I moved to Muncie last fall, and to Walnut Manor practically sight unseen. The unit was even nicer…read morethan I expected, and my experience has been great so far. I work from home, and so during this pandemic I've spent a LOT of time in my apartment and I don't really have any complaints! The units are spacious, clean, and modern. The staff is really helpful, and maintenance requests are dealt with quickly. The general area is quiet, but also close to a main road. We've had some issues with our appliances, and the apartment complex isn't really in a walkable location (no sidewalks connecting the complex to the main road) but that's just nitpicking. I've had friends and family members comment on how nice my apartment is. For anyone looking for an apartment in Muncie, start with Walnut Manor. You probably won't need to look elsewhere.

I lived at Walnut Manor for 2 years and 5 months and terminated my lease 7 months early due to…read moreextreme safety concerns, onsite security failures, administrative negligence, and gender based discrimination. I called dispatch to report theft and being threatened on the property. The property's onsite security/courtesy officer showed up drunk and compared me to his ex wife, and offered to talk to the perpetrator as a friend after I verified my identity, gave him my statement, and handed over evidence (itemized list of stolen property, pictures of my PC that had been tampered with, and a recording of the phone call from the perpetrator where he screamed at me, attacked my gender identity, and threatened to sexually assault the next woman he saw because I didn't obey him). The officer kept accidentally calling me Kathy and it made me feel really uncomfortable to be compared to someone he seemed to hate so much. His hair was messy, his uniform was sloppy, he was slurring his words, and he smelled sickly sweet like red bull and liquor. When I went to pick up a copy of the police report, MPD did not have a crime report on record. There was only a CAD log available and it was difficult to find because my name was misspelled on it. The onsite security/courtesy officer closed out the CAD log as a 1024 code (no report needed) and no formal report was made, despite him taking my statement and collecting evidence. When I tried to follow up and correct the report with MPD they directed me back to Walnut Manor because they said their officer was not on duty and was working onsite security at the property when he responded to the call. I tried to talk to the property manager and they told me to talk to MPD because the onsite security/courtesy officer was employed with MPD and responding to dispatch. Newsletters and emails from property management explicitly said to contact dispatch and the onsite security/courtesy officer to get police reports and documentation for crimes on the property, yet when I followed procedure, that did not happen. Because an official crime/police report did not exist and neither Walnut Manor or MPD was willing to create one, I was not able to file an insurance claim with my renters policy to recover the items that were stolen. I also paid to have my locks changed and had to pay a $1500 penalty to break the lease because I continued to feel unsafe due to crimes and threats that occurred on the property and how poorly it was handled. With proper documentation, I would have been able to break the lease without penalty under Indiana Code 32-31-9-12, but both MPD and the property manager made it impossible to do so with their negligence. The CAD log was also considered inadmissible in court when I later petitioned for a restraining order because the perpetrator continued to harass, stalk, and intimidate me after the incident on the property. The perpetrator also later admitted to the theft and threats via text message and I was still not able to create a crime report due to both parties shirking responsibility and bouncing me back and forth in an administrative loop. This has pretty much ruined my life. I don't feel safe in my community. This set me back significantly financially and I have not been able to recover. I continue to have unwanted memories and nightmares about that night. It's taken a serious toll on my mental and physical heath. Muncie Police Department and Walnut Manor/ J and G Communities have clearly demonstrated they do not care.

When you leave you must pay power for the next tenant for at least 1 month. The biggest kicker, his father recently passed away and he needs to move back home to care for his mother. Orchard will not let him out of his lease. Their response "not our problem". Never go near that place. All other reviews are correct, exept the one who lived there while in school. Must have had an apartment away from main buildings or special treatment.

I am a BSU student and I lived in the 400 apartments owned by Live Near BSU, formerly RentBSU, for…read moretwo years beginning in '21 and had ENDLESS issues. Black mold, busted pipes, stolen bikes, broken security cameras, ignored maintenance requests for the entire year we lived there, a dangerous parking lot in the winter, bogus charges after moving out, non working laundry machines, extreme disrespect, and so much more. The worst part of my experience was thanks to Doug, who refused to accept my valid emotional support animal paperwork. He insinuated I didn't need an ESA because the pet fee "isn't too expensive," and continually asked for additional specific information about my disability which is ILLEGAL. I attempted to explain it wasn't about the money, but he belittled and gaslit me. My doctor said she had never been asked for such in depth information in ESA paperwork in her entire career. I spoke with several other residents at the time with the same issues. In my current house, different company, my letter was approved immediately. DO NOT sign here. The price may be tempting, but I promise it is not worth the stress. I have NEVER been treated with such disregard by grown adults, let alone adults that I am paying and I have only treated with understanding and appreciation, while not understanding these issues are not normal. I cannot dis commend these apartments and this rental company enough. Save your time, money, and mental energy.

I recently traveled to Muncie to help my daughter move out of these apartments. I was appalled at…read morethe lack of upkeep to the building in which she lived (see photos). The foundation was cracked, which had caused 2 large wall cracks in her bedroom wall. These had obviously been previously spackled and painted over prior to her moving in and the spackling was coming off. The outside air conditioning unit was in dire need of cleaning and maintenance. The fire alarm outside my daughter's apartment was torn from the wall with the exposed wires hanging loose (glad she never needed to use it!) But the worst part of the experience was having to smell pot the entire time we were there. The moment I opened the door to the inner hallway, I was greeted with an overwhelming odor of pot. I hoped the smell would end when I entered my daughter's apartment but it didn't. My daughter's apartment smelled the same! She took me to her small bathroom where the smell was the strongest and where the smell seemed to enter her apartment. She had previously told me about this but I thought she was exaggerating. Her entire apartment smelled as if someone was smoking pot in each room. By the time I left the following day (thank God I got a reprieve at night in a local hotel) my clothing reeked of pot and my asthma was in full bloom! My daughter had reported this problem to management and nothing had ever been done. The saddest part was that the smell was coming from the apartment across the hall from my daughter's apartment where a very young infant was being exposed to the smell! I am not a prude by any means, but I feel that the rights of all should be considered in apartment living. I could not recommend these apartments to anyone looking for a clean, well-maintained and friendly place to live. Look elsewhere!

My husband and I lived here for 2 years and were completely taken advantage of by the management…read morewhen we left. They made multiple petty charges which included charging us $10 for leaving a few strands of hair in a drawer, etc. They also charged us $100 for blinds that were broken prior to us moving in that they didn't account for on the initial inspection (we weren't allowed at the initial inspection because we moved in during covid). They charged us almost $300 for "staining the carpet" - granted the "stains" they were referring to were under the carpet, not even on the top of the carpet. They said that it was a urine stain from our dog and that they ripped up the carpet because the apartment "reeked of urine" which was not true because we had multiple people in our apartment while we were moving out just a few days before that can attest that it didn't smell of urine. Also, our dog was completely potty trained, was crated when we were gone, and was constantly monitored when she was out, so there was no way for her to have had an accident that we did not see or know about, and our dog had no potty accidents while we lived there. It's also good to note that the carpet had just met it's 7 year guaranteed lifespan, coincidence much? In total they charged us $500 at move out. I have also read other reviews where the same thing had happened so it seems to be a trend with the management. My friend, who is a property manager for Indianapolis apartments, was appalled at the accusations the managers where making and the things they were charging us for. Aside from this the amenities included in the rent (gym, pool, laundry, etc) are severely outdated and most of the time broken to where they cannot be used. The pool was closed half the time during the summer without any reasoning or warning from management or maintenance. The management for this establishment are the definition of "slum lords" and you will be able to find a much better apartment with better amenities and management 2 minutes down the road. Do not rent here!
