During a weekend visit, Jennie essentially became my personal guide to the Carmel and Fishers area, taking the time to tour homes, walk me through different neighborhoods, and help us weigh our options. She truly listened to our criteria and went above and beyond to find options that fit our unique situation. With Jennie's help, we found the perfect homes for both our family and our family member. I…read morewanted to write this review on T&H Realty Services because they are deserving of the recognition. I am an out-of-state investor (I live in CA) but own property in Greenwood, IN that is managed by T&H. When my business partner and I purchased this property it was managed by a different PM who we stayed with upon acquisition. After about a year of terrible service, we decided to change PM companies. We landed with T&H. At the time of this review, we've been working with T&H approx 1.5 years. I typically handle more of the repair/maintenance issues with the property and my business partner usually handles more of the admin side of things. With a construction background, I stay connected to what R&M are being done at my properties. With that said, I've dealt with and have worked a lot with Tanya Carmen, one of T&H's PM's. Tanya is responsible for the move-out and on-boarding inspections and reports and I must say, she does an incredible job. She is very thorough and has great attention to detail. When my business partner and I purchased this property, unfortunately it wasn't very 'turn key' which has made Tanya's job much more involved getting things up to their standards. Tanya is very easy to work with, has prompt communication and just an overall great person! If you are looking for a professional PM company that cares about your property and their tenants, T&H is a sound choice. James

I lived at the Llanhurst Apartments and in the year I lived there the owners had changed management companies 3 times. In August my car was vandalized (a brick thrown at my windshield and it was egged). I did not get it back for 2 1/2 months and the second management company was extremely understanding that it would heavily affect my income on top of having extreme mental and physical health issues. The building is heavily infested with roaches and thankfully Kline Properties had exterminators come out but around the time City Place was taking over it was due for another round, which they never did so the bugs got very bad. During the process of City Place taking over management the entire building did not have heat for over a week at the end of January, which was coldest month of 2026. I received one 300 sq portable radiator for my 2 bedroom 1,200 sq apartment, which is not adequate as temporary heating. I was unable to stay in my apartment and had to stay at a friends house because of it. City Place officially took over February 1st and because of the heating issue with no communication besides a paper taped downstairs well over 5 days of having no heat, I put in my 30 day notice on February 6th. They wrongly filed an eviction on me on February 19th AFTER I put my notice in and requested a payment plan. I called them, was told to send my payment plan over (even though I had already emailed them asking to set one up and never got a response?) and it would be forwarded to the owners for approval. I heard NOTHING back. I was charged $500 for legal fees, ALL of March's rent, utilities, pet fees, and etc. although they changed the locks on March 10th. It is an absolute shame the way I was treated as a young adult already struggling with financial and extreme physical health issues, and I wouldn't doubt they've done this to people in far worse situations than I am. Kline Properties were extremely respectful, kind, understanding and communicated to the building better than City Place did while they were taking over management. Please stop treating tenants like they are a paycheck. They are human beings just like you deserving of respect!!!!! I'm sure they will comment about how I still have a balance but because of above said circumstances I'm sure that would be obviously understandable to most.

    Tom Galovic is the absolute best in the business. My husband and I were initially looking to lease,…read morebut ended up shopping the Indy market to own in the downtown area. Tom was flexible and worked hard to accommodate our ever-changing plans. We were in Texas the majority of the time, but he always kept us updated and on track. When we came to Indy, we had only 5 days from the time we found the home we wanted to put an offer in for to the time we were flying back to Texas, and Tom was able to start the negotiating process as well as set up a home inspection before we left. He and his team worked around our tight schedule, always making sure someone was available to show us properties or be there with us for the home inspection. He was constantly in contact with our lenders and with us, making sure that our loan was going through smoothly. When we found out Wells Fargo couldn't do the loan 1 week before we were scheduled to close, (loooooonnnng story, nothing to do with Tom of Indy Plus Realty Group or even WF, really just the huge careless mistake of one particular loan officer), Tom tried his hardest to accommodate us as we had already scheduled movers, trucks, etc. in order to drive up from Texas and move in on the original date. He went so far as to try to bargain with the sellers for us to move in prior to the closing date and even offered to pay for storage for our stuff if it didn't work out. He was always easy to reach, prompt at returning phone calls, emails or texts. He fought for us even at closing, making sure every one of our concerns was addressed by the sellers. Tom is incredibly knowledgeable about the Indy area, particularly with the downtown area. He has lots of experience with working with IU physicians and employees. Indy Plus Realty Group has a great program for first time physician home owners where they give you back a percentage of their realtor fees. He has great working relationships with lenders, home inspectors, etc. and the people he recommended were all really wonderful as well. Tom and his team are the kind of people that you want to work with; they're professional, honest and diligent. You will not regret working with this group. They are, hands-down, the best.

    CMS support for association issues is very much non existent for their Steeplechase community…read more Barrie has been contacted, along with owner Lesley, on issues of maintenance of trees interfering with sidewalk usage and storing of trash and recycle container outside of residences. Barrie and I have had one-on-one discussion where these items have been directly identified. She stated they would be addresses. I followed up with request for status of these issues, their reply was the do not feel required to identify this information. 3 months later, there has been no corrective action, I assume that there was no action taken on their part. These issues have been the subject of discussion for 2 years with no results. Not sure what your association is looking for, but if for anything other than paying bills, look elsewhere.

On the HUD closing statement there was a line item where the HOA gets a year of dues (no biggie). There was also a CMS "account set-up fee" to CMS directly (ok, I should've seen this nonsense). There was also a "transfer fee" to CMS directly (I also should have seen this). Basically at purchase of rental, I prepaid a year of HOA and promptly forgot about the HOA. Post close, I didn't receive any welcome letter or invitation to setup auto pay. Then about 4 weeks ago I received a letter saying we were 5 months behind on HOA fees and that we're being charged penalties monthly (annoying but ok). I go on vacation for 3 weeks and get back to find a "we're going to file a lien on your property if you don't get current" letter from CMS. Of course, I write to them and instruct my property manager to cut them a check for the HOA fees (not penalties). I ask politely if they could waive the fees because I had forgotten about the HOA but also I hadn't receive any welcome notice or any letters up until 4 weeks ago. My expectations were that they would respond like any normal company (Amazon, Nordstroms, Safeway etc). I figured we'd part as friends (I was wrong). However their stance was "you're wrong, we're right - you need to pay the penalties in full" - Now we're not talking about alot of money here but it's just an upside down customer service model. In fact its completely backwards. So if you want to deal with a company that will always put themselves before the customer, then I'd recommend Community Management Services. If you like to deal with companies that put the customer first - I wouldn't touch this company with a 10 foot pole. If you're an HOA looking for a manager who provides exceptional service, this isn't the one.
