Will overcharge you on a regular basis if you don't pay attention to your bills at all times

(AKA BSU Cribs and are now Campus Rentals) absolutely horrible company to rent through. They seem all nice and great until you sign the lease then they couldn't give a rat's a** about you. When I moved in, our apartment was absolutely disgusting. There was mold everywhere, dog hair everywhere (not even supposed to have animals in this location), cigarette burns in the carpet, and the paint that covered up holes in the wall didn't even match the other paint. My mom and I had to scrub the entire apartment ourselves after they told us that they would send a cleaning crew out that didn't even do anything. On top of that, while renting through them, I have sent multiple maintenance requests and most of them were not taken care of. When they scheduled showings of the apartment to future clients/leasers, the leasing agent who contacted us (Haley) was extremely rude and only ever contacted us late at night and would schedule the viewings early in the morning so we would wake up and there would be people in our apartment. When we would politely ask if she could move the time to a little bit later in the day she would reply with a very rude message about us not having any say in anything and basically that we don't matter. Overall, this company is absolutely horrendous and you should not rent through them ever in your life. I wish I didn't have to give them just one star because they truly deserve 0 stars. Update: when I moved out, I cleaned the place and made it SPOTLESS so I could get my deposit back. They instead kept my deposit for "cleaning charges" and because "the condition of the apartment was not as it was when I moved in" which is a load of crap. They then tried to charge me an extra $200 for other "cleaning expenses" which I had to battle to get taken off my bill. If I could give negative number reviews, this would be the place for it. Absolute NIGHTMARE to rent from them and they don't care about you, never fulfill any requests to fix things, lie on the inspection documents and just screw you over. Do not rent from them. As a house owner who now resides in another state, I am VERY DISAPPOINTED with my relationship with them. Find another company to manage your house. First, their contract says "Absolutely no pets" for the tenant. Yet, a neighbor told me he heard barking in the house. The manager later told me that she thought I was "Pet Friendly." I gave her no such permission. She promised to assess a $250 pet charge - which I still haven't received. Second, their contract says I would receive the tenant's rent payment within 15-17 days of the payment. Here on August 29, I still haven't received the tenant's payment made on Aug 1. I received the mid-July payment in mid-August. This is so hypocritical of them as they allow the tenant to make NO late payments without a stiff fee. I plan to cancel my contract with them soon. read more

C&M will try to steal your money at any given moment. I called maintenance because I thought my AC was broken but they had turned off the old system without telling me. So, because technically my AC wasn't off since the new system was running they charged me $50 for a "repair" cost when nothing was repaired. If you try to dispute charges they will do everything they can to postpone giving you an answer until the actual date you owe them money. They are scumbags and anyone who works there is contributing to a greater loss of others who look for opportunity. It's all about money and ripping you off. read more

Also known as BSU Cribs. Terrible company. Rents trashy houses that are not well taken care of at all. When we moved in the house had not been cleaned at all. They had to get a new "cleaning" crew, which looked like high school kids that didn't even do anything. Floors were dirty, everything was dusty. The roof was also leaking in one of the rooms, and then the next day fell completely through. There was mold on the floor which they never did anything about. Upon move out we got charged a $200 cleaning fee, which was ridiculous since we had already cleaned the place. read more

I was a tenant a couple years ago and had a horrible time going through with BSU Cribs. Multiple things were supposed to be done before we moved in. The washer and dryer were put in a month and a half later, the bushes outside got trimmed a week before we moved out, and the basement apartment flooded with backed up sewage which they did not tell us about. The health department told us we could not stay in our home because of the airborne diseases we could've received. They also took out damages which I NEVER received an invoice for that detailed what we were charged for. I emailed the contact person for this and never got an email back. She ignored all of my phone calls along with my mother's phone calls. I'm so glad my roommates and I have never had another situation like this since. If I could give zero stars and hang up signs all around Ball State not to rent from here I would. Just got charged $800 I'm cleaning fees when the apartment was trashed when we got there. DO NOT UNDER ANY CIRCUMSTANCES RENT FROM THIS COMPANY!!!! Unless you like giving a very poorly ran company a small fortune! Giving this company even one star is making me extremely angry. This company will overcharge you for any repairs that they make even if it is something from normal wear and tear, like the dishwasher not draining even though it's over 10 years old. We asked them to do a repair on our dryer and they decided to make several other repairs in the home without our consent or knowledge and then sent us an outrageous bill. During the middle of the year they usually come and do a home inspection and write down anything that needs repaired and will just come and repair it and charge you without even looking at the sheet you filled out in the beginning of the year. That is if they even let you fill out a sheet in the beginning of the year which they did not for the 2017/2018 year or the 2018/2019 school year. I wish I had not lived here for the second year and that is a huge regret I have. When we finally moved out they charged us $600 for carpet cleaning even with only 2 out of 6 bedrooms having carpet and not having carpet anywhere else in the house. They charge you roughly $200 for each room to repaint the walls and will charge you a cleaning fee even though our house was disgusting upon move in. In total they took our entire $2,460 security deposit and are trying to charge us $2,300 in additional fees. For that amount of money (~$2,700) you would think we broke all the doors and punched holes in our walls, which we did not! We are currently using a lawyer to fight these charges as this company has no right to scam college students the way they are. The worst company ever. We had so many issues with our house and maintenance took forever to come every time, and failed to tell us they were coming. They charge us random fees for things that are not included in the lease. They just want your money they do not care about you at all! It sucks because they basically have a monopoly over housing near ball state. Our basement was flooded with raw sewage and we were all sick for so long without knowing why. This company also goes by BSUCribs and operates also under http://candmpropertymanagement.com/ One word: NO!!!!!!!! Do not get tricked into renting from this company. They will rip you off!!!!!! As soon as you dish over that deposit, expect to NEVER hear from management except when they are intruding on your property. You won't get a warning when they are sending someone to your house (who has access to a key, and will use it in the early hours of the morning when you're asleep!) The houses are absolute crap! This company needs to be reviewed and sued. They are taking advantage of EVERYONE! They hire people to take down bad reviews, so don't be surprised if you can't find anything on them- they are sketchy as it gets. This past year with them has been the worst. Do yourself a favor and go with a local landlord, not a large company. For a company with "significant experience" in the rental industry, they are extremely slow at communication, and don't even answer their emergency contact line. No matter how well you treat the house, they will charge you more than your deposit for "repairs" when you move out. Though the lease requires a 24-hour notice before prospective renters view the house, we were given no more than a 4-hour notice several times (even after reminding them we are guaranteed a 24-hour notice per the lease). read more

They didn't inform me of my ability to renew in my location. When I called to renew, they told me that they have already rented my location to someone else. No resolutions and they acted mad that I was even contacting them. I will never rent from them ever again and you may not want to either. read more

FYI, this business now goes by "Campus Rentals." My theory is that they had such a terrible reputation that they had to change their name. Do not rent from them! They do not understand the rights you have as a tenant. They will screw you over the second after you sign the contract. the office is unorganized and the employees with blatantly lie to your face. They will let you move into a disgusting house--one that is already falling apart, then after you move out they will try to charge you nearly a thousand dollars in "property damages!" This situation happened to me. I lived with two other girls and we were neat and took care of the property. After we moved out, they MADE UP FAKE things that were wrong with the property and charged us for them. When I questioned some of the charges and asked them to look at our walk-through sheet (aka the form you fill out when you move in that notes all the current damages) they informed me that they LOST our walk-through sheet. Me and my roommates were punished because of how unprofessional they are. Do not do it. Seriously. Don't be tempted by their cheap prices. They will end up taking every last penny from you in "property damages." They deserve to go out of business. read more

A list of issues when we moved into the house: -leaves and dirt all over the carpet -smelled like a dog peed all over -fridge falling apart (requested a new one and it took them 4 months to get a new one, so we lived out of a mini fridge) -stove covered in old baked on food -3 windows leaking especially the front one which was a total waterfall when it rained -hard to contact and when you do contact they become rude with you and accuse you of things (TAKE PICTURES!!) -had a growing potato in the cabinet and had to get a "cleaning crew" which was a bunch of random people to "clean " the house A list of issues when we lived at the house: -charge you for unknown things -are rude to you on the phone when inquiring about things -the entire ceiling fell in because there was a leak on the roof, so we had moldy, wet insulation and dry wall all over my floor (we had contacted them about the issue when it started leaking, they refused to do anything about it for about a week before they realized that the ceiling was not going to hold) -when new tenants were looking at the house and no one currently living there was home, they stole xBox games and when contacted about it they just said my roommate was a liar -another window leaked and they tried to "fix" it once with calk and then it did not work so they had to come out again to "fix" it with more calk -there was a giant hole in my roommate's wall from water damage A list of issues when we moved out: -charge you for cleaning when they DO NOT CLEAN HOUSE AFTER YOU MOVE OUT and the house was spotless when we moved out because I made sure to take pictures -refused to give me back my security deposit -again rude to you DO NOT LEASE WITH THIS BAD, EXPLOITATIVE COMPANY!! read more

The properties are also trash. They say the send cleaning crews after move out but it's all just a lie. When we moved into our house I kid you not we found pairs of women's underwear behind our fridge. Our toilets hardly worked and constantly needed attention from one of us tenants. Even if the rent is cheaper on one of their properties, they will charge you THOUSANDS of dollars when you move out for "repairs" and guess what: their statement is FINAL AND CANNOT BE DISPUTED. Lived in one of their properties in 2013/2014. I did the move-in walkthrough for the house and spotted over 50 things that needed to be fixed. Out of the 50 or so items, including paint cans and tarps all over our kitchen, a J-shaped hole in my bedroom door, and a wasp's nest outside another bedroom window, maybe 10 got fixed over the course of the year, and less than 5 were done within the first month of the lease. My family and I cleaned the place from top to bottom at move-in. At lease signing, we were told we would have until the middle of October to make our renewal decision, yet on September 3rd I received an e-mail saying that if they didn't have our renewal by 9/15 they would start showing the place to other renters. On the morning of 9/12 the house was shown to another set of renters. Notice of the showing was texted to just myself at 6:30 PM on 9/11. Needless to say I didn't renew my lease, and once they knew I was leaving it was harder and harder to get things fixed. Other problems throughout the year included birds getting in through the basement and up into the house (I cleaned four dead ones that starved in our basement after asking C&M to fix it and being told to clean it for now and if it happens again to let them know), heat not working for days at a time in winter before maintenance would give it a patch-up that lasted less than 24 hours before it would go out again, and after all that I did not receive even 3/4 of my security deposit back, citing problems I listed on the move-in walkthrough that they never fixed as my fault. Magically they had the only copy of this move-in walkthrough sheet and couldn't produce it when I asked them to look at it. read more

Please Please Please what ever you do DO NOT rent from C&M!! They are the worst company I have ever had to work with! I rented a house from them and when we arrived the house was a disgusting mess, mold everywhere, vomit in the bathrooms, and holes in the walls. When we sent in maintenance requests for all of these it took over a month for things to be fixed. We had our toilets overflow in the middle of the night for no reason multiple times, including one time when we ended up flooding the downstairs apartment. Our AC has been broken 4 times, the hot water heater, the washer twice and a leak from the ceiling into our living room that went on for a week before anyone would come fix it. Their maintenance man is a complete joke, told my roommate that I was a b**** and talked about him drinking on the job. They charged us a maintenance request once, and forced us to sign our lease for the next year less than one month after moving in or else we wouldn't have the ability to live there the next year if we chose to do so. We signed simply for the fact that we didn't want to move all of our stuff out and that was the biggest mistake of all! We have had all of these problems yet they wont let us out of our lease. Instead, we were going to be forced to continue to pay even though we were not going to live there, however after threatening legal action we were offered a $3,000 buyout. BSU Cribs managed by C&M Property Management....Yikes!!! It's all about the Money, Money, Money. No concern for the students residing in their rentals, just pack'em in whether it's in damp moldy basements or 3rd floor attics with questionable fire safety concerns. I rented the above described college home for 2014-15. Pryor to moving in, I voiced my concerns over the phone to C&M about my musty room in the lower level as they described it...they stated they new of the dampness through seepage in the walls and floor and it was all to be fixed and I should have no worries. Initially the newly renovated room was fine, the typical basement bedroom with no scenic window, just a egress window (for an up to code) view of a galvanized steel tube, yes a little dark specially during the dreary winter months. Sounds inviting I know, but now for the kicker? Over our rainy summer, of course inherent with most basement dwellings it flooded through seepage....where have I heard this before? Now C&M Property Management are suing all of the renters x5 for damages caused by the rainfall, stating they were not notified in a timely fashion to save the i.e.. carpet, wall, baseboard trim and even the blinds on the egress windows. They were notified the next day and checked the home, the water was still standing on top of the carpet. If you've ever had this problem you actually KNOW....the water, after a long period of time will be soaked up the carpet giving a more accurate "delayed" time frame that they are accusing us of...and now with "We are taking you to court" emails. I have tried to reason with them over the phone, they have kept all the deposits (x5) also, and they do not readily answer the phone, just e-mail threats of possible finding myself on Judge Judy.
