It was living in a war zone, biologically and mentally. No one stayed long enough to help, those few on site staff that weren't just looking for a paycheck and we're truly kind were fired quickly. Upper management makes themselves unavailable on purpose. If you are consistent in attempting resolution and do not give up or move out as they tell you you're free to do with a charge of course, you could end up as I did and be banned from even entering the office, have your support system banned from property, be warned who you can and can't speak to with other residents, or have your lease shorted after you were transferred while paying all new application fees. You also might get a annual renewal notice for the following year only to be told they are not renewing or like me they might change your lease and expect you to just be fine with the new pages significantly changing the terms (6 month term on a different unit 1 1/2 years after initial requests because of mold, failure to repair, claiming repairs in system when never in unit to make maintenance look timely but also have code repair refusals even with extra time the second year taking them back before judge. Kelly J has the nerve to say I forged my lease but I was signing there with her chosen staff, she came all the way from Indy to place a non compliance note on my door, something that is not done, being banned from office, how was I supposed to go sign a new lease in the place that banned me???!!!!! They didn't want me to come in and sign, period. By going down when she came to my door, I ended up waiting 30+ minutes as the lease was not ready. Another hint they didn't expect me to come in and sign and didn't want me to. After I helped her staff find errors with staff no longer working on site but names as singing agent I requested she sign as herself before I would complete lease on 4/5 different pages. They knew FWHA takes nothing less than a one year lease, and this I had to pay reapplication fees for a new unit like I was waking in off street. Had to have another background check, etc but her manager was tricky and wrote it for 6mth term on front page. FWHA requires one year terms and this is known, my case manager told them to fix and return for months and they refused. I went over ready of lease slowly knowing we were going to have issues and I wrote the year in on two pet provision pages for what would have been the correct length and it raised her ire. Rather than accept I had to have a full years lease they stopped accepting my money through the app, the only way to pay. They demanded I pay full market rate or be evicted, full stop. Regardless of retaliation, harassment, disability, family status, cptsd, ongoing new auto immune disorder causal to long term mold exposure, and threw other bodily injury events on broken property with requests to compensate medical and emotional wellbeing after. They all for your records and then ghost you. There is so much more to the story than this, just run. The one good review above is a retired maitenance man who was corporate and refused to help me after personal email also. Thank God I document everything! I will have my day in court.
