I lived at Varsity House from 2019-2020 and had very little issues with the complex; however I will say that my past unit had some issues with the wall(?) separating from the ceiling. It wasn't bad and issue in my room, but it was prevalent in others. It could've possibly just been the quality of the paint! My roommates and I didn't feel it was necessary to have it looked at which is no fault but our own. I lived on the fourth floor so when it was windy you could visually see a gust of wind flowing through the unit (via curtains,etc) that weren't from the A/C. That being said our utilities did not increase or reach an unmanageable amount. Everything was maintained and in working condition and if there was an issue maintenance was pretty quick to repair. I love the amenities and I'm super excited that the gym is now open 24/7 as it wasn't when I lived there. Affordable and any additional charges are noted or explained if you ask. One of the cons of living here is that the parking is TERRIBLE. Arriving home after 5? Work nights? Expect to find a parking spot (if at all) completely away from your unit. Definitely recommend paying that extra money to secure a VIP spot. Despite issues here and there; I've lived other places (Village Promenade) and it just isn't the same experience or price point. I've resigned a lease at Varsity House for 2020-21 in an upgraded unit. Can't wait to move back! read more

I've had the worst experience with them trying to take over a sublease. I have had to call every single day for two weeks with no outreach communication from them. I gave them my guarantors information and then they wouldn't start the screening process until the called him at 4:55p on a Friday when they close at 5p.. so he tried calling back multiple times and nothing...all for me to call back again that next Monday and say they didn't have enough information to do the screening yet... not to mention I sent them an email with all the information they've been calling back and asking for. frustrating experience - especially with how this is supposed to be off campus housing. read more

As a watch out to others if you are considering this complex. We had a not so good move in and move out experience. The apartment was not ready based upon the photos below you can see that we were promised it would clean, carpet replaced and painted. None of those items were completed when we moved in and we did not have the ability to wait for them to be completed. Upon move out they forgot about all the items and tried to charge us for items that were not completed when we moved in. They also charged us $25 for a curtain rod that was given to us by their maintenance person. It was expected by the complex that this had to be removed. I had to file a complaint with the BBB because we were charged for a manufacturing defect despite it being outlined in our lease that it doesn't fall on us. The front desk people are young, inexperienced, and rude. Which I don't blame them because to them it's just a silly job, which is so valid. It is actually horrifying though when these insane issues come up like $1000 charges for a friends dog visiting for a day in a pet friendly apartment complex. If your parents are rich and they are going to be the ones paying the rent and all the random charges, this place is fine! Overpriced, but fine! But hey, theres a StarBucks machine, so that makes it all worth it! (it doesn't I promise, it loses it's novelty.) No seriously, I am now living off campus for the same price in a GORG home and the property managers are amazing and human (Cedar Property Group) highly recommend avoiding, Varsity House or the Haven. read more

If I could give less than 1 star I would. If you are considering this place, don't. Run away as fast as you can... The move in was horrible and the room and apartment was disgusting at move in. Don't let the model apartment fool you. Like others have said, the apartment had so many issues at move in. I had to go and buy tons of cleaning supplies and clean the entire place before he could unload things. They clearly didn't check anything because there weren't even working lights! On top of all of this, they told us my son had a roommate. He thought someone lived there for 2 weeks before maintenance came in for some routine thing and found out that the rooms were empty. Just put salt on the wounds that the place should have been completely cleaned out before my son moved in. The sad thing is then when my son moved out after 2 years they felt they needed to charge us for everything. All I got was I'm sorry your experience wasn't very good. Here is your $550 bill for stupid things. Said we had to pay $400 to paint even though that is expected after a kid has lived in a space for a few years. Extremely affordable comfortable spacious apartments right off the main drag in the middle of Muncie. Quiet and not just for students. Responsive friendly maintenance. Easy to pay bills online. Pet friendly. Only downside is that majority of people who live here unlike myself are students and this means there is frequent littering, people don't always clean up after their dogs, and sometimes at night when people are going out or coming back they can be briefly noisy outside but this is not the fault of management. Always having free contests, gatherings, game nights in roomy clubhouse next to large outdoor pool. 24hr gym w cardio equipment and some free weights. Overall I am very pleased with my decision to live here for a year! read more

Varsity house has a great team that really knows how to sell what you see on their gallery. After entering my apartment I was morally disappointed. They didn't bother to clean our rooms and the paint work was pathetic. I have never had such a terrible experience moving into somewhere. They spend so much money on parties and party cars but can't even afford to pay a decent cleaner crew or painters. I came in and the stove was broken the fridge didn't seal and was tilted. My roommates and I tried to cancel our lease due to COVID and us not having enough money and the on site manager laughed at us and told us they would take us to court if we did not continue to move in. This place is a joke and I highly recommend you reconsider and find somewhere else to stay that actually knows what their doing. read more

Well, let's see. The fees... for trash being left outside the apartment for less than an hour while cleaning cost my daughter and her roommate $100 EACH!!! The manager "can't" remove the fees. It must go to corporate. Still waiting for that. Maintenance ...Maintenance walks in without knocking. Opens your bedroom door while you're sleeping. Then they claim they yell "maintenance!" 3 times before entering and knock loudly. That isn't true. The gate.......the gate never works. It's truly an unsecured property at all times. You pay for a gated community but it's not. The management says they're trying to fix the gate but they just paid $11k and someone hit it So now they're not fixing until the new school year when they can educate new residents. Even though people still live here. Two years my daughter lived here and I think the gate worked 2 months. The utilities.....they are charged over and above their monthly allotment for months they're not even here with zero utilities running. How is that? Email communications.....they are only interested in discussing their emails when THEY send them but they never respond to YOUR emails. They will claim they obey Indiana state law with the appropriate landlord tenant act communications but don't bother to reply to any of their tenants requests. This place is not the same place you sign up for. Please be mindful of other options for you to live or for your students to live. read more

Dirty apartment on move in- expensive electric bills. Rent due on first of the month- fine, but electric bills sent randomly, and if you don't see them(they don't notify them you have to keep checking your account) you get billed a minimum late fee of $60 + $10/day. Scam! They try to charge you for existing issues you encountered on move - in. Good luck in fighting that. Thin walls and you hear EVERYTHING around you. read more

This is my second year at Varsity house and I have loved it here all of the amenities are so amazing the staff is flexible and understanding. Maintenance is amazing. Giving them a 3/5 stars simply because they are not accommodating when injuries occur. I live on the third floor and broke my ankle, since they have no elevators I cannot live there because I can't put any weight on my ankle for a few months. Since I didn't need accommodations when signing the lease they stated they aren't legally responsible for helping me and will do nothing for me. I asked to get a discount on rent since I have to find other housing and they said no. read more

When I moved in there was a NUMBER of problems such as Broken Desk, holes in the wall, loose shower head, missing a desk chair, stove top was messed up, broken ice machine and many more!!!! Clearly my unit was not walked through before my arrival. I reached out to Brock Davis (property manager) and Kayla Hackworth (manager) and I received no follow up on my unacceptable Move-In. Varsity provides upfront communication and lots of amenities! The gym, tanning, and pool are a couple of our favorites. They also provide a shuttle which is helpful if you don't have transportation to campus! I would definitely recommend for anyone looking for a place to live in Muncie! read more

Varsity house has some great amenities including the pool, workout room, sand volleyball court, fire pit, basketball court, and more. Maintenance is readily available as needed. It is overall a great and safe place to live; however payment methods and electricity bills are always being changed and some amenities have been lost during the remodeling process. read more

This is by far one of the best places to live. I was home during the polar vortex and my water and heat went out and I texted a manager. He replied very quickly saying that they will have someone here within the hour and he showed up 30 min later in the freezing cold to fix the heat! The varsity house apartments started off being a great place to live. The apartment itself is amazing but it ends there when it comes to management and staff. We were notified in early May about a renovation happening in our apartment. Varsity house had known about the renovation for months but waited a long time to let us know. I would have not signed a lease that would be renovating my apartment all summer. They started with adding all new hardwood flooring into our apartment. They showed up a little after 8:30 am and did not finish until a little after 6 pm. They put all of our belongings outside including our fridge which was unplugged for around 8 hours. We had to throw away most of our food. They would not allow any doors to be closed or for any of my roommates to leave or come in after they started working. I was out of town and one of my roommates had to hold my cat for over 4 hours because they would not let any of the 3 doors be closed even though they were not working on all of them at once. Then recently we had our countertops replaced along with a new island. I WAS NOT INFORMED THEY WOULD BE COMING INTO MY APARTMENT TO TAKE OFF THE COUNTERTOPS. Luckily I was at work and not at home sleeping when they came in because I live alone and would have been scared. I got home from work to an unlocked empty apartment with no kitchen sink and no countertops. I called around 3:40 to ask about it and the girl I talked to was very unsensiere and did not apologize once about their mess up. She said I should have received an email and text message two days prior but I did not receive either. I asked her when the countertops would be put on and she assured me it would be done before 5:30 the same day. As 5:15 rolls around, I am still without a kitchen sink or countertops without any notice. I called a few times again and there was no answer so I walked down there and the doors were already locked even though all their websites say they close at 6. I then call the after hours number twice and get no answer or no way to leave a voice message. They did come back the next day and put it on while I was at work but I still never received any callbacks. There has been a lot of hassle and bad communication for months and I am glad I decided to not extend my lease through the next school year. read more

If you are looking to send your child to an apartment near campus, this would be a last resort. Looks good on the outside, but nickel and dime you to death and never come for repairs, then close the pool they sell you on consistently.... Then upon move out, you go, turn in keys to a COMPLETELY EMPTY apartment and they send you a bill for $150 for 2 bags of trash that were NOT there, as I have video proof when we walked out, and then they refuse to respond to you when you reach out to ask them questions on the charge. Think twice before signing. Its a money pit and items end up stolen and no cameras outside for safety! read more

It's clean and the amenities are very nice! The only thing that becomes a bit tedious is the fight for parking since I come home late sometimes do to my major. The staff is friendly and the payment is made simple for rent. There were also a few issues with the apartment when we first got there (cat scratches in the furniture already and my roommate had a pipe leak in her bathroom for the first few weeks of school) but since we put it on our sheet, we shouldn't be charged for any of it which is nice. read more

This is my first semester living here and I love it. Having furnished apartments is so nice and helpful! I have enjoyed the little events/contests they've hosted as well. As far as the actual apartment goes, my only complaints are that the wifi is fairly slow compared to other places I have lived and the apartments are fairly dirty. The carpets were very dirty when I first moved in. After some deep cleaning, I can say I love living here. The staff is very friendly and the maintenance is very attentive to your needs. read more

Personally, I have had a pretty decent experience living at Varsity House. I love the amount of space per apartment member as well as the short distance to campus. My one complaint is that we've had many things that are broken. We've had a chair just break with someone sitting in it. Our table is so wobbly that you can't put your elbows on it. We also have some scary cracks in our walls. Other than that, my experience so far has been quite alright. It's a good price for everything you get! read more

When my child signed a lease for her, her husband, and daughter she was told The Grove-now Varsity House was a great place for students and those with families. Since she's moved there the noise is over the top and that's not family friendly. My son in law had his car broken into, and since the new name-the amount my daughter signed a lease for has gone up and so has her electric. She may be facing eviction even though she and her husband advance paid their rent. If you are single-then this place is ideal. However, it should have never been advertised as suitable for families and until her lease is up-it is not fair for rent to be raised. read more

Overall I've had a pleasant experience. There are some things that could be improved upon however. The big thing is when a piece of equipment breaks in the fitness area it takes forever to replace or fix. Multiple dumbbells were out of commission for well over a year. read more

This is my 3rd year living here and I couldn't love it more. The staff is exceptional and has always made me feel like I'm at home along with always planning stellar activities. Remember, this is an apartment so it's likely you will hear other people around...I mean it's a college apartment complex. I don't understand why someone who wrote a review is saying rent was raised? That's impossible and illegal if you have a lease along with a copy of it. So I'm not sure of any of that nonsense. Whenever I've had an issue things get resolved fast. I recently had my fridge break and it was replaced ON THE 4TH floor within the hour. The staff will make you feel at home and if you're friendly you could meet your friends of a lifetime here, I did down on the volleyball court. Overall I would say ok. I think there are often messes around the area (particularly food trash, broken beer bottles) that should be cleaned up sooner. I think there are some upkeeping required in our apartment that should have been corrected prior to our moving in. Since school has started, there are less parking spots available that are close and more dog feces lying around in the public areas. This is a shame since there are numerous stations providing bags for dog owners. This I cannot blame the staff for. Staff has been friendly though. read more

Wow I am waiting to see if I can ever provide the additional stars with this apartment complex. First I was told for a month ahead of time there would be no exception made for move in early due to cleaning, maintanance, and repairs to the apartments. After working with the GM Matt I was told that 2 days early would be fine, instead of having to rent an apartment for our daughter do to her commitments with a leadership program at Ball STate she was working with for the new students. Well first the place was so filthy it have never been cleaned, no touch ups on the walls where many scratches, scuffs gouges occured. Filthy toilet that had not been cleaned, broken ice maker, a urine smell in the roomates bedroom as well as the major pain point on a 90 degree day.....NO AIR. We took the cover off to look at the air unit to see why it was making noise but not blowing...Frozen Solid filter and a pool of water on the floor with dripping water coming from the pipes. We reported it to front desk staff on Friday at 7, told nothing would be done til Monday. I then went down to the office and let them know that was unacceptable, At some point on Sat. they sent someone up who replaced filter but did not clean up water or empty our bucket we placed there, and just screwed on the cover. I then sent an email to the GM Matt and at this point have heard nothing. The roommates mom also complained and has heard nothing at this point. If you are looking in Muncie stay away from this one. I hope the rest of year goes better...getting ready to call the corp. office. read more
