ZERO STARS! Middle Town Property Management is hands down the worst company I have ever dealt with…read moreacross 5 different states that I have lived in. They couldn't even provide livable conditions -- I froze through the winter while my maintenance requests sat ignored or were marked "completed" or cancelled without a single thing being fixed. They repeatedly entered my apartment without proper notice, which is not only unprofessional but a blatant violation of the lease and my rights. On top of that, they love to nickel-and-dime tenants with absurd "violations" and mystery fees whenever they think they can get away with it. It's clear their entire business model is built on exploitation and cutting corners. I wouldn't recommend this company's properties to anyone -- not a friend, not a stranger, not even someone I dislike. Renting from them is a guaranteed nightmare, and Middle Town's reputation in Muncie as a bottom-of-the-barrel landlord is 100% earned. And then, in a truly laughable twist, they tried to bill me nearly $800 in bogus move-out charges for damages that were either pre-existing (and photographed when I moved in) or the direct result of their own neglect. The audacity would almost be impressive if it weren't so shameless. Renting from them is a guaranteed nightmare, and Middle Town's reputation in Muncie as a bottom-of-the-barrel landlord is 100% earned. I would not recommend Middle Town Property Management to my worst enemy, let alone a friend. Their reputation in Muncie is already notorious, and they continue to prove why. Consider this your warning: renting from them is a guaranteed lesson in frustration, dishonesty, and disregard for basic human decency.

I showed up on the move in date and not only found that the place was an absolute dump but also NO ONE WAS THERE TO LET ME IN. I tried contacting them for THREE WEEKS and they never responded, couldn't move in. I had paid two months rent prior to moving in and when all was said and done they kept my rent and only returned my security deposit, minus an "early termination" fee, of course. Not sure how it's an early termination if I was never able to move in. Also not sure how they can keep my rent if I was never allowed to move into the property. Whatever, these people are horrible people running a shady business. Take your money and sanity somewhere else. You'll be glad you did!

She forced me out of a place I was in for about 5 years over an exterminator. I had my own exterminator that they gave me permission to use then changed their mind after I've been using my own exterminator for about half a year and they wanted me to start using their exterminator and pay for it after I had already spent several hundred dollars already and they charge more then a real exterminator. After I moved because my lease was expired I had paid rent for that month and all but I went ahead and moved out half way through the month I called Tisha and told her I left the key in the place and that I wanted my deposit back. She claimed she'd never received a phone call or anything and she charged me for the following months rent even after I told her I have witnesses and everything that I was not living there and she never removed at that charge. I haven't had an issue since. If we were ever late on rent I called them and explained and they worked with me every time. I'm very grateful for the opportunity they gave us. Maintenance was a little slow, they could improve the times a bit more, but all in all I have no problem with them. Tisha (I think that's how you spell it) has always been kind to me when I spoken with her, no issues at all, she is very kind and understanding. [And before anyone makes accusations saying I'm a employee of CPC or a family member of any sorts, or a person being bribed etc etc....I am not. I'm just giving my opinion, and what I think. If you don't like what I have to say, then don't say anything at all. No need for negative opinions. Keep them to yourself]

How does a company not know their dimensions of their houses or apartments baffles me and the fact that they can not take the time to go measure it is lazy. Honestly, there are not very many good rental companies or land lords around ball state and it sucks that they take college students to their advantage and do not give us much choice. I have heard awful reviews about this place and know that there will be many hiccups in advance. They also do not let you move in on the first, and so there is a 1 week timeframe from my last lease where I will have to put my belongings in a storage unit. They DO NOT change the amount of rent even though you do not live there for a week and would not change the amount even when nicely asked because it was due to that they have to clean and do maintenance EVEN THOUGH no one has lived there the past year and the apartment is vacant and they could do that at any time before. I am a doctoral student and it is honestly really sad how they treat their lessees.

When I moved in, our apartment was absolutely disgusting. There was mold everywhere, dog hair everywhere (not even supposed to have animals in this location), cigarette burns in the carpet, and the paint that covered up holes in the wall didn't even match the other paint. My mom and I had to scrub the entire apartment ourselves after they told us that they would send a cleaning crew out that didn't even do anything. On top of that, while renting through them, I have sent multiple maintenance requests and most of them were not taken care of. When they scheduled showings of the apartment to future clients/leasers, the leasing agent who contacted us (Haley) was extremely rude and only ever contacted us late at night and would schedule the viewings early in the morning so we would wake up and there would be people in our apartment. When we would politely ask if she could move the time to a little bit later in the day she would reply with a very rude message about us not having any say in anything and basically that we don't matter. Overall, this company is absolutely horrendous and you should not rent through them ever in your life. I wish I didn't have to give them just one star because they truly deserve 0 stars. Update: when I moved out, I cleaned the place and made it SPOTLESS so I could get my deposit back. They instead kept my deposit for "cleaning charges" and because "the condition of the apartment was not as it was when I moved in" which is a load of crap. They then tried to charge me an extra $200 for other "cleaning expenses" which I had to battle to get taken off my bill. DO NOT RENT FROM THESE PEOPLE YOU WILL NOT GET YOUR DEPOSIT BACK AND THEY ARE AWFUL

The pictures that were shown to the judicial officer during damages hearing were horrible pictures and showed stains on the carpet that were not there when I turned the keys in to the property manager's office. Also, someone had thrown food on the stove and food in the sink. Also, not there when I turned in the keys. Property manager told the judicial officer that there was trash and items left in the apartment. That is not true. These people are crooks who are guilty of fraud. Seems like no one cares though. Even the Madison County Judicial System seems to turn a blind eye to Morgan Property's fraudulent conduct. Yes I violated the lease because I lost my job and couldn't pay rent and I agree with some of the things that needed replaced, but that place was cleaner when I left than it was when I moved in. These people are shady. Don't rent from them. I have attached photos of apartment right before keys were turned in to Morgan Property. The pictures they showed the judicial officer were not the same. They were horrible photo copied pics. Obviously, someone else was in the apartment after the keys were turned in. My word against theirs. Yes I owe the rent because of the lease, but the damages were fabricated. Like I said, these people are shady.

I rely heavily on people's reviews of businesses before I decide to give them my business. I…read morewanted to write this review on T&H Realty Services because they are deserving of the recognition. I am an out-of-state investor (I live in CA) but own property in Greenwood, IN that is managed by T&H. When my business partner and I purchased this property it was managed by a different PM who we stayed with upon acquisition. After about a year of terrible service, we decided to change PM companies. We landed with T&H. At the time of this review, we've been working with T&H approx 1.5 years. I typically handle more of the repair/maintenance issues with the property and my business partner usually handles more of the admin side of things. With a construction background, I stay connected to what R&M are being done at my properties. With that said, I've dealt with and have worked a lot with Tanya Carmen, one of T&H's PM's. Tanya is responsible for the move-out and on-boarding inspections and reports and I must say, she does an incredible job. She is very thorough and has great attention to detail. When my business partner and I purchased this property, unfortunately it wasn't very 'turn key' which has made Tanya's job much more involved getting things up to their standards. Tanya is very easy to work with, has prompt communication and just an overall great person! If you are looking for a professional PM company that cares about your property and their tenants, T&H is a sound choice. James

Just signed a new lease with them on a new property and immediately regret it. None of the maintenance was done in advance despite having made us wait extra time for them to complete it. The unit was filthy when we moved in. Mold, floors and walls caked in dirt, zero cleaning in the bathroom, grout and caulk missing, disgustingly dirty bathtub, splattered filth on walls of the basement as well as more mold. Broken items around the house, missing smoke alarms, no access to some areas like the garage. We had to rent costly cleaning equipment to scrape the filth off the place and had to pay laundromat costs because the washer that came with the place never worked and they took a month to fix it. We met the neighbors and apparently they experienced the exact same thing when they moved in a month earlier. They are also return tenants and regret it. This is apparently how they treat good tenants. It's no wonder no one stays with them. After all of this, they had the audacity to charge us an additional full months worth of 'service' fee for 2 days we had access in February when they did absolutely *nothing* during that time. When I pointed this out, they offered me a gift card to make up for all the costs and problems we had. What did they send? Some amazon cards. Are you serious? I had to pay hundreds of extra dollars because of the lack of maintenance and they give us some stupid website card? Just don't bother if you're going to send something worthless. That was really unprofessional and insulting. --------------------------------------- Our last rental from them ---------------------------------------- At the last place we rented from them, it was sold in the middle of our lease. We spent 8 months of the lease having our privacy constantly violated and disrupted by showings. We were harassed at all hours by the realtor by text. It was so bad we had to report him. Buyers showed up to view the home unannounced, constant illegal lack of notice for showings despite promising they would stop. Realtor was totally absent. Didn't even view the property until 3 months in. He never came to show the home, made us do his job, then tried to coerce us to lie about the property during those showings to mislead buyers about known damage. When we wouldn't, he complained to T&H and they retaliated against us by barring us from our rental during showings. This is normally illegal but there is no one to stop them. This used to be a decent company to rent from but they have gotten terrible. Correspondence is non-existent and they have to be dragged kicking and screaming to do maintenance. Renter beware!
